Home values in some of the capital’s prime areas, including parts of Fulham, have dropped since the change to the levy, while the number of properties changing hands has declined significantly, as Londoners continue to be hit by high stamp duty levels compared to buyers in the rest of the country.

The government’s decision to introduce further stamp duty reforms in April 2016 in the form of a 3% stamp duty surcharge on second homes, only served to add to the market’s woes in London.

Analysis of data from the Land Registry and Zoopla shows that the

Activity levels have also been stifled by political uncertainty caused by the general election and ongoing Brexit negotiations, as well as a slump in housing supply on the market, with the Royal Institution of

Chartered Surveyors reporting that the average number of homes on surveyors’ books has now dropped to the lowest level since records began in 1978. But that could be about change.

BUSY AUTUMN PERIOD Following a slow start to 2017 which lasted up until the general election in June, there are signs that as we usher in the historically busy autumn market, prospects for an increase in supply of property to the market is looking good, reflected by the pickup in the number of homes Brik is currently taking on for sale.

This is a strong indication that the housing market could start to gather pace now that the usual summer slowdown is over and many prospective buyers are returning from their holidays to resume home-hunting.

Historically, September, October and November is always full of activity with those who wish to sell before the end of the year rushing to capitalise on the busy market before the quieter Christmas and New Year period take effect.

CHOOSE YOUR POSITION It’s still a buyers market and sellers looking to make a sale should ensure that they are in the surest possible position before negotiation with an accurate asking price.

Buyers may be able to easily push sellers over who have overstretched on price. Alternatively they may simply leave them in their predicament and wait for them to come back down before an easier negotiation begins.

Sellers, don’t be tempted to get ahead of yourself, and the market if you want to do a sure deal. Especially as there could be further political or economic fallout to come.

HARDENING PRICES Sellers have been pushed back on prices marginally over the last few years as the huge gains prior to 2014 have softened. That said it seems like now, provided asking prices reflect this reality, sellers have a sure footing on solid ground. Buyers push, but don’t be surprised if you feel like you’re not getting anywhere. It’s a sign that the market has good support and it’s a good place to invest.

But despite the anticipated rise in new instructions, the supply of property is likely to remain well short of the required mark, as demand for homes in and around Fulham continues to improve, supported by a healthy labour market, solid employment growth, record-low borrowing rates, and greater political certainty following the recent general election.

UK Finance has estimated that gross mortgage lending, a reliable indicator of future housing activity, reached £22.1 billion in June, which is 9% above the total for May.

The trade body, which encompasses the former Council of Mortgage Lenders, says that the June 2017 total is 3% higher than the £21.5 billion lent in the same month last year.

“Lenders have continued to pile into the owner-occupier market, and south London is still their favourite place to lend,” said Liam Brooke, co-founder of Lendy.

Gross mortgage lending for the second quarter of 2017 was an estimated £60.3 billion, a 3% rise on the first quarter of this year and a 6% on the £57.1 billion lent in the second quarter of 2016.

“It [the market] has remained consistently robust, despite everything we have seen over the last 12 to 18 months,” Duncombe added. “In light of this, there is nothing to suggest that the market is in dire straits.”

Looking ahead, Foundation Home Loans marketing director, Jeff Knight, believes that “purchase incentives” and “continued low mortgage rates” will continue to take the edge off uncertainty in the market generated by the wider political and economic picture.

The last time there was a general election was in 2015, which proved to be a year of two halves for the housing market, with the slow start to the year cleaved by the election which took place in May, followed by an uplift in property prices and a flurry of housing market activity, once election uncertainty was out of the way.

Despite the initial shock caused by this year’s hung parliament, the local housing market has remained resilient, illustrating the fact that even during times of economic and political uncertainty, property in and around Fulham remains a safe investment.

There were some initial fears that activity in the local housing market would be adversely affected by Brexit, but in essence, Fulham’s

appeal has been underpinned by strong national and international demand, with overseas nationals drawn to an area that features some of London’s most desirable properties, not to mention the fact that it is thriving with trendy pubs, restaurants and boutiques, and is very popular with young professionals as well as families.

