The Do-Over: Behind the Gingerbread of a Victorian Cottage Restoration By Cynthia Lescalleet For The Leader Before a preview tour earlier this month could highlight a restorationready Victorian cottage, the property needed serious prep work. So down came the leaning shed and several viewblocking treelets. Tidied was the overgrown yard. Cleared was the crawl space below the structure. And up went a new wooden fence. The 1895 vintage home then opened up for preservationists and others curious about the pending transformation particulars – or the painstaking process to achieve them. Located on a corner of Sabine and Shearn streets in the High First Ward’s Historic District, the faded-but-surprisingly sound structure will be another project – number 13 – by FW Heritage’s Dominic Yap and Lin Chong, who specialize in respectful restorations of older and historic properties. Several of their projects have earned recognition from Preservation Houston. Their Woodland Heights home is a 2017 recipient of a Good Brick Award; they are among those to be honored at the organization’s 2017 Cornerstone Dinner on March 3. While proud of that recognition for previous work, the couple is looking forward to the project ahead, expected to take six or seven months. Despite its age, the home has had few owners and few updates from its original condition and floor plan. To find an older property with intact elements is unusual, Chong said. To find one almost entirely intact is “a Mission Impossible. It’s wonderful. It’s shocking.” And it’s enticing. “Every home is different. Every home is special. Every home has a history,” she said. “The house will always tell us the story if our eyes and

home’s origins to Frederick Cornelius Bammel and wife Caroline (Carrie), who lived in it until her death in 1938 and his in 1944. Other Bammel brothers also built in the area, which is considered one of Houston’s early neighborhoods. Among the outstanding features awaiting the project team was the ornate front door. Brightly painted and accented by colored glass, the door’s Eastlakestyle woodwork carries unusual etched details that ring a bit Bavarian. Tall, wide windows and oversized doors capped by transoms helped air circulation long before slight modifications for a few a/c window units. Since woodwork throughout most of the home hasn’t been layered in decades of paint, trim detailing runs deep, said project architect David Jefferies of Grayform Architecture. Despite a sagging front porch, the gingerbread trim, railings and finials are intact, as are sturdy wainscoting in the entry hall and fretwork above an archway’s portiere rod that According to Lin Chong, finding an older home with in- indicates an old time trantact elements is unusual. With demolition scheduled in mid-March on the building that the Surfhouse and Houston Panini & Provisions used to call home, the work continues on Revive Development’s overhaul of the southwest corner of 34th Street and Ella. Original estimates were for construction to be complete by late 2016. Although that is not the case, the build out of the adjacent L-shaped building is making steady progress. As of press time, the only announced tenant was the Surfhouse, an Oak Forest institution. Across the street, the second phase of demolition on the site for 33 1/3 @ Thirty-

into a full-fledged Montessori school in 2011. “It was worth every ounce of effort,” said Eastman, noting the school continues to attract a waiting list of students every year. With the enrollment growth and the recent creation of a middle-school program, the addition and renovations couldn’t come at a better time. At Garden Oaks, foundation work is well underway for the first addition, and utilities

Braun continues fast pace of purchasing standalone buildings In December, Braun Enterprises purchased the Pizza Hut at 1805 West 18th in 2017. “We are talking to several local restaurant concepts about taking over the space,” said Zach Wolf of Braun Enterprises. “We want to do something cool and local here to help out the neighborhood. Hughie’s does really well across the street. We want to help add local concepts to the area.” It won’t be the first time that Braun has purchased a standalone building and leased it to a restaurant. Here’s a recent rundown. AGU Ramen 7340 Washington Ave Formerly: Christian’s Tailgate Chain? Yes, both in Hawaii and curiously, Texas. “I think Los Angeles, west coast, east coast, New York. They have established ramen culture, but in the center of United States, Texas, it’s still new, but I think in the next few years, it’s going to be a food metropolitan state,” owner Teddy Uehara told Hawaii’s KHON2 of his choice to expand here. Community support was evident as dozens of neighbors, parents, and HISD leadership turned out. Entertainment was provided by the Waltrip High School Jazz band and the Garden Oaks Montessori Leadership Choir. Garden Oaks students also assembled outside to watch,

