Gongratulations to the environmentalists
Here we are in the middle of summer, with more than 2.5 million acres of forests already burned, with more than 30,000 people and visitors evacuated and fleeing their homes and hotels, and firefighters putting their lives on the line. A new fire seems to break out every other day.
While the environmentalists garner the headlines for their attempts to disrupt our businesses, little is heard in the press or from environmentalists about how and why they should take the blame for the destruction of the very thing they pledge to save-our forests.
By the way let's add Washington also. There is no doubt that a series of environmental laws passed over the last 10 years has contributed mightily to the state of our public forests today. In fact these laws have fueled the fires. No one can be blamed for the seven year drought, but the environmentalists and government can be
blamed for pursuing policies that were clearly disastrous and have led to as much as 400 tons of undergrowth per acre covering the tinderbox dry forest floor.
Environmentalists have recently stated that it is unfair to make them scapegoats for blocking efforts to thin forests. But, why not? They have been making this industry scapegoats for years.
They can unfurl their banners, they can sit in trees, they can disrupt association events, or go to court, but nowhere do I hear them taking accountability for the sorry state of our public lands and forests. We are ablaze thanks to the kowtowing of government to the minority who always manage to grab publicity while presenting a false picture to the confused public. For sure there are many who are well meaning, but unfortunately it is the extremists who steal the thunder. While progress

comes from reaching agreeable middle ground on both sides, unfortunately the radicals create the loudest noise, and allow good sense to go up in smoke.
The private sector would never manage our national forests the way they are managed today. With the one resource this country has that is renewable we have taken giant steps backwards in the public sector. They have been totally mismanaged, and what we are seeing now is the end result. The thinning that is done today is extremely limited. We are now ablaze due to poor government stewardship of our finest natural resource.
Timber harvesting is the answer, by an industry that has evolved into being responsible social citizens. Harvesting mature trees before they die should be an obvious answer.
If in traveling this summer you find yourself near Mt. St. Helens, see for yourself the difference between the stagnant government side of the mountain and the reforested Weyerhaeuser side. It is night and day. It is time for common sense to prevail again. Privately owned forests are healthier and more productive than their government counterparts. Our government must take the right steps and understood that for the long-term survival of our forests for our children and grandchildren, forests need to be managed, resources have to be given, forests have to be opened up to the private sector that knows how to manage the land, and a true picture must be shown to the public about how this industry runs its business.

It fiANY lumber dealers have disIVlcovered that an on-site custom millwork facility can be more than a profitable little side business. Such operations allow companies to differentiate themselves from the competition as custom millwork specialists.
According to owner Bill Lovvorn, custom millwork is the ideal outlet fbr showcasing the founding principles of Fort Smith, Ar.-based Lovvorn Wholesale Lumber Corp.: "providing top quality. highly responsive customer seryice and superior products."
"Those principles continue to be our major priority," he says. "We do more than just take your order. We listen to your needs, make suggestions to reduce costs. and monitor your order through plant scheduling, production, and right up until you accept delivery."
The company gives out a set of random 3- to 4inch samples, 10 to 12 profiles in all.
If nothing else, a millwork shop gives dealers the opportunity to provide vastly personalized services to their customers. Countless shops advertise their ability to create any profile the customer wants. "If you can dream it, we can build it!" reads

"We can make or match anything using stock parts or sub-assemblies, all-new custom parts or a combination of both," claims Rick Baumgarten, president of Lee Lumber & Building Materials Corp., which features a 20person millwork shop at its Chicago, Il., yard. "Because of our size, we can handle any job-large or small."
Yukon Lumber Co., Norfolk, Va.. boasts that it can meet any woodworking requirements, whether that's "l0 feet or 1,000 feet of custom moulding. With several hundred knives on hand, chances are we have the moulding profile you're searching for. If not, we'll gladly grind a knife
to your specifications and shape the lumber of your choice."
"When an architect or builder calls me with a special request, I make it a workable item," says Carl Smith, an estimator and draftsman at Gates Lumber Co. Memphis, Tn., for over 25 years. By "workable," he means he'll do what it takes to ensure the item fills the design request and meets his own quality standards. What if the client likes a particular crown pattern, but it doesn't work with the l0foot ceilings they're planning? Smith alters the design to make it fit any space or architectural format.

