Renovation usually seems like a good idea -- at the time, anyway. Any residual quibbles of a project usually aren’t with the results, but with the process. For a smoother overhaul or update experience, here are some angst-busting suggestions from those who do the actual work in and around Leader News neighborhoods. On The Plan Have one, understand it and stick to it. It also helps to monitor your expectations, says designer Anthony Frasher of LeavittHaas (formerly LynneaNova). Countless decisions need to be made; “Clients typically do not understand the breadth of items they will need to concern themselves with, he notes. The spectrum runs from how the building looks structurally down to the paint, lighting, plumbing, mechanicals and “everything that the eye will see. To this, he adds how technology – as in Smart Homes -- means also planning for its inclusion and use. That trend is a biggie. On The Money Be realistic on the timeline and (brutally) realistic on the budget. Frasher recommends a contingency of at least 10 percent to cover the unknowns exposed once

remodeling begins. And there are always hiccups. Lin Chong of FW Heritage suggests that renovationists “spend the money where you can’t see it. That means in the foundation, under the dry wall, in the choice of lumber, in the roof, plumbing, sewer, windows and so forth. “Everything on the surface -- tile, paint, granite, etc. -is the ‘top layer’ and can be replaced much more easily than items that ‘we can’t see.’ Do that hidden layer right, and you will avoid painful, costly repairs in the future.
On The Look Being on trend with improvements is fine. But the results are easier to update when it’s finishes like paint. Tile grout, not so much. Quality matters, says Realtor Lori Austin of Berkshire Hathaway Home Services Premier Properties. “I see in the field that the biggest turn off for my clients is when people use very cheap materials to update a house in a nice-but-older area of town. Her examples: cheap hardware and mismatching granite on countertops and backsplash.
2006 WilDE RoCK Way – Excellent location in Shepherd Forest! Good curb appeal! 3/1/1 – Priced in the $240’s!

“It is better to update with decent quality partially because they (clients) can see themselves working on it in the future, but if everything seems low quality and already done, they now have to replace everything. Room flow matters. “If you knock down a wall to call it (the floor plan) open concept but the flow of the house becomes confused or blocked, people sense it the minute they walk in even if they don’t know why, she says.

Local markets experience divergent trends By Landan Kuhlmann landan@theleadernews.com After a strong showing like our local housing market had in April, the big question was whether it could maintain what is thus far a record-setting pace relative to 2016 — and for many of our local markets, it appears the answer was a resounding ‘Yes,’ with one of the most stable markets continuing to hum along without breaking stride. May marked another month of strong consumer activity and growing inventory in the greater Houston market. However, following an April which saw local 77008 (Heights, Timbergrove/Lazybrook) and 77018 (Garden Oaks/Oak Forest) markets experience a strikingly similar trend, the two zip codes diverged a bit in May on nearly all fronts. According to a report from the Houston Association of Realtors, the 77008 area saw nearly 12 percent more singlefamily homes sold in 2017 (106) than in the same month in 2016 (95), while 77018 stayed flat, with 55 homes sold
in May 2017 as opposed to 57 during the same time frame in 2016 (a 3.5 percent decrease). A total of 8,156 single-family homes sold in May versus 7,315 a year earlier, according to the latest monthly report produced by the Houston Association of Realtors (HAR). That represents an 11.5 percent increase. Year to date, home sales are ahead of 2016’s volume by 7.4 percent. New listings elevated inventory levels from a 3.6-month supply to 4.1 months, the highest in nearly five years according to the report — lending credence to the theory that Houston remains one of the more stabilized markets in the state. The greatest sales gains took place among homes priced from $750,000 and above (categorized as the luxury market), followed by homes in the $150,000 to $249,999 range. May marked the seventh consecutive month of rising sales in the luxury segment. “The Houston housing market had another strong showing in May with sales and See Market P. 2B
MFT Interests Asset Manager Vinny Chiara says that there is another new tenant for the Heights Central Station development. The Kolache Shoppe, which started on Richmond Avenue in 1970, will occupy the 1,200 square foot freestanding coffee shop fronting Heights Boulevard. They will offer Boomtown Coffee – and their signature Kolaches through a drive-thru, and also offer counter service. “The Kolache Shoppe, who is thriving in their existing location in Greenway Plaza has long been on our radar as the perfect fit for this space and a must-have for the Heights,
said Chiara. “We are very excited that they have chosen to call Heights Central Station home. The Kolache Shoppe was passed from its original owner Erwin Ahrens in 2014 to Randy Hines and his wife Lucy. Now the Hines are excited to expand the brand in the Heights. “Lucy and I have been dining in the Heights for years and we are so appreciative of the neighborhood’s culinary diversity and excellence, said Randy Hines. “Our upcoming location in the neighborhood will offer guests a wide variety of high-quality kolache and klobasnek flavors, many of See Kolache P. 2B

Do-Over from P. 1B Meanwhile, if taking down a wall is your plan, check with a professional for design ideas, she says. On The Peeves “You can never ever --ever -- communicate enough with your builder – about anything, especially your concerns (or peeves) says builder Leslie King of Greymark Construction. Builders are not mind-readers. If, for example, materials left uncovered on the driveway bother you, speak up. On The Space Itself As part of renovations, take a crack at decluttering as you pack up for the project, says certified professional organizer Ellen Rubin Delap. Toss those no-longer used seasonal decorations, unflattering clothes and old makeup and toiletries. This step is often ignored but easy to do as part of preparations.
On The Work Site For a smooth and timely project, Chong recommends managing and organizing the trades inside and outside for seamless access. “You don’t want the site be overcrowded as workers vie for space to work or get to electricity, she says. “The flip side is also for the house never to be without a trade. No trade = no work = no progress, and time is money. Also, there is no such thing as “good, “‘fast and “cheap, Chong observes. “In reality, you can’t ever have all three; you really only can have two. Her reminders: * Good and fast – doesn’t come cheap. * Good and cheap – won’t be fast. * Fast and cheap—won’t be good. To share your renovation survival tale in The Do-Over, contact cynthia.lescalleet@gmail.com.

