Last year proved to be quite tumultuous, with interest rates increasing significantly, the stock market experiencing substantial correction, and the residential real estate market shifting as well. While global wealth continues to robustly increase (12.7% in 2021 & 9.8% in 2022 per Credit Suisse), local markets have mixed signals, with a number of large tech companies recently laying off a significant number of Puget Sound area residents.
Included in this magazine is my 2022 North Lake Washington waterfront recap – this report includes data on sold properties in 2022 from the entire north-end of the Lake. Per the map on the opposite page, this includes waterfront home sales from the south end of Kirkland, up north to the eastside of the Lake through Kenmore and Lake Forest Park, and finally south down the West side of the Lake to the UW campus.
Here are some stats regarding residential single family waterfront sales on North Lake Washington:
• In 2022 there were 19 waterfront sales averaging $6,191,000;
• This $6.191M average was an increase of $1.6M from closed sales in 2021;
• This 27% value increase from 2021 was partially due to a lack of inventory;
• There were 43% less sales in 2022 (19 waterfront sales in 2022 compared to 33 in 2021);
• There are currently 6 active waterfront listings ranging from $5,995,000 - $18,750,000.
I was fortunate to participate in 7 of the closed 2022 waterfront listings and/or sales (and have closed 56.5 North Lake Washington waterfront sales for Buyers and Sellers over the past 5 years - more than 5 times any other broker per NWMLS stats from a Trendgraphix Top Producer report). I continue to personally reside on the Lake in the Holmes Point area of Kirkland, and am uniquely positioned to get you the highest possible price for your waterfront.