I wonder if any others attending the recent Forest Leadership Forum saw things as I did. It seems to me that the individual certification programs represent the top level in an environmental hierarchy of materials choices.
At the base of this hierarchy is the decision to use wood or an alternative material, namely a nonrenewable material with greater energy requirements, such as steel, concrete, or plastic; If wood is not chosen, the remaining decisions are irrelevant.
On the level above this foundation is the distinction between wood from managed forests and wood from unmanaged forests. When illegally logged wood is used or when trees are cut from natural forests for fuel, the remaining decisions are again irrelevant.
Among the managed output, there is a choice between wood from certified forests or from uncertified forests. As of now, most managed forests are not certified by any organization, and most people have little awareness of certified wood. Only after that-at the fourth level in the hierarchy-do we come to the decision of which certification program is preferable.
I understand the competitive feelings.
The various programs have been developed by dedicated people who painstakingly created and refined them.
However, the choice of a certification program is presently the least significant environmental step of the four steps outlined.
I think that FSC and SFI have more in common than in dispute. And so do International Paper and the Dogwood Alliance. I hope everyone who attended the Forum agrees that we should not be replacing wood products with steel, concrete or plastic products. [f so, everyone should also agree that we have more productive places to direct our effort than on competitive enfrenchments.
It's okay to debate the differences in the programs-some consumers have reached this level of the hierarchy-but there are three prerequisite levels where differing proponents are not competitors but allies. Right now at least, these levels are more important for the environment. We should concentrate foremost on promoting the use of wood, eliminating illegal logging, and fostering a demand for certified wood. Then we can duke it out over which certification program is superior.

FBI Nabs Depot Scam Trio
Three illegal Irish nationals may face federal charges and deportation after being arrested in June for allegedly scamming Home Depots across the nation of approximately $400,000.
John Hay, 55; Linda Broderick,48, and Anthony Davenport, 46, apparently toured the country in a van and a 26-ft. trailer for which they paid cash.
According to California police, the trio replaced Depot bar codes with homemade forgeries that rang up items at a significant discount.
The group then returned the items for the full price, netting themselves a lucrative cash refund.
In January the suspects switched to gift certificates after Depot stopped issuing cash for returns. Officials say a person in Dallas, Tx., bought $80,000 worth of gift certificates from the suspects for a third of the face value.
In addition to Home Depots across the West, the trio hit stores in Georgia, Florida, Alabama, Mississippi, Louisiana. Texas and Oklahoma.
"It's a brilliant scam, but the big thing about it is that they made the money in seven months," said San Leandro police detective Kathy Pickard. "Theyjust got really big, fast."
Officials speculate the scam dates back to October 2001.
Police have seized a total of $750,000 in Canadian and U.S. bank accounts.

Road Work Gets Yard Moving
The owners of Locust Hardware, Locust, N.C., have relocated, expanded and renamed their business Southgate Masonry & Lumber, Concord. N.C.
Dot Vanderburg and her daughter, Dakeita Vanderburg-Horton, began thinking of the move two years ago after learning the adjacent highway would be widened. Increasing traffic already vibrated the wooden floors of their 55-year-old, 25,000-sq. fi. hardware store.
Rather than fight the project, the owners saw an opportunity lo grow their business. They spent $2 million for land and a five-building, 40,000sq. ft. complex, including a 9,000-sq. ft. showroom and 4,500-sq. fi. shed to mix mortar and sand.
The new location carries more hardware offerings and, being 20 miles closer to some key customers, has lowered fuel costs for company delivery trucks.
Dow Recharges Buildscape
Dow Chemical, previously a minority shareholder in Buildscape, has acquired f'ull ownership of the e-
commerce firm from holding company Riverside Group, Jacksonville, Fl.
Stephen Wilson, c.e.o. of struggling 95-unit Wickes Lumber, is also Riverside's c.e.o. and majority owner.
Dow said its goal is to expand Buildscape, not to shut it down. Buildscape, which once had nearly 200 workers, now employs fewer than one quarter that amount.
Potlatch Expands Softwoods
To rely more heavily on its own timber supply, Potlatch Corp. will expand production at its southern pine mills in Waren and Prescott, Ar., by as much as 30Vo, while closing its Bradley hardwood mill in Warren.
The company's Arkansas timberlands are composed primarily of softwoods, forcing the Bradley mill to buy most of the oak it required from other companies.
The firm is currently installing additional dry kilns at both sites to help increase each mill's capacity to 230 million bd. ti.
Potlatch bought the Bradley hardwood mill in Warren in 1958. curtailed production earlier this year, and has now put the facility up fbr sale.
Talpx Pulls Plug On Exchange
Talpx Inc., one of the leading ecommerce market service providers to the forest products industry, has discontinued operations.
Talpx president Jim Olmedo attributed the closure to a "challenging economic environment and reduced capital spending industrywide."
Although Talpx's Web site went offline soon after the July 12 decision to shut down, Olmedo expected the member exchange to remain open until mid-August.
Since its first electronic lumber transaction in April 1999, Talpx developed a selling base that included nearly 4O7o of lumber production and 157o of panel production, as well as a buyer base of |,500 locations.
C.C. Crow Publications. which was acquired by Talpx last year, will continue to operate independently.
Earlier this year, Talpx helped Cox Industries, Orangeburg, S.C., develop the industry's first private branded exchange, coXchange, which went live July 20. Cox's Mike Johnson said the changes at Talpx "will slow us down." since they may require another company to host and support the site.

