Greetings to all in 2024!

I am composing this piece looking out at a steel grey vista this morning – as often happens, predicted snow never fully materialized but the cold, wet weather is part of a signature Seattle winter!

While the bone-chilling misty weather means the Lake is empty of human traffic, a multitude of birds remain undaunted…

Now that the Holidays are behind us it is on to my real estate recap. As we all know, 2023 proved to be a challenging year both world-wide and in the local real estate market!

Global uncertainty and unrest, coupled with elevated interest rates and an erratic economy and stock market in 2022 and early 2023 combined to slow the Puget Sound real estate market in general, and the North Lake Washington real estate market in particular. The stock market’s Dow Jones Index was down nearly 9% in 2022, but thanks to a rally - most particularly in late 2023 - it ended up nearly 14% in 2023! Additionally, the US economy seems to be doing better recently and will hopefully continue to do so.

From Kirkland to Husky Stadium, closed North Lake Washington waterfront sales dropped to a total of 14 (as opposed to 19 in 2022 and 33 in 2021!). These closed sales ranged from $1,740,469 to $11,500,000 (averaging $5,081,239). There are currently 6 active waterfront listings on North Lake Washington ranging from $2,150,000 to $10,990,000 (averaging $4,822,500).

In King County, while the number of closed residential single family home sales dropped 24% in 2023, the number of active listings has dropped 32% year-over-year as of 1/1/2024. The median price of closed sales in King County decreased 3% in 2023 to about $875,700. The low level of available inventory should result in at least stable or even potentially appreciating home prices – especially as mortgage interest rates soften and more buyers return to the marketplace as is predicted by many in 2024.

Based on the numbers above, it would appear that we are poised to see both the Puget Sound real estate market in general, and the North Lake Washington waterfront market in particular begin at least a modest resurgence in 2024.

Continuing to reside on North Lake Washington myself, I maintain it is truly one of the finest places to live anywhere – while the summers are like living at a 5-star resort, the amazing ever-changing weather, wildlife and views along with the quiet immersion in nature make the winters incredible as well! I believe articulating the fantastic components of Lake Washington waterfront living is essential to realizing the best possible price for your waterfront home and I urge you to consider this when choosing a real estate broker to evaluate and potentially sell your waterfront home. Having 47 closed sales of North Lake Washington single family waterfront over the past 5 years (the next closest broker has 7), the numbers would continue to indicate I am likely a solid choice to sell your North Lake Washington waterfront.
