You might notice this year’s book has grown in size with many new revelations, please keep the feedback coming. Covid aside, 2021 was a very challenging year for many of us. Challenging in an interesting way though. Most firms in the construction/ building industry didn’t have issues with sales/leasing, rather fulfilling sales and trying to stabilize prices dominated most of our strategic sessions. And, it looks like the volatility is here for the near term.

In the world of design and marketing, many industry firms were forced to pivot and become very innovative in their messaging and how they deliver it.

In our 2nd edition of INTrend, we are not only about to share amazing design inspiration and how the past two years have made us rethink how we approach... well, almost everything, it will also be your best insurance policy to ensure you stay one step ahead of the competition.

We also hope you enjoy the VR experience we included in the center of the book!

Now labeled the “COVID Generation”, today’s youth will grow up with a heightened sense of health and safety, something that will carry into their future home expectations.

Study stations become a new must-have for kids, not only in case virtual learning is needed but also for gaming stations.

Many kids began learning new and old-fashioned habits and hobbies alongside their parents during the pandemic – like cooking and baking, interests which will stay with them throughout their lifespan.

In July 2020, 52% of American 18–29 year-olds lived with a parent, making it the most common living arrangement for people in that age group.

GEN Z

All of Gen Z were born into a world in which the commercial internet exists - a characteristic no other generation can claim. This makes them different as a mobile-first cohort.

Gen Zers are the most ethnically diverse demographic in the US - almost half are minorities, compared to 22% of Baby Boomers.

A 2020 study by First Insight revealed they were willing to pay more for sustainable goods than any other generation.

Three-quarters of non-homeowner student loan debt holders say they believe their student loan debt will delay them getting into homeownership between 0-6 months to more than 8 years, with 19% saying they believe student loan debt will delay them more than 8 years. N A R

MILLENNIALS

Millennials are not only our largest generation but also the most design savvy adults we have ever had – they are the rising creative class.

Millennials recently overtook Boomers as the largest petowning cohort of Americans; by some estimates, more than half of them have a dog.

Millennial buyers 22 to 30 years (younger Millennials) and buyers 31 to 40 years (older Millennials) continue to make up the largest share of home buyers at 37%: older Millennials at 23% and younger Millennials at 14% of the share of home buyers.

These new homeowners are leading us into a new era of sensory design for interiors and architecture - more fun, eclectic, bold and unexpected.community connectivity becomes more important, particularly with more workfrom-home and Millennial new parents.

GEN X Gen X and Millennials are the first two generations that largely will enter retirement without a pension, and therefore are more worried about retirement than older cohorts.

Gen Xers hold 26.8% of total US household wealth, barely half the 53.2% held by Boomers. However, they are now entering their peak earning years.

Buyers 41 to 55 (Gen Xers) consisted of 24% of recent homebuyers. This group continues to be the highest earning homebuyers with a median income of $113,300 in 2019.

Gen X buyers were the most likely to purchase a multigenerational home at 18 percent.

BABY BOOMERS

The new ‘midlife’ is a renaissance instead of a peak followed by decline.

The average net worth for a Boomer household is $1.2 million, making it the wealthiest generation in our history.

By 2030, all Baby Boomers will be older than age 65. This will expand the size of the older population so that 1 in every 5 residents will be retirement age.

Aggressive retirement: according to Pew Research Center some 2 million Baby Boomers retire each year. In 2020, this number appears to have grown to an historic high: over 3 million decided to end their careers.

Not sacrificing design but thinking about future safety: Belgian-based Nobi made its debut to the US at CES 2021. Among the several health and safety features, Nobi’s primary function is fall detection. AI learns the resident’s patterns, sensors recognize a fall, and the system alerts family or caretakers.

This home from Urban NW is the first home in the state to earn the NGBS the Universal Design badge, offering wider doorways, curbless entries, barrier-free showers, no steps from the driveway to the backyard and more.

SENIORS One in three 65-yearolds will live to age 90.

One in seven will live beyond age 95.

Start designing for the third age: Young, Old and now Older. Eighty-five percent of adults 65 and older want to stay in their home and community as they age. This requires more creative design that considers the home caregiver and their unique needs.

THE REMARKABLE EROSION OF THE PRIME-AGE MALE WORKFORCE 1. 2.4 million women left the workforce from February 2020 to February 2021—a development that has overshadowed another mass exodus. Men have been disappearing since the 1980s.

2. The prime-age male workforce (ages 25-54) plunged from 94% in 1980 to 89% in 2019. That 5 percentage-point drop represents over 3 million missing workers when compared to the 94% participation rate. When compared to a hypothetical 100% rate, it represents nearly 7 million.

