BOARD OF DIRECTORS WORKSHOP Minutes of Tuesday, March 8, 2022 (Postponed from March 1, 2022) Call to Order: Tuesday, March 8, 2022, at 9:01 a.m. Out of respect, please turn off all phones & remove hats / Moment of Silence & Pledge of Allegiance Proof of Notice: The agenda was posted at the Administration Office and Clubhouse, and on the Brookridge website, March 4, 2022. PROOF OF NOTICE ESTABLISHED. Proof of Quorum: President Foster, Interim Treasurer Metcalf, 2nd Vice President Basteri, Director V. Stratton. Director R. Stratton was excused. Proof of quorum established. Also Present: General Manager Carol Webster, Code Enforcement Captain Greg Schubert, Recording Secretary Arlene Ahrens, Facilities Manager Vincent Pizzo. 32 members names on sign in sheet. Taping Notice: Member video/audio taping meeting: 1 Approval of Minutes: Board of Directors Meeting of February 16, 2022 – minutes stand as submitted. Correspondence: Letter from Val Stratton resigning as Board Secretary, read by same. Motion by V. Stratton, seconded by Metcalf to appoint Rosemarie Basteri as Secretary until the Organizational meeting on March 16. All in favor (4-0). President's Report: Foster – He is happy to not be wearing masks anymore. The advisory committee and President Foster have decided not to move forward with having the Sheriff patrol the roads. Code Enforcement is working on the speeding issues, a Code Enforcement employee has been using the laser gun to enforce the speeding rules. The employee has stopped 97 people for either speeding or not stopping at Stop signs. General Managers Report: Voting for Board of Directors ends on March 14 at 4 pm. March 16 is the Annual Membership and Organizational meetings at 7:00 pm. An announcement was made at the previous meeting that the News and Views were late due to the office and clubhouse being closed for two weeks due to COVID. Some residents were not happy with this and behaved inappropriately towards staff and that was uncalled for. Unfinished Business: Letter of appeal -Isaacson/Stoddard – Motion by Foster, seconded by Metcalf to uphold denial of ACC application. Property owners were present and spoke. Lengthy discussion followed. Vote taken 4-0. Interim Treasurer Metcalf asked Captain Schubert to work with the homeowners to look into different options. Gated Access System Update - Motion by Metcalf, seconded by Basteri to approve proposal from Florida Door Control for $33,652.98 from Code Enforcement Reserves. Lengthy discussion followed. $200 performance bond was also discussed. Ron Ross – Unit 6 – this is a task that the advisory committee should be handling. Metcalf then rescinded her original motion and made a new motion that the advisory committee should look into this matter further and bring the proposal back to the Board of Director's by the April 20 meeting. Second by V. Stratton. Vote taken, all in favor (4-0). New vehicle for Code Enforcement – Motion by Metcalf, seconded by Basteri to approve purchase of new vehicle up to $32,000, paid out of Code Enforcement Reserve Account. Very lengthy discussion followed. Vote taken, 2 for (Metcalf, Basteri), 2 against (V. Stratton, Foster). Motion failed. New Business: Letter of appeal – Ceaser - Motion by Foster, seconded by Metcalf to uphold denial of ACC application. Property owners were present and spoke. Lengthy discussion followed. Vote taken, all in favor (4-0). Interim Treasurer Metcalf asked Captain Schubert to work with the homeowners. S.O.P. updates – Motion by Metcalf, second by V. Stratton to approve updates to S.O.P. 3.4 – Election Committee verbiage for clarity. (Additions indicated by underlining, Deletions indicated by striking through). 2.2 – The Chairperson shall submit a list of committee members to the Board and determine the number of members shall be not less than five and not more than eight needed. The Election Committee shall endeavor to cause the election to be conducted effectively, legally and with decorum. 3.2 Election of directors and unit representatives is by ballot. The Election Committee Board Secretary and/or Recording Secretary will open the incoming return envelopes and record receipt on the member roster by placing a "B" "notation" after the member name to indicate the ballot envelope was returned. All unopened ballot envelopes will be placed in the locked ballot box for the Election Committee to pen and record the vote. 5.8 The Board Secretary shall report the results to The Board President who will shall announce the results at the November Wednesday night meeting. 