El Rey and the Century Marketing storefront are now gone, revealing the space that Crescere has to work with on the southeast corner of 34th and Ella. In a recent video Crescere posted online, Chris Hotze said that he’s about to start construction on the 2.5-acre retail development designed by Gensler architects Peter Merwin and Ted Rubenstein. In addition to the 2.5 acres that Hotze has announced plans for, he also owns the nearby Texas Bus Sales lot, as well a vacant lot and two private homes. It’s just going to be beautiful,” said Brenda de Alba, who served on the school’s Project Advisory Team and is a member of the Garden Oaks Civic Club. “It’s going to benefit the neighborhood.” “The new construction will help our students by providing ‘right-sized’ classrooms to accommodate the Montessori methodology,” Pollock added. “Our children benefit from a free-flowing environment where students are able to work in small groups and independently with hands-on Montessori materials. Spaces for music, art, science labs and robotics along with an indoor gymnasium will expand students’ learning experiences. It’s a dream for the future, come true.”

Do-Over from P. 1B what lies beneath or above, so previewers could see a few early alterations to the floor plan. A kitchen update, possibly back between the World Wars, left evidence of an earlier window and a pair of back doors, and hinted at an attic fire long ago. Eons ago, the back of the home gained a laundry room addition or revamped porch (or perhaps both). Other tweaks converted the butler’s pantry into the bathroom and retrofit a wall of closets between the two original bedrooms, previously linked by a door. Jefferies said the project ahead will keep what’s solid and what’s special, particularly at the front of the house, and replace sections of the home that were not original (and haven’t fared as well). The new floor plan repurposes some of the original rooms toward the back to accommodate a master suite, bathrooms and kitchen. Given the home’s location in a historic district, its street-facing front and side elevations cannot not be altered, he said. Ultimately, the footprint will end up about the same. Ditto the size: 1,751 square feet. Working within historic property guidelines is not a problem. Chong said. Yap was part of a group that spearheaded the district’s designation and guidelines. Ward. As they checked out what such an effort might entail or encounter, they also challenged their children to notice different features, wonder what prompted changes indicated by altered trim, note construction techniques and consider an earlier lifestyle. FW Heritagers do that as well in their restoration work, which seeks “to respect what was but also have function for today,” Chong said. But there is a race against time for older properties to save in the First Ward, she said, since the area has passed the tipping point of re-development. Although “knockdowns are everywhere,” she said, there are also restoration opportunities. Don’t underestimate what can be accomplished “with love, vision and tons of elbow grease.” To spotlight your renovation project in The DoOver, contact cynthia.lescalleet@gmail.com

Oak Forest resident Lauren Simpson, who has transformed her family’s landscape into a paradise welcoming dozens of butterfly and bee species over the last two years, just wants a community garden—but not the typical “community” one thinks of. The Oak Forest Community Gardeners and Oak Forest Homeowners Association, along with Simpson, will host a presentation, “Easy Tips for Gardening for Wildlife in your Own Backyard” on Saturday, March 4, from 9-11 a.m. at the Candlelight Community Center. Simpson will give handy tips on how to create a wildlife garden at your own home, for the enjoyment of your family and our community. Her presentation will help area residents learn valuable information on cultivating home gardens to be beneficial environments for wildlife, such as why caring is necessary, what role the animals play and why she believes it’s important to take an interest in butterflies, bees and other wildlife that is needed for the environment. “It’s a way to get our message out that we can help in little ways. It doesn’t have to be this monumental effort — little steps can achieve great distances,” she said. Starting from scratch The former teacher never really considered herself to have much of a green thumb; however, following the drought after Hurricane Ike, a simple decision served as the unlikely trigger for a passion now dear to her heart. “My husband and I began this ‘tough love’ policy on our garden—if it lived it lived, if it died so be it,” she said. From there, she said, one thing led to another until it snowballed into what it is today. Through the process of clearing out their garden, Simpson connected with people in the Garden Oaks Community Gardeners, which led to gaining a butterfly mentor. Through the mentor, Simpson began finding people in other groups, such Butterfly Enthusiasts of Southeast Texas, and folks who are Texas Master Naturalists and master gardeners—and this was the origin of her pollinator-friendly style of garden.