3. Millennials are expected to inherit an estimated $68 trillion from their boomer parents by 2030, making them the wealthiest generation in history. The wealth created by boomers in general has made millennials less motivated to seek careers of their own.

he opioid epidemic is a major culprit in siphoning prime-age men off the labor force. In 2015 alone, a staggering 860,000 prime-age men were absent from the labor force due to opioids.

THIS IS NO COVID PARADOX – THIS IS HISTORY CATCHING UP WITH US. Everything that happened last year, including the radical steps the US took to battle the virus, simply sped up the effects of a more nefarious and long-term problem: The US is suffering from a demographic drought.

5. In 2014, for the first time since 1880, more men 25-34 years old were living with their parents than with a spouse.

We’re still living in the world of work created by the Boomers who are no longer its core participants. Boomers with years of accumulated knowledge and experience are now vacating higher level positions in companies they helped build, which will be tremendously difficult to transfer over to younger workers.

6. Males increasingly prefer part-time over full-time work. The number of prime-age men willingly opting for a part-time job jumped from 6 million in 2007 to nearly 8 million in 2019.

In normal years, 2 million boomers retire. But in 2020, over 3 million retired. COVID and related policies drove an additional 1.1 million people from the labor market, according to Pew Research Center.

As of 2016, millennials became the single largest group in the labor force—a group that is showing radically different attitudes toward work, which presents distinct challenges.

Since 1971 the fertility rate in America has been below the replacement level of 2.1 births per woman, which means millions of Americans will be absent first from the classroom and then from the labor market—because they were never born.

The approaching sansdemic will transform the labor market for the rest of our lives.

One of the most important issues in our lives: living in a world where there are simply not enough workers to manage and grow our companies.

THE GRIM IMPLICATIONS OF LIVING BELOW 2.1 US population growth has slowed and is projected to begin shrinking by 2062. The combination of low fertility, low workforce participation, and longer lifespans means twothirds of the US population could be financially dependent on the remaining one-third by the year 2100.

The US faces the shortfall of 8.5 million workers in years to come, which will cause both higher education institutions and businesses to desperately compete for recruits who simply don’t exist.

The US stands to lose $162 billion annually due to labor talent shortages.

Shrinking populations in Germany, the UK, and France alone will mean over $1.2 trillion in lost revenue by 2030.

The United States is projected to grow by nearly 79 million people in the next 4 decades, from about 326 million to 404 million between 2017 and 2060. The population is projected to cross the 400-million mark in 2058.

Beginning in 2030, net international migration is expected to overtake natural increase as the driver of population growth in the United States because of population aging.

The country is running out of affordable places for people to live.

The worsening nationwide housing affordability crisis has been caused by gentrification, the wealth gap and a chronic shortage of housing for the working class and poor.

Like the broader economy, the housing market is split on divergent tracks, according to the 2021 annual State of the Nation’s Housing Report released by Harvard’s Joint Center for Housing Studies. While one group of households is rushing to buy homes with savings built during the pandemic, another is being locked out of ownership as prices march upward — and those who bore the brunt of pandemic job losses remain saddled with debt and in danger of losing their homes.

75.1 million households, or roughly 60% of all U.S households, are currently unable to afford a new median priced home. NAHB 2021 Surging home prices have made it even more difficult for millions of renters to become homeowners across the US. In nearly half of the largest 100 US metro areas, the income needed to afford a home last year isn’t enough to afford one this year. As home prices continue to surge, low-income households already on the margins of home affordability are on the verge of being completely priced out of homeownership in most major US metro areas. Looking at the single-family home market, the prefabricated and modular homebuilding industry has doubled in size in the past five years, reaching $8 billion annually.

Modern-day fabrication technology has caught up to modern-day design, making prefab homes not only cheaper than traditional "stick-built" houses, but potentially better looking and more sustainable. Modular construction can last longer than stick built houses and have been found to withstand winds of up to 180 mph. Traditional homes can take four to six months to build. Modular houses may take between six and 10 weeks.

While the concept of factory-built homes may seem strange today, in the next few years, planned modular communities may become much more commonplace. We may be asking not "Who built your house?" but "What factory did it come from?“ FORBES 2021 DV E L E

“Many build-to-rent housing projects look like any other planned suburban communities, but the backyards are smaller, and the homes are squeezed a bit closer together: 360 Communities at Shearwater has 127 homes, tennis courts and a lagoon.” N Y T I M E S Global City targets real estate development opportunities in the Southeastern United States plus the state of Texas and the greater Washington DC area. The firm seeks investments that have the potential to return 20%-plus per year to its investors over a period of 4 to 5 years. Each project is designed to bring significant social benefits to its local community.

