Capturing the charm

Designer’s stylistic approach to Homes of the Heights finds growing audience By Christina Martinez Christina@theleadernews.com While previously working as a graphic designer and illustrator at a tech company, Heights resident Dalia Rihani found her creative side not being challenged. Taking matters into her own hands, she set out on a personal design project that captured the neighborhood she so dearly loves – Homes of the Heights. The project was originally planned to be a 52 week series, drawing a home once per week for a year, but like with most things the plan was changed and Rihani ended up drawing three houses a week - roughly 100 Heights homes in total. “When it comes to why I did it, there’s a few reasons why,â€? Rihani said. “There’s this thing that designers do – it’s a repetitive project that you do for one hundred days; for one hundred days you pick something to do, maybe a skill that you want to be better at design wise, and you do that skill for one hundred days at different variations. Two of my other designer friends did it – one drew celebrity faces and the other did hand lettering. I decided I wanted to do something like that and I wanted to draw Heights homes.â€? Rihani and her fiancĂŠe live in the neighborhood. Her creative process usually starts with she and her fiancĂŠe pedaling the neighborhood, searching for unique homes that met her criteria: “If that house could be placed in another neighborhood and blend in, we wouldn’t draw that one,â€? Rihani said. “You can put another home from another neighborhood into the Heights and it looks fine, but you can’t put a home in the Heights in another neighborhood and it not stand out.â€? Next, she’d snap a few photos of the home and

cross reference the home with Google maps images. The photos would then get plugged into a program called Sketch. Then, she started drawing over the photo, next to it and started manipulating things around.
“I usually start with the windows and the doors, and then start building the frame around it, she said. After the creative process was completed, Rihani printed post cards of the final product and mailed them to the home owners with a special note that let them know she admired their home, and also dropping a couple of lines of how to get in touch with her if interested in prints. When it comes to a favorite house, Rihani said she has several, but one that sticks out is off of Morrison Street. ““It’s that bright turquoise-blue house. I don’t know what it is about this house, but it is so different. When I dropped off the print, I was telling her how much I loved the house and the color and she told me, ‘yeah, my husband painted that. He just wants everything turquoise and I just don’t understand.’ I told her it works. Even after the series was completed, Rihani found many taking interest. After reading an article about Rihani’s project online, Heights resident Jason Hammonds sent an email to Rihani to start the process for a commission on his family’s newly renovated Heights home – a December birthday or Christmas present he planned for his wife Robin. “As usual, Robin enhanced my idea, Jason Hammonds playfully attested. “I was completing the questionnaire for the
upcoming Heights home tour, and going through old pictures, and I ran across one right at the same time that we were finalizing the [renovated home] sketch, and thought it would be neat to have one of each, Robin Hammonds said. The Hammonds note that Rihani’s drawing captures the “charm of their pre-renovation 1920 Heights home with a little more polish than it had, but it did capture original elements like the window unit and even a wheel chair ramp leading up onto the porch. Adding the two drawings onto the walls of their home is one of many touches the Hammonds are proud to share on the upcoming Heights home tour – something they said they didn’t ever see themselves doing, but said it’s a nice excuse to finish all the small projects around the home they always envisioned. Dalia Rihani said she never expected for anyone to care about her Homes of the Heights project. Today, she’s working for herself and excited to see where her creative ventures can take her. Garage with home attached the
By Cynthia Lescalleet For The Leader Which wish came first, the whopping garage or the adjacent bungalow? Bruce and Carole Boatner sought and found both in a previously remodeled ‘20s property in Norhill. A to-the-studs renovation and restoration has netted a cozy home (and expansive workshop) for the couple, who retired recently, downsized and relocated from Shepherd Park Plaza. At 1,100 sq. ft., the commercial-grade garage is only slightly smaller than the house itself, a former parsonage. The gargantuan garage proved to be a deal clincher, Bruce says, and its new roof a big budget item on the work scope. As a craftsman, tinkerer, classic car enthusiast -- and serial remodeler, however, Bruce needed generous work space for projects, including the home’s transformation. He handled a lot of the redo, particularly the extensive woodwork, detailed tile
