Contributed Photo $1 million homes like this residence offer extravagant living for those willing to pay the price. According to local experts, prices of higher priced homes in the area have soared in the last six months, but there is some worry of how the recent energy crunch could impact the market.

How the $1 million home is becoming a reality in the Leader area despite oil crunch By Betsy Denson betsy@theleadernews.com What used to be just a catchphrase or sound bite in the area – the $1 million home – is now a growing reality in Leader communities, even with the oil market standing on shaky ground. According to the Houston Association of Realtors website, there are 28 homes selling for over a million in the 77018 zip code, with most of those in the Oak Forest area. Caroline Schlemmer with Greenwood King Properties said that there are currently two homes priced between $995k and $1.1 million for sale in the Heights, with an additional 21 homes offered for between $1.2 million to $1.7 million. But just what makes a home a million dollar investment in our area? And with the volatility in the Houston job market thanks to the dropping price in oil, will it continue? Shawn McGregor, the owner of Alleanza Custom Homes, builds high end homes in the area, including a few million dollar homes in Oak Forest with a couple more coming down the pike in Garden Oaks. McGregor said that about 75 percent of the reason for the rise in the $1 million home is the increase in land costs. “It’s the free market, McGregor said. “There are only a set number of properties available. In other words, people educate themselves and when it comes time to sell their lot, they are going to go for the best possible price. They may call five different builders and start a bidding war that inches the price up. “In the past 24 months of this the cost of a lot has inched up as much as $150,000 in some cases, said McGregor, who notes that the going price for a lot in the Garden Oaks and Oak Forest area is between $300,000 and $350,000. The other roughly 25 percent is the cost of

labor, McGregor said. There has been a building boom going on and only a finite number of people to do the work, so skilled craftsmen are also in demand. McGregor said he has a loyal team, but it’s also a necessity to pay them well lest they go elsewhere. Then of course there are the details – the devil isn’t in them but the money is. “What separates the pros from the rookies is the specifics, the things that a knowledgeable buyer would look at and be willing to pay top dollar for, McGregor said. “It’s the way you finish things. Every square foot needs to be thought out. While $1 million homes might be a relatively new phenomenon in Oak Forest, the Heights has been seeing them for longer. Ashley Day with Circa Real Estate has sold two homes in the million dollar range recently and said that they are becoming more common. “Prices have soared in the last six months, Day said. “Inventory was low, and multiple offers ensued, resulting in sales price well over list price in many cases. Then higher sales prices made for better comps. Day said that the details in homes that made the difference for buyers were custom features, like a built in butler’s pantry, kitchens with two dishwashers and sinks, a coffee bar in the master bath, his and hers closets and even a panic room. “The Heights certainly has a luxury market, Day said. She’s even attending training put on by the Institute for Luxury Home Marketing at the end of this month to earn their designation for a luxury home specialist. Location, size are top draws The reason people are looking to move to the See Million, P. 3B

In the case of the old Eckerd/CVS at 1925 E. T.C. Jester Blvd., which has been vacant for at least 10 years, the answer is affirmative. Leasing agent Hunter Jaggard with Avison Young said that a contract was signed last week on the 15,000 square foot space. It will be a 24-hour medical center. The center’s name is not known at the present time but the company also operates a clinic in Sugarland. Jaggard has been working to lease the space for a year and at one time was talking with a brewery who was interested in the property, which backs up to White Oak Bayou, but said, they “couldn’t make it work. Is there a commercial space or building you’re interested in knowing about? After outgrowing their Oak Forest home, these homeowners decided to take matters into their own hands By Cynthia Lescalleet For The Leader Sharing their cozy 1948built home’s lone bathroom finally got to Oak Forest homeowners Jennifer and Bo Svensson. They listed their post-war rancher and went on an extensive, admittedly rather picky quest for a larger, more mod mid-century property elsewhere. An alternative idea glimmered, however, much like a “pinhole of light at the end of the tunnel, Jennifer Svensson recalls. Could a thoughtful makeover of their house net more space and more style – without having to leave the neighborhood’s vibe? Yes. Yes it could. Originally, their shingle-sided home’s compact footprint – just over 1,000 square feet – had two bedrooms, living and dining rooms, a small den and a narrow garage-turnedstoreroom. A back patio led to an extensive deck and gazebo, with lawn to spare. Their renovation project’s initial scope was modest, “just a master suite added on the bedroom side of the floor plan, turning the “J-shaped layout into more of a “U. “Our project got bigger once we realized how much we could achieve with the house gutted, Bo Svensson notes in a written account of the project, which kicked off after the

