At BuildLabs, our commitment to
concierge-level, design+build services started in the Hamptons over a decade ago. Here, we earned our reputation for delivering luxurious, ecofriendly homes that are as enduring as they are exceptional. And it’s also here where Anjali and I raised our children and embedded ourselves in the community. While we’re excited to expand to North Carolina, our East End roots remain deeply woven into everything we do. This expansion isn’t about scaling up for scale’s sake. It’s about advancing the way we leverage technology and sustainability for efficiency, resulting in significant time and cost savings for homeowners. When my husband, Punit, asked me we’ve built a company culture that mirrors the to join him in launching BuildLabs back in 2013, I had one question: “What exactly would this job entail?” I wasn’t a builder by trade. I studied sports medicine and this led to various corporate health roles on Wall Street. So, a construction company in the Hamptons? I just never expected this chapter in my resume. But it turned out my corporate background was just what BuildLabs needed. My roles evolved from HR and marketing to client relations, office management, and everything in between. I was determined to make BuildLabs stand out as more than just another construction firm. With a focus on health, respect, family, and personal growth,
values we want to see in the East End community. As we raise our two sons in East Hampton — the only home they’ve ever known — we’ve come to appreciate everything the Hamptons has to offer. This year, we launched our sponsorship of the Bay Street Theater because we believe in its mission to make the arts accessible to everyone. From their “Pay What You Can” program to the “No Camper Turned Away” summer camp, it’s a cultural cornerstone that connects us all. For anyone who loves fresh, local produce, Round Swamp Farm in East Hampton is a must-visit. This local market is renowned for its seasonal fruits and vegetables, gourmet takeout meals, and decadent baked goods. Whether you’re stocking up for a picnic or just craving some fresh, locallysourced flavors, Round Swamp Farm never disappoints.
ALIGN YOGA Align Yoga in Amagansett has become my go-to for fitness and relaxation. Offering both infrared-heated and nonheated yoga classes, Align provides an exceptional experience in their climatecontrolled, 800-square-foot studio. Whether you’re a seasoned yogi or a newcomer, the knowledgeable and compassionate instructors like Seamus (above) will guide you through each class, leaving you feeling both sweaty and satisfied.

While the nostalgia for old-fashioned buildings is understandable, today’s factory-built homes offer a compelling alternative and address the realities of the country’s aging housing stock. By Jill Nielsen 13

recent home listing featuring a nondescript 1990s house read “a great place to start over.” The details focused on the land and its prime coastal location – nothing about the house. Though the home was relatively young, the seller assumed the buyer would demolish the house to build new. “They just don’t build them like they used to.” The lament goes beyond mere nostalgia. It’s a rejection of today’s throwaway culture, where products are designed to last only until the next trend or model. It reflects a longing for the quality craftsmanship and longevity that characterized homes of the past. However, the sentiment overlooks the remarkable advancements in construction technology today. In fact, maybe they shouldn’t build them like they used to. New technologies, materials, and processes are making it possible to build homes that are more efficient, sturdy, and long-lasting than ever before. Factory-built homes, like those constructed by BuildLabs, embody this evolution. These homes benefit from precision engineering, superior materials, and innovative construction methods, resulting in structures that not only meet but exceed the standards of traditional craftsmanship.
FACTORY-BUILT HOMES Factory-built homes refer to various types of homes that are at least partly fabricated or
constructed off-site and then reassembled or finished on location. The process contrasts with “stick-built” homes, which are assembled entirely on-site from many individual pieces like studs, drywall, pipes, wires, etc.
TYPES OF FACTORY-BUILT HOUSES The various types of factory-built homes include mobile, manufactured, modular, panelized, and pre-cut or kit homes, each with distinct characteristics and regulations. Mobile homes, built before June 15, 1976, are becoming rare. They predate the building codes outlined by the U.S. Department of Housing and Urban Development (HUD) and are rarely supported by major mortgage institutions. Manufactured homes, built after 1976 and code compliant, are transportable in sections and vary widely in size and quality. Modular homes are built in factory modules and transported to the site, using the same materials and meeting the same codes as site-built homes but without HUD certification labels. Panelized homes are assembled on-site from large preconstructed panels, allowing for customization and quick assembly, and must comply with local codes. Kit homes, popular with DIY builders, are pre-cut in a factory and assembled on-site. These can range from simple cabins to elaborate timber frames and must meet local and state codes.
ADVANTAGES OF FACTORY-BUILT HOMES The advantages of factory-built homes over traditional site-built houses are significant. These homes offer cost savings, reduced waste, shorter construction times, superior quality control, and enhanced safety. Their efficiency, customization options, and compliance with building standards make factory-built homes a versatile and attractive option for modern home construction. Cost Savings: Factory-built homes can cost up to 50% less than site-built homes. Constructed in controlled environments, they avoid weather delays and cost overruns. Labor costs are significantly lower, and bulk purchasing discounts on materials are passed on to buyers. According to research by the NAHB Building