mosaics and window restoration. He toiled on the latter “out of respect for the integrity of the house as well as a budget consideration when wanting them “done properly. “It would have been far easier just to replace them, he says, given the weeks it took him to strip the windows, frames and trim to bare wood, replace the historic “wavy glass, re-glaze, replace ropes and restore or replace the hardware. He even made new window frames and trim with salvaged wood in several places. (He also got very skilled at hanging doors salvaged from elsewhere.) Using vintage wood and salvaged elements, when possible, was a priority, he says. Other examples include the five panel doors and mortis locks. Meanwhile, Carole located period-correct lighting and plumbing fixtures from area and online resources. FLIPPING A FLOOR PLAN The project bucked a few trends, Carole says. For example, previous remodeling had opened up the floor plan, repurposed rooms and replaced original finishes with ‘90s design choices. The Boatners chose to put some punctuation back between rooms and bring back vintage visuals. A dramatic example, craft-
ed by Bruce, is the snazzy pair of half-height bookcases. Capped by columns, the sturdy units frame the transition from living to dining room. The wall between the latter and kitchen had been previously removed -- and remains open. In flipping the kitchen layout, meanwhile, the old window over the sink became a handy door to a new deck in the side yard, with secure access to a new side door into the garage. The kitchen now plays up its Craftsman style but has modern amenities, such as an island for prep and a nifty corner pantry to maximize storage. Initially, the work scope just followed the floor plan that came with the updatedbut-dated home. The extensive interior demo, however, uncovered the front door’s original location (and hinges). That discovery prompted a design change by project architect Richard Grothues that made the flow more efficient, aesthetic, and traditional between rooms: bedroom, bath, bedroom suite on one side, living room, dining area and kitchen on the other. Demolition also revealed old-growth wood, complete with workers’ chalk marks and signatures, and the original kitchen’s chimney connec-
H-E-B developing a presence By Landan Kuhlmann landan@theleadernews.com The groundwork for H-E-B’s move into the Heights area has been laid in speech for months, and it appears as though development is about to go full speed ahead on multiple fronts. H-E-B’s ever-growing presence in The Leader community is moving right along as spring begins, as evidenced by a currently leveled parcel of land at the corner of Washington Avenue and South Heights Boulevard. In May, the land will begin undergoing its transformation as Houston-based Midway Companies will break ground on a new H-E-B, which will serve as the anchor for an integrated, mixed-use property termed Buffalo Heights. Offering proximity to the Washington Avenue corridor as well as Buffalo Bayou Park, hiking and biking trails, Memorial Park, Downtown, and Houston’s most walkable neighborhoods, the H-E-B launches the first phase of a redeveloping district that Midway says is attracting upscale apartments and gourmet eateries. “We are looking forward to creating a unique shopping destination for our neighbors along
Photo supplied Two new H-E-B stores will open up in The Leader area in the next two years. First up will be one on Shepherd Drive, followed by Washington Avenue.
the Washington corridor, H-EB Houston President Scott McClelland said in a release. “Our new store will be reminiscent of the community it serves and add to the longevity of this distinctive development. The approximately 96,000square-foot store will be part of the first phase of development for Buffalo Heights set on approximately four acres of land at the intersection of Washington Avenue and Heights Boulevard, offering proximity to the Heights and surrounding neighborhoods. “Buffalo Heights affords the rare opportunity to reinvent a community by delivering a healthy lifestyle built around local fresh food, outdoor activity and signature green spaces, said Jonathan Brinsden, CEO of Midway in a release. “This first phase will be a catalyst for more innovative and trans-
formational developments to come. According to Midway Vice President Ann Taylor, the HE-B is set to open its doors in the Spring of 2019 barring any setbacks. For more information on the new H-E-B or the Buffalo Heights District, visit buffaloheightsdistrict.com. Shepherd location still on track While there may have been a few setbacks, it appears the San-Antonio based grocer’s plans for 23rd Street and Shepherd Drive have not changed, as the development is set to begin construction this coming summer, according H-E-B spokesperson Lacey Dalcour, and McClelland told The Leader earlier this year that all appears to point towards a March 2018 grand opening.
tion. Given interim updates, there was little else to find, Carole says. One wrinkle in the project was her insistence on having a fireplace in the living room, which had no chimney. Since adding a gas fireplace was “a permitting nightmare, they went with an electric one. Flipping the floor plan and gutting the interior meant updating outdated wiring, plumbing and HVAC. “It’s exciting to have outlets, lots and lots of outlets, Carole says.