Statistically speaking, more than half (about 52 percent) of home purchases need updates and most updates are about personal style rather than resale, according to Zillow Group’s most recent Consumer Housing Trends Report. Among the findings: Bathroom updates lead the more ambitious project list, accounting for 30 percent of projects. Next up? Kitchens at 22 percent, followed by floor plan modifications at 16 percent. A “daring minority of projects, 7 percent or so, are complete overhauls. Not usually applicable to Leader News area homes, basement conversions weigh in at 13 percent. About 18 percent of buyers snag a home previously renovated. Among buyers, baby boomers are more likely to spring for kitchen and bath projects. As millennials slowly enter the market, the homes they can afford tend to be fixer-uppers. Energy efficiency tops their renovation behavior. For more visits, visit www.zillow.com/research

Market from P. 1B rental properties alike, and inventory continues to accommodate the growing demand, HAR Chair Cindy Hamann with Heritage Texas Properties said in a release. “If we can maintain this pace, there’s no doubt that 2017 will be a record year for Houston real estate. Both the 77008 and 77018 markets experienced a spike in average home price, with 77008 experiencing the greatest hike, coming in at just a little less than an 11 percent
increase, going from just under $499,000 to a shade over $552,000. On the other side, 77008’s prices held fairly steady in rising to a touch over $475,000. Finally, median home prices in our local neighborhoods mimicked the sales loss, with Garden Oaks and Oak Forest seeing prices drop to exactly $363,000 from $382,500 during May 2016 and the Heights seeing a 3.5 percent spike to $456,000 from 2016 to 2017. On the whole, Houston’s
single-family home median price climbed 4.4 percent to $235,000, marking the highest median price of all time, while the average price rose 4.3 percent to $302,362 — the second highest average ever. May sales of all property types in Houston totaled 9,744, up 12.3 percent from the same month last year, and total dollar volume for properties sold in May shot up 17.4 percent to $2.8 billion

Residents livid over tree removal, property damage by city workers By Landan Kuhlmann landan@theleadernews.com Not only are several homeowners upset that the city of Houston has removed nine trees on the edge of their street without notification, but they have also been left to deal with the scourge of property damage because of the work; and in the Shepherd Forest neighborhood, the sight was nothing short of jarring. “This was completely green, flat and well-maintained, and every place they parked that truck, it killed the grass. (The fence) may have been a little older, but it wasn’t broken, resident Jamie Farquhar-Rizzo said, gesturing towards patches of yellow grass and a now busted-up fence. “Now people walking down 34th will stop and look in. It’s just very frustrating that they haven’t returned to repair the damage. Jeremy Burkes with the City of Houston Urban Forestry department said a forester inspected the location August 31, 2016 and found nine trees in the city ROW in poor condition and form, containing significant decay within the trunk. As such, the trees were deemed structurally unsound and as posing risk of failure. Residents, however, disagree. “The previous homeowner took care of all those trees— he sprayed them, he took care of them for pesticides. He knew how important those were to our view and took care of them, Farquhar-Rizzo said. “There’s nothing wrong with them, it’s not like they were rotting at the bases or anything. They were fine. Burkes said Urban Forestry made the decision anyway to contract Prime Trees to have them removed for safety concerns based on their assessment. On June 1, the city issued a work order to Prime Trees, and work was completed on June 9. That is all well and good, Farquhar-Rizzo said, but the kicker is that removal of trees had been scheduled for months — yet homeowners had no idea . “Nobody told us, she said. In most cases, when trees scheduled for removal abut the front or side of a property, Burkes said a doorhanger indicating the pending work is provided at each location where work activity or equipment may present an inconvenience to the property owner. However, Burkes maintained that since, in the city’s estimation the work could be completed along a major public thoroughfare, there was no need. “By our assessment, work could be performed from West
34th without interference to the residential properties on Stally, he said. “In hindsight, we should have notified the residents of impending work occurring behind their property. That is just one of the major issues for Farquhar-Rizzo, as residents were appalled upon the realization that their natural barrier was suddenly being taken right before their eyes — not to mention the encroachment on private property. Removal without notice was bad enough, but even as work progressed further, FarquharRizzo said both Prime Trees and its subcontractor, Rufus Trees, blatantly encroached on private property, parking trucks full of equipment directly on the lawn. Urban Forestry was then informed early last week that Rufus Trees had utilized the private property believing it was a small vacant lot—an issue Burkes says has not happened in his memory. “Had we known Rufus Trees would attempt to work from Stally, we certainly would have informed the residents of those properties beforehand, he said. For Farquhar-Rizzo and oth-
ers, however, the concession comes too late. Not only are the beloved trees gone, she said, but an immeasurable amount of damage has been left there to rot as the result of a city contractor’s work. “Give us some notice or something. All of us would have gladly spent the money to have someone to inspect them and to take care of them, she added, noting she has not seen or heard from Rufus or Prime Trees. “They didn’t even give us that option. They just removed all of them and did all this damage. Multiple email requests for comment from Prime Trees as to the status of (or intent to) repair of damaged property went unreturned as of press time. Beyond providing a lush canopy, Farquhar-Rizzo said the trees just outside the fence also block the view of apartments across the street and provide a respite from the sound of motorists gunning it down 34th Street, glaring lights and more. And now, it’s gone. “We’re just not protected from the elements anymore, she said.
