Small-ish and Stylish the

By Cynthia Lescalleet For The Leader While the house in Garden Oaks was the right era for mid-century status, nothing about it was Modern – until its renovation. At 1,000 square feet or so, the wooden-sided 1940 domicile sat on a uncharacteristically small lot for the neighborhood, its pie wedge property formed by the curving streetscape often found in pre-war subdivision platting. Even in its early years, the small (not-tiny) home was likely a bit unusual in its design and layout compared to nearby traditional two-story residences, explains Greg Ryden of Ryden Architects. For this project, he teamed up with remodeler Paul Richardson, both of Oak Forest and both advocates for right-sized residences. FITTING THE FOOTPRINT Originally, the “front” door was halfway down the side of the home. The front elevation shared the one-car garage and galley kitchen. Inside, a short hallway off the living room at the center of the floor plan separated the home’s two bedrooms and led to the lone bathroom. Having been a rental house before its recent renovation, the home was especially ripe for attention, says Ryden, diplomatically. Its condition exhibited not just deferred maintenance, he says, but “extreme deferred maintenance.” Initially, the first-time home flippers were planning to “just clean it up to rent or sell,” Richardson recalls. They ended up adding about 400 square feet, enough to accommodate a third bedroom and second bathroom -- aka a master suite, boosted a bit by capturing space from the second bedroom for a bigger closet and part of a former porch. Meanwhile, at the front of the home, the former garage bay has split its space between a new entry and expanded kitchen. “It’s not oversized, it’s right-sized,” Ryden says of the results. Richardson says the main issue was where to put the HVAC since the original roofline was low-slung and attic space minimal. Ryden’s snazzy solution was to vault the roof at the front of the home, something that adds a modern design sensibility, soaring sense of space, natural light and aesthetic zip. The roof height didn’t change in the bedrooms because the exiting exterior walls were salvaged, he notes. “It’s still a small home,” Ryden says. The open floor plan helps flow and feeling. So does the loft tucked under the vault over the kitchen. It’s accessed by

Development on 34th opening soon Photo Contributed When tweaked into its current form, shown here, the compact property with a newlyvaulted roof and re-oriented entry, sold quickly.

a firehouse style ladder. In addition to keeping the home “efficient” in its modest scale, the project sought to reclaim and reuse what it could. The former attic, small as it was, revealed pine planks and rafters in excellent condition that were worked into the interior finishes and parts of the exterior. As tweaked, the compact property sold quickly. “Perhaps I am not the only one who hates moving,” Ryden says. (His homeownership advice and personal philosophy is to pick well the first time and avoid the starter-home, move-up market progression of home ownership.) Buyer expectations continue to escalate, he observes. Among the “must haves” of today: bright rooms, lots of exposed woods and no more granite. Storage is still in big demand, with walk-in closets a particular challenge to provide in small floor plans.

So are designated spaces for specific uses, such as a home office, workout equipment and such. One way to include these functions in a smaller home is to add flex space in the master suite, he notes, where a bump out or nook can accommodate the tread mill, reading area or TV/sitting space. Meanwhile, with smaller interiors, outdoor spaces provide much needed overflow space. However, this too can be a design challenge for homes adhering to the Modern Style: how to add a screen door without varying the style. In Houston, however, that’s a bug-busting necessity. With this first home flip complete, they are gearing up for another project, though it will be a new build since the older home on the lot (another pieshaped property) was beyond saving.

The long-awaited 2.5-acre commercial development located on the southeastern corner of 34th St. and Ella Blvd. will officially open in late spring and offer some new additions to the community. Called 33&1/3@ Thirtyfourth, local residents can look forward to a highly regarded Vietnamese restaurant, a new UPS store, and nail salon among others. Even in its present state, the new retail center is a standout. There is an 80-foot, hand-painted mural of Texas’ famous Cadillac Ranch on its eastern wall. The brick work used in the buildings is a blend of clean, modern lines mingled with historical elements. The pavement in the parking lot allows water to permeate, so the entire lot functions to abate flooding in the area, and there will be a comfortable green space for outdoor picnicking. The site is the work of Crescere Capital Management LLC under the eye of its owner and founder Chris Hotze. Hotze has 20 years of experience in the investment marketplace and developed numerous commercial sites now hosting tenants such as Kroger, Starbucks, Wells Fargo, and numerous local or mom-and-pop concepts. Hotze paid a great deal of personal attention to the design and construction of 33&1/3rd@Thirtyfourth. He committed from the begin-

