Organizing Your Home: Tips from your SRES®

Increase your home’s appeal for yourself or for buyers on the market with these organizational tips.

Decide what’s working in your home and what’s not. Take stock of items in your home and how they are organized. What spaces work for you, and which ones feel overwhelming or inconvenient? Do you have too many items stored in a space that is too small? Go room by room and evaluate your closets and drawers. Ask yourself, “what do I like about this current organizational set-up? What should change?” Take notes.

Come up with a plan

After evaluating your current system, come up with a new plan. Get rid of items that you no longer need or have space to keep—remember, the fewer things you have, the less time and space you will need to keep them nice. After decluttering, organize your items using bins, shelves, racks, or other systems for separation. Your system will work best if the objects you use most are easy to access without bending or reaching.

Take a “step-by-step” approach

Avoid burnout by breaking up tasks and starting small. For example, you could start with a closet that you can reorganize in a day, or you could sort through old clothes to give to charity. Once you are done, take a break before moving on to the next project.

Ask for help

Some labor-intensive tasks are hard to do alone. When needed, do not be afraid to ask for help. Larger projects likely require the help of family, community members, or hired professionals. Talk with people in your network, including your SRES® professional, for recommendations for qualified professional organizers, cleaners, or movers in your area.

Count on an SRES® to guide you through the process of buying or selling your home, making the transaction less stressful and more successful. The Seniors Real Estate Specialist ® (SRES®) designation is awarded by the SRES® Council, a subsidiary of the National Association of REALTORS® (NAR).

TIPS FOR GETTING RID OF EXCESS “THINGS”

1

Toss duplicate items: if you have more sets of work clothes or measuring cups than you need, consider giving away what is extra.

2

Sort items into four piles: one for things to keep, one for things to donate, one for things to throw away, and one for valuables to appraise and/ or sell.

3

Pass on belongings: if there are items you no longer need, or keepsakes you would like to go to a certain person, gift them personally now.

Here are some potential benefits —

1. Supplemental Income:

A reverse mortgage provides a way for homeowners to convert a portion of their home equity into cash, which can be used to supplement retirement income or cover expenses.

2. No Monthly Mortgage Payments:

Unlike traditional mortgages, with a reverse mortgage, borrowers typically don’t make monthly mortgage payments. Instead, the loan balance increases over time, and repayment is usually deferred until the borrower moves out of the home or passes away.

3. Stay in Your Home:

Reverse mortgages can help seniors who want to remain in their homes but need additional funds for living expenses, healthcare costs, home repairs, or other needs.

4. Flexible Payment Options:

Borrowers may have the option to receive funds from a reverse mortgage as a lump sum, a line of credit, fixed monthly payments, or a combination of these.

5. No Repayment Obligation Beyond the Home’s Value:

With a federally insured reverse mortgage (Home Equity Conversion Mortgage or HECM), borrowers are typically not responsible for repayment of any loan balance that exceeds the value of the home at the time of repayment. This feature protects borrowers and their heirs from owing more than the home is worth.

6. Non-recourse Loan:

In most cases, if the home is sold to repay the loan, and the sales proceeds are not sufficient to cover the loan balance, neither the borrower nor their heirs are held responsible for the shortfall. The lender’s only recourse is the collateral (the home) itself.

7. Tax-Free Proceeds:

Generally, the proceeds from a reverse mortgage are not considered taxable income, as they are considered a loan rather than income.

8. No Impact on Social Security or Medicare:

Reverse mortgage proceeds do not affect eligibility for Social Security or Medicare benefits. However, needs-based programs like Medicaid might be affected.

9. Retain Ownership:

Borrowers retain ownership of the home, and they (or their heirs) can sell the home at any time. However, they must repay the reverse mortgage loan balance when the home is sold.

10. No Prepayment Penalty:

Borrowers can repay a reverse mortgage at any time without incurring a prepayment penalty.

Other conditions and restrictions may apply. Rates and available loan programs are subject to change without notice. Contact your loan officer for more information.

In addition, our durable medical equipment loan chest offers vital support, and complemented by free medical supplies for those in need. At We Care Tucson, we're building a stronger, more inclusive community, one device at a time.

VETERAN RESCUE MISSION

Veteran Rescue Mission is a subsidiary of 501(c)3 Non-profit organization Home Community Services and is a Veteran led front searching for all homeless Vets in order to pair them with their earned benefits in an effort to minimize Veteran recidivism and suicide. Our primary objective is to distinguish the needs of Veterans with low incomes in Arizona and the greater United States, educate the public on the research gathered, and work with the public to address the need distinguished.

With the help of the Tucson community members we have been able to help over 500 hundred veterans get housed and connected with benefits. Through our regularly scheduled street outreach ministry, thrift stores, and our temporary housing services we have been able to do everything we can to help minimize veteran recidivism, homelessness, and suicide.