To date, projects that will generate over $1 billion for public universities and veterans have been fully funded and completed. Global City acts as lead developer or co-developer in all its projects.

An estimated $87 billion of institutional money went into America’s rental-home market during the first half of this year, according to Redfin, a residential brokerage. Around 16% of single-family homes for sale were bought by investors in the second quarter, up from more than 9% a year earlier.

Many Millennials would prefer to buy than to rent, but high house prices are an impediment. In America, the median home cost around 4.3 times the median household income in 2019, up from 3.9 times in 2002.

As more Millennials reach middle age, they want more space. The 35- to 44-year-old age cohort in America is expected to grow at double the pace of the average over the next five years. If remote working remains attractive, it will increase demand for homes that are farther from city centers. That helps explain why institutional buyers have piled into secondary cities such as Phoenix, Raleigh, Greensboro and Dayton.

Single-person households are expected to increase by 5 million by the end of 2030, thus favorably impacting multifamily rentals.

Next Up: Mixed

COMMUNITIES ODA BEYOND THE STREET CONCEPT

A fundamental driver of household growth is population growth. The population residing in households (that is, those who do not reside in group quarters such as dorms, prisons or nursing homes) grew by only 7.5% in the last decade, the slowest population growth since the 1930s.

2010s had slowest percentage growth in households in at least 160 years The number of births in the U.S. has declined about 25% over the past 14 years. Longer-term, our aging society will affect housing growth; its time to reimagine community developments for new sources of revenue.

Architecture firm ODA recently proposed to break open blocks and activate the voids nestled within by linking them to the street via passageways. Dubbed “Beyond The Street,” the project seeks to inject some commercial life back into the neighborhood through interspersed courtyards; a revived ecosystem with ground-floor activity, small retail, cafes, art galleries, urban farming, and a diversified housing program.

The New Ground neighborhood by Other Architects, Openwork, Andy Fergus and Alicia Pozniak won an Honorable Mention in the 2021 AA prize for unbuilt work.

The concept doubles the ground plane by constructing a cross-laminated timber platform upon which houses are built, with a dense patchwork of units and services underneath.

It combines the efficiencies of the apartment building, such as enclosed parking and centralized services, with the familiar characteristics of the suburbs, such as hipped roofs and deep eaves.

What We

NOTICE Confused.com’s experts have analyzed unique data that uses eye-tracking technology to identify the exact areas and pieces of decor in each room that people’s eyes are drawn to the most. To conduct the research, study participants were shown a series of images of different rooms in a home.

By using eye-tracking software, the total number of times people looked at different elements in the room, like the flooring, the windows, or the artwork, was recorded.

In the kitchen, the research shows it’s the floor that people’s eyes are drawn to the most, receiving 323 views. Cabinetry was viewed a total of 204 times, while the countertops were viewed 37 times.

More from Confused.com’s research: In the living room, soft decor and key furniture pieces attract the most attention. Coffee tables, rugs, and decorative cushions pulled in the most views, each with over 100 glances. While cushions came third when looking at the number of views, they appeared to hold attention for the longest time out of all other elements in the living room.

In the bedroom, it was the throw at the end of the bed that pulled in the most views and was looked at for the longest. Following that, the chest of drawers was the most viewed element, as well as the window, cushions and bedspread. C O N F U S E D. C O M

SKYLIGHTS FOR HOME HEATING

In cool and cloudy climates, most diffuse solar energy comes from the upper reaches of the atmosphere, regardless of where the sun is in the sky. Tilted glass, like skylights set into a sloped roof, is perfect for capturing that energy.

Passive solar heating systems collect natural light via skylights or windows and use it to directly heat spaces, without converting it to electricity. The findings, which appear in Renewable and Sustainable Energy Reviews, are the first detailed survey of direct solar heating resources in the US. Passive solar heating systems could supply enough heat for a third of the residential space in the United States, according to the research study.

Shifting Nests sustainable tiny homes in Vancouver wants to transform empty parking lots into a community with gardens and low-cost homes. “The ‘nests’ are a prefabricated housing solution consisting of plywood, metal cladding, and corrugated polycarbonate on a series of simple frames. Shifting Nests won the first prize in the Bee Breeders 2019 Microhome competition for its futuristic approach to affordable housing that took the environment into account. The structures almost look like a hybrid between an RV and a bunker.