Despite the effects of Hurricane Harvey, both the greater Houston and local housing markets have shown surprising resilience, with most demonstrating a pattern of slight growth in December 2017 compared to the previous year. According to the most recent report from the Houston Association of Realtors (HAR), our markets in the local neighborhoods mirrored the greater area’s patterns, which resulted in a 3.5 percent increase in homes sold along with a rise in both average (2.9 percent) and median (3.8 percent) price, to $291,340 and $229,000, respectively. In the 77008 zip code, which envelops much of the greater Heights and Lazybrook/Timbergrove, realtors saw 937 total homes sold in December 2017, up 4.2 percent from 936 during the same time period in 2016. Accompanying the rise in homes sold was a slight uptick in both median and average home price; but both categories displayed a flat trend, each rising by slightly more than 1 percent. Just to the east, in 77009 (which contains the rest of the Heights), total home sales jumped by more than 5 percent from its December 2016 figure – the largest jump in our local area – with 510 homes shooting off the market. Along those same lines, this market displayed the largest year over year boom in both average and median home prices. Average home price ended 2017 just under $439,000 – a 5.4 percent increase – while the

market’s median home price jumped more than 11 percent according to HAR, coming in at $410,875 to end the year. To the north, 77018 (Garden Oaks/Oak Forest), December 2017 figures came in with a 585 homes sold, up 3.2 percent from 2016, while average and median home prices both displayed modest increases between 2 and 3 percent from 2016, ending the year at $449,841 and $403,879 respectively. Zip code 77092 – the remainder of Garden Oaks/Oak Forest — saw 244 homes sold in December 2017 (up 3.4 percent from 236 in December 2016). Average home price in these neighborhoods rose slightly from December 2016, to $261,591 (up 2.6 percent), while median price showed a similar 2.9 percent jump to $247,000 Finally, in the northernmost part of the local neighborhoods, zip code 77091 (Northside/Greater Inwood) was the only local market to see a dip, experiencing a 15.5 percent

drop in homes sold with just 93 homes sold compared to 110 in December 2016. Other than that, the market bounced back along with the rest of them, showing a 6.9 percent spike in average home price to $183,507 and a 9.1 percent increase in median home price $179,999 at year’s end Bigger picture When glancing at the greater Houston market, the most recent HAR report says that 2017 ended with sales of all property types in 2017 totaling 94,726 units, a 3.5-percent increase over 2016’s volume. Total dollar volume for singlefamily homes sold in 2017 rose 6.5 percent to $23 billion. And all of this happened despite the market being forced to recover from Harvey’s devastating effects. Months of inventory began the year at a 3.3-month supply, and while it grew to a 4.3-month supply just before Harvey struck the region, it ended 2017 at a 3.2month supply according to the HAR report.

“No one could ever have imagined 2017 turning out to be a record-setting year for the Houston real estate market, which had weathered the effects of the energy slump only to have Harvey strike such a devastating blow,” said HAR Chair Kenya Burrell-VanWormer. “We know that many are still working tirelessly to rebuild their lives after Harvey, but overall, this clearly illustrates the incredible resilience of the people and the economy of Houston, Texas.”

ning to create high quality structures, with a tenant mix that will reflect the caliber of the local community. “The project has been extremely important to me because the corner of 34th and Ella Boulevard is the grand entry to Oak Forest and Garden Oaks. It needed to respect the community and its people,” Hotze explained. “It needed to make a statement.” There are three signed tenants at the time of this writing, with several more in lease negotiations. Expectations are that it will be nearly 100 percent leased by the end of February. Husband and wife team Cat Huynh and Angie Dang will be opening their second Les Bag’et Vietnamese café at 33&1/3rd. The couple developed a following with their affordable, traditional Vietnamese home cooking at their first location in Montrose. The new restaurant will feature the same fresh products with everything made in-house, to order. Their Bánh Mì sandwiches have won awards, and their slowdripped Café Sua Dá (iced coffee with condense milk) uses Le Bag’et’s special blend of beans.