process, I began learning that the kind of plants you plant matter. Then it spread to bees and wasps and I learned that pollinators were in trouble—I didn’t realize how across the board it was and how important these pockets of wildscaping were,” she said. “As I learned, I began replacing certain plants in the garden with more natives or plants that gave better nectar and pollen for the critters that would come feed.” Sharing the love As she soaked in more information and watched her garden transform into a “pollinator’s paradise,” Simpson was bursting at the seams with information, and couldn’t bear to keep it contained. In turn, the former teacher began the St. Julian’s Crossing Facebook page, which can be accessed at facebook.com/StJulians-Crossing-wildlife-habitat-1609337762653792/, to chronicle her journey and her ever-evolving knowledge. “I never knew you could do this in an urban area or at a house,” she said. “I never thought it would make a difference, but it does. As I started learning I started sharing. It’s about chronicling my own learning curve.” However, the human community cannot be neglected, and she will also share tips on how to create a beneficial community for pollinators while not putting off neighbors. “It’s all really about people, relationships and community,” she said. “If I were to just put random stuff in all around, it might be great for the critters but might bother my neighbors or bring in pests. It needs to be a balance and a conversation.”

Residents catch firefly fever with Friends of Woodland Park By Jennifer Layer For The Leader

In an effort to remind people of just how precious and incredible our natural surroundings are, the Friends of Woodland Park are having a Firefly Field event this Saturday. This event will celebrate the 10th anniversary of the Friends of Woodland Park, while also introducing plans for the future by kicking off the fundraiser for the Firefly Field sculptural installation that will serve as a gateway and landmarker for the park. City Council Member Karla Cisneros will be speaking at this event to encourage support of the new Firefly Field gateway. The inspirational piece of public art is currently being created by Woodland Heights sculptor and resident Dylan Conner. Dylan Conner has loved this area since he was a child, and in fact, it was his experiences at Travis Elementary in the Heights that first encouraged his passion for creating. “My favorite part of going to Travis was the dinosaur bones sculptures that were built to be played on while also being a piece of public art,” said Conner. “It was inspiring for me.” By the time Connor was a junior at HSPVA he considered himself a serious welder. It is because of Conner’s entrenched history and love for this area, along with his abilities as a sculptor that The Friends of Woodland Park reached out to him to create this new gateway piece for the park. The sculptural installation Conner has been working on was inspired by his very own memories at Woodland Park. “Thinking back to being a kid, I remember running around catching fireflies, but today the firefly population is dwindling,” said Conner. “This memory inspired my piece as I also wanted to include a component of environmental awareness, thus the piece

will include three trees each with two giant fireflies.” Connor wanted to create something that reached people on all levels. His goal is that this new sculptural installation will spark creativity for children and memories for adults. There will be renderings and a maquette model of the firefly field sculpture so people will have a good idea of what it will look like in the park once it is actually installed. Aside from plans for the new gateway, the Firefly Field event will also have other fun activities going on. The Bayou City Play will be in attendance and will create an incredible set up for children and adults to enjoy. “The Bayou City Play is just remarkable. They take used recyclable stuff and present it in a way so kids and adults want to play with it” said Becky Houston, Friends of Woodland Park President. “It gives children a chance to interact with their imaginations and guide them into what they want to do without guidelines and rules.” Snacks and drinks will also be provided. “Woodland Park is a forgotten gem of this area and every time locals get to know the park better, the better they will know their community,” Houston said. “People fall in love with the park when they come here and this event in particular will give people the opportunity to see what Woodland Park has to offer.” The core events will take place from 10 a.m.-1 p.m. on Saturday Feb. 25, in the community center building at Woodland Park. If readers are interested in making monetary donations towards the installation of the Firefly Field sculpture visit the website, FWPfund.com.