revised scope took shape. As expanded, the home’s size nearly doubled, to about 1,900 sq. ft. on a 7,297-sq.-ft. lot. Updates added a 400-sq.ft. master suite, converted the front-of-house garage bay into a light-filled office and opened up the updated kitchen to the adjacent dining room. There’s also more storage plus a new roof, plumbing and wiring. Interior finishes and flourishes, meanwhile, boosted the mid-century design markers, and some original elements returned, such as the reproduced “Crest View entry door with horizontal window slats. Accents of screaming yellow paint perked up the gray exterior. At the heart of the modernized home, a sleek, reconfigured kitchen with an island also tucks seating beneath a thin-lipped countertop by the opened-up dining room. Nearby, a snazzy slatted wooden room divider defines the den, channels more natural light from its wall of windows and backs the freestanding, Jetson-era fireplace. Lessons Early and Often From planning through completion, the project took a year. During renovations, the couple rented another home nearby, which added to the budget but paid off in proximity. They stopped by the work site often. So did architects

Heidi and Kevin Walton, who also live in the community. Their combined inspections proved fortuitous in maintaining the build-out’s integrity and execution, Bo Svensson says, as the project stretched twice as long as expected, about eight months. Delays racked up due to bad weather, slow permitting and the unexpected need to remove a section of deeply set slab beneath the back patio. Other factors, were builder-related and include incorrect materials, absent contractors and “poor workmanship, the Svenssons’ account notes. So many elements had to be ripped out and redone, he says, that it felt at times as if the home were renovated twice. “Despite all the do-overs, we stayed on budget, Jennifer Svensson said. Their budget’s 10 to 15 percent contingency fund went toward interim housing, a new driveway and landscaping. Since the old deck and gazebo were razed for the addition, some sort of outdoor venue could be in the cards down the line, she said. And they do miss the carport out front since it provided shade and protection from pine tar (and birds). Now that the stress has passed, the homeowners say they’re happy with their home’s more modern and spa-

cious results. And their project netted another plus: they won’t be upside-down in their mortgage if the neighborhood’s hot housing market dips with oil prices. Here are their tips from the trenches for homeowners considering a similar renovation project: •Vet the builder, even if the bank provides the referral. •When checking references, also ask if the builder has experience with the scale of the job and what percentage of his projects have been that scale. •Choose a builder who works or lives in the neighborhood. One busy with projects all over the city will be on the road more than on site. •Seek a builder with a regular (loyal) crew. Use the “Aâ€? Team. Ask what kind of support staff will be accessible and accountable on site. â€˘â€œDon’t forget that it’s your house and your money,â€? Bo adds. “Stay on the contractors to finish to your satisfaction. Don’t assume anything. Question everything.â€? As expected, their renovation project was a learning process, she said. Not expected, however, was the builder’s parting remark: “I learned a lot on this job.â€?

The ‘used’ $1 million home?

For Lease in Oak Forest

1310 Cheshire - Clean 3/1.5/2 with a fenced yard and a large 24x18 den. $1700 per month Susan Pesl 713-397-1916 Ad # 37634

Contributed Photo While this home was built to the specifications of people who still live there, there are others offered for resale. In the $1 million range, buyers are exacting in what they want from their home.

Of the existing $1 million listings on HAR.com, there are some that have been on the market for 90 days or more, including some resales and spec homes. “The market is always going to move slower when you are spending that kind of money, said Shawn McGregor. Pat Walker with Keller Williams Realty Metropolitan ventures that it is probably harder to get your money back on a million dollar plus house right now, because so far, that is the top of the market. “If you paid a million and live in it, it is now a ‘used’ house and builders are still building ‘new’ million dollar homes, she said. “Thus the

new will sell quicker than the old. The location plays a role in value as well – an interior lot being more valuable than a house that is on a busy street or backs up to a commercial area. The buying power of the million dollar spender in our area might have a bearing on both ‘used’ and spec homes in that price range. “They can call any number of custom builders and get exactly what they want, said McGregor. “Those without an appetite for the building process [would be the market for existing homes.]

