From the UK voting to leave the European Union, to the election of Donald Trump as the 45th President of the United States of America, it has been a year of major shifts in political and societal landscapes. And that’s before taking into account wider global events such as the war in Syria, earthquakes, extreme weather and countless other startling headlines.

But to focus on the referendum here in the UK, and the election in the US, both events have left the two respective countries in something of a state of limbo.

Just days after the results of the EU referendum and there was loud chatter from the city about major banks relocating to mainland Europe. In fact, the referendum triggered something of a bidding war amongst Europe’s other financial hubs, as cities including Paris, Frankfurt and Madrid launched glossy campaigns aimed at luring large financial institutions – and their thousands of highly skilled and highly paid workers – to shut up shop in the Docklands and Square Mile and set up shop elsewhere.

Naturally, the government made swift moves to assure numerous businesses that staying in the

UK would be the most beneficial answer, with a prime example being negotiations between the government and Nissan, regarding the Japanese auto makers manufacturing plant in Sunderland.

The countless unanswered questions around Brexit and the US election means the pound has been fluctuating dramatically for the best part of six-months.

Deep breath, everyone. We made it. A bit shell shocked, perhaps, but we made it. 2016 is over. Wherever your politics lie, it is undeniable that the past 12-months have been some of the most turbulent in recent memory.

Trump will only officially take office this January, and the UK and Prime Minister Theresa May has set a date of March to officially leave the European Community.

However, the miles and miles of governmental red tape have not stopped those in the private sectors from taking action.

Q3 2016 After initial doomsday press, some positive results came out regarding consumer spending and employment rates. Coupled with the cheap pound this led to a microboom in positivity resulting in some quick movement in the sales market.

But what of the housing market in the UK, and more specifically London. Well, like many other industries, it has been a hugely tumultuous year with plenty of literal and figurative ups and downs. In the days, weeks and months following the referendum, there were headlines about people selling properties below asking prices in order to achieve a quick sale and avoid losing even more money should the bottom fall out of the housing market. These were largely exaggerated, and the reality is that there certainly were fluctuations in the market, but some have been blown out of proportion.

In September, Robert Gardner, Nationwide’s Chief Economist said in the building societies’ latest house price index, “The pace of annual house price growth slowed to 5.3% in September, from 5.6% in August, though it remained within

the narrow range of 3% to 6% that has prevailed since early 2015.

The relative stability in the rate of house price growth suggests that the softening in housing demand evident in recent months has been broadly matched on the supply side of the market. Survey data indicates that, while new buyer enquiries have remained fairly subdued, the number of homes on the market has remained close to all-time lows, in part due to low rates of construction activity.”

In fact, contrary to some of the more hysterical headlines and pub conversations, the UK and London property markets are, relatively, stable. The Office of National Statistics reported in mid-November that the average house price in the UK actually rose by 7.7% to £218,000. However, the Evening Standard reported that – likely due to uncertainty on the effects of Brexit and people choosing to wait and see what happens – house sales have continued to fall, with sales in Q4 falling short of figures from 2014, 2015 and the beginning of the year.

Richard Snook, senior economist at Price Waterhouse Cooper told the Standard in November, “We now have three months of post-Brexit official housing figures, which show price growth remaining robust, but fewer properties changing hands.”

In London, which always has and always will move to its own rhythm, house prices broadly rose by 10.9 per cent in the 12 months to September to £487,000 - more than double the national average.

But looking more closely at specific areas, the highest rises are in the

In October the pound hit a 31-year low against the dollar, putting an end to Christmas shopping trips to New York and cheap Apple laptops for the moment. And then there were reports trumpeting record amounts of tourist spending, with sales to foreign tourists outside of the EU in London rising to 38% in August and 31% in September, when compared to the previous year. London Mayor, Sadiq Khan told the Evening Standard that the data “clearly shows London is open to visitors from around the world and offers them great value for money. Tourism is crucial for our economy and we welcome anyone who wants to come and enjoy what London has to offer.”

satellite boroughs which are more affordable, such as Newham which saw property prices rise by 20% making the average house price £371,000, compared to Camden and Westminster, which actually saw property prices fall 2.4% and 1.1% respectively, giving average prices of £813,000 and £961,000.

Interestingly, a recent report stated that the type of London property that has seen the highest price has been the semi-detached house type, which has seen a 41% increase in price over the past five years.

Regarding mortgages, the Council of Mortgage Lenders said in November that they are more affordable than ever, with figures from September showing the average homeowner, excluding first-time buyers, spent 17.7 per cent of their monthly income on mortgage repayments, down from 23.7 per cent eight years ago.

