Greetings of the Season! Here we are, already embarking on 2022! Life has been an unique roller coaster of events – at the current time the Omicron variant is still extremely active, but vaccinations are becoming more widespread, and amazingly the local Puget Sound economy continues on at a robust pace in most industries – especially residential real estate in general and the Lake Washington waterfront market in particular! Included in this magazine issue is my 2021 North Lake Washington waterfront recap – this report includes data on sold properties in 2021 for the entire north-end of the Lake. Per the map on the opposite page, this includes waterfront home sales from Yarrow Bay in the south end of Kirkland north up the eastside of the Lake through Kenmore and Lake Forest Park and then south down the West side of the Lake to the UW campus. I hope you find this information both interesting and helpful! Currently in King County, available single family listing count has plummeted 61% from this time a year ago, and average prices for closed sales increased nearly 18% in 2021! For waterfront properties in King County, available listings are down 64% from this time one year ago. On North Lake Washington in 2021 there were 37 total waterfront sales averaging $4,360,000 – an increase from 2020 of over $470,000 per sale! The lack of available Lake Washington waterfront listings remains the biggest challenge (as of this publication there was ONE active single-family waterfront home listed on North Lake Washington). Given the low interest rates, robust local economy and strong demand, coupled with virtually no available inventory, there likely has never been a better time to sell your North Lake Washington waterfront. Having closed 61 North Lake Washington waterfront sales for Buyers and Sellers over the past 5 years (more than 5 times any other broker per NWMLS stats from a Trendgraphix Top Producer report), and personally residing on the Lake in the Holmes Point area of Kirkland, I am uniquely positioned to get you the highest possible price for your waterfront.