One in three Americans—34 percent—have a side hustle; 61.1 million Americans (24%) plan to start a side hustle in 2021. Almost half of Americans with a side hustle - 46% say they were motivated to start it by the prospect of creating passive income.

The Side Hustle House from Union Studio Architecture & Community Design supports a wide range of living arrangements, from growing and/or intergenerational families to roommates and unattached singles. It can start as a simple two-bedroom unit and turn into a three-bedroom house with an office, a two-bedroom home with a vacation rental, or a one-bedroom unit with an apartment above.

Each configuration is designed with a balance of privacy and connection in mind, and as an adaptable and expandable live/work concept. The home can be expanded via a side addition, back addition and/or ADU.

The metaverse is a virtual world that blends aspects of digital technologies including livestreaming, gaming, virtual reality and social media as a way to bridge the digital/physical divide.

Author Neal Stephenson is credited with coining the term "metaverse" in his 1992 science fiction novel "Snow Crash," in which he envisioned lifelike avatars who met in realistic 3D buildings and other virtual reality environments.

Since then, various developments have made mileposts on the way toward a real metaverse, an online virtual world which incorporates augmented reality, virtual reality, 3D holographic avatars, video and other means of communication. As the metaverse expands, it will offer a hyper-real alternative world for you to coexist in.

Inklings of the metaverse already exist in online game universes such as Fortnite, Minecraft and Roblox. And the companies behind those games have ambitions to be part of the evolution of the metaverse.

the 2020 America at Home Study, more homeowners were reorganizing the garage for greater storage and 66% expect this trend to continue post-COVID. In addition, new areas expected to come into the garage include exercise, workspace, craft/game areas and pet grooming stations.

Ecovacs Airbot is a roaming air-purifying robot that has built-in multi-dimensional sensors which can operate in a variety of spaces, air quality and working situations. The new device has four featured functions: air purification, UV sterilization, fragrancing and humidification.

The Xiaomi Face Recognition Smart Door Lock X will be available in the coming weeks.

Genesis has officially unveiled its new GV60 electric vehicle, confirming facial and fingerprint recognition used to unlock and start the vehicle as well as adjust the seat, mirror and climate for the driver detected.

The Xiaomi Face Recognition Smart Door Lock X uses a self-developed recognition module for its 3D Structured Light process. It consists of a speckle projector, infrared fill light, RGB camera, photosensitive sensor, distance sensor, and infrared camera.

Next evolution in community spaces is more gathering areas for residents as well as rooms to rent for personal parties (movie theater, kitchen, etc.).

The future will see the rise of juice bars, wine cellars and music rooms for specialized experiences.

Generation Z is predicted to spend $226,000 on rent in their lifetime. For context, that’s $24,000 more than Millennials and $77,000 more than Baby Boomers. FORBES Technology-enabled apartment features are among the most sought-after amenities for this renter group, with high-speed internet the #1 priority.

When looking for a rental, Google search is the first step for 39% of Gen Z. They then filter their searches by scouting photos and reading online reviews before they ever reach out to a listing agent. In-person tours are still a must, however, after the web work is done.

MILLENNIALS Millennials recently overtook Boomers as the largest petowning cohort of Americans; by some estimates, more than half of them have a dog.

The 2020 millennial homeownership rate was 47.9 percent.

The share of millennials that expect to rent forever has nearly doubled in two years, to nearly one-fifth, according to an annual report from Apartment List.

Millennials are not only our largest generation but also the most design savvy adults we have ever had – they are the rising creative class.

Residents enjoy access to the best local pet care providers that are vetted by Bark Buildings—from walkers to veterinarians—along with educational resources, and community engagement tools to connect with fellow pet families in the building.

Bark Buildings has announced a new national program that brings the company’s sought-after amenities and concierge-style services to multifamily buildings across the U.S.

Next evolution in wellness will be both outside and inside the building – using plants and new technologies on the architecture while interiors focus on air quality, solar windows, the wellness kitchen and sustainable practices (such as easy recycling).

Younger people – those below the age of 35 – are far more likely to rent than are other age groups: About two-thirds (65.9%) of this age group lives in rentals. This compares with, for example, 42% of those ages 35 to 44, and less than a third (31.5%) of 45- to 54-year-olds.

Community connectivity becomes more important, particularly with more work-from-home and Millennial new parents.

GEN X Gen X and Millennials are the first two generations that largely will enter retirement without a pension, and therefore are more worried about retirement than older cohorts.

With Gen X fueling multigenerational living, the home transforms with more indoor/outdoor living areas; walls that can open and close; in-law suites; greater storage and sound scaping building materials.