Anticipation greets new connector trail By Landan Kuhlmann landan@theleadernews.com A missing link between a local trail network and Buffalo Bayou Park looks to be complete, closing yet another gap in the city’s hike and bike collection of pathways for the area’s avid biking population. Just before the turn of the new year, the construction gates were taken down along the White Oak/Buffalo Bayou connector leading towards downtown Houston, opening the new connector to the public. “Normally, where you need to cut through UH Downtown to get on the Memorial Loop, I was pleasantly surprised that I could just take a left, and then ride along the bayou. It was exciting,” Garden Oaks resident Danyel Ramelow said after coming upon the route last weekend. This segment is part of a $30 million six-part Transportation Investment Generating Economic Recovery (TIGER) project, funded by a $15 million USDOT TIGER grant for Regional Bike/Pe-

Dozens of new mini-murals coming to local neighborhoods For The Leader The city of Houston has selected 45 new artists to greatly expand the number of those eclectic and colorful “mini-murals” on street-side traffic signal control cabinets. Look for 40 new murals to grace neighborhoods such as Central Southwest, East End, Heights, Montrose and the Complete Communities pilot neighborhoods of Acres Home, Gulfton, Near Northside, Second Ward and Third Ward. “Mini-murals are a fun and creative method the City is using to add more art to Houston’s many thriving communities,” said Mayor Sylvester Turner. “This pro-

gram showcases our artists, reflects our history and creates opportunities to enjoy creative expression in places people pass by every day.” The city and UP Art Studio, the contractor that manages the mini-mural program, encouraged artists in June to submit qualifications for the opportunity to create the murals. A panel of art experts, community stakeholders, artists and City representatives was selected to review all 551 submissions. “I was impressed by the creativity of our Houston-area artists,” said Lisa Volpe, Curator of Photography at the Museum of Fine Arts, Houston. “I’ve seen some of the Mini Murals

around town, but being part of this panel has opened my eyes to how vital this neighborhood mural program really is for communities and I’m happy to have been a part of it.” Funding for this program comes from Mayor Sylvester Turner and Council District Service Fund allocations from City Council Districts B, C, H, I and K as well as through private sponsorship. For more information about the City’s cultural programs go to www.houstontx. gov/culturalaffairs and follow the Mayor’s Office of Cultural Affairs on Facebook @HoustonMOCA.

project between the Houston Parks and Recreation Department, Houston Parks Board, Buffalo Bayou Partnership, University of Houston, and

the Downtown Redevelopment Authority. This project has new 10’ wide shared-use concrete trails in three segments along White Oak Bayou near Downtown connecting the Heritage West Trail with neighborhoods along Quitman Streets, with the intersection of Main St. and Wood St. and with the existing Buffalo Bayou Trail near the UH-Downtown campus. Several neighbors, including Ramelow and Forest West resident Brad Brawner, have already made good use of the new addition to the city’s trail system, which is a part of the Bayou Greenways 2020 project. “When you go through the Heights, you normally hit all those stop signs, and now if you go back this other way, you can avoid all of that,” Brawner said. “I think if there’s one thing the city of Houston does well, it’s keeping that bike trail up.” The 0.2-mile hike-and-bike trail connector with an additional 0.7 mile in connections to the shared-use path will

provide the much-anticipated connection between Buffalo Bayou Park and White Oak Bayou Greenway and will connect to the Bayou Greenways network to downtown. “Any time you’re able to stay on a trail, and not have to cut through parking lots or cut across streets, it’s usually safer, because there are lots of accidents between motorists and drivers, even with designated bike lanes,” Ramelow said. “With this particular [route], not having to cut through [the UH campus] and looping through that way is neater and more organized.” Partners are finalizing a few remaining elements including signage, final finishes, planting and clean up, and an official ribbon cutting is tentatively scheduled for some time in the first quarter of 2018. And right now, riders are enjoying their newfound connectivity. “It probably should have been done awhile ago, but better late than never,” Ramelow said.