Depot Sells To Feds Again
After enduring several weeks of public controversy last month, Home Depot decided to reverse its policy of not doing business with the U.S. government.
The Atlanta, Ga.-based retailer said the policy had been in place for years and was a result of the company not being able to handle the laborrelated paperwork required of a federal contractor.
Critics of Home Depot's policy speculated that the company has instituted the measure to avoid being subjected to federal affirmative action policies.
Depot officials would not comment extensively on the policy reversal, instead saying only that the change "was based on feedback" from customers and employees.
The timing of Home Depot's decision not to work with the government puzzled many, coming just weeks after the company reached an agreement with the U.S. Labor Department to "recruit, screen, and refer" 40,000 job applicants for the chain's new stores that are opening each week.

This month Do it Best Corp. will begin rolling out handheld devices that allow its retail members to process orders, deliveries, item maintenance, physical count and price changes from anywhere within their store.
The new in-store CS2000 Mobile Manager system features a handheld device with barcode scanner that can communicate with the in-store central server, both when attached to its network and remotely via wireless.
Do it Best's Jeff Wilson said the software will also allow memberretailers to create purchase orders while away at the co-op's buying markets, then upload the orders when they return to their stores, either by wireless or when attached to the instore network.

APA-The Engineered Wood Association has recognized l0 Southern engineered wood products mills as part of its 2001 Mill Safety competition.
The competition honors facilities with the lowest accident rates based in Occupational Safety and Health
Administration guidelines.
Divisional winners for 2002 in the South included Louisiana-Pacific, Silsbee, Tx., mill; Georgia-Pacific Corp., Prosperity, S.C., and GeorgiaPacific Corp., Gloster, Ms.
The mills with the safest average over a three-year period (1999-2001) included Georgia-Pacific's Grenada OSB mill, Duck Hill, Ms.; Weyerhaeuser Co. (formerly Willamette Industries), Zwolle, La., and G-P, Prosperity.

Cypress Millwork Makes lts Stand
Despite a continuing trend away from wood siding, more people are putting cypress back inside their homesfor moulding, paneling and other interior applications.
Although cypress is best known for exterior uses, one well known manufacturer thinks the wood's aesthetic and machining properties are such that he wouldn't mind if a// cypress were used indoors.
"Cypress is beginning to recapture markets it lost 20 years ago," says Tom Reke, Coastal Lumber Co., Weldon, N.C. "We're excited to see more and more people viewing it for applications other than as a workhorse for exteriors. They see how well it finishes and appreciate its natural beauty. They like the lighter, airier color, which is a very hot trend right now. And, it mills well."
Agrees Donald Elder, Elder Forest Products, Crowley, La.: "Cypress is a moderately hard wood, inherently stable. It glues well, sands and planes excellently, and, of course, you can stain it or finish it much nicer than cedar or redwood because it doesn't have that dark color. Millwork

Reke attributes the trend, in part, to "the cedar situation. Cypress is price competitive."
The resurgence has been eye-opening, especially for consumers, says Reke. "You ask the average Joe, and he thinks cypress is extinct or protected. He doesn't realize how much of a good selection is available," Reke says.
Elder also cites competitive pricing and workability as key factors in cypress' growth. Elder Forest Products, which uses cypress for moulding blanks, recently introduced special kits to boost cypress use among millwork and furniture manufacturers.
"Let's say it takes 40 pieces to make one item," Elder explains. "We put those 40 pieces together in a kit. Every component is guaranteed 1007o usable. The kit eliminates so much work for our industrial accounts that one of our customers on the West Coast iust shut down his saws and his sanders."