Patches the cat has found her forever home By Jennifer Layer For The Leader

Recent Pet Of The Week, Patches the cat, has officially found her forever home. Patches, the nine year old Snowshoe Simaese mix, has left her foster home with Kimberly Antley and moved in with local Leader-reader Patty. Antley says Patches is an incredible cuddle companion, with the softest fur and longest whiskers. “She just loves to be close to her human and receive lots of petting,” said Antley. Dear Tabby, Since February is Heart Health Month, I’m curious to know more about my dog’s risk for heart problems. What are some signs of heart disease in my dog? Heart-Healthy in The Heights Dear Heart-Healthy, What a timely question for this month, starring hearts and love and how lucky is your dog that his owner loves him enough to care about his heart health? Heart disease is scary and the quicker you can identify it the better. Vets have compiled a list of the 5 most common signs of heart disease in dogs. • Elevated respiratory rate: The most subtle (but the most reliable) sign of a heart problem is a faster-than-usual respiratory rate at rest. This can be very hard to notice if you are not looking for it. If you know your dog has a heart problem, your vet may recommend that you learn your dog’s normal character and rate of breathing at rest, so that you may recognize a problem in the

look into adopting her. “Patches was always nervous meeting new people but when she came out of the carrier at Patty’s place, you would have thought she had lived there forever,” said Antley. “She didn’t try to hide and made herself right at home from the minute she got there. That’s when I knew Patty’s home was the right one for Patches.” Although Antley is sad to see Patches go, she is very happy that she is leaving to be with such a perfect companion. A happy match for the books.

A heart-to-heart about heart disease in dogs future if you become concerned. • Cough: The most common reason a dog with heart disease is seen by a veterinarian is due to the development of a cough. The cough may be a dry hacking cough that sounds like your pet gags after coughing. Some describe it as if their pet is “trying to hack up a hairball” at the end of the coughing spell. Others describe an occasional moist cough. Coughing is never normal in a dog. So, if your pet does develop a cough for any reason, especially if you have been told that your pet has a heart murmur, you should seek veterinary attention sooner than later. • Rapid tiring: If you take your dog out for his usual walk and you notice that he does not want to walk the usual mile, but instead stops at the third or fourth block, sits down and pants, this may mean he is tiring sooner than he used to. This could be a sign of what vets call, “poor exercise tolerance.” There are several reasons for such lack of exercise tolerance, however, weakening of the heart muscle from heart disease is high on the list, and should be investigated. • Pot belly: Weakening of the heart muscle from heart disease can also result in poor forward flow of blood, which then causes fluid buildup in the belly. This manifests as a sudden or gradual onset of a pot-bellied appearance. There are also other reasons why this could occur, but you will

definitely want to see a veterinarian regardless the reason. • Fainting: A less common, but more alarming sign, is fainting (which can look like seizures) when your pet gets very excited. This is very scary but they often faint and then quickly recover from the episode. If your dog is doing this, take them to the vet immediately. Did you know? You still have a few more days to take advantage of Friends For Life’s special adoption promotion for the month of February. Through the end of the month, you can adopt a pet for $14 (or less)! There were “warehouse shows,” and some businesses showcased art, and that was it. So I was very excited when my friend and former teacher, Sharon Hendry took me (and girlfriend and business partner at the time) to visit a colleague and local artist at his home/ studio. This would have been the mid Mitch to late ‘90’s. Cohen That artist was Art Perry House, well Columnist known in gallery circles and an instructor at Houston Community College Central Campus. House and I would see each other on occasion and continued a “small talk” conversation for many years. His method of work after retiring is still something I long to emulate - work hard from 6 a.m. - Noon and then take the day off. Yes, sir! I’ve not seen Mr. House in a few years, but I am happy to report I’ll get to visit this Saturday and so can you - he has new and I should note, much smaller works on display at an event hosted by Zoya Tommy Gallery; Coffee and Donuts with Perry House. The exhibition is titled Perry House: “The
