BROOKRIDGE COMMUNITY PROPERTY OWNERS, INC. BOARD OF DIRECTORS MEETING MINUTES OF WEDNESDAY MARCH 16, 2022 BCPO by-laws state the president shall preside over all meetings, Jerry Foster as President shall chair the meeting.

Call to Order: Chairperson, Jerry Foster called the meeting to order at 7:03 pm Out of respect, please turn off all phones & remove hats / Moment of Silence & Pledge of Allegiance Establish Quorum: According to Article X, Section 3 of the Bylaws approved April 18, 2007, the members present at an Annual or Special meeting shall constitute a quorum, regardless of the number present. Present were GM Webster, Captain Greg Schubert, Recording Secretary Arlene Ahrens, Attorney Steve Mezer, 91 names on the sign in sheets.

Proof of Notice of Meeting: Interim Secretary Basteri read the notice that on January 6, 2022, an Annual Package, including the Notice of the Annual Membership meeting, was mailed to every member who was on the Association's roster of property owners as of 12/31/2021. Proof of Notice Affidavit has been received.

Approval of Minutes: Minutes of the March 18, 2020, Annual Meeting were approved at the April 21, 2021, Board of Director's meeting.

Correspondence: None Annual Report of Officers: President Jerry Foster: Verbal recap of previous years' events. Interim Treasurer Metcalf: Verbal recap of previous years' expenses.

Unfinished Business: None New Business: None Election Results: Board of Directors and Induction: Chairman Jerry Foster announced results.

Ken Duncan received 451 votes, Leo Benoit received 376 votes, Anna Webster received 444 votes.

A total of 1717 Votes were cast. A total of 31 Voids were submitted with no addresses on them to be recorded. Swearing in of newly elected Directors Duncan, Benoit, and Webster, was conducted by Jerry Foster, Chairman. After the swearing in was conducted, Chairman Foster read: Pursuant to Florida Statutes 720.306, 9(a), we will now accept nominations from the floor to fill the one open seat on the Board of Directors (created by Larry Hoose's resignation). Do we have any nominations?

Jon Shephard – Unit 6 - nominated Tom Churchill. George Clair - Unit 4 nominated himself. Vince Pizzo – Unit 3 nominated Larry Hansen. Paul Campbell - Unit 2, nominated himself. Chairman Foster continued: Nominees may pick up a nomination form from Arlene after the meeting or at the Admin. Office. That does not end our search for a director. Anyone who is interested in serving on the Board of Director's may pick up a self-nomination form at the Admin. office. The deadline to submit a nomination form is April 1. Pursuant to Article V, Section 9, of our Bylaws, the vacancy will be filled at a regularly scheduled Board of Director's meeting.

Member Comments: Larry Miller – Unit 2 – had questions regarding the audit, was there money "left over" in 2021? He also asked about the new computers. Lynn Southwick – Unit 4 – She lives by integrity and honesty and expects the board to do the same.

Ron Ross – Unit 6 – New leader of F.I.S.H. is Joanne Burns. He also was inquiring about the amount of money that was taken in for the News & Views advertising. Gail Metcalf – Unit 6 – next year is 50th birthday of Brookridge. She would like to get a few people together and bring Brookridge back to a sense of community. Marge Roloff – Unit 4 – the money that was "left over" from 2021 – does it go into 2022? Joann Burns Unit 3 – thank you to all who support F.I.SH., she will also be serving a hot meal twice a month to those who need it. Pamela McMaugh – Unit 4 – she has been here since July; people are terrible with the comments.

She also wanted to know why parking on Brookridge Blvd is allowed, it is extremely dangerous. Vince Pizzo – Unit 3 – his family has been here since 1978. We need to vote with our hearts, should have the best interest of Brookridge at heart, we are all one.

Rosemary Basteri – Unit 4 – Musicaires is having a concert on March 20 from 3-5 pm at the clubhouse. It is a free will offering, they have been working extremely hard. Vivian Blair – Unit 4 – Thank you to Vince and all of his employees, they are all doing an excellent job. Donna Smetko – Unit 2 – we all need to work together, do not air your laundry on social media or at the pool.

Motion by Vince Pizzo, Unit 3, seconded by Gail Metcalf, Unit 6 to adjourn. Members had no objections. Motion carried.

