HOW MUCH IS MY HOUSE WORTH?

HOW MUCH NEEDS TO BE DONE TO MY HOUSE BEFORE PUTTING IT ON THE MARKET?

Many people can get caught up here They worry that everything must be perfect, new and spotless but this is not always the case Talk with your Bray Realtor to understand what to prioritize before listing in your market Remember: if a buyer wants everything perfect, they would be building a new construction home.

WHAT SHOULD I DISCLOSE TO BUYERS?

Each state varies, but a good rule of thumb is to disclose everything you know to the potential buyer. That doesn’t mean you have to seek out things to disclose. However, if you know of a problem or risk that the home inspector didn’t catch, it’s still a good idea to be honest and forthcoming to your buyer.

WHAT DOES CONTINGENT MEAN WHEN SELLING A HOME?

Contingent simply means that one thing must happen before another thing happens. In real estate transactions, certain conditions must be met, by the seller or the buyer, or the deal will go bust Also referred to as “clauses,” contingencies are put in place to protect either party from not doing something, such as securing funding or not getting an inspection, etc

HOW LONG DOES IT TAKE TO SELL A HOUSE?

The official, statistical answer is 45-65 days. However, this is one of those questions where more than one answer applies. The best of those being, “it depends.” In a seller’s market, a home shouldn’t last more than three weeks. In a buyer’s market, homes might sit for a month or two before an offer comes through Again, it all depends on factors such as inventory, the economy, the zip code, the season, if it was priced too high, etc