Gen Xers hold 26.8% of total US household wealth, barely half the 53.2% held by Boomers. However, they are now entering their peak earning years.

Retail spaces are evolving to be about convenience and healthcare – coffee shops, mini-health clinics and spas, and small grocery stores. High-end communities are starting to include clinics as a part of their developments.

BABY BOOMERS Amenities include sustainable dining with an integrated aquaponic farm, health & wellness space and activities, and a visual arts program.

The average net worth for a Boomer household is $1.2 million, making it the wealthiest generation in our history. The number of households with six-figure incomes who were renting in 2019 reached 19%, up from 12% in 2006. There is a growing contingent of Americans who make relatively high salaries but are opting not to buy.

The trend of Boomers moving into multifamily rental units is likely to accelerate over the next 10 years. They are at the age where many want to downsize in order to lower expenses and/or increase convenience. Many will pick rental housing, though some rentals will be active-adult rental housing rather than conventional multifamily.

This is the generation that is looking for services in multifamily – valet parking, concierge help, etc. Many renters are willing to pay the extra money for these features that make their day-to-day lives easier and more convenient.

The studies will employ the Well Living Lab’s field study platform, in collaboration with senior living owners and operators, to move its science beyond the walls of the Lab directly into senior living communities.

There are several indoor factors to be studied and the first area of focus will be on lighting, which can impact physical activity, social engagement, cognitive function, and fall potential for older adults.

As the Well Living Lab expands its research beyond the walls of the Lab to real-world settings directly within select Harrison Street and other senior living communities, the advanced capabilities of the Lab’s field study platform will allow scientists to accurately monitor the impact of indoor lighting and other environmental factors such as air quality on resident health and well-being.

THE REMARKABLE EROSION OF THE PRIME-AGE MALE WORKFORCE 1. 2.4 million women left the workforce from February 2020 to February 2021—a development that has overshadowed another mass exodus. Men have been disappearing since the 1980s.

2. The prime-age male workforce (ages 25-54) plunged from 94% in 1980 to 89% in 2019. That 5 percentage-point drop represents over 3 million missing workers when compared to the 94% participation rate. When compared to a hypothetical 100% rate, it represents nearly 7 million.

An estimated $87 billion of institutional money went into America’s rental-home market during the first half of this year, according to Redfin, a residential brokerage. Around 16% of single-family homes for sale were bought by investors in the second quarter, up from more than 9% a year earlier.

Toll Brothers and private real estate investment firm Sundance Bay announced the formation of a new joint venture to develop Broad & Noble, a 344-unit, mixed-use rental apartment community in Philadelphia, Pa. Broad & Noble will consist of 344 rental apartments in an 18-story high-rise building.

The project includes 106 underground parking spaces, 16,176 square feet of amenity space, and 10,440 square feet of street-level retail.

The apartment units will feature high-end luxury finishes and a best-inclass amenity package, including a state-of-the-art fitness center; music, media and podcast rooms; conservatory and private dining rooms; yoga and cycling studio with video classes; and sky lounge with outdoor deck area. Additional features include a landscaped plaza adjacent to ground floor retail, private storage areas, access-controlled garage with bike storage, package concierge, and pet spa.

DIFFERENTIATION

Gaming rooms, walking paths, and billiards top the rankings of the most popular recreation amenities at multifamily housing developments, according to research from Multifamily Design+Construction.

Billiards/pool continues to top the list in 2021 (46.5%), while jogging and walking paths had a slight uptick from 2019 (40.9% in 2021; 37.8% in 2019).

Nearly one in six survey respondents said they’ve included a room dedicated to physical therapy in their projects (16.4%), and one-tenth (10.7%) had installed a dance room.

Multifamily developments are ditching bowling alleys for the up-and-coming sport of pickleball. Just over 5 percent BUILDERS DESIGN of respondents said they have installed bowling/mini-bowling in a project in 2021, compared to the 11.3 percent of those who have built pickleball courts.

Pandemic population changes across metro America: accelerated migration, less immigration, fewer births and more deaths.

DEURBANIZATION

The longstanding trend towards urbanization – urban areas growing faster than non-urban areas – was proceeding unabated until it turned on a dime in 2020 due to the COVID epidemic. The trend for the foreseeable future is now in exactly the opposite direction – deurbanization.

In addition to more work from home, companies will continue to move away from major high-rise headquarters in Tier 1 cities and shift to multiple regional offices and campuses in Tier 2 locations.

One of the benefits of deurbanization is the economic “sprinkling effect,” in which higher-income workers move to outlying locations and support their local economies and tax bases.