Going for a funky vibe at Grove Heights It was a landmark for the tenants.” The blue and gray accents on the building were chosen because the colors were thought to draw the eye and provide the building with character, and be more commonly accepted. A mural, echoing the design if the front, is painted on the left side of the center. It was a collaboration with popular mural artist Wiley Robertson. “We share studio space,” said Garrison. “It’s great to

By Betsy Denson betsy@theleadernews.com Although Braun Enterprises has owned the shopping center at 1900 West 18th Street since the fall of 2016, branding it Grove Heights, the final look of the building took more time and was completed last month. “The shopping center is very large and long so we wanted a design that could create four different end caps and almost seem like two buildings,” said Braun’s Zach Wolf. “The other shopping centers in the neighborhood are generic so we wanted to create something that would stand out and was more fun.” To do this, Braun worked with the Garrison Design Office’s Sean Garrison, who has owned GDO for about six years. “I started out in residential, working on homes in the Heights, Garden Oaks and South Hampton,” said Gar-

For Grove Heights, it was the rehab of the exterior of the center that GDO tackled. “The strip center hadn’t been touched since the 1980s,” said Garrison. “We collaborated with Braun to make it funky and cool, a centerpiece of the neighborhood.” To do this, GDO envisioned a mid-century modern look

DelMar offers the only UNREAL BOWLING Center in Texas For The Leader DelMar Bowling Center has undergone a tremendous technology advanced renovation and is THE PLACE TO GO on Friday and Saturday nights. It is Houston’s hottest family entertainment center! Between music videos on huge video screens, special effects lighting, bowling ball motion tracking sensors, infrared cameras and a projector system you can enjoy the best bowling experience ever! DelMar Bowling Center is celebrating their 60th Anniversary this year. If you are from this area, you have probably spent time in this building at some time in your youth. The question is, “How long ago was that last visit?” You will not believe all the changes, and now is definitely the time to check them out by revisiting your old stomping grounds. The facility has had only four owners in its 60 years of business. Originally built by MacGregor Bowling Centers in 1958, it was then sold to Guy Salvaggio around 1960.

Robert Torress, DelMar’s new owner

Years later Michael Holland purchased the bowling center from Guy and ran it all of these years until he sold it to Robert Torres in late 2017. When asked, Robert will tell you he was in the market for a new commercial retail development site for Soap Suds Laundry #2, not a bowling alley. Soap Suds #1 Laundromat is in The Heights on North Main Street. After seeing the bowling center, he could see the business was doing okay, but the main thing was how good it is for the community. “So many seniors come here for League play and this place IS their social life. Some come almost every day,” Torres says. “They definitely had a good enough business to stay

open and I just thought this is needed for the community. Just a small increase in business was all that was needed to keep it all going, make it profitable and make it a winwin situation for all!” DelMar is a regular bowling center with lots of league play from Sunday evenings to Friday afternoons. Then Friday evenings, the excitement begins! Torres visited other bowling centers to get some renovation ideas and he knew what was needed to run things more efficiently. Just basically use “Good business common sense!” He put in beautiful, comfortable seating that was especially needed for all of the senior regulars. DelMar’s food menu was expanded to include healthier choices. All meat used in the restaurant is fresh, never frozen including hamburger patties which are half pound patties. French fries are fresh cut and pizzas have handmade crust and are hand tossed!! Mr. Torres feels very fortunate to have hired Esteban Olvera, a full-service manager with 18 years of experience, to make sure everything from the food to the service is exceptional. All the kitchen equipment is updated also. Please stop by and try out our menu items