THE YEAR AHEAD With so many potentially worldchanging plates in the air and no clear indication of what the results of Brexit will be in the longterm, it’s difficult to say what will and won’t happen for sure in the property market. However, recent data lets us make some educated inferences.

The Telegraph wrote in midNovember that, “the Chancellor, the governor of the Bank of England, and ratings agencies Fitch and Moody’s, have all warned that house prices could fall substantially, by anywhere from 10- 25pc by 2018. The Treasury said that the average house in

London will be £62,000 cheaper in two years after a vote for Brexit.”

The reason for this potential fall in prices being due to a failure in the economy which may make it harder for some people to find a mortgage. Conversely, this would theoretically make it easier for firsttime buyers to get on the property ladder.

But at the top end of the market, new immigration laws could make it more difficult, or simply less appealing for high-earning foreign nationals to come to London, and others may have to leave.

Trump has ruffled more than a few feathers in America, leading to some US investors turning their eyes to London property as a secure place to invest their money. And Bloomberg Business recently reported in November that Chinese businesses were on track to invest £4billion in London property, at the time of writing, beating the 2015 record by a third.

Major investment is also underway London’s Royal Albert Docks, meaning that London’s place at the centre of the financial world is far from over, despite the abundance of question marks.

Founded in 1989, the Design Museum has become an integral part of London’s cultural offering with The Times newspaper ranking the museum number two in its top five museums of 2007. The museum has recently found a new home designed by OMA and John Pawson in the former Commonwealth Institute building on Kensington High Street. The 1960s Grade II-listed building features a distinctive swooping copper-covered roof and 10,000 square metres of floor space, triple the space of the previous South East London site. The first major show is Beazley Designs of the Year.

FIELD SHELF

FURNITURE DESIGN Ukrainian designer Dmitry Kozinenko explores the idea of implementing illusions into furniture design, as seen in his Field shelf which tricks the eye into thinking its contents are floating. Field is constructed out of metal rods that are bent to create shelves to hold books, objects, and anything else you might want to display. From the front, the vertical rods appear straight, but when viewed from the side, the ledges reveal themselves.

Architect and designer Ben Uyeda of Homemade Modern demonstrates how to furnish an entire home using basic materials and a bit of elbow grease via dozens of detailed DIY web tutorials. Materials are mostly limited to concrete, wood and metal piping with surprising results – the industrial looking low table pictured is assembled using only piping and a flat piece of wood. Easy projects include a concrete bucket stool that costs £5 and takes an hour to make, or a copper pipe herb garden that requires minimal assembly.

For the ambitious, there are instructions to create custom concrete kitchen countertops or even a spiral staircase made from around 300 pieces of CNC plywood and weeks of work.

PAPER HOUSE PROJECT Architecture studio Paper House Project has reconfigured a former garment factory into a modern, beautifully designed two bedroom home in East London. Living areas have been arranged around a central double-volume atrium fitted with gridded windows, allowing natural light to flow into each room. A tree-like chandelier, taller than the first floor, hangs purposefully in the middle of the atrium, a striking statement piece that visually ties the interior together. The ceiling-high windows that enclose the first floor are similar to Crittall

Windows, first popular in the early 1900s and now making a significant comeback.

Replacing walls with windows is a smart way to increase the flow of natural light and overall sense of space. A bold black metal staircase compliments the window frames and connects the open plan living area on the ground floor to the airy bedrooms above.

The ground floor features a poured concrete resin floor, a nod to the industrial nature of the original building, while the bedrooms are more homely with wooden floors. The interior is finished off tastefully with a mix of midcentury and contemporary furniture to add warmth, comfort and a dash of colour.

It’s difficult times for Landlords. Not only are there regular law changes that need to be taken note of, the market has suffered too with a reduction in rents achieved. We look at the changing landscape for Landlords.

group that lobbies for better privately rented homes said: “we don’t think it will [push up rents], mainly because rents are really just set by what people are prepared to pay in the market. Rents have been rising because demand has been so high.”

This is, naturally, a highly contentious decision that was broadly welcomed by those on the tenant side of the argument and condemned by many landlords. At first glance, it’s easy to see why this was the case. On paper, and in the very short term, this would mean tenants save money, while landlords lose money.

