Thank you to everyone who came out to our sold out September clambake! It was such a lovely evening, with good food and great company.
We also had a great day for our sold out golf event on September 15! The weather held out for us this year and we had a beautiful day of golf for our over 165 golfers that came out. I’d like to thank all of volunteers who came and made this event a success!

The HBRA will NEVER give out our member list to an outside company, and would certainly not allow them to charge for it.
While the marketing company may give out their own list of local builders claiming the information is from us, it is not our member list and we have no control over the information included or who they reach out to.

Our annual Clambake at the Beach returned to Penfield Beach Pavilion in Fairfield this year, and a sold-out crowd joined us September 3rd! Members and guests enjoyed a full clambake dinner sponsored by Andersen and Twin Forks Window Company with fresh Maine lobster, clams, mussels, New England clam chowder, and all the fixings, topped off with perfect sunny skies and views of the beach. Plus, drinks sponsored by some of our VIP Partners: California Closets, East Haven & Ridgefield Building Supply, Pella Windows & Doors, Superior Hearth Spas & Leisure, Tooher-Ferraris Insurance, and Acadia Insurance.

The 2025 annual HBRA Golf Classic, presented by Ring’s End, broke every record this year! Both our 18 and 9 hole tournaments sold out (a first for the 9 hole!), and we had some of the best weather ever.
The top three foursomes on the 18-hole course all had a score of 53, and the winners were determined by a match of cards. Congratulations to our winners:

Among our raffle winners, some highlights include Lauren Luskey (ABC Stone) taking home $880 as the winner of our 50/50 raffle and Jason Breza walking out with a brand new TV donated by County TV & Appliance, among many others!
A portion of all proceeds from this year’s tournament will go to support the HBRA’s partnership with The Circle of Care and will be used by the HBRA’s Professional Women in Building Council to design and build room makeovers for children undergoing pediatric cancer treatment – CLICK HERE to learn more.

Unexpected Large Gain in August
A modest drop in mortgage rates led to a surprisingly large jump in new home sales in August that could be revised lower next month.
HUD Cuts All Multifamily Mortgage Insurance Premiums to 25 Basis Points
Sales of newly built single-family homes jumped 20.5% higher in August, to a seasonally adjusted annual rate of 800,000 from an upwardly revised reading in July, according to newly released data from the U.S. Department of Housing and Urban Development and the U.S. Census Bureau. .Read More

Chance of Government Shutdown Grows as Senate Fails to Pass Stopgap Spending Bills
In two votes today, the Senate blocked Republicanled and Democratic-led plans to keep the government funded, increasing the odds that a government shutdown will occur at 12:01 a.m. on Oct. 1.
Prior to the votes, NAHB sent a letter to the full Senate urging lawmakers to pass a plan that would extend government funding and authorization of the National Flood Insurance Program (NFIP) through Nov. 21. Without a government extension, the NFIP is set to expire on Oct. 1.

Although the construction industry continues to face a shortage of skilled labor, the portion of women in construction is growing. In 2024, women represented 11.2% of the construction workforce, the highest share in two decades.

What the Fed Rate Cuts Mean for Housing and the Economy
After keeping rates steady through most of 2025, the Federal Reserve’s monetary policy committee (FOMC) voted at its September meeting to cut its key interest rate by 25 basis points, bringing the target federal funds rate down to 4.25%.
Fed Chair Jerome Powell called it a “risk management cut” — a move meant to guard against growing uncertainty, rather than a response to a clear economic downturn. The decision follows signs of a cooling job market and moderating inflation. Job growth has slowed, unemployment has edged up (though it remains low), and inflation, while still above target, has been relatively contained.

Builder Confidence Steady but Future Sales Expectations Hit Six-Month High
EBuilder confidence in the market for newly built single-family homes was 32 in September, unchanged from the August reading, according to the NAHB/Wells Fargo Housing Market Index (HMI) released today. While builder sentiment has hovered at a relatively low reading between 32 and 34 since May, builders expressed optimism that a more favorable interest rate climate could bring hesitant buyers off the sidelines in the final quarter of 2025.

Outdoor Trend: Are Patios on the Decline?
For the first time in 15 years, the share of new homes with patios declined in 2024, according to NAHB tabulation of data from the Survey of Construction. Of the roughly 1 million single-family homes started during the year, 61.8% included patios. This is down from 63.7% in 2024 and marks the lowest the percentage has been since 2020.

NAHB Scores Job Corps Victories Amid House Funding Cuts
The U.S. House Appropriations Committee voted yesterday to cut fiscal year 2026 funding for Job Corps to $880 million from the current $1.7 billion. The bill passed strictly on party lines.
However, an NAHB-supported amendment offered by Reps. Lauren Underwood (D-Ill.) and Ryan Zinke (R-Mont.) was adopted by voice vote into the bill.

The HBRA of Fairfield County and "Pathways to Construction Trades" will be hosting a series of workshops in October for high school juniors and seniors to introduce students to careers in fields such as carpentry, plumbing, electrical work, and more.
HBRA members and industry professionals are invited to join us for lunch on the final day of the class to meet the students who have just completed the training program. You will be able to network with the students who are your potential future employees, answering their questions and encouraging them to enter fields where skilled labor is in high demand.