6.2 The office digital coper will be used to scan all the sorted ballots, return envelopes and member roster signatures for each vote on budgets, amendments, and elections. Jim Snyder sworn in by President Foster. Report of Directors: Metcalf – Beautification committee has only 5-6 members. They will be concentrating on taking care of the areas by the fountain, the front sign, the Admin. office, and the Clubhouse. There was a $1,000 donation to the Beautification Committee, thank you to whomever donated that money. Friday night Bingo is still going on, the Election Committee is ready to count the ballots on Tuesday, March 15, 2022. Foster – there is an RV Compound walkthrough on Wednesday, March 8 at 10:00 am. Member Comments: Anna Webster – Unit 4 – has concerns about the boxes that were at the clubhouse on 2/24 for the "trucker convoy". Where did t hey come from, who authorized the boxes? Interim Treasurer Metcalf replied that these boxes were not authorized and as soon as Vince saw the boxes they were removed. Ron Ross – Unit 6 – Joanne Burns has volunteered to be the leader of F.I.S.H. F.I.S.H still needs homes for drop off locations for the food donations. There is a list of items needed, please stick to the list. Ron Ross is glad that the speeding issues are being dealt with. Val Stratton – Unit 3 – will there be a volunteer appreciation breakfast this year? She was told yes; it will be in April. Brian Woods – Unit 6 – Congratulations to the Advisory Committee, it was a good decision to not have the Sheriff patrolling the roads. He had written a letter to the board that he would like to read at a meeting. There is a group that is concerned about the golf carts, taillights, insurance etc. Motion by V. “PRESIDENTS REPORT” BY: Anna Webﬆer I would like to introduce you to the 2022-23 board. Anna Webster, President, Kenneth Duncan – 1st Vice President, Jerry Foster – 2nd Vice President, Leo Benoit – Treasurer, Gail Metcalf – Secretary, Rosemary Basteri – Director. This board has a goal – to work together as a team to fulﬁll the obligations and needs the residents require of a board. It has been a busy two weeks for this new board. We inherited several projects that are the ﬁrst order of business. Vehicle for Code Enforcement. This was voted on at the April 5th Workshop and passed by a majority. Code Enforcement and the General Manager will be looking at possible replacements for the 2017 Sonic. Board approved $32,000.00 total for a new vehicle. Entry Gates are being researched for replacement or repair. Traffic issues are being looked at and some suggestions have been made for review. A reserve study has been done. Repair of Brookridge Blvd. and Country Club Road are being discussed with an Engineering Firm. If you have any questions or concerns, please contact the office for an appointment to meet with me. SECURITY CAPTAIN'S REPORT By Greg Schubert Spring time is here and this is the time when many people will fall prey to fraudulent contractors. These contractors try to convince the home owner to purchase repairs or services they may not need. Please do not accept any work form anyone without getting a 2nd opinion or estimate. Some things to be on the lookout for: • Someone claiming to offer free or cheep “Inspections” • You are not having any problems with your AC system; however they ﬁnd it is not working properly and is in need of repairs. • They will not put everything they are telling you in writing. • They try to use high pressure tactics. • They try to discourage you from getting a 2nd opinion by stating the cheap price they are offering is only good while they are at your home. Once they leave they will not honor the price they are offering now. • They offer to come back when they are off duty to do the work at a much cheaper price. If you think you may have been contacted by one of these contractors or may have been a victim of this scam, please notify the Hernando County Sheriff's Office at 754-6850.

