Happy 2023!
Last year proved to be quite tumultuous, with interest rates increasing significantly, the stock market experiencing substantial correction, and the residential real estate market shifting as well. While global wealth continues to robustly increase (12.7% in 2021 & 9.8% in 2022 per Credit Suisse), local markets have mixed signals, with a number of large tech companies recently laying off a significant number of Puget Sound area residents.
Included in this magazine is my 2022 North Lake Washington waterfront recap – this report includes data on sold properties in 2022 from the entire north-end of the Lake. Per the map on the opposite page, this includes waterfront home sales from the south end of Kirkland, up north to the eastside of the Lake through Kenmore and Lake Forest Park, and finally south down the West side of the Lake to the UW campus.
Here are some stats regarding residential single family waterfront sales on North Lake Washington:
• In 2022 there were 19 waterfront sales averaging $6,191,000;
• This $6.191M average was an increase of $1.6M from closed sales in 2021;
• This 27% value increase from 2021 was partially due to a lack of inventory;
• There were 43% less sales in 2022 (19 waterfront sales in 2022 compared to 33 in 2021);
• There are currently 6 active waterfront listings ranging from $5,995,000 - $18,750,000.
I was fortunate to participate in 7 of the closed 2022 waterfront listings and/or sales (and have closed 56.5 North Lake Washington waterfront sales for Buyers and Sellers over the past 5 years - more than 5 times any other broker per NWMLS stats from a Trendgraphix Top Producer report). I continue to personally reside on the Lake in the Holmes Point area of Kirkland, and am uniquely positioned to get you the highest possible price for your waterfront. Please feel free to contact me with any questions or a no-obligation market evaluation to find out just how much your lakefront asset has become worth!
I have continued to refer a number of quality vendors to fellow area homeowners – everything from housecleaners to handymen as well as remodeling contractors, painters, roofers, dock repair companies, etc. Don’t hesitate to contact me for quality referrals and wonderful area contractors to assist you with any of your future projects, or if you just want to talk about real estate or lake related issues!
Finally, I want to wish you all my best in 2023 – it has been a challenging past year (make that few years) for the entire community, and it is my sincere hope that better days for all of us are on the horizon!

TRENDING IN 2023 DESIGN
Wellness
As wellness becomes more important in our lives it melds into our living spaces as well. Making homes geared toward self-care to facilitate healthy living can make a huge difference in well-being. Wellness design can set the tone for slowing down and practicing mindfulness which let us function at our fullest potential.
Heritage Tiles
Traditionally, homeowners stick to squares and rectangle shapes. In 2023, we will see more homeowners gravitating towards geometric (hexagons, chevrons, herringbones) and antique styles that mimic original reclaimed tiles. These style tiles give an opportunity for more design creativity that can be used to make a vintage or retro-style. Pair with single color tiles for a more understated and muted aesthetic or use them on their own.
Wickerwork
Wickerwork is commonly found outside but recently trends have shown it to be a popular accent in interior designs. More specifically, cane pieces have been featured in everything from small accessories like trays and stools to wardrobes and daybeds. This organic texture is designed in more modern variations without feeling too heavy or overwhelming.
Natural Light
Natural light is a design that will never go out of style and is currently becoming more popular in home designs. This design style is a renewed focus on maximizing natural light using large, floor to ceiling windows, whites and reflective surfaces. It is proven that natural light exposure helps sleep, focus and mood, as well as helping the body produce more Vitamin D!