Photo supplied One of the big changes the Boatners made was to add a bit of definition between rooms. Left - before. Above - after

First, in a crazy, fun event anyone can enjoy, Frank Black is hosting the 3rd Annual Frank Black Color Run. The deadline to register for the Color Run is Friday, March 24. The Color Run event itself is set for Friday, March 31, from 4-5 p.m. The 5K run will take place entirely on the 30-acre FBMS campus and participants will be colored with up to four neon colors as they
complete the course. Registration is $5 for area students and $10 for adults. All runners will receive a Color Run shirt and sunglasses. A registration link is available at FBMSPTO.org. Just do it! The game is being played during the timeframe for Sunday Streets event sponsored by the City of Houston that will close 43rd street to traffic for the afternoon. Spectators will be able to enter through an open gate on 43rd Street and can pick up some limited edition Frank Black swag at the event.
rage for ongoing projects). Up next: replacing the front porch and continuing to tweak the garage’s amenities. The couple is happy to have moved into a home with a history, even though it brings smaller-scale living. Similarly inclined? Carole’s advice is to work with an architect who likes older homes and to be realistic about what a vintage home means in terms of storage, closets and overall scale.
Choosing to live in a restored vintage home in Houston’s older neighborhoods should be about more than just having a close-in location, Bruce says. If you can’t respect the home and its history, it’s best to pass. “Don’t screw it up for someone else who does.”

Area teams set for district play By Jonathan Valadez For The Leader While this week marked the first official day of spring, baseball season, on the other hand, is now in full swing as Leader-area teams have just begun to enter their district schedules. Heights Bulldogs The Bulldogs finished nonleague play with an 8-2-1 record and look to continue to improve off of last year’s fourth-place finish after they struggled in 2015 following their jump from UIL 4A to 6A. In their third year in 6A, Heights is 2-0 in district, and their most recent win was a 10-0 shutout over Westbury High School. Their biggest challenge of the season will likely come when they host Lamar High School in the final game of the year on Apr. 28. Lamar is sporting a 12-1 overall record and is the fifthranked team in Texas, according to MaxPreps. Despite playing in a tough district, the Bulldogs should build on last year’s bid for the playoffs behind a dynamic three-headed senior pitching staff that consists of aces Jessie Lawrence, Michael Palacios and Matthew Charles. The trio has accounted for 69 percent of the Bulldogs’ pitching so far this season and is averaging a whopping 2.21 ERA in that timespan. Meanwhile, their offense is averaging over six runs per game in 13 matches, while their defense has allowed just 2.4 runs per game. Lutheran High North Lions The Lions have played in the fewest games out of the Leader teams but have managed to perform well in their limited outings. They opened the season with a 15-0 shellacking over Providence Classical School and followed it up with another impressive win over Scarborough. LHN has already matched its win total from last season in just those two wins and looks to surpass it as they enter district this week. The district title
will be a wide-open race this year with Faith West Academy out of the conference. The Woodlands Christian Academy and Bay Area Christian will likely challenge the Lions and the rest of the district for the crown, but LHN hopes to be right in the mix with a more mature and experienced ball club than in previous years. This year, the Lions play a home-and-away series against every team in their league and will get an early opportunity to see just how well they stack up when they face Bay Area next week. Scarborough Spartans The Spartans have made the playoffs in the previous two years under head coach Edgar Villalta, who enters his third year at the helm. The odds of the team reaching the postseason for the third straight year have increased since perennial powerhouse Furr High School has moved to 5A. Although Scarborough started the year with a devastating loss to LHN and continued to struggle during exhibition play, they have begun district with two clutch wins and sit atop the 4A Region III District 22 standings. The Spartans are the highest-ranked club among their district foe and will control their playoff destiny throughout the rest of the season. Similar to past seasons, Scarborough’s defense will determine exactly how far the Spartans will make it. So far, the defense is giving up 10.67 runs per outing this year, although that number will likely come down as they play more district games. Assuming they return to the postseason, the Spartans’ most substantial question will be whether they can get past the first round, which is something they have not been able to do under Villalta. St. Pius X Panthers The Panthers begin district play with a 9-9 record and are set to take on Concordia Lutheran, which is an immediate test for SPX as Concordia finished as the league runnerup last year. Despite the Panthers’ average record, SPX has played a tough schedule that
was designed by head coach Charlie Johnson to help get his players battle tested for league and postseason play. The road to the playoffs gets a little trickier for the Panthers this year as there are now five teams in their district, but Johnson said earlier this season that he believes SPX is still poised to grab one of the top spots with a revamped rotation and pitching staff. As has been the case in recent years, the St. Thomas Eagles will be the team to knock off in TAPPS Division I District 3, and the Panthers will get their first crack at them Apr. 8 at home. St. Thomas Eagles The Eagles are a remarkable 17-2 with both losses coming to two highly rated clubs in Magnolia and Episcopal High Schools. In their 19 games, STHS has scored an astonishing 148 runs, while only allowing 69 in that same span. STHS begins district this week when they take on Monsignor Kelly Catholic in a home-and-away series, and they’ll close out the season versus crosstown rival St. Pius X. They will look to take home the league title for the second straight year. Waltrip Rams Like the other two public schools in the area, the Rams have started district with a 20 record. Waltrip has also won three of their last four after losing their first three games to start the season. The Rams welcome new additions Milby and Furr High Schools, who are coming from 4A and looking to make a statement.. While Waltrip has made it to the playoffs in each of Mike Evans’ three years as head coach, the team has yet to make it out of the first round. The Rams are the second highest rated team in their district, but the playoff field is tighter than ever with the additional clubs.