The first step to beginning a building design is to formulate a material list of all the products that need to be stored (dimensional lumber, pressure treated, engineered products, plywood, roofing, etc.). This will ultimately determine the overall size and layout of the building, assuming there are no site limitations. If site restrictions exist, then this would point to a rack-supported building, which utilizes vertical storage on a limited footprint.
"Once we have the inventory list, we design the building with column spacing, building height, and enclosed areas that are customized to the yard's particular product mix," says Clint Darnell, v.p.-building material sales, Sunbelt Storage Systems, Alpharetta, Ga. "Since every yard's inventory varies by quantity and type, there is no such thing as a 'standard building.' If the building design is handled this way, you will end up with a structure that will not optimize your storage space, or store your inventory properly. Land is a limited resource, so you cannot afford to handicap yourself by underutilizing your yard space."
An equally important portion of the building design is locating the structure on your site. First, you must contend with the site requirements that the city or county imposes (set-backs, waste management, green space).
Additional factors also come under consideration when positioning a building properly. "Traffic flow is obviously a primary concern," Darnell says. "A lumberyard or a distribution facility is a congested work environment, with flatbed and forklift traffic. We locate the building or buildings to facilitate a safe and efficient flow of material and vehicle traffic."
He adds, "The primary reason that you would construct a building is to cover the material to prevent loss due to weather. Anyone who makes a close analysis of his or her inventory loss due to exposure knows that the financial impact is significant. Therefore, we take the weather direction and material location within the building into account when positioning a building on your site."
In summary, in order to reduce inventory loss and streamline your operations, a rack-supported structure or bulk storage building provides a cost effective solution. The specific design of the building should be geared toward your yard's unique requirements.

An Alabama homeowner has filed suit against Georgia-Pacific Corp., claiming the company concealed the danger of CCA-treated wood to customers.
Kevin Beasley, who works as a state trooper, filed the federal suit July 10, alleging that he became seriously ill after handling CCA-treated wood while building a deck this past spring.
The suit seeks class-action status and unnamed compensatory and punitive damages.

Bamboo Building Products Arrive
As builders and architects strive to meet customer demands for an even wider selection of building materials in the home, Chinese bamboo has begun emerging as a viable wood substitute.
Bamboo, which is technically a grass and not a tree, has long been used in Asia, but is just now emerging in the U.S. as flooring, paneling and plywood.
But the question for many traditional wholesalers and lumberyards is, why sell bamboo?
Daniel Smith, Smith & Fong Co., South San Francisco, Ca., which manufactures and distributes bamboo building products under the trade name Plyboo, says bamboo's unique grain patterns and innate strength set it apart. "Bamboo flooring is twice as stable as oak flooring and is installed using the exact same procedures and tools as traditional hardwood flooring," says Smith.
He also points out that bamboo products are specified by three distinct, growing market segments: "green" builders and homeowners, since only the bamboo stalks are harvested, not the root system; those attracted to bamboo's unusual
grain patterns, and those he describes as "bamboo nuts."
Although bamboo flooring tends to be more expensive than traditional hardwoods, Ann Knight of bamboo manufacturer TimberGrass, Bainbridge Island, Wa., emphasized that it more than compares to conventional wood flooring. "Bamboo flooring outperforms traditional flooring materials in durability and hardness," said Knight. "It's 25Vo harder than oak and l27o harder than maple."
Bamboo is hollow in the center with its outer walls generally an inch thick at the base. During the manufacturing process, a flat strip is milled from the core of the wall and then boiled in a solution to kill all lingering pests.
Although flooring tends to hold the largest share of the bamboo market, plywood panels with an MDF core or solid plywood core are steadily growing.
While bamboo use has been strongest in major urban areas, Smith notes that recent interest in Texas indicates a growing acceptance of this exotic import nationwide.

