Our seller purchased this home with the intent of remodeling it over time to make it his dream home Unfortunately, on short notice he took a new job and had to move cross-country to Michigan in just 3 weeks. He had not gotten around to doing any of the repairs and upgrades he was hoping to do since he had purchased the home and from our perspective, he would likely leave a lot of money on the table if he didn' t complete some repairs prior to listing the home. With a short timeline, limited improvement budget and a move to plan, we knew that we could step in and take control to get this project and his move to the finish line.
Assessment
Our first step when walking through a property like this is assessing what needs to be done and in what order. Prioritization allows us to determine not only what we can get done within the budget and timeframe, but also allows us to provide real time feedback to our client about the importance of completing certain repairs along with the potential return of completing said repairs Some items may not have a positive increase in value, but may increase the number of parties who would be interested in the home and also the amount of time it will take to sell the home. Other repairs, will absolutely increase the value of the home.
In this case, we chose to address the biggest "eye sores" or "red flags" that weren ' t costly, but might make a buyer feel like the home was not taken care of. From there, we looked at best bang for our buck Not only did we determine what repairs should be completed, but we also brought in all the vendors (painter, handyman, tile cleaner, garage door company, window repair, movers), negotiated the repairs and managed all vendors start to finish so that our client could focus on his relocation

The total cost (minus staging) was under $20,000 to the seller and made an incredible change in the way the home looks, feels and is presented to buyers.