“PRESIDENTS REPORT” BY: Anna Webster

Just an update of what we have been doing for the last six weeks. It has been a very buy time.

The Advisory Board reported on their findings regarding the traffic issues. Next, the Advisory Board will be working to find a software program to replace Access.

Code Enforcement has been very busy patrolling the streets. Writing up violations to the dismay of the residents.

A truck for Coder Enforcement has been purchased and received. The total cost was $29,000.00, a savings of $3,000.00 below approved price.

The exit gate have been approved for repair by Liftmaster. A savings of $8,000.00+ from the last proposal.

The Board voted to make a change in the directors and Leo is now a Director, Rosemary is the Treasurer and we appointed a new director, Lyle Steckelberg. Welcome Lyle.

Our Bookkeeper, Lynnette Price, has given her notice of resignation effective May 13. She has been offered another position and we wish her the best in her new endeavor. Our Residential Coordinator, Vivian Demaine, has been offered the Bookkeepers position and she has graciously accepted. Vivian has been with Brookridge for 9+ years, she has bookkeeping experience, is proficient in Access and Quick books, and she's familiar with our residents. Vivian is an asset to our development.

There have been many little issues that have come to the Board in our six week honeymoon. I believe we have addressed them in a timely manner. I want to thank the Directors and the residents for their cooperation and assistance during our transition to this new year. I believe we can make things better in Brookridge by working together.

Speeding is a major issue here in Brookridge and the Board of Directors has instructed Code Enforcement to enforce the speed limits throughout the community.

The deed restrictions set the speed limits as 30 mph on Brookridge Blvd and 25 mph on all other roads unless otherwise posted. These speed limits are strictly enforced for the safety and wellbeing of our residents and their guests.

The penalties for the first speeding violation are $50.00 and a 30-day loss of privileges for the entire property which includes the use of the clubhouse, pool, and barcode. The Rules and Regulations do not allow for warnings to be given for first offenses so please be always mindful of your speed.

The Deed Restrictions state that property owners are responsible for their “tenants, guests and invitees”, that means if someone is coming to your house and they are caught speeding, the violation is sent to the property owner. The sole exception is for vendors.

Property owners are NOT responsible for vendors traveling to and from their home.

A vendor is defined as someone who is contracted by a resident to perform a service or work.

Everyone here in Brookridge shares the road whether in a car, golf cart, bicycle or on foot and we all need to be always respectful of each other. Please obey the posted speed limits and help keep Brookridge a safe place to live.

Brookridge is a deed restricted community and as such we have many governing documents. One of these documents is the Architectural Control Guidelines.

The RV Compound Walk-Thru will be Wednesday, June 8th at 10:00 am

These Guidelines let homeowners know what can and cannot be done to the exterior of a home.

Monthly Message: Please remember to pick up your blocks and debris on your site and put to back of the site so the park can mow your site.

The homeowner must fill out an ACC application prior to the start of any work. The ACC applications are available at the main office Monday through Friday 8:30am till 4:00pm. The ACC Committee meets on the second and fourth Mondays of every month at 9:00am in the Administration Office.

FYI: Make sure to secure your equipment USE YOUR DEADBOLTS ON YOUR DOORS. When your unit is in the RV Compound for safety SHUT OFF YOUR PROPANE.

Many projects may also require a Hernando County Building permit. An ACC approval by Brookridge does not override the county permit, both may be required and it is the homeowner's responsibility to obtain the county permit.

Ladies of Brookridge We hope all of mothers and grandmothers were able to spend time with their families , enjoying a wonderful Mother's Day. Thanks to our Scholarship Committee-Anna Webster, Patrona Turman and Sharon Wilson for all their hard work. We appreciate those members who attended the reception. We were fortunate to meet and greet our recipients and their families. Nine scholarships were awarded, seven seniors from Springstead High School and two from Weeki Wachee High School.

Those young adults are truly brilliant. Their studies include Marine Biology, Mechanical Engineering, Etymology, IT Technology, Dentistry, Theater and law.

They are the hope of the future.

BROOKRIDGE BROOKRIDGE CERT Our June meeting of this year for Brookridge CERT will be June 1st the first Wednesday at 10:00 am. Members of CERT will be continuing to study training material supplied by new administration from Hernando County EOC which will help strengthen and train CERT volunteers to bring CERT up to current year readiness for any possible disaster to our community.