to job growth in other sectors. Not the 100,000 plus jobs that Houston has been creating, but still respectable. Ashley Day said she has not seen a slowdown in the real estate market for under a million or close to million both inside the loop and in the Spring Branch area. “Inventory remains somewhat slim, Day said. “If anything, sellers are more eager to sell right now rather than risk the unknown future. Buyers are showing up as well [across all brackets] and we are still experiencing bidding wars. McGregor said that while he is still operating a backlog, he is slowing down a little bit in the last 90 days. “We’re not where we were in 2014 but it is still better than 2013, McGregor said. Pat Walker with Keller Williams Realty Metropolitan said that it’s hard to look into a crystal ball. “We have never experienced this kind of ‘growth’ before and it is hard to predict the future based on the short history we have, Walker said. “The best thing we have going for us is our location on the map of Houston. and the Montessori education offered at zoned Garden Oaks Elementary. The setbacks aren’t as deep in Oak Forest so the homes can be bigger. Top rated Oak Forest Elementary is a big selling point. One reader west of the bayou in Oak Forest’s section 16 wondered why his area wasn’t seeing anything approaching $1 million yet. Power said this was partly because US 290, instead of 610, is the main outlet for the area. “The west section of Oak Forest was originally developed later than the east, and prices tend to follow that, Power said. She did note that the builders moving into west Oak Forest are thinking big with regard to price. “They are launching straight into the $500,000 and $600,000 prices, she said. “It didn’t creep up the way it did in east Oak Forest. The prices and values will go at a faster pace too. In the Heights, buyers of a $1 million home will sometimes sacrifice their requirements to be in the community. “I had some recent clients who didn’t want Oak Forest or Garden Oaks, said Power. “They were willing to give up the yard and square footage to be that much closer to museums and downtown. Zoning to a good public school was a must however, for resale value. Will it continue? With the price of crude oil still at under $50 a barrel and recent layoffs at Schlumberger and Baker Hughes among other smaller companies, there is no doubt that Houston is in an energy slump. According to HAR, home sales will see a 10 to 12 percent decrease by the end of 2015. In an interview with Forbes Magazine, University of Houston Professor Bill Gilmer, Director of the Institute for Regional Forecasting in the University of Houston’s Bauer College of Business, said that in the worst case Houston would lose 75,000 jobs. Rhonda Power thinks that the fact that Houston no longer keeps its economic eggs in one basket will help cushion any sustained blow to the real estate market. “While a dip in the price of oil may have some effect on our higher-end Houston real estate market, I think it would have to be a sustained decrease in the oil prices to have a major impact, Power said. “The Houston economy is more diversified than it was with the oil bust of the 1980s. To underscore the point, Patrick Jankowski, senior vice president of the Greater Houston Partnership, told a luncheon group last week that he estimates Houston will add nearly 63,000 jobs in 2015 due

Durham Dr

Garden Oaks and Oak Forest area is no secret. Both communities are conveniently located to most other parts of town and offer bigger lot sizes than buyers can get inside the loop. Rhonda Power with Boulevard Realty said that the additional land is one of the main reasons that people are gravitating to the area. “For people in Bellaire and West University, a 6,000 plus square foot lot is a draw, whether that be in the Heights or just outside 610 in Garden Oaks or Oak Forest, Power said. Whether this means the buyer wants a bigger house or a bigger yard is personal preference. Power said the buyer expectation for a million dollar listing is typically a 4,000 or so square foot house with four bedrooms and often a game room or something similar. Power said the extra room gives buyers the flexibility to put their master bedroom on the first floor and the additional bedrooms upstairs along with the game or media room. A three car garage can be an added amenity with the larger lot sizes in Oak Forest and Garden Oaks. “People moving here are more family oriented, Power said. “Entertaining is important to them as well. Greenwood King’s Caroline Schlemmer said that the comps show a $1 million home in the Heights is on a full size lot (5,000-6,600 square feet) with a 3,2004,000 square foot home, 3 to 4 bedrooms and 2.5 to 3.5 baths. The homes that approach $2 million can be as big as 5,500 square feet. She said the most common architectural styles are Craftsman, Victorian and Creole/New Orleans style, but there are some recent Modern influences as well. Locations in the Heights can get specific too, however it’s a matter of preference that draws people to one area or another in Northwest Houston. “Most homes over $1 million [in the Heights] are between the boundaries of north of Interstate 10, west of Main Street and Interstate 45, south of 25th Street, and east of Nicholson, Schlemmer said. “Being zoned to sought after schools can also play a factor in pushing a home over a pricing threshold, but that is not necessary to be priced in the $1 million to $2 million range. There aren’t as many million dollar listings in Garden Oaks as there are in Oak Forest, partly because of the deeper setbacks that are part of the building restrictions in many sections of Garden Oaks, precluding a bigger house, Power said. People are still drawn to the big yards, the more spaced out homes,

Question:

Expert

Opinions “There are many things a seller can do to help expedite the sale of their home. “First, and most importantly, choose a professional Realtor and company to represent you when selling your home. Selling real estate is not as easy as people would like to believe. It is a very complex business and the lack of proper guidance can lead to costly mistakes. Choosing a Realtor that you are comfortable working with as well as someone you know is confident about selling your home is very important. Your Realtor should be experienced with not only selling but negotiating. Choose a seasoned agent, not a part time Realtor or someone new to the business. Part time Realtors mean part time

2014 was a record year for home sales in Leader neighborhoods, definitely a seller’s market. What tips can you give sellers before putting their homes on the market to try to insure a quick sale? Do you think listings will be on the market for longer terms in 2015? Why or why not? work. You want the best for your home. Secondly, make sure your home is clean and any deferred maintenance items are taken care of before listing your home. I always tell my sellers to pretend that you don’t live there anymore and that you were looking to buy your own home. Would you buy it in the current condition? If not, what would you change? Third, be prepared and know where you are going in the event you’re home sells quickly. Often times sellers are scrambling to find a home to move to after they have received an offer on their current home. Not having a place to go may cause a seller to delay responding to a good offer because they

are not prepared and haven’t found a place to go. As a wise man once told me, people do not plan to fail, they fail to plan. Always have a Plan B. Fourth, do not wait to speak to a mortgage professional. If you have a place in mind and you are prepared, you will need to have an approval letter to be considered an earnest buyer. This is increasingly important because of the number of people bidding on houses. This will give you a competitive edge. Fifth, always have a professional photographer take photos of your home. This is the first impression of your home on the market. Make sure your comments and amenities are listed as well. There are many other

helpful tips on selling your home. I welcome your phone call or email. Does your pet need any vitamins? Girls Basketball: Lutheran High North

Dear Tabby, One of my resolutions for the New Year is to get better about taking my vitamin every day. Does my dog need a vitamin too? Health-minded in the Heights Dear Health-minded, The good news is that most dogs and cats that are on a well-balanced pet food don’t need supplements. Pet food companies add the required vitamins to foods, taking the guesswork out of supplementation for pet owners. But, with a growing population of aging, overweight pets, the market for pet supplements is expected to soon become a 1.7 billion dollar industry, according to Packaged Facts, a market research firm. However, you may find that some pets can benefit from a daily vitamin supplement. For instance, giving a glucosamine supplement helps restore joint health and increase mobility in aging dogs. Additionally, giving your dog a fish oil supplement might help keep his skin in tip-top condition, decrease shedding and itching and decrease inflammation.

Vets often recommend probiotics for your pet as well. Given preemptively, probiotics can help--not only keep your pet’s intestinal tract on, well, track--but also help with various ailments including eyes, nose and skin issues. The majority of probiotics are given to pets who are experiencing intestinal upset though. By giving your pet a daily dose of probiotics, the natural balance of good bacteria and bacteria can be restored. Additionally, some vets recommend giving your pet milk thistle. Milk thistle has been shown to aid in liver function; reducing inflammation and preventing disease. So, what should you look for when considering a vitamin for your pet? Vets advise you to check the label before giving any vitamin/mineral supplement to your pet and look for the following qualities: •Contains at least 8 essential vitamins including Vitamin A, B-complex, D, and E, as well as the B vitamins. Vitamins A and E are all-important antioxidants that help maintain a healthy immune system and should also be included in the supplement. •Vitamins and minerals should be in the correct ratio for your pet’s good health. •Highly palatable The bad news is that some human supplements are harmful to pets. For instance, calcium actually hinders bone formation and can damage maturing joints and cartilage in puppies. Vitamin A can damage blood vessels and lead to

muscle atrophy. As always, it’s important to seek guidance from your vet when considering adding supplements to your pet’s diet. Do you have a question for Tabby? If so, email her at deartabbyquestions@gmail.com

improves to 29-1 with Jan. 20 win By Jonathan Garris jgarris@theleadernews.com Coach John Slomcheck of the Girls Varsity Basketball Team at Lutheran High North has much to be proud of in this season’s team, which improved its near-perfect record to nearly 30 wins Jan. 20 with a decisive 93-25 victory over St. Joseph Catholic High School (11-15). The win extends LHN’s win streak to 11, with a previous 78-30 win over Logos Prep Academy Jan. 17 and a 68-34 win over Faith West Academy Jan. 13. The last time the team lost a game was Dec. 29 against Legacy Christian Academy, with LHN losing by a score of 66-48. Slomcheck said the team’s success has come from a combination of solid work ethic on and off the court and some especially fine leadership from the team’s seniors. “It’s been a pleasure for me to watch the older girls really take on a leadership role,” Slomcheck said. “It’s good to

