After an eventful couple of years on both the world and local stages, life on planet earth shows no plans to take it easy in the next two. One thing is for sure though, the world is getting smaller.

Conversely, as the population rises, the world continues to shrink thanks to a combination of the internet creating an ‘always on’ communication environment and cheaper international travel making for easy hops around the globe.

And despite a tumultuous period, both socially and politically, the UK, and specifically London, is still a

THE NEW NORMAL Much of the interest and subsequent investment is flowing from the East to West down the new ‘Silk Road’ as wealthy buyers from China purchase property in London ahead of a move to the capital. It’s seen as an attractive place to park your cash, safe and with a potential upside.

In an article in The Guardian, Victor Li, a director of international project marketing for the US real estate giant CBRE, who works in China with wealthy buyers looking to enter the London market, discussed the popularity.

“China has a population of 1.4 billion. If you target only 1% of China’s population, that’s 14 million people – so it’s already almost two Londons.” Li also estimates that only 3% of the Chinese market has been engaged, meaning the already huge market will grow exponentially over the next decade. One estimate from 2014 had Chinese outbound investment into residential and commercial property at more than £38bn.

But why is London so popular?

“Some people are buying for their family to use it,” says Li, “some are buying to diversify, some are buying because they want to own a property for investment – and some people are buying for prestige, to say: ‘I own a piece of property in London.’” And it’s not just prestige properties in the centre of the city that are popular.

The Office of National Statistics stated last year that natural growth – more births than deaths – and net migration helped push the estimated UK population to a record 65.1 million in 2015. And that figure will rise to 70 million within the next decade, a 7% increase.

TECH INDUSTRY As the U.K struggles with Brexit woes it seems the smart money is already investing in Brit-tech. Facebook, Google and Apple are pumping money into the capital over the coming years. What started as a roundabout is growing into Europe’s de facto capital of technology.

SUPPLY AND DEMAND Your economic teacher’s favourite subject. With the population of the world growing, the U.K’s alone will grow by over 7% by 2025, all these people will need to live somewhere. Couple that with a chronic shortage of new properties plus demand coming from abroad and, voila.

THE UK BRAND It’s hard to ignore the historical past of Britain and how this powerful brand, built over centuries, has become an integral part of every global citizen’s perception. Indeed out of the nearly 200 capital cities, London is the most visited on the planet. Well, level pegging with Bangkok, without the beaches.

FAR EAST It’s not news that China’s large population and wealth has been driving property investment in the capital for a while.

However with China’s middle class coming of age, and wealth, a new and vast demand is emerging. This likely amounts to 14m people, twice the population of London.

Infrastructure plans mean that more and more outlying areas are heating up. Especially those with higher rental yield. “The commuter area – anything within a 20-30-minute travel time is hot,”

However, there are concerns from many parties that the investment is at the expense of local buyers, especially in the less prestige properties away from the centre of the city. While the UK doesn’t currently have the strict rules seen in Australia and New Zealand around foreign property investment, it has an increasingly vocal group of supporters who are raising the issue with a public which might be unawares.

London Mayor, Sadiq Kahn is a torch-bearer on the matter, publicly decrying developers who market new builds to foreign investors before the UK. “There is no point in building homes if they are bought by investors in the Middle East

After seeing growth of 7.4% in 2016 in the South East, the Office of National Statistics pegs growth in 2017 at 1.5%, rising to 2.5% in 2018 and 4% in 2019.

Modest growth, sure, but growth.

Meanwhile London is starting to see competition from cities such as Manchester, Leeds and Birmingham where a combination of universities, cheaper stock and bigger rental yields are luring foreign buyers and domestic buyers who are priced out of the London market.

In London supply and demand is further being affected by salaries that are failing to keep up with house prices. People are staying

put for longer, and at the lower end of the market, people are remaining in the rental market. “Economic conditions for households will remain challenging over the next year as inflation eats into budgets and interest rates begin to rise,” says Countrywide’s

“ London is and will always be a desirable place to live and work” chief economist, Fionnuala Earley.

“But we expect the UK economy to recover and wage growth to pick up in response to global growth.”

The slower rate of growth will mean a different market in the capital. Rumblings from the banking community about moving headquarters to the continent are concerning, it would be a larger demographic moving out of the city, along with their investments.

But what is often overlooked is that ‘Brand Britain’ endures, and London is and will always be a desirable place to live and work. This is illustrated well with the investment from the tech world. Facebook, Google and Apple (the wealthiest companies in the world) will open expansive new offices in the next few years in Soho, King’s Cross and Battersea respectively. They do not make these kinds of investments without doing their due diligence.