While David Cox, head of the Association of Residential Letting Agents, called the decision, which mirrors that of Scotland, “Draconian” adding that the decision “will have a profoundly negative impact on the rental market. This decision is a crowd-pleaser, which will not help renters in the long-term. All of the implications need to be taken in to account.” In fact last year ARLA commented that on average their members charge £202 for these fees per tenancy. This will come right off estate agencies bottom line and the argument is that it will be passed on to the Landlords who in turn will pass it on to the tenants. In todays market though, that may well be a difficult task.

But now the dust has settled the more thoughtful arguments for and against can be heard, the market on both sides are in a better position to answer the million-dollar question: does the abolishment of lettings agency fees mean rents will increase? chronic shortfall in housing that the UK suffers from. Nevertheless the money will need to come from somewhere, where exactly though time will tell.

THE FULHAM RENTAL MARKET If you’re considering renting or reletting your property you may have already discovered that the rental market here in Fulham has been affected by the Brexit result.

The busiest time of the market for rental properties is June and July as families attempt to re-locate and be in situ prior to the start of the school term in September. Of course last year this coincided almost perfectly with the uncertainty of the referendum result.

This meant that during an already busy time of year a further glut of property was dumped into the rental market from the sales market. The result was over-supply and hence reduction in prices. Based on figures collected in August 2016 we found this to be on average -7.1% in houses and -5.5% in flats in the immediate aftermath.

Selling has become a whole lot more difficult since the result and many owners, having not achieved the sales price they desire, have sensibly decided to put the property

on ice in the rental market for the next year or two as the uncertainty passes. As previously mentioned this has already resulted in an immediate reduction in rental prices.

We expect as 2017 unfolds that more property will come into the market, potentially reducing prices further still, or at the least holding prices down as high supply is maintained month on month.

Getting the most for your property will become more difficult as supply increases. It will be interesting to see how this year’s traditionally strong house rental market pans out in the summer. We may be in a position where more families are deciding to make the leap abroad at least for the short term adding more property to the rental market.

If you are letting, there are many things you can do to ensure that tenants get the good value they’re looking for. This doesn’t need to translate to a lower rent.

The emphasis will be ensuring your property is competing in this aggressive market place. Imagine yourself as a tenant and look at similar properties, what can you do to be more certain that yours comes out on top. It is cliché but getting the right advice is going to become even more valuable.

Of course in any event, it has been an increasing trend for people to hang on to their investments in high value areas and only sell if they have to. This only compounds the issue.

This is good news for tenants but it leaves property owners in Fulham in a difficult position especially when you consider the additional costs of letting. That, on top of the fact that maximum tax relief will drop from 45% and 40% to just 20% over the next few years, means that landlords will be working hard to recoup any losses in earnings.

Conversely more affordable rents may encourage migration from the Eurozone. Anecdotal evidence suggests that there is an increase in movement in both directions.

In the meantime the rental market is going to continue to be tied to the sales market in a closer fashion.

If Brexit negotiations re-instate a modicum of confidence into the market we may find that sellers get re-invigorated. It might even result in some landlords looking back to the sales market, if the opportunity for a fair price arises.

As expected everything hinges around the coming negotiations.

Excessive rents will struggle to be achieved for the time being although the aspect may improve as more information on Brexit unravels. The property market is a fickle beast in any event, easily affected by the media on even a weekly basis, so it’s fair to say, with some certainty, that the outlook is going to be uncertain.

Style and heating your home haven’t always been synonymous with elegance. The last few years have seen change in the way we heat our homes and the products that are available to use. Many people now opt for underfloor heating, either electric or part of the house heating system. This form of heating allows for uncluttered walls and zoned areas of heat.

Going around the design shows this autumn I was aware of the many new exciting and stylish ways

there are of heating your home and it doesn’t have to be hidden underfoot. Starting in the bathroom, heated towel rails have come far from the chrome ladder of yore.

Eskimo heating have designed a towel rail for the hanging towel! It features fins of heated metal large enough to allow one to ‘hang’ the towel enabling the full length to be gently heated and dried. Or perhaps the fabulous towel rail from Living House that looks like a paperclip or hangers?

There are some smart new alternatives to the conventional wall radiator. The hard to see, but

Fireplaces are still a popular household feature, a centre point for conversation, comfort and relaxation. Historically used for heat and cooking, fireplaces are now much more of an aesthetic feature, whether traditional, oversized or modern. There are a number of factors to consider when selecting a fireplace including fuel, size, placement, design and materials.

Fuel will be a deciding factor when choosing a fireplace. Traditional fireplaces use wood or coal – remember they will need feeding, the wood or coal will need storing and the basket will need filling, these being the downsides of a traditional fuel-burning fireplace.

Gas fires are far more convenient with flames at the click of a switch.

