2021 Greetings! Once again, I hope this magazine finds you healthy and happy! I don’t know about you, but I can’t believe how fast time is going by (the older I get the faster it goes)! I am guessing that you, like me, are glad to see 2020 behind us. I know I really miss simple things – like going out to breakfast, lunch, or dinner, or taking a trip (anywhere), and most especially being able to gather with family and friends without restriction or risk! Hopefully, the new vaccines will get distributed to all of us and life will return to closer to normal once again. Amazingly, despite the trying times in 2020, the local real estate market was record setting! As this magazine issue is my North Lake Washington waterfront from the south end of Kirkland around the North end of Lake Washington to Magnuson Park update/2020 recap, here are some interesting waterfront statistics from that specific area: • In 2020 there were 24 waterfront home sales, averaging $3,992,417 an increase of nearly 50% in average price over 2019 (in 2019 there were 30 sales averaging $2,621,229)! • There are currently only six active waterfront single family home listings in the entire area, averaging $5,885,833 with only two of them priced below $5,000,000! • The total of all single family home, condominium, and vacant land closed waterfront sales in 2020 was $125,202,350! In 2019 the total of all closed waterfront sales was $103,844,858, an increase of over 20%! Given the pandemic in 2020 and the associated real estate showing restrictions, this is a truly astounding statistic! • In 2020 I closed a total of 21 waterfront transaction sides representing Buyers and/or Sellers – and I have closed 69 waterfront transactions in the past five years. People often ask me why I sell so much Lake Washington waterfront. Living on the lake, and enjoying all of the wonderful things Lake Washington has to offer – and that are truly part of our heritage - from Opening Day, the 4th of July, Seafair and the Christmas ships, to simply enjoying boating to all of the amazing destinations in Puget Sound and the San Juan Islands there is truly nothing like it! I believe I am better able to articulate the Lake Washington waterfront lifestyle – and that is what owning waterfront is really all about! Given the all-time record high price levels, the extremely low inventory (both on and off the water), and continuing historic low interest rates, there may never have been a better time to sell your home than now! I want to also mention that, despite all of the positive real estate news, there continue to be many in the community who have been negatively impacted by the current pandemic – not only have many lost their livelihoods, some are struggling to keep housing or even enough food on the table. Even worse, there are also many of us who have lost loved ones to this horrible virus. I remain committed to try to make a positive difference in our community and plan to donate more in 2021 to local charities. I urge those of you who can, to do the same. There are nearly endless ways to give – Hopelink, Attain Housing, and the Windermere Foundation are a few of my local favorites. I will commit to donating $500 from every closed sale in 2021 to my client’s choice of those three charities. Here’s to good health and better times for all of us in 2021!

Lake Washington facts + history E XPLORING THE DEPTHS - 18 miles long and adjacent to both Seattle and Bellevue, Lake Washington is the last resting spot of an estimated 109 planes, 50 ships, a coal train, and other unusual artifacts that have sunk over the years. The deepest point of the lake is 210 feet, approximately 700 feet from the Madison Park shore. There is a myriad of flotsam and jetsam at the dark murky bottom of the lake - rowboats, boat motors, binoculars, fishing poles, water skis, stolen cars, airplanes, and parts of hydroplanes that have crashed and sunk during races. There is a legend that during Prohibition, a barge full of illicit liquor was intentionally sunk so that revenue officers could not get it (a number of divers have searched for the vintage spirits without success)! The bottom is also the final resting place for an estimated 400+ boats including ferries, barges, and even 3 Naval minesweepers! There are also an-
cient submerged forests at the bottom of the lake from a huge earthquake and associated landslide that took place between 1,000-3,000 years ago. One such underwater forest is near Kenmore and another near Mercer Island. The drowned trees off the southern coast of Mercer Island have been described by one intrepid diver as “a thrill to swim through”, however not everyone would agree. After a thousand years underwater, the trees are well preserved due to low oxygen levels. Some of the trees have been unlawfully raised by men selling them for lumber – until they were later charged with stealing from state land in the early 1990’s. For now, at least, the aquatic forests will remain at the bottom of the Lake — just like they have for the last 1,000+ years.

KIRKLAND - JUANITA ABOVE WATER - Lake Washington is King County’s largest freshwater body of water, and Washington State’s second largest natural lake. The two key prominent streams of Lake Washington are the Cedar River at the southern end, which contributes about 57 percent of the annual hydraulic load & water from Lake Sammamish via the Sammamish River at the north end, which contributes 27 percent of the hydraulic load. Additionally, the lake is fed by several small creeks and rivers and home of many native species including coastal Cutthroat Trout and Brown Bullhead. The lake is a deep, narrow, glacial trough with steeply sloping sides known as the Lake Washington Basin, carved by the Vashon Ice Sheet, the last continental glacier to pass through the Seattle region. The Ship Canal, which was constructed in
1909, is the only discharge from both Lake Sammamish and Lake Washington which drain through the locks and dam at the western end. Lake Washington is almost twice as deep, four times the region and four times the area, as Lake Sammamish. However, the construction of the Ship Canal while opening Lake Washington to Puget Sound, caused the disappearance of the Black River and the lake to lower 9 feet. Today there are numerous restaurants, marinas, and all kinds of activities on the lake – not including the fabulous traditions of Opening Day with the Windermere Cup and the Yacht Parade (a local fixture for over 80 years), the 4th of July celebrations all over the lake, Seafair – the largest floating festival in the world – and the Christmas Ships – another longtime area tradition that is part of our local heritage!