So perhaps a new dawn is in store for Britain? After all they say ‘follow the smart money’. Chances are if you’re reading this you’re already in the right place to invest your money and turn a house into a home.

Christian Vivanco has designed the ‘Felix’ armchair for Mexican furniture brand Los Patrones.

The chair can be used indoors or outdoors and features a brilliant design: the legs defy the norm and extend vertically to form a pergola composed of two uneven arches connected with dozens of cross bars for visual impact. A smart, well executed idea.

Architect Bjarke Ingels, the founder of Danish firm BIG, has revealed designs for the Mars Science City which will operate as a space simulation campus near Dubai, where scientists will work on “humanity’s march into space”. Developed by a team of scientists, engineers, architects and designers, the 1.9 million-square-foot campus will become the largest space simulation city ever constructed.

A series of monumental domed structures will host laboratories for food, energy, water and agricultural testing, as well as a museum displaying humanity’s greatest space achievements.

The walls of the museum will be 3D printed using sand from the emirati desert. Once completed, a team of scientists will attempt to live within the constructed environment for a full year. To the stars! Well, the red planet at least.

DE BEAUVOIR HOUSE COUSINS AND COUSINS

London-based firm Cousins and Cousins Architects have recently completed a refurbishment and unique rear extension to ‘De Beauvoir House’, a semi-detached family home in East London.

The brief was to extend the house and rework existing spaces to meet the needs of a growing family. Cousins and Cousins responded by creating an expansive double volume rear extension, using a lightweight laminated timber frame and full-height

glazing, creating a series of exceptionally bright new spaces. A bespoke steel staircase winds its way up through the centre of the house and connects the living spaces. The staircase is completely visible through the rear extension and from some angles it looks like it’s exposed to the elements, but it is in fact cleverly contained within the glazing. “The staircase forms the new heart of the house, a meticulously detailed and sculptural point of access that defines the spaces it connects,” said the architects.

Both the Hackney Council and neighbours alike have applauded the project. Good job!

The dream: owning one or more properties, in addition to the one you actually live in, that sit quietly in the background of your life accruing value, paying themselves off through rental income and maybe even making you a bit of extra money every month. The reality: careful research into an area that will provide you with a property that meets your budget, one that doesn’t need a huge amount of work, will hold its value and attract the right kind tenants to suit your lifestyle and needs.

Here’s a heads-down guide to rental yield, which is the golden number that will help you decide whether to invest in a property or decide if one you already own is doing its job and paying its way.

WHAT IS RENTAL YIELD? It’s a measure of how much cash an income generating entity produces each year as a percentage of its value. For property, it is the rental income as a percentage of the property’s value. To work

out a property’s monthly yield you can use this equation (Yield = MRR*12/i*100) where ‘MRR’ = ‘monthly rental return’ and ‘I’ = ‘investment,’ or you can just use an online calculator. So, for example, if: Monthly Rental Return = £1,400 Investment = £450,000 £1,400 * 12 = £16,800 £16,800 / £450,000 = 0.0373 0.0373 * 100 = 3.73 % yield

“ Now is a good time to invest in a rental property in London” WHAT ABOUT EXTRA COSTS? Well spotted. Rental properties rarely come with no work required, and even more rarely do they need no maintenance or additional costs during their year. All of which is important to think about. When calculating your upfront costs, don’t forget about stamp duty. Look at gross rental income by calculating how much rent you receive over 12-months, then deduct your mortgage costs. Once you have that figure, your net income, deduct insurance and maintenance and consider any possible void periods

where the property might be empty and also take into account repairs and refurbishment.

DOES TIMING MATTER? Yes it does. How much you invest in property will obviously define whether your investment is a success. And now is a good time to invest in a rental property in London. A survey from Homelet states that Rents in London rose 1.9% in September ‘17 year-on-year, continuing the recovery that began last quarter after falls throughout the Spring and Summer; the average monthly rent in the capital now stands at £1,593.

RENTAL YIELDS IN LONDON Take a look at this breakdown of areas in London and the average yields you can expect from a flat, using data from September 2017.

Of course when compared to places outside of London such as Manchester, the yields are low. But consider the headspace advantage and potential capital gain that London offers. Also look along the Crossrail route going out as far as feasible. If you’re savvy there’s some great returns to be had, and as they say ‘nowt as safe as bricks and mortar’. Just check the yield.

Colour as part of the interior design lexicon is an important factor of the design, décor and final finish of a room. I believe that most people are scared of colour, mostly they are scared of getting it wrong.