“ Fulham’s appeal has been underpinned by strong national and international demand” In particular there has been a noticeable surge in enquiries from overseas purchasers seeking to acquire homes in Fulham thanks partly to a drop in the pound’s value, with those buying in euros or dollars and index-linked currencies now enjoying significant discounts on UK property prices post-Brexit.

Camilla Dell of buying agency Black Brick, commented: “The fall in sterling has seen cost reductions in the 30-40% range for dollar buyers which is partly the reason why these buyers [from overseas] are keen to invest.

“Many have decided that this is the year to add to their London portfolios and we have been instructed by a number of families to start the property search.”

It is important to remember that the residential property market in the UK tends to be cyclical, moving in upward cycles of boom, bust and

stability, and that trend looks set to continue, with a recent report from Barclays forecasting that home prices offer plenty of room for growth moving forward.

The bank estimates that the average price of a home in the UK will increase by 6.1% by 2021, fuelled in part by greater activity among buy-to-let investors and high net worth individuals.

Barclays predicts that property hotspots will emerge in the north of England thanks to employment opportunities and business startup rates, but it ultimately expects to see price growth in London lead the way, with well-heeled areas like Fulham ripe for future growth.

RENTAL MARKET A strengthening sales market is traditionally associated with weaker rental demand, as more households choose homeownership over renting.

But Brik’s letting team reports that demand from tenants is continuing to grow as we enter the busy autumn rental period, which marks the start of the academic year and a time when large relocation agents and blue chip companies typically seek accommodation for their finest new recruits. renters, including a high number of corporate tenants, many of which are looking for long-term property rentals.

Like the sales market, the combination of higher demand and low supply will place upward pressure on rental values in the coming weeks, although the level of increase will vary according to submarkets and price bands.

Richard Donnell, insight director at Hometrack, said: “London has the largest and most liquid rental

market. Demand in the capital has been buoyed by employment levels rising two to three times faster than other regions, as well as the much higher deposit and household income required to buy making the transition from renting harder than in the past.”

In summary, the outlook for the autumn sales and rental markets are very encouraging, and so our advice to anyone thinking of selling or letting is simply, ‘strike while the iron is hot’.

Drawn from public and private collections around the world, it will feature work from influential figures in graphic design from the 20th century, as well as from studios and individuals working today.

The London Taxi Company, founded in 1899 and producer of London’s iconic black cabs, has relaunched as LEVC – the London Electric Vehicle Company. Alongside the unveiling of the new brand, LEVC has revealed the final

design of its new London taxi, the electric ‘TX’ which is due to launch at the end of the year.

The handsome vehicle uses an advanced battery powertrain combined with a small petrol generator to give a range of 400 miles, 70 of which are with zero emissions. The TX has been designed to take a battering and has undergone an extreme

London-based De Rosee Sa Architects have designed a unique house on a small plot of land in West London which had previously been used a wood yard.

Crittall-style doors to the courtyards and large skylights draw an impressive amount of light into the house. During the Summer months, the series of courtyard doors can be opened up to create one large family space, a unique example of indoor / outdoor living.

Planning restrictions only allowed a single storey above ground, so a basement was dug to allow for an extra bedroom and bathroom.

Due to the narrow plot, windows in the boundary wall were not possible. In response to this, the house was designed with external courtyards inbetween the three living spaces

Western red cedar clads the courtyards and interior accents while the floors are finished in oak, the generous use of wood being a nod to the land’s history. The house has deservedly won the Built Home Award at the 2017 New London Awards. Inspirational.

How much should you be charging as a Landlord in Fulham? It’s a difficult line to walk. Too much and you run the risk of scaring off potential tenants, or not getting any at all. Too little, and that not inconsiderable investment of time and money could all be for nothing.

Whether you’re investing in a new property, re-listing an existing property, or re-mortgaging a house in order to enter the rental market, you need to maximise your income without falling out of favour with potential renters and staring at costly void periods.

The goal of being a landlord is two-fold; capital growth and rental income. Landlords have very little control over the former besides deciding when to enter the market, and how it’s priced for the area and condition. Landlords do, however, have some control over how much they charge and in turn, how much they could earn from the property, this is called rental yield.

For example, a property delivering £10,000 worth of rent that costs £200,000 has a 5 per cent yield.

Your properties rental yield is

subject to multiple factors including maintenance costs, renovations and interest payments if you purchased the property with a buy-to-let mortgage. So the above figures would only be the final sum if you owned the property outright and none of the rental income went towards paying the mortgage.