Help needed to find Hazel For The Leader We feel that someone in the area has Hazel and is either not out a lot to see the posters or on Social Media. Be aware if you see someone with a new pet that you know might not have access to Social media. We are praying that whoever has her is kind and patient with her. She is only 10months old and can be quite a stinker. She loves to bark at anything and anyone when she is outside. It really worries us to think of her being mistreated. My husband and 4 kids are grieving because they miss her. I am missing her, but I cannot get out of my head that she may be

in be pain or being mistreated. We are offering a reward with no questions asked. If someone wants to turn her in but not talk to me personally, just take her to your nearest vet and have them call me or just

drop her off She is chipped and they will find us. We just need our sweet girl home. My family really is thankful for all of the friends and neighbors who have been so kind. Especially the heroic ladies of the Animal Justice League. This organization does so much for the unfortunate animals in our Oak Forest and surrounding communities. Their value can not be measured. Donations would go fully to their search efforts and food and care that they provide to the helpless. Your time and donations would be greatly appreciated. TAPPS playoff race coming into focus By Mike Tenney For The Leader WIth hopes that the schedules will get back to normal, the Leader-area high school basketball teams are looking to get back into their usual routine after the recent wintry weather forced both school and games to be canceled. St. Thomas The Eagles played just one time last week due to the weather, but a big-fourth quarter rally allowed them to secure a big win and remain near Division 1, District 3 league leaders The Village School and Tomball Concordia Lutheran. After trailing archrival St. Pius X for three quarters, the Eagles outscored the Panthers, 20-4 in the fourth quarter to rally for a big 47-35 home win over the Panthers. Senior Max Vosloh had eight of his teamhigh 17 points in the final period to lead the winners’ push. St. Pius played tremendous defense for three quarters in a grind-it-out type of game, taking a 9-5 lead after the first period and putting together another nine-point period to hold an 18-15 lead at the half. The red-and-white was outscored 13-12 in the third period to trail 31-27 at the outset of the fourth quarter. The victory lifted the Eagles to 3-1 in District with that one loss coming to Concordia Lutheran. St. Thomas had three big district road games this week, starting Tuesday night when they were in Beaumont to play Kelly. They then had a pair of back-to-back contests,

going to The Village School Thursday night and then Awty School Friday night, Jan. 26 before they return home Tuesday, Feb. 5, when they have their second game against Concordia Lutheran. Heights After the first half of the District 18-6A schedule, it seems there are three dominant teams -- Sam Houston, Bellaire and Westside. But the other four teams in the league still have a puncher’s chance and Houston Heights is one of those teams, sitting just behind Lamar for that fourth and final playoff spot. Going into this week, Lamar had three losses in district play while the Heights and Westbury each had four. But all three of those teams still control their own destiny because if any one of them is able to win six or seven of their remaining games, they will be the team to take that last spot. Like so many teams, the Heights were scheduled to play twice last week, but Mother Nature ruined those plans with an ice storm, so they were only able to get in one game and it was an 86-62 loss to the Houston Can Academy. That means they had three games this week and two of them were against the toptier teams in the district with a game against Sam Houston Tuesday night and then a game Friday, Jan. 26 at 5:30 p.m. against Bellaire at the Butler Fieldhouse. The Bulldogs started this week at 12-11 overall.

He is also survived by 4 grandchildren, three brothers, five sisters and many family and friends who loved him dearly. He was preceded in death by his parents and sister, Jeanne and brother-inlaw, Robert Focke. The family wants to express their gratitude to Charles’ caregivers, Houston Hospice and all the many, many prayers offered on his behalf.

Lutheran High North There is still a lot of basketball to be played in the TAPPS 4A District 5 and the Lions still have work to do if they hope to make the postseason. The Lions dropped two of their first three games to start league play, but were looking for the turnaround as the last half of the district schedule tips off. One of those losses was a grueling 60-59 loss to Logos Prep Academy. In a game that went to the wire, Logos made a couple of more key plays in the final minute to get a game on Lutheran North in the standings with the win. The Lions have a chance

to make some headway with three games to end this week as they played Wednesday, Thursday and again Saturday, Jan. 27. They were home for St. Thomas Episcopal Wednesday and then play at The Woodlands Christian Thursday before they are at Northland Christian, 7:30 p.m. Saturday night to end a furious 72-hour period. The game at Northland also begins the second half of the district schedule for the Lions and they open with three straight games on the roads as they play at Logos Prep, Tuesday, Jan. 30 and then visit Bay Area Christian.

