WHAT
IS TETHEROW?
Tetherow is a 700-acre golf and recreational planned resort community. Upon completion, Tetherow will offer approximately 500 single family home sites, 90 townhomes, overnight lodging units, Tetherow Sport, pool, park, a championship 18-hole golf course, a Golf Academy and a host of other exciting amenities.
WHERE IS TETHEROW?
Tether ow is located on Bend’s west side, adjacent to the Deschutes
20 minutes fr om Mt. Bachelor. It is quick drive to Bend’s best schools and offers spectacular views.
WHAT
ARE MY MONTHLY DUES AND FEES?
There are two sets of fees associated with owning a Tetherow homesite or home. HOA dues: These include the costs of maintaining private roads, common area landscaping, hoa pool, gates and other association common areas and are assessed and become payable at the closing of your purchase. Neighborhood dues vary by based on the area and home type (single family or townhouse) and range from $167-$717. Some include landscaping and exterior maintenance, and others do not, please inquire for more details. Tetherow Club Membership dues. All property owners at Tetherow are required to be either a Social or Golf member. Social dues are $269/month; Golf dues are $675/month total.
IS THERE A MEMBERSHIP INITIATION FEE?
All Tetherow owners are required to be an active member at some level. Social memberships are non transferable and carry a $11,000 initiation fee and golf memberships have an initiation fee of $48,000. With some golf memberships, there may be a transfer opportunity. WHAT
IS A SOCIAL/ATHLETIC MEMBERSHIP?
All pr operty owners at Tether ow who do not apply for and become Resident Golf Members, or any resident Golf Member who resigns the membership while r etaining ownership of their pr operty must maintain a Social/Athletic Membership in Tether ow Golf Club. Membership entitles owners to the full use of the clubhouse and all recr eational facilities of the Club and pr efer ential membership pricing at all of the facilities within the r esort community.
WILL MY FAMILY HAVE PRIVILEGES AT THE CLUB?
Yes. Immediate family members, including children under the age of 25 will be able to use the Club facilities.
C AN I INVITE GUESTS TO THE CLUB?
Yes. Guests of members will be entitled to use the Club facilities only
member upon payment of accompanied or unaccompanied guest fees.
HOW MANY GOLF MEMBERS ARE ALLOWED?
The Club is authorized to issue up to 375 Resident, Non-Resident, Business and National Golf memberships. The Club may also issue a limited number of Intermediate Golf Memberships. The Club has reserved the right to recall Non-Resident and National Golf Memberships.
ARE MEMBERSHIPS AVAIL ABLE FOR NON-RESIDENTS?
The club owner has reserved the right to offer Non-Resident Golf Memberships and National Golf Memberships to individuals and families who do not own property in Tetherow. Such memberships are subject to recall.
CAN A MEMBERSHIP BE TRANSFERRED?
Transfers are still available for a select number of golf memberships. However, the vast majority of golf memberships and all social memberships are not transferable and a new initiation fee would be due upon sale. IS THERE A TIME LIMIT TO BUILD?
No. Take your time.
DO I USE A SPECIFIC BUILDER TO BUILD MY HOME?
No. You may choose any licensed, quality builder you want.
ARE THERE BUILDING DESIGN GUIDELINES?
Yes. Tetherow Residential Guidelines ensure all improvements are compatible with the design objectives and overall design vision of the Tetherow Community. The guidelines will be administered and enforced by the Tetherow Owners Association Architectural Review Committee (the “ARC”).