Among the dozens of added services it offers, Southern Lumber & Millwork Corp., Charleston, S.C., provides free 6-inch-long samples cut from any of its stock mouldings or sidings.
Forester Moulding & Lumber, Leominster, Ma., also uses samples to inspire customers: the company gives out a set of random 3- to 4-inch samples, l0 to l2 profiles in all.
Tague Lumber, Philadelphia, Pa., has used high-end custom millwork as a foothold to maintain the business of residential builders. "They provide us with a lot of the trim and window moldings and things like that," said customer Robert Ayerle, Parec Homes. "Any lumberyard can do custom millwork for you, but they put out a really high-quality trim, and they get it to you when you need it.
That makes a huge difference from our standpoint."
And, explains George Bateman, president of lumber wholesaler Bateman Brothers, Woodbury, N.J., "if you get the millwork job, you tend to get the rest of the house, too."
In addition to six retail lumberyards, Mill Creek Lumber & Supply, Tulsa, Ok., owns Wood Systems, an architectural millwork house in Tulsa that works in custom architectural fabrication, and specializes in one-of-a-kind items.
In-house estimators and draftsmen work with builders, contractors and homeowners on custom projects such as staircases, custom mouldings, custom entry units, cabinets, corporate boardrooms, and reception desks.
Mill Creek has also been assembling and pre-hanging wood and steel doors for more than 50 years. Each year, the company produces over 3,000 wood exterior doors, 10.000 steel exterior doors and 40.000 wood and "Masonite-type" interior doors.
Over the last several vears. Mcllvain Lumber, Marcus Hooi, pa.. increasingly has specialized in hardwood mouldings, helping to differentiate itself fiom commodity-oriented
competitors such as 84 Lumber.
High quality millwork, explains president Alan McIlvain, "is an expensive product. so you want it to be seen. It's not judged on its durability or strength, but really on its aesthetic value. So in that sense it's a specialty item, and it is typically sotd through a privately owned business like ours."
That's where the specialist's expertise comes into play. "You may look at a board and think of it as beautiful, with a knothole here and the grain going a certain way," Mcllvain notes. "But with our experience we are able to say, 'No, that won't look good.' It's because of this experience that we are well-regarded for having that judgment."
Millwork specialists realize that their businesses truly ride on their reputations. "Quality millwork" has been the rallying cry of Burnett & Sons Mill & Lumber, Sacra mento, Ca., since its inception in 1869. That's not likely ro change any time soon. Along with the addition of modern computerized machinery, an active training and apprenticeship program helps preserve century-old disciplines of the craft.

/ANE OF the most challenging \-faspects of selling engineered lumber is dealing with the price. It costs more than dimension lumber and may cost more than other engineered lumber alternatives that your competitors sell.
For the sales rep who has been selling lumber for years, the concept of deliberately selling a higher-priced product runs counter to their years of experience. After all, isn't the company always looking for lower lumber prices on the open market, searching for more cost effective ways to purchase wood, and aren't builders always pushing to get a better price?
Selling a higher-priced product is a shocker to many traditional lumber salesmen,
The answer is yes to all of the above, but these points are valid for commodity products-not value-added products like engineered lumber.
Because selling a higher Priced product is a shocker to so many traditional lumber salesmen, several creative methods of introducing this
product to builders have been used. Presenting an estimate that includes joists only or converting the plan to your brand of engineered lumber on a one-for-one basis, are the two most common ways of "softening the blow" to the builder or to present a "better" price than the competition.
Both of these options are dangerous and provide at best short-term sales. What is dangerous is that (a) your company is not able to leverage the added value that engineered lumber provides over the long haul and (b) the lack of design (selling the products without designing them) will probably create problems for the builder. The sales are short term because they are based on only showing part of the hand that your company and you have to offer.
Let's look at both of these oPtions so we can see why they shouldn't be in your sales arsenal.
Estimates that include joists only are a commodity approach that shortchange the builder and your company. ln creating this estimate. an engineered lumber alternative (usually the same depth as the joist specified on the plans) is selected and checked against the manufacturer's span chart. In the case of a specified 2xl0 floor, a 9-l/2" engineered I-joist is picked. Not too hard. All of the maior manu-
facturers of 2xl0-sized I-joists can outspan any #2 grade of 2x10 regardless of the species. The estimator only has to do his conventional takeoff on 2xl0's; normally one each foot of width to cover 16" o.c. spacing, one on each end, and a few for doubles, stairwell or fireplace openings, and convert that lineal footage estimate to the I-joist. The shortchange is that all of the special requirements of an I-joist floor-hangers, beams, fillers, web stiffeners, etc.-are left off the estimate. The builder may bite on this estimate because it looks okay and is simple to understand.
What happens in the field, though, is usually a disaster. ManY 2xl0 plans are not properly designed initially for all of the non-stacking loads that occur in a house, so where double joists may be specified as a rule-ofthumb, a beam or triple I-joist may be required.
To compound the design shortcomings of many plans, framers will typically install what they get. If there are no hangers, pressure blocks are installed, joist flanges are notched to fit 2x hangers...the list of problems and home remedies is endless. For the builder, this means getting the home red-tagged by the building inspector, spending hundreds of dollars more for additional materials, and