WHY I BUILT BUILDLABS A note from our cofounder, Punit Chugh
As 2024 draws to a close, I can’t help but reflect on how far our team has come–and how there’s still much to do when it comes to making sustainable construction the new standard in the US. It all goes back to our company’s founding story. In 2014, after a successful career working on large-scale infrastructure projects in Australia, ranging from $80 million to $1 billion, I decided to follow a calling to start my own venture in the United States. My experience in Australia spanned various aspects of the construction industry, from contract administration to the execution of work on job-sites. These projects showcased the vast possibilities within the built environment and provided me with invaluable experience. During this time, I pursued an MBA at NYU’s Leonard N. Stern School of Business, focusing on the financial aspects of construction. Yes, I know we are in an age where higher education is increasingly overrated, but even as a serial entrepreneur, I firmly believe this enhanced my hands-on experience and broadened my perspective on how to apply these skills to the challenges I faced at those massive infrastructure sites. So when I returned to the States, I cofounded my company with my life partner and business partner, Anjali Gupta, and we were laser-focused in continually reinvesting in its growth and mission. By 2015, we secured our first significant project in Sag Harbor, a 9,000 sq. ft. waterfront home. Transitioning from large infrastructure projects that involved corporate consulting groups, to smaller, highstakes ventures relying on our own life-savings required me to adapt quickly, managing every aspect of the business.
Initially, we worked within traditional stick construction to establish credibility and further understand the industry’s inefficiencies. After three years of exploration, in 2017, we began to investigate off-site construction methodologies, drawing inspiration from advanced building techniques in Germany. This exploration led us to integrate these efficient and innovative methods into our projects in the US, and form the Hybrid Construction Methodology that defines what BuildLabs is today. Beyond the off-site building processes, our approach deviated from the norm in many other ways; instead of being a traditional carpenter or framer, my background in design and business allowed us to think outside the box. We aimed to take full accountability for projects, managing cost, quality, and time with a holistic view. Our method involves carefully hand-picking engineers, architects, and interior designers to create a cohesive and efficient building process under one roof. Within just a few years, our company outgrew its initial Southampton location and moved to Bridgehampton. Our rapid growth was fueled by leveraging existing contacts and quickly expanding our team. From an initial three employees, we grew to 22 by our second year,

Our company’s mission is to revolutionize the construction industry by addressing its fragmented nature and improving efficiency through innovative methodologies. We aim to be five years ahead of the market, continuously innovating and implementing cutting-edge building practices. One of our earliest clients, introduced by Sotheby’s, was a tech professional who embraced our innovative approach. This Hamptons project became a cornerstone for our reputation, showcasing the benefits of our method and leading to numerous referrals. And since 2014, word-of-mouth was our sole vehicle for growth. We invested in our reputation first.
But now after a decade of business, we have carefully assessed and expanded our operations, focusing on high-value segments within the luxury market. Our commitment to sustainable and environmentally friendly building practices drives us to continuously improve and innovate. Looking ahead, my leadership at BuildLabs is focused on expanding into larger innovations, including addressing the needs of affordable housing issues in Long Island, and developing solutions like ADUs (Accessory Dwelling Units). We aim to provide high-quality, efficient, and sustainable built environments for a broader audience, ensuring our methods serve both luxury and mainstream markets. The latter will be made possible by our expansion to Nash County, North Carolina, where we will build a 75,000 square foot facility bringing our German innovations to US soil for the first time. It’s expected to bring hundreds of jobs to the area, and local talent is what drew BuildLabs to the region in the first place. It has been quite a journey for my team and I. It’s our team and our clients who entrust their dream home in our hands who, altogether, have shaped our company’s vision. And we look forward to leading the industry in efficiency, accountability, and sustainability.