There’s also new tax laws which make it significantly less desirable for landlords looking to offset the costs of their mortgage interest payments against tax on their rental income. A sticky topic which we covered last issue.

Residentiallandlord.com reported in July that London has seen rents rise by an average of 45% over the last ten-years, which is an annual rental growth of 4.5%. But London rental prices have also continued to outstrip wage growth, making it all the more important for landlords to price their properties effectively. Whilst capital growth has outstripped them both which in turn has had the effect of reducing rental yields further.

There has also been something of an exodus of foreign landlords in the capital recently, partly due to the additional 3% surcharge on Stamp Duty on second homes introduced in April 2016. This change naturally affects the supply

and demand chain. There have also been anecdotal reports from the mortgage industry showing a large reduction in the number of buy-to-let mortgages applied for since these tax reforms. Suggesting there will be less rental property coming to the market in the future and indicating that rental prices may rise faster in the coming year.

Despite rental yields in Fulham being low (around 2-3%) the market has remained strong due to the popularity of the area and the fact that property owners prefer to hold on to coveted Fulham property, even if it just washes its face as a rental. Young professionals, couples and families all aspire to live in the leafy streets, so the right property at the right price is still a very wise investment if you focus on future capital gains. And if it’s a property purchased a while ago with signifcant retained capital it will undoubtably be giving you a great return on your initial money.

When it comes to renting out your property, you have to decide whether to use a single agency or multiple agencies to find your tenants. There are pros and cons with both, but one of the major myths is that by working with multiple agencies, your property will be put under the noses of more

The law is very protective of tenants and it can be a very costly mistake. Often a cheaper rent agreed quicker can earn you more than you’d lose when holding

out for a higher price and accruing even a short void. Do your sums as this is a common mistake made regularly by landlords.

Finally, ensure your agent prices accurately and has a database of qualified tenants already on their books, and above all has a proactive mentality.

But what is this? A home office can come in many different forms depending on the requirements and scale of tasks at hand. It can be

a dedicated space for your family paperwork, a craft area, a man/ woman cave, your office away from the office, the HQ for a smart new startup, or maybe just somewhere that isn’t the kitchen table!

There are some really clever ideas on the web and Pinterest on how to make your office look attractive, but most of them appear to require the neatness of a pin and have the storage capacity of a single A4 file.

There are many reasons that we carve out parts of our homes to provide that ‘office’ space. The real question is, how much space are you willing to dedicate to a work environment? At Brik, we champion Fulham as a place to call home. Ridley road market is a London institution that welcomes all and sells some of the nicest treats in the capital.

There’s also plenty of strong property, with large terraced and semi-detached house regularly cropping up on the market as people sell up and ship out to cool coastal towns such as Margate and Whitstable to start a family, leaving it open for newcomers or people looking for a change.

But, and there’s always a but, the property is sometimes expensive for what it is. And if you don’t work for a start-up or trendy ad agency, the commute can be a long haul.

As we all know; selling a property isn’t much fun. There’s a lot paperwork, you’ll have to let strangers into your home and at the end of it all there’s a lot of sorting and packing, which only odd people find fun.

But, that said, there are a lot of ways to make the whole process smoother and, if done cleverly, a lot more profitable. Below we’ll reveal some simple steps to help you steer your sale towards a profitable and (nearly) stress-free sale.

HOW TO CHOOSE AN AGENT Cards on table, we know that some estate agents don’t have the best reputation. But the whole purpose of Brik is to change that perception.

We believe there’s no substitute for passion and local knowledge. But with that said, we also believe in democracy, so here are some top tips to help you choose the right agent for the job.

Phone a friend Who do you trust most? Friends and family, of course, so use them!

If someone you know has moved or sold-up recently, ideally to the same area you’re looking in, ask them about their experience. At best they’ll recommend an agent who helped them out massively, and at worst they’ll let you know who to avoid.

Check accreditation We know you’re unlikely to choose an agent from a mailer through the door, but even so, it’s worth asking for credentials. Ideally your agent will be a member of one of the following trade bodies - Guild of Professional Estate Agents (GPEA), National Association of Estate Agents (NAEA), Royal Institution of Chartered Surveyors (RICS) Become a secret shopper Once you’ve found some estate agents you like, go and see them and pose as a potential buyer or seller, ask hard questions and think about whether you would want to work with them.

