Amy, four-bed country home, New South Wales Amy, a co-host for this Northern Rivers home, takes a guest-centric approach to hosting on Airbnb.

my’s hosting journey started with hosting at her own former home, a winery near Canberra. She and her husband, a licensed builder, renovated a cottage on the property and listed it on Airbnb. Before long, they were booked out nine months ahead, and people were asking for her advice. Now, as a co-host, Amy helps others with their listings on Airbnb. During her hosting journey, she’s learned many lessons – for example, that every element of a home needs to be guest-ready. “My number one thing is that if there is an amenity in a property, it needs to be working at its full capacity,” she says. “Different properties have all these different nuances, but if we’re including a TV, it has to work.” Preparing this lovely old home for guests meant respecting the character while enhancing the experience. “We didn’t necessarily want to turn a vintage-style property into a modern new

build,” says Amy. “It was about creating and celebrating the character it had, considering how we could use some of the features the guests were going to use – so obviously the beautiful outdoor fire pit area with festoon lights, and the barbecue.” Amy was also keen to give the place a premium feel. “That was about layering certain elements,” she says – items like quality bedding and towels, and warm lighting. Beyond simply making the property photograph well, Amy thinks through the functional elements that she knows help enhance the guest experience. “Bedside tables, cushions, full-length mirrors, those kind of things,” she lists. “Making sure all the bedrooms have blockout blinds; even going as far as hooks for towels. A guest is never going to say, ‘Oh I loved the hooks,’ but they’re definitely going to notice it from a functional point of view!” Functionality is an important factor when the couple renovate; hard-wearing finishes and durable products are high on

“There’s nothing worse than going into a house and there being marks and chips and whatever in the paintwork,” she says. ● Think about first impressions. “As a guest arrives, that’s when they’re clocking, ‘Hey, does this match the photos that I’ve seen,’” says Amy, noting the importance of the initial view of a tidy garden, clipped grass and neat entrance.

As an interior designer, Amy also often helps owners set up their place in preparation for listing on Airbnb, with her husband jumping in to help with the bigger changes when needed. Amy loves the insights she gets when reading reviews from guests. “What it is that they love about the property, my hosting, the ways we could improve different things,” she says. Amy shares this advice: “I always say that the guest experience comes first,” she says. his lovely three-bedroom home is a Guest Favourite on Airbnb, and it’s easy to see why. The 19th-century terrace boasts a full kitchen, three comfortable bedrooms and a roof terrace with city skyline views. Owners Georgia and James bought the property in 2021 and gave it a full renovation. When they recently left on a long overseas trip, Georgia turned to the Co-Host Network, where homeowners can find an experienced local host to take care of their home and guests. That’s how she found Adam. A former tennis coach, Adam began hosting his own place on Airbnb before becoming a co-host. He has plenty of hosting experience to share. Good photography is important, as is the listing: include the number of beds, a description of the house, its location – such as CBD proximity – and extras such as a barbecue or coffee machine. “A big one is the size of the bed – for example, if you have three king beds, and an ensuite,” he says. “The description means a lot, and the first five photos. You’ve got to really capture the imagination!” As well as being a co-host, Adam is also a volunteer community leader for a local host club in the Melbourne area. Even if you have consecutive bookings, spotless presentation is still vital. “The main thing is having the right people around you,” says Adam. “Cleaners are the key – if you have a good cleaner, it is much easier to run.”

you host it. “Spend a night, a weekend, cook some instant noodles!” says Bree. “Do whatever you want to do, but just make a little list of the stuff that you went to grab that you don’t have.” ● Think like a guest. “When I travel, I really want to eat where the locals eat, so I think providing that kind of information is great.” ● Include a thorough welcome guide. “I love a hard-copy welcome book with some beautiful photos and all the information that you could need. Wi-fi details, recommendations for restaurants, how to use the oven... If you are receiving the same message from guests over and over again, then that is something you definitely need to put in a welcome book and have available for them.”

ree initially hadn’t considered becoming a host on Airbnb. “I had never stayed in one, I didn’t know anybody who had hosted,” she says. “I said I’d give it six months. So I threw everything that I had into it and I absolutely fell in love with it!” After years of hosting, Bree is now a Superhost Ambassador and shares her tips based on her experience, to help new hosts get started. The benefits of hosting on Airbnb have included helping to support the mortgage and contributing to ongoing home improvements**. “It’s been very successful,” says Bree. This two-bedroom apartment – the first Airbnb listing Bree tackled – wasn’t always so beachy chic. Bree bought the property along with its neighbouring twin in 2017, in “awful condition”, before carrying out a lot

of the work herself. “I became very familiar with the Bunnings process,” says Bree. “We bought everything there. I knew the aisles so well that I joked that once I’d finished hosting on Airbnb, I would make an excellent Bunnings employee!” The process had Bree working from a guest’s perspective. “I was thinking about how people would actually use the space,” she says. “Where would they put their suitcases, what would they use in the kitchen, was the lighting good?” Bree helps guide other hosts in the finer points of preparing a space for listing. She has developed a well-honed routine that includes a 10am check-out and 2pm check-in, a cleaner for most same-day turnarounds and thoroughly organised lockable storage.

“Good communication is really important; being as transparent as possible, and under-promising and over-delivering,” says Bree.

“I have three sets of linen for all the beds – one set on the bed, one in the wash and an extra set in case we have a week of rain and can’t get the stuff dry,” she explains. Bree says while you don’t have to have the most incredible place to be a host, little touches matter. “In so many of my reviews, guests have written, ‘Bree has thought of everything’ – like ear plugs and an eye mask for Friday or Saturday night, if you know there’s an event in town. I love little luxurious body washes and shampoos. I think you can really pick and choose where you save money and where you go a little bit all-out, and have a point of difference from everybody else.