Girls’ hoops playoff run heats up A couple of area local high school girls’ basketball teams are doing very well, with the district races in both the private and the public-school divisions heating up and the start of the playoffs looming less than three weeks away.

gotten off to a fast start in district play is the Wolves have three players averaging at least 12 points per game. The Bulldogs will look to get one of the teams above them 4 p.m., Friday, Jan. 26 when they play Bellaire at the Butler Fieldhouse. They then return to Butler Tuesday, Jan. 30 to play Westbury at 4:30 p.m.

Houston Heights With just a couple of more wins, the Lady Bulldogs will see their name in the Region III-6A playoff bracket as they are firmly among the elite in District 18-6A. Westside started the final week of the month unbeaten in district while Bellaire had one loss and the Heights was alone in third place with a 5-2 record. After that, however, the other four teams are all below .500 and Chavez and Westbury were winless so with a few more solid efforts, the Bulldogs are headed to the playoffs. Freshman guard Gracelynn Alvarez not only leads her team in scoring, but leads the entire league as the only player in the 18-6A who is averaging over 16 points per game. After her, the team’s next leading scorers are also freshman in Trinity Frias and Sincere Roberts, who are both scoring over eight points per outing. One reason Westside has

Lutheran North The Lady Lions seem to be hitting their stride at just the right time, winning their first three TAPPS District 4, Division 5A games to take the early top spot on the six-team leaderboard. After squeaking past The Woodlands Christian Academy by a basket to win their league opener, the Lions pressed both Northland Christian and Cypress Christian into oblivion, for a pair of one-sided wins that showed they are definite postseason contenders. The Lions cruised to a 67-16 win over Northland Christian and then took out Cypress Christian, 59-40 to become the first team in the league to get three victories. They were extremely busy this week with four games, including a trio of league games that saw them having a chance to extend their advantage over the rest of the District 4, Division 5A field. They were home Wednes-

day night to face St. Thomas Episcopal and remained in their own gym Thursday to play The Woodlands Christian Academy. They complete the first half of the league schedule 6 p.m. Saturday at Northland Christian and winning at least all two of those three games, if not all three, would certainly be a big boost to their district title hopes. The Lions were 10-7 overall to start this week. Waltrip As February approached, the Lady Ram were hanging around the fourth playoff spot in District 24-5A. The Rams stood at 3-4 in the league to begin this week and that put them right in the middle of the nine-team district. Madison was still unbeaten as teams began play last Tuesday evening to hold serve regarding the district crown because everyone else in the district has at least three losses. But all the Rams need to do is get hot over the next couple of weeks and by winning their games, they can still secure a playoff berth. The Rams continue 24-5A action 1 p.m. Saturday, Jan. 27 when they take on MIlby at the Delmar Fieldhouse. On Wednesday, Jan. 31 are back at Delmar to play Furr at 4:30 p.m.

Development from P. 1B “Cat and Angie are creative artists. They are highly regarded and very consistent,” Hotze stated. “When I approached them with a location at 33&1/3rd, they already had many offers for a second location, but they chose us.” There will also be a brand new UPS Store in the center. Not limited to packing and shipping, this store will have the capabilities to print car magnets and baseball caps. Local residents may also

enjoy a new nail salon called Blush Box. “The owners of Blush Box have several other successful locations in the Heights, and will feature high-end products and care with an emphasis on service,” Hotze explained. “They will make a nice addition to the mix.” There are more businesses on the horizon that will soon call 33&1/3rd@Thirtyfourth home. See future issues of The Leader for updates.

Contributed rendering Shown here is a rendering of what 33 1/3@Thirtyfourth will resemble when completed.
