PWB Hosted GMM

The HBRA’s Professional Women in Building Council presented our first GMM of 2025 on February 5th at Waterware Showrooms of Stamford. Members and industry guests enjoyed delicious food and drinks while touring the showroom and playing “PWBingo!” $5 for every Bingo Card turned in will be donated by the PWB to Circle of Care.
PWB Chairwoman Robin Carroll of Karp Associates introduced the Professional Women in Building Council and spoke about the PWB’s 2025 charity initiative with Circle of Care, helping to provide assistance to children and families facing pediatric cancer treatment.
Again this year the PWB is participating in the “Art From the Heart” program, and will be designing and building room makeovers for two children currently undergoing cancer treatment. The PWB is currently accepting donations to help cover the $3500 cost of our first room makeover of the year.

Housing Starts Retreat at the Start of 2025
Constrained housing affordability conditions due to ongoing, elevated interest rates led to a reduction in single-family production to start the new year.
Overall housing starts decreased 9.8% in January to a seasonally adjusted annual rate of 1.37 million units, according to a report from the U.S. Department of Housing and Urban Development and the U.S. Census Bureau. The January reading of 1.37 million starts is the number of housing units builders would begin if development kept this pace for the next 12 months.

Builder Confidence Falls on Tariff and Housing Cost Concerns
Builder sentiment fell sharply in February over concerns on tariffs, elevated mortgage rates and high housing costs.
Builder confidence in the market for newly built single-family homes was 42 in February, down five points from January and the lowest level in five months, according to the National Association of Home Builders (NAHB)/Wells Fargo Housing Market Index (HMI).

Construction Hiring Eases in December with Some States Seeing Losses
The U.S. construction industry added 8,000 jobs in December and some 196,000 jobs over the course of 2024. But those numbers are down from November as more states saw losses in construction jobs.
Overall, the U.S. economy added 256,000 jobs in December, up from the 212,000 added in November. All states showed job growth except West Virginia, which was flat, and South Dakota, which registered a small drop in overall hiring.Read More

Limited Existing Inventory Provides a Boost for New Home Sales
A limited amount of existing inventory along with solid demand helped new home sales end the year on an up note, even as buyers continue to grapple with housing affordability challenges.
Sales of newly built, single-family homes in December increased 3.6% to a 698,000 seasonally adjusted annual rate from an upwardly revised November number, according to newly released data from the U.S. Department of Housing and Urban Development and the U.S. Census Bureau. The pace of new home sales in December was up 6.7% compared to a year earlier.

Housing Starts End 2024 on an Up Note
Fueled by solid demand, single-family construction moved higher in December despite several headwinds facing the industry, including high mortgage rates, elevated financing costs for builders and a lack of buildable lots.
Overall housing starts increased 15.8% in December to a seasonally adjusted annual rate of 1.50 million units, according to a report from the U.S. Department of Housing and Urban Development and the U.S. Census Bureau. This is the highest rate since February 2024.
The December reading of 1.50 million starts is the number of housing units builders would begin if development kept this pace for the next 12 months. Within this overall number, single-family starts increased 3.3% to a 1.05 million seasonally adjusted annual rate. The multifamily sector, which includes apartment buildings and condos, increased 61.5% to a 449,000 pace.

Remodeling Market Sentiment
Improves in the Fourth Quarter of 2024
The National Association of Home Builders (NAHB) released its NAHB/Westlake Royal Remodeling Market Index (RMI) for the fourth quarter, posting a reading of 68, up five points compared to the previous quarter.
The NAHB/Westlake Royal RMI survey asks remodelers to rate five components of the remodeling market as “good,” “fair” or “poor.” Each question is measured on a scale from 0 to 100, where an index number above 50 indicates that a higher share view conditions as good than poor. The results of the RMI are seasonally adjusted.