HOW TO PRICE YOUR PROPERTY Selling your house starts long before potential buyers have even seen the outside, let alone crossed the threshold. And if it’s too expensive for the area, you’ll find yourself facing an uphill struggle.

Ask for advice Don’t take your agent’s word as gospel, ask around at different agencies and do your own research. If your agent isn’t based locally, there’s a chance they could rely on third party statistics from sources such as the Land Registry, which will often be averages. Not surprisingly it’s often tempting for estate agents to overvalue property in order to win your instruction in the sale. This is a real false economy and if your agent isn’t being straight with you at this stage, how will you be able to trust them further down the line?

Look in the mirror Find out what similar properties have sold for in the past and make an honest comparison. One twobed flat is not the same as another.

HOW TO NEGOTIATE You’ve done your research, found the perfect agent, marketed your property like a pro and you’ve just had a call saying someone’s made an offer. Thing is, it’s not exactly what you hoped, a little too low. So how do you negotiate like a pro?

Listen to your agent Not all estate agents are the same.

Some are much more experienced than others and some are simply better negotiators. Having followed the earlier steps in this article though that’s no problem, you’ve got yourself a great agent.

Listening to them and trusting them in the negotiation period is important and can avoid common pitfalls that they’re all too experienced in avoiding.

Don’t be pressured Potential buyers and their agents may try and turn the screws, making statements such as ‘they can’t hang around forever’ and ‘this is a one-time offer’. Ignore that, you’re in a powerful position and have something they want. Take your time, a deep breath, and work out a fair counter offer. Or, if the price you’ve set is non-negotiable, politely decline. This may make them up their offer.

SALES PROGRESSION Listen to any agent with a modicum of experience and they’ll tell you that this is the part of the deal where things can often head south, and fast. This final phase of the process is where an experienced agent will earn you their fee, if they haven’t already of course.

“ the best buyer isn’t always the one that has offered the most” Choose the right buyer Start right. If you’re in the lucky position of having multiple offers, or even if you just have one offer on the table, it’s important to ensure the buyer is no time waster.

Often agents will try and treeshake a potential buyer to test their commitment to the deal, and of course the best buyer isn’t always the one that has offered the most.

Don’t get too emotional Easier said than done of course.

Many deals can start to unravel fast if their is a lack of empathy between buyer and seller. Silly

things like agreements on fixtures and fittings can cause no end of strife between the two parties. Be pragmatic and prepared to give in sometimes to save the deal. After all, a washing machine or a set of blinds are nothing compared to the deal happening or not.

Solicitors Make sure you’ve chosen a reputable, preferbaly Londonbased solicitor. Listen to your agent’s advice on which companies to choose if you’re unsure. They’ll know who are efficient and who take long lunches. Slow conveyancing can kill a deal quickly.

Last minute price drops Sometimes no matter what you do and how diligent you have been you can’t avoid a buyer trying it on.

This can happen for any number of reasons, often it’s issues with a survey, the buyer is getting cold feet, or they just want to earn a quick buck. Sometimes there’s a legitimate reason for it and this shouldn’t necessarily be waved off.

However if your agent is telling you they’re trying it on, the best course of action is to maintain your poker face and kindly decline their re-negotiation and threaten to re-list the property to the market immediatley. This often has the desired effect.

So the actual process of selling is quite simple. But don’t be lulled into a false sense of security. Swot up and make sure you have an experienced agent on your side, it’s often just one conversation that can turn a deal around.

Have two prices In an ideal world, you set a price and that is what’s offered. But this is not an ideal world and that often isn’t the case. So, it may be a wise strategy to have two prices for your property, one that is public and on the listing, and another you’ve discussed with relevant parties that you would be willing to drop to.

Sweeten the deal It’s worth having some extra incentives in your armoury, outside of the secret base price. Think about any fixtures or furnishings you might throw into the deal, especially if you’re selling to first time buyers or you’ve had any bespoke furnishings made.

Sometimes meeting a buyer halfway on minor works or repairs they request can work out a lot cheaper than taking a cut on the sales price.