Expectations are high for the new training class which starts June 2. We need YOU! Come and Volunteer, join our Brookridge CERT group. This training is free to volunteers. Training will be made available to any who are able to serve with us.

STAMPS FOR THE WOUNDED Stamps for the Wounded (SFTW) is an organization dedicated to providing comfort and stimulating activities for U.S. veterans that are wounded, ill or isolated.

SFTW has been helping U.S. veterans since 1943.

To serve our veterans, we rely on donations of postage stamps, U.S. Postage stamps, and cash donations.

If you would like to participate in this project—save the stamps from mail that you receive (Just cut the stamp off the envelope), buy stamps or donate cash.

BROOKRIDGE COLLECTIONS If you would like to help, please collect stamps from your mail, bring them to the Clubhouse where there is a container on a cart in the South Hall.

These stamps are collected by Mrs. Peggy Christie.

Each year they are sent in during the month January.

This year Peggy mailed a 6 lb. 2oz. box from the residents of Brookridge.

The Beautification Committee met May 5th for its regular monthly meeting.

We had seven members present, and our Liaison.

We are very happy about the work we've done so far this Spring and how nice it all looks. We hope everyone has noticed the new mulch around the Brookridge sign and the Administration building.

The fountain has been scrubbed and is up and running again and we planted more flowers in front of the Guard Shack.

When you get a chance, please look at the fountain in front of the Clubhouse. It is beautiful! Thank you to Vince and whoever else may have helped with that.

Our plans for May include planting flowers in some of the empty beds and doing some weeding and trimming in others.

A big thank you to the following folks: John Strickland, who measured and advised us as to how much mulch we needed to buy – it was perfect!; to Paul Howard who helped us with those heavy mulch bags at the administration building, and his wife, Angie, who patiently waited on him to help us; to Billy and Kevin for hauling bags of mulch to the sign area and for the help they always give us; and to Pam, Larry, and Steve for their help with mulching. All that new mulch, fertilizer, weed killer, new plants, etc. cost us about $1200 in April. Thanks to everyone who has donated money. We couldn't do it without you.

We always welcome new volunteers, especially those who have a love for gardening, knowledge of Florida plants and landscaping, or those who would just like something more to do. If you have any questions or suggestions, please call Jim Snyder, Chairman, at 352-596-1804. Meetings are held the first Thursday of the month at 10:00 a.m., at the Clubhouse.

Donations can be made by check payable to BCPO with “Beautification Committee” noted in the memo section of the check and deliver it to the Administration Office or give it to any of the members of the committee.

Kings & Queens are a group of couples that play 9 holes of golf Monday afternoons - alternate shot format for the twosome. If you don't have a male/female partner, you may play as two ladies or two gents. If you haven't played yet, it might be a great way to meet your fellow golfers.

This is a fun group. I'm sure you will enjoy it, but don't be too serious, as it is meant to be fun while enjoying our golf course. Newcomers are always welcome.

The cost to play is $1.00 per couple.

All money is returned to the winners.

It is not necessary to sign up any day, just come to the club ready to play golf.

Our priority is having fun - most of our members are playing from the red or silver tees this year.

Come out & enjoy the course with us.

Due to Covid-19 we will not exchange money or score cards this year.

We'll continue playing "Fun Golf".

The ceramic class in Brookridge is open to all residents and neighbors. We have men and woman joining and they are very good for beginners. The beginners are doing some great pieces. I really don't call them beginner's after they finish their first piece.

Everyone enjoys what they are doing, and we all have a great time.

Classes are Fridays & Saturdays from 9:00 am – 2:00 pm you can come & go any time within those hours. There is a fee to join, but that includes all paints, brushes, glazes, sealers, coffee, water, snacks.

We now are starting to do painting that has to be fired.

Interacting with plants helps everyone improve their emotional, mental and physical well-being.

It also helps to exercise 3 days a week.

Our class is for Brookridge residents and their houseguests (Sorry, no children).

The cost is fifty cents per class and the first class is free!

Class starts at 8:30 am and runs to 9:30 am on Mondays, Wednesdays and Fridays.

Classes start with low impact aerobics followed by stretch and tone; weights; and either mats or chairs. The class ends with a balance circle. Weights and mats are available if you don't have your own. Come have fun with us!