Dolores B. Lawrence
March 24, 1923 - Feb. 12, 2017
Dolores Bueza Lawrence, born March 24, 1923 in Manila, Philippines to Vicente and Tomasa Bueza, passed away peacefully at home with her family by her side, on Sunday February 12, 2017 in Houston, Texas. She was preceded in death by both her husband, Cecil Lawrence, and their adult children, Janie Dolmage, and Rocky Lawrence; and her eight brothers and sisters. She is survived by her daughter, Elizabeth Hansen; granddaughters, Kelly Hansen, Brittany and Ashley Lawrence; grandson, Patrick Hansen and his wife Kelly, and great-grandchildren; Douglas, Kennedy, and Presley. She also leaves many nieces and nephews in the Philippines and throughout the United States. Dolores began her education in Manila, but, at the outbreak of the hostilities marking World War II, she was forced to flee with her family to safety back in the countryside. During this difficult time, Dolores honed her survival skills, along with a deep sense of resilience. She never forgot some of the cruelty she witnessed and reaching out to help others in need became one of the hallmarks of her personality. As a neighbor observed upon hearing of her death, “Dolores was always so giving and helpful to all of us”. While working as a secretary to a U.S. Army commander in Manila, she met and married her future husband, Cecil Lawrence in May, 1947. After the birth of their first child, Elizabeth, she and Cecil returned to the United States via San Antonio, where daughter Janie was born. Eventually they settled in the Oak Forest area of Houston, where they welcomed their third child, son Rocky. Oak Forest became their home for the rest of their lives, and, even as Dolores devoted herself to raising their three children, she also worked alongside Cecil in many facets of the book industry, including owning and operating Oaks Book Store which was located on W. 43rd St. Their work ethic as a couple was impeccable, but Dolores and Cecil both found pleasure and solace in fishing on Houston’s lakes. With a cooler full of sandwiches and a day stretching out before her, Dolores was never happier than when out on the lake, fishing pole in her hands. Family was at the heart of Cecil and Dolores’s lives, and even as she corresponded faithfully with her brothers and sisters, sending money, clothing, medical supplies and food to her beloved family in the Philippines, Dolores was always a strong presence in the lives of her grandchildren and their children. Her strength helped see her extended family through the premature deaths of her husband and two of her children. She was always planning, saving and had a vision for their futures and fervently wished them to succeed and prosper in their lives. Her own tastes were simple and uncomplicated: gardening, cooking, being outside in the fresh air, playing with her dogs, and staying ahead of the weeds that grew in her yard gave her great pleasure. She could take a dead, brown patch of earth and coax it back to life with careful planting and nurturing, seeing the possibilities where others did not. Her competitive streak was evident in the games she played with her family, she loved to play Dominoes and enjoyed a mean game of 42. She was also an accomplished seamstress, and produced a number of quilts now treasured by her family. Dolores was an active member of the local AARP Chapter #1265 and also volunteered at the food pantry at St. Rose of Lima Catholic Church. In her later years, coffee, breakfast, and the crossword puzzle with Liz and Kelly began each day, and weekend breakfasts at Nanny’s remained a family tradition. She was very smart, and her wit and sense of humor kept all of us smiling until the very end. She leaves behind a family grateful for her attention, strength and unmatched devotion. She was truly one of a kind. The Celebration of Dolores’s life was held on Thursday, February 16, 2017 at Joseph J. Earthman Generations Funeral Home and was officiated by her nephew, Pastor Noel De Guzman, from California, along with Deacon John Murrell from St. Rose of Lima Catholic Church. Interment followed at Houston National Cemetery on Friday, February 17, 2017. Pallbearers were Patrick Hansen, R.K. Hansen, Kyle Strine and James Tiemann. With what would have been her 94th birthday this Friday, March 24, we are truly missing her. We love you, Nanny!