see them teach the younger students how to practice and prepare for each night, and it’s great to watch them pass on the torch.” Slomcheck also said the group couldn’t help but get a bit teary eyed with the team’s final home game to be held 5:30 p.m. Jan. 30 against Faith West Academy. “It shows you’ve done the right thing as an athletics program when you have that sort of response between teammates,” Slomcheck said. “You have the wins and losses throughout the season, yes, but seeing them pick up camaraderie along the way, that’s what it’s all about.” The team went from a 4A district to 3A district this year because of the school’s enrollment number and Slomcheck said the team’s closest district game hangs around a 40 point differential, but he wants to avoid running up the points. Of the girls playing on the 2014-15 team, sisters Shania and Asia Woods, a senior and junior respectively, say they are excited to close out the

season with a great record. The Woods sisters are playing in their first year after attending school in Cy-fair, and there has been a bit of an adjustment period. “It feels really good to know that all of our hard work is helping us be so successful,” Asia said. For Shania, stepping up as a leader has been a challenge this season but it’s made the wins mean that much more to her and her teammates. “It’s a challenge to learn to handle each person differently and know what works and what doesn’t for them,” Shania said. Athletics Director Nathan Robbins praised the team and their cohesion, saying that the upcoming playoffs will be a true test of character and skill for the team. “It’s definitely going to be a wake up for some of them with how the season has gone,” Robbins said. “We’re all really looking forward to seeing what this great group of athletes can accomplish.”

Rescued Pets Movement finds new home in Oak Forest By Jonathan Garris jgarris@theleadernews.com Houston Rockets Owner Leslie Alexander shared his passion for animals Jan. 16 at the unveiling of the veterinary clinic at the Rescued Pets Movement’s new home on West 34th Street. “[My passion] comes from my dog Penny and it’s something I had at a very young age,” Alexander said. Penny only recently died several days before the event. “At one time I had eight animals – I had five cats and three dogs in my house. I just love animals.” Alexander and the Rockets stepped forward with a $300,000 donation to RPM to allow the organization to build its new clinic, located at the former home of The Venue at West 34th Street, at 2317 West 34th St. RPM aims to provide a second chance for thousands of homeless animals across the city through rehabilitation and transport to “forever homes” in communities across the country that have a need for adoptable pets. The new facility will also bear the name of Jack C. Alexander, Leslie Alexander’s father, as part of the Rockets owner’s tribute to his late father. “This facility will be a holding facility with

the best vets to make sure the animals receive proper care,” Alexander said. “It’s always special to be able to do things like this.” Laura Carlock, co-president and co-founder of RPM, emphasized the new facility is not meant to be a boarding facility for animals, as the foster program remains the backbone of the organization. She said the group is excited at how quickly the group has progressed since it was founded in 2013. Carlock and Alexander have been acquaintances for several years and Carlock said she kept the Rockets owner in the loop over the past year. One of those emails resonated with Alexander, leading to the new facility. “It’s a new way to do rescue and there are tons of areas that have need for pets,” Carlock said. “However, our vet bills have been astronomical in the past so with this clinic we expect to cut that in half. It will also help us to be able to contain disease and have a more sanitary workspace.” The facility will offer two quarantine rooms, an exam room, 53 kennels and office space, Carlock said. The private vet clinic will serve RPM animals and works with 400 foster families around Houston. Several veterinarians are committed to the facility at low-cost with others volunteering, and staff will include three

veterinary technicians, six kennel workers, a clinic manager and an existing full office staff of about six people. “We pull anywhere from 20 to 40 dogs and cats from BARC a day,” Carlock said. “They’re constantly needing vet care.” “[Carlock] has done a fabulous job in Houston of preventing animals from being euthanized,” Alexander said. “They’re saying she’s helping about 5,000 animals a year which is fantastic.” Carlock said many of RPM’s board members live in the Oak Forest area, making it convenient not only for the group’s leadership but also offers a centralized hub for foster families. “Some of our best foster homes are here in Oak Forest,” Carlock said. “We love Oak Forest.” At the moment, RPM is solely affiliated with BARC due to the demand, and Carlock described the relationship as a symbiotic one. Once the funding and manpower is established, RPM is looking to expand further into the northwest area. “It’s already hard enough for us to meet the demand and we take three vans which are fully loaded every time with animals,” Carlock said. “Funding and manpower and foster homes are what we need in terms of us being able to grow.”