The Beautification Committee met April 7th for its regular monthly meeting. We had ten members present that included welcoming one new member and our liaison to the BCPO Board of Directors, Rosemary Basteri. It was noted that all but a couple of the plants around the Brookridge sign are coming back to life after the hard freezes they endured this winter. Yay! Hopefully all your plants survived too. By the time this article is published you hopefully will have noticed the new mulch around the Brookridge sign and the administration building. And, we hope to have the fountain up and running again soon. A big thanks to the Men's Club for their generous donation. That much mulch is expensive. We always welcome new volunteers, especially those who have a love for gardening, knowledge of Florida plants and landscaping, or those who would just like something more to do. If you have any questions or suggestions, please call Jim Snyder, Chairman, at 352-596-1804. Meetings are held the first Thursday of the month at 10:00 a.m., at the Clubhouse. BROOKRIDGE BROOKRIDGE CERT Our May meeting of this year for Brookridge CERT will be May 4th the ﬁrst Wednesday at 10:00 am. (4/04/2022). Members of CERT will be looking at training material supplied by new administration from Hernando County EOC which will help strengthen and train CERT volunteers to bring CERT up to current year readiness for any possible disaster to our community.

STAMPS FOR THE WOUNDED Stamps for the Wounded (SFTW) is an organization dedicated to providing comfort and stimulating activities for U.S. veterans that are wounded, ill or isolated. SFTW has been helping U.S. veterans since 1943. To serve our veterans, we rely on donations of postage stamps, U.S. Postage stamps, and cash donations. If you would like to participate in this project—save the stamps from mail that you receive (Just cut the stamp off the envelope), buy stamps or donate cash. BROOKRIDGE COLLECTIONS If you would like to help, please collect stamps from your mail, bring them to the Clubhouse where there is a container on a cart in the South Hall. Because of a resurgence of interest in the sport, St Pete has been in the news recently. That increased interest evident in the number of new players we've had this year. Some just come just to check us out. Others get hooked with their ﬁrst push. Many have become very good players this year. But...Sadly, we're coming to the end of our winter season. We are saying goodbye to many of our friends as they return to their northern homes. We've had a great season and look forward to seeing all of our winter friends when they return in the fall. "Kings & Queens" play on Mondays at 2:00 pm, please be at the club by 1:30 pm. Kings & Queens are a group of couples that play 9 holes of golf Monday afternoons - alternate shot format for the twosome. If you don't have a male/female partner, you may play as two ladies or two gents. If you haven't played yet, it might be a great way to meet your fellow golfers. This is a fun group. I'm sure you will enjoy it, but don't be too serious, as it is meant to be fun while enjoying our golf course. Newcomers are always welcome. The cost to play is $1.00 per couple. All money is returned to the winners. It is not necessary to sign up any day, just come to the club ready to play golf.

Our priority is having fun - most of our members are playing from the red or silver tees this year. Come out & enjoy the course with us. Due to Covid-19 we will not exchange money or score cards this year. We'll continue playing "Fun Golf". There will be no dues to join & play. No weekly payouts or points. We tee off at 8:00 AM every Monday. Please meet in the parking lot at 7:30 am and form into groups around 7:45 am.

The ceramic class in Brookridge is open to all residents and neighbors. We have men and woman joining and they are very good for beginners. The beginners are doing some great pieces. I really don't call them beginner's after they finish their first piece. Everyone enjoys what they are doing, and we all have a great time. Classes are Fridays & Saturdays from 9:00 am – 2:00 pm you can come & go any time within those hours. There is a fee to join, but that includes all paints, brushes, glazes, sealers, coffee, water, snacks. We now are starting to do painting that has to be fired. We are non-profit. Helping Hands was unable to have our annual fundraiser for two years because of Covid and need your help. Most needed now are donations of children's patterned fabric in cotton, flannel or broadcloth and plain or printed fabrics for any age group or a donation. EXERCISE GROUP by Linda Hartman

Don't quit exercising as you get older. Brain scans of active older people showed they had more of a class of proteins associated with healthy cognition which indicates the protective effects of exercise. Try walking some extra steps starting today and try our exercise class. Our class is for Brookridge residents and their houseguests (Sorry, no children). The cost is ﬁfty cents per class and the ﬁrst class is free! Class starts at 8:30 am and runs to 9:30 am on Mondays, Wednesdays and Fridays. Classes start with low impact aerobics followed by stretch and tone; weights; and either mats or chairs. The class ends with a balance circle. Weights and mats are available if you don't have your own. Come have fun with us!