a home that is structurally inferior and unwarranted by the manufacturer.
Sales reps who make the mistake of selling on a joist-only basis soon find themselves having to compete on a price basis with their competitors. The builder is quick to see rhat he is not getting anything extra, that there is no value in the sale, and looks to other suppliers for a bid. More than one sales manager has found himself in the position of having to discount the "value-added" product because the sales rep used this technique. When this happens, the opportunity for profit vanishes quickly and the spiral down to commodity status is lightning fast.
When you hear a sales rep or manager make the claim, "This engineered lumber business is just a commodity," chances are this is the approach that led them to this conclusion. The sad part is that the rep normally doesn't understand that he was the cause of it.
The second estimate alternative, providing a more complete materials estimate and doing it on a one-for-one basis, is similar to the first alternative with a twist. In this case, there is probably a more complete specification on the plans (usually your competitor's brand of engineered lumber products).
Making the assumption that the design is correct, and because your manufacturers rep showed you that your brand is equally as good as the other guys, you can "confiscate" the design and replace the products onefor-one. Assuming your products are cheaper than your competitor's, you can lock down the job easily. There is certainly less danger here to the structure because you've probably got a more complete design to work from, but there is still a downside.
The downside of this one-for-one estimate is twofold. First, when there is a structural problem, and believe me, there will be one, you'll have no leg to stand on. You can blame the architect, but that doesn't make the problem go away. Once you've demonstrated that your value is only providing products, but no design service, the builder will quickly look to other suppliers who will be more conscientious. Secondly, the brand of ELP you have to offer has different properties than all of your competitors'. That's part of what makes each one a brand, not a commodity. Where a specified joist for a cantilever may
work for your competitor, for example, it may not work for yours. You may have needed to add extra joists or specify reinforcement, etc., so you may be selling projects that the manufacturer will not warranty. Explaining your way out of a situation like this can be exasperating at best and strain the relationship with your builder.
The lesson in providing estimates to your builders rests on a final alternative: provide a complete design service, put it all in your estimate and sell it. Let's address the architect's work first because that should be the basis for your design-not your competitor's. I can say with conviction that I've never seen a plan that couldn't be tweaked or improved structurally. This is not to disparage architects, but the fact is they don't have the value you have in knowing what products are available locally. They may have an idea, but you have an inventory position, which is much more powerful. Look for every opportunity to design in what you know will provide the best value to your builder.
Use your manufacturer's recommendations no matter how absurd they may seem. What I mean by this is that ELP manufacturers have come up with all kinds of creative ways of making an Ibeam work in a rectangular world; web stiffeners, filler blocks, specialty hangers, squash blocks, etc. Like it or not, though, that's part of the package.
Once you've got a value-added complete design, put it in the estimate and sell it! Make sure you've got all of your bases covered-extra plywood for the accessories, enough extra 2x4' s for the framer to cut squash blocks, and please for gosh sake, don't leave out the hangers or the nails it takes to make the hansers
work. All of this makes your estimate higher, no doubt about it, but if there's one thing that drives builders over the edge. it's showing up on a site where the framing crew is hanging around because they're waiting for the hangers that didn't show up in the floor package, or the extra joists that needed to be put in because they weren't designed in, or a red tag because the right nails weren't supplied.
There is a simple saying in our industry that you need to commit to memory: "What is the price once the dust settles?" Your eoal should be to
explain that your estimate won't change from today to the last nail pounded in.
Selling your estimate with integrity, good design, and full backing of the manufacturer spells confidence and commitment to your builder's best interest. With these points in mind, you've got a value-added estimate, not a con game.
