We recommend you leave the house during showings or open houses to ensure potential buyers have the chance to evaluate and experience the home at their leisure. Taking into account any specific tips from our team, the following list should help.

Pre-Showing Checklist • Turn on all lights and rooms well-lit • Each room is spotless and tidy • Fixtures and appliances are clean • Sweep and vacuum floor coverings • Clean window panes • Remove all garbage and recycling • Clean counters, sinks and appliances • Empty dishwasher and dishes away • Clean towels in kitchen and baths • Bathrooms should be extra-clean • De-clutter counter tops and tables • Make all beds and tidy up the closets • Open drapes and window coverings to maximize natural light in daytime • If weather permits, open windows • Ensure every room is aerated, and eliminate offensive odours • Keep your home 100% smoke-free when your house is on the market • Ensure entrance, garage and porch areas are clean and free of clutter • Ensure driveways and walkways are clear of toys, bicycles, vehicles, garbage cans, snow, ice, etc.

FAQs

How long is your listing contract?

Our team likes to have a minimum 6-month listing contract in place when selling your home. All contracts can be canceled, because she understand that sometimes life just changes.

How quickly can you have my home on the market?

The team prefers to have a week or more to get professional photos, floor plan, video, signage, and the like in place. The biggest challenge can be picking the perfect day to get great photos. If need be she can get your home up on the market in 48 hours, however they recommend taking the time to put your best foot forward, as you only get one first chance.

Is it worth staging my house?

If your home is vacant, we would suggest doing some staging to create that cozy, emotional, this-is-home feeling. Most buyers purchase based off feeling vs. logic. This can even apply to focused investors, so making your home warm and inviting does go a long way. If you want their help, our team can provide basic staging assistance.

Do you hire a professional photographer?

Yes, Coastal Living Collective works with a trusted professional photographer offering a full photography package for each of our listings.

Do you offer floor plans with your marketing?

Yes, every listing must have a floor plan.

Can I restrict when people see my home?

Yes of course! Our team completely understands that having people moving through and out of your home whilst keeping it sparkling clean can be a lot of work. She is always happy to develop a showing schedule that works best and request 24 hours notice to view.

Can I be present for all showings of my home?

Though you can be home, it is not recommended. Buyers coming in prefer when sellers are not home as they can speak freely with their Realtor.