There are also many studies which show that different colours have different effects on us when used in interiors. Obviously you don’t have to use deep tones and hues, but can opt for gentle tones of the colours which will give you similar

effects. Listed below are some of the emotions and feelings that colours have been shown to elicit: Yellow: Warm, exciting and happy (increases happiness), optimism.

Blue: Deep, peaceful and supernatural, it has been shown to bring down blood pressure.

Green: Peace, stillness and nature.

It creates a calm and relaxing atmosphere in your home.

White: Harmony, silence, cleanliness and freshness.

Johann Wolfgang von Goethe, who published his Theory of Colours in 1810, was one of the first pioneers of colour theory; he believed that different colours could communicate different qualities and impact us psychologically, affecting our emotions and thoughts.

Black: Grief, dark and unknown, when used in moderation it can create elegant and bold aspects for your home.

Red: Glowing confidence and alive, often said to boost your energy.

Resonant and stimulating, often used in dining rooms and kitchens as it is said to increase appetite Orange: Radiant, healthy and serious. The warmth of the sun, a cosy and relaxed colour for rooms, especially when used with grey.

Brown: Natural, earth, security and stability, a neutral colour.

Grey: The new beige, a neutral colour which works well with an accent colour.

Pink: Often seen as a feminine colour, but in general has been shown to be soothing and comfortable. It mixes well with grey and has recently been a colour

de jour, with Dulux announcing its 2018 colour of the year: ‘Heart Wood’ which is a deep warm pink.

People perceive and respond to colours differently. This is often cultural, for instance white in China denotes death, while red is life and luck. Here in the UK, black is funereal, white is used for nuptials.

Consequently, choosing colour for your home is fraught with complex issues and choices that we often do not know how to deal with.

Below is a short list of advice for selecting colour for your home: TOP TIPS 1. Light / white ceilings will reflect the light back into a room. Dark ceilings will bring the ceiling down and make a room cosy.

2. Look at the tones and hues that you select. Woodwork can be a tone of the wall either lighter or darker, or the same colour.

3. White is a colour, but don’t just use it because you are scared to make a bolder, perhaps more suitable decision.

4. You don’t have to decorate the whole room in one colour.

Consider painting alcoves in a deeper colour than the rest of the room, or having an accent colour on one wall. Accent walls haven’t gone away – yet!

5. Look at the colours in the rest of house and try to keep a flow between each room, rather than a sudden jump from shocking colour to shocking colour.

6. You can add colour to a room with curated art, cushions, throws, rugs, plants, china and upholstered items of furniture.

7. Don’t be scared to use colour!

8. When in doubt, seek advice from an Interior Decorator.

You’ll have to excuse the pun, but here at Brik we are incredibly house proud. And not just of the properties we hold on our books, but also the area we’ve chosen to call home: London’s South West, and more specifically, Fulham. It would be our chosen subject on Mastermind and we can tell you where to get the best coffee and the coldest pint.

Nestled about 4-miles from Charing Cross (the geographical centre of London), this leafy, friendly area sits on the north bank of the Thames, next to Kensington, Chelsea and Hammersmith and across the water from Putney.

We have brilliant shops, schools, cafés, pubs, restaurants and rich sporting history; Fulham and Chelsea, the Hurlingham Club and Queens tennis club. There are green spaces and open skies down by the river. Transport links are rarely more than a short walk away, but it’s nice to ride a bike if

If you’re reading this then you’re either in the early stages of selling your property or you’re already knee-deep in some of trickiest decisions you’ll ever have to make.

Sorry. Selling a property, whether it’s your current home, a buy to let investment or you’re selling on behalf of someone else, is difficult because at some point you have made a considerable investment and you are naturally keen to get the greatest return possible.

But there are often a lot of extenuating factors that need to be accounted for when pricing a property. Take a look at these top tips to help you on your way to a stress-free sale.

SET THE SCENE This is an obvious one, but before you market your house it’s important to do as much as possible to the property so it appeals to potential buyers. If you have an

audience in mind – a young family, for example, or selling to a landlord – you can dress and finish your property accordingly. A clean, bright and well maintained property will always pay dividends when it comes to marketing.

DO YOUR HOMEWORK Although your agent will be on hand to offer advice and guidance on how to price your property, it is you who makes the ultimate decision, but try and remain pragmatic. Again: this is a big decision, and it’s important that you are comfortable. So, look at similar properties in the area and also previous sales within the last year or so. Good research means you’ll be much better informed.

ASK AROUND If your mortgage lender or current estate agent isn’t local, they will often rely on broad figures collected by larger, national organisations. These can often lack the local nuance which can often make or break a sale – the quality of schools for example, any longstanding transport plans or

building developments, or down to the section of the street. Local agents should have this knowledge and value accordingly.