These fireplaces have improved over the years and with their glass faces they do throw out a lot of heat.

If you don’t have space or access to a chimney or flue, a bioethanol or electric fire are options.

Traditional fireplaces allow for mirrors or artwork to be hung above, allowing the eye to be drawn into the room. If your living space is more contemporary and open plan, a fireplace can be a striking architectural feature. It can be a glass box dividing two rooms or an orb suspended from the ceiling.

Applying innovation and technology to standard household features

allows them to become far more interesting and efficient than their traditional counterparts. If you don’t have space or venting for a real fire place, Decoflame or Diligence have a bioethanol fuel options that allow you to have the effect of real flames without the necessity of a chimney or flue. If you are currently looking to purchase a property, you will undoubtedly be keeping a keen eye on house prices in the local area, while also watching what other buyers are doing, because if you time your purchase right you could potentially save thousands of pounds on your acquisition.

The New Year generally tends to be a time when more prospective sellers and buyers come to the market, as reflected by the typical market increase in buying activity at this time of year.

During this period there is typically a larger pool of buyers, meaning competition is increased and buyers have less bargaining power, particularly with those sellers who have already softened on price.

Meanwhile stamp duty changes and Brexit uncertainty have been holding back demand for property, especially at the top end of the

market, while the government’s decision to introduce higher taxes for people buying a second home, including buy-to-let property, has also been weighing on the local housing market, placing downward pressure on asking prices.

“ Confidence among homebuyers has already returned to levels last seen prior to the EU vote” The latest data from property website Rightmove shows that the asking price of a property in this country newly launched on the market has fallen by 1.1%, or £3,452, over the past month, illustrating the fact that it is currently a buyer’s market.

But even if a property has already been discounted it would be a mistake to assume it is a steal - it may simply have been overpriced in the first place.

In fact, despite falling asking prices, actual prices being achieved in many parts of London are still rising, with the latest data from the Office for National Statistics/ Land Registry revealing that the capital experienced a monthly rise in September of 1.4%, pushing the average value up to £487,649.

The resilience of the housing market means that while there is currently some room for negotiations on price, this could be short-lived, with confidence among homebuyers having already returned to levels last seen prior to the EU vote, according to the National Association of Estate Agents.

“There are dangers to increasing demand unless this is matched by policies to improve supply,” said Rightmove’s director and housing market analyst, Miles Shipside.

Official figures from the Bank of England also shows that the number of mortgage approvals - a gauge of future housing market activity – has picked up more strongly than expected in recent weeks.

HOW TO DETERMINE WHETHER A PROPERTY IS RIGHT FOR YOU: LOCATION The mantra ‘location, location, location’ still holds true as the most important consideration when buying a home.

USE A COMPASS The property’s direction – whether facing north or south – can make the difference between a bright or dark home.

MORTGAGE Does the property qualify for a mortgage? Some homes are harder to secure a mortgage on than others, such as high-rise flats and those with a short lease.

IS THERE DAMP? Look to see if there is flaky plaster or watermarked walls/ ceilings. A mouldy smell is also a major giveaway.

IS IT STRUCTURALLY SOUND? Some hairline cracks are to be expected, big cracks are not.

Always appoint a surveyor for a professional opinion and advice.

HOW OLD IS THE ROOF? Replacing roofs are expensive and will need to be factored into your budget.

NEIGHBOURS Everyone needs good neighbours, but not everyone has them.

SOUND-PROOF? Can you hear the neighbours, traffic or trains?

PLUMBING Ask how old the boiler is, check the water pressure by running the taps and make sure the radiators work.

WHAT’S THE AREA LIKE? Consider local transport links, crime and amenities.

SCOPE FOR EXTENSION? Is there an attic or space to the side/back of the property?

STORAGE Invaluable storage space is an often overlooked asset.

“Housing market sentiment is holding up well, with demand still strong,” said Mohammad Jamei, senior economist at the Council of Mortgage Lenders. “This has led to a pick-up in approvals, as expected.”

“ Those looking to trade up are in their strongest position since 2009” Given that very few of London’s first-time homeowners are now trapped in negative equity, those looking to trade up - commonly

referred to as second steppers are in their strongest position since 2009, with rising property values and an increase in first-time buyers making it easier to sell up and move on.

What’s more, the Bank of England’s decision to cut interest rates from 0.5% to 0.25% in August - a recordlow and the first cut since 2009 – means that mortgage affordability for first-time buyers and home movers is now at an all-time low.

CML director general Paul Smee said: “Mortgage affordability reached an historic low in September, for both first-time

buyers and home movers, which partly reflects the re-pricing of mortgages following last years base rate cut.”

But while mortgage activity is in good health, reflecting growing consumer confidence after the EU referendum, there remains a chronic housing shortage in our area. Consequently, there is every reason to believe that the widening supply-demand imbalance and impressive resilience in the property market will result in further house price growth in 2017, which means that you may even get a better deal if you buy now.

WHAT TO LOOK FOR WHEN BUYING PROPERTY AND HOW TO GET THE BEST DEAL

There are many factors that will determine the price of a home, from demand in the area to any defects it has, but first you need to find the right property.

There are a number of things to consider when viewing a home, but if your first impression of the property is a good one, arrange a second viewing, and if possible take someone with you for a second opinion.

Buying a property is likely to be one of the most expensive transactions you ever make, so it’s important to do it right and get the best price.

Finding the right home can be a long and difficult struggle. There are lots of things to consider when house-hunting and it is not always possible to see everything clearly on a first viewing.

BETTER BARGAINING POSITION You may find that there’s more room for negotiations if the property has been sitting on the market, and so find out when it was listed for sale. Also, how many viewings has it had? Is the seller in a chain and/or wanting a quick sale? Asking these questions will improve your position.

SELL YOURSELF When there is lots of competition from other prospective buyers, it helps if you can sell yourself as a purchaser. For instance, a seller is going to be more attracted to your offer if you have no chain.

Being a cash buyer or having a mortgage in place also isn’t a bad thing!

MAKING AN OFFER Don’t be afraid to offer below the asking price. But don’t go in too low as that may annoy the seller, especially when you’re up against other buyers. Talk to the agent and find your own comparables to grill them with, or to use as a back up for a potentially lower offer.

SOLD PRICES Find out what comparable properties in the area have sold for to give you an idea of true value. Ignore asking prices and instead use them as a guide.

WORKS NEEDED? If there are any faults or repair work required, use this to justify a lower offer.

They can quickly add up to significant costs and are easy to overlook.

ADDED EXTRAS If you can’t negotiate down the asking price, ask if the vendor will include anything with the property, such as white goods. You can also make some works part of the deal.

Most homeowners have become accustomed to prices rising in the capital and although the pace of growth has weakened of late it is easy to forget that the price of property coming to market is still around £250,000 higher than it was in 2010.

Nevertheless, the recent fall in asking prices largely reflects the fact that sellers are becoming increasingly realistic and recognise the fact that values have been somewhat out of kilter with what many purchasers are prepared or can afford to pay, especially in light of the heightened political and economic uncertainty, caused largely by last years Brexit vote.

What’s more, changes to rules around stamp duty, the introduction of levies for company and offshore purchasers, and additional taxes on second homes have acted as a disincentive. All this along with the added uncertainty of Europe’s changing political landscape and the forthcoming inauguration of Trump into the White House.

“Sellers are becoming more motivated to sell with the gap between buyer and seller closing marginally” says our Sales Manager, James Sims, who adds: “There are many that have been waiting for the right time to sell for sometime now and we expect that those who are genuinely motivated will come to the market over the traditionally buoyant first and second quarter.

The remainder will likely look to the rental market or sit it out until after Brexit is fully negotiated.” He continues: “Although it may not be a seller’s market, some people, buyers included, have decided that waiting any longer for a move is counterproductive as there are potential deals to be had on their onward purchases.”

But while some sellers have dropped their asking prices to suit the change in market conditions, it is important to note that buyer momentum has not been entirely lost. In fact we see it continuing so long as there is uncertainty in the market. That said with the protracted timescales involved, and short of any major negativity in the press, we expect the market to start turning over again albeit in a more reluctant manner.

HOMEBUYER CONFIDENCE Confidence among home buyers has already returned to levels last seen prior to the EU vote with demand increasing sharply last September compared with the previous month, according to research by the National Association of Estate Agents (NAEA). But while the NAEA’s latest report proves that buyer confidence is growing, which is obviously reassuring for prospective vendors, it should not distract from the fact that the market definitely remains a lot more price sensitive.

Most perspective purchasers are only willing to jump in where they see good value, good location or both. That said realistic asking prices remain key for generating interest and offers, because buyers are shunning anything that may appear overpriced. “Pitching your asking price too high would be counterproductive in today’s market, especially as buyer affordability is already stretched,” James adds.

“Given the existing environment, properties need to be marketed at the correct price to achieve a good level of interest, while it is also important to show your home in its best light.”
