GETTING STARTED WITH BRAYCATIONS From the initial meeting and tour of the property to being able to accept bookings can take anywhere from a few weeks to a couple of months. This will depend on how ready your property is before we start working together. Here is a list of what needs to be accomplished before we can start accepting bookings.

Have our first meeting at your property to evaluate what is needed and if your property is the right fit for Braycations.

This is when you should start the permitting process as this needs to be settled before we can accept bookings.

Sign the Vacation Rental Management Agreement and other necessary forms.

Furnish the property if necessary and have the keyless entry lock installed.

Address any maintenance work that might be needed.

Have a deep clean of the property done if necessary.

Once the property is furnished, we will schedule for professional photography.

Braycations will begin to build your property on our website so we can push that out to other booking platforms as soon as we are able to accept reservations.

File for a sales tax license so we are in regulation.

THE IDEAL VACATION RENTAL The ideal vacation rental property will be: Near to a downtown area or a destination location.

Luxury amenities such as: Stainless steel appliances Granite/stone/concrete countertops Private back yard space Central air conditioning Outdoor fire pit Either a recently built property or a newly renovated property.

Have plenty of parking appropriate to the size of the property.

Must have a washing machine and dryer.

A space for entertaining.

An inviting curb appeal.

Have minimal yard maintenance.

VACATION RENTAL SUPPLY LIST NEEDED FOR ALL VACATION RENTALS: Schlage Encode deadbolt with pin pad for remote door code management.

Recommend the Schlage Encode Smart WiFi Deadbolt. These are hard to find, so start looking right away! https://www.schlage.com/en/home/smart-locks/encode.html

LINENS NEEDED: 3 SETS OF EVERYTHING FOR TURNOVERS: 3 sets of sheets for each bed in the unit – all king sheets need to be the same pattern/color, all queen sheets need to be the same pattern/color. Prefer quick dry sheets as this helps the laundry get done quicker for cleaning staff. London Fog sheets at Sam’s Club are affordable and quick dry.

2 Mattress encasements per bed 2 Waterproof mattress pads per bed 3 sets of sheets per bed 3 white top sheets per bed (in place of a duvet cover, very easy to clean after each guest). Highly recommend if you allow dogs, if not, you don’t need top sheets, you can have nice comforters etc.

2 comforters per bed, suggest a washable faux down comforter Extra blankets – 2 fleece blankets/throws per bed 3 towels per guest occupancy max, so if a unit can sleep 6 you would provide 18 towels, hand towels, and washcloths. Suggest solid color instead of pattern and not white 10 dish towels 2 Reusable kitchen sponges that can be washed 2 bathmats per bathtub/shower 2 beach towels per guest occupancy max for pool use (if applicable)

BRAYCATIONS SUPPLEMENTAL LIST OF FEE AND SERVICES The manager will continue to contract with outside vendors. Current rates are subject to change.

GENERAL CLEANING (cost per hour) 1-person crew $25/hour 2-person crew $50/hour Minimum $25.00 charge 1-person crew, billed in ¼ hour increments after the first hour.

BRAY CONSTRUCTION & MAINTENANCE (cost per house) Unskilled Labor: $48.50/hour Skilled Labor: $62.50/hour Specialty Skilled Labor: $75/hour After Hours, Holiday, or Emergency: $93.75/hour City of Grand Junction Trip Charge: $15 per occurrence Outside City of Grand Junction Trip Charge: $20 per occurrence Material Markup: Billed at cost plus 20% for anything under $500, and cost plus 15% for anything over $500 Subcontractor Markup: Billed at cost plus 20% for anything under $500, and cost plus 15% for anything over $500

SEASONAL CLEANING (as required – hours as necessary) Launder all blankets/pillows/towels etc.

Clean windows inside and out Clean blinds Check exterior for cobwebs, bird nests etc. and remove if needed Check all appliances Inspect for preventative maintenance Have HVAC serviced

THE BRAYCATIONS TEAM AMY DONEGON, PROPERTY MANAGER, VACATION RENTALS Amy has 13 years of professional hospitality experience. From the front desk to food & beverage to housekeeping, she has worked and managed all aspects of the industry from Denver, Keystone, Breckenridge, and Beaver Creek, Colorado, including some iconic properties such as The Pines, The Lodge at Vail, One Ski Hill, and the Austria Haus. While working in the Vail Valley, Amy was selected for the Vail Resorts Management Acceleration Program, where she further enhanced and refined her hospitality operations and leadership skills. Amy also holds a bachelor's degree from Johnson and Wales in Hotel and Resort Management.

CINDY HOPPE, MANAGER OF PROPERTY MANAGEMENT DIVISION Cindy Hoppe has been the Manager of Bray Property Management since 1994 and has been active in the business since 1984. She is responsible for overseeing the Bray Property Management offices in Rifle and Grand Junction with 7 Licensed Property Managers, 15 Office Employees, and 15 Maintenance employees. Cindy has served in various roles in the leadership of the Western Colorado NARPM (National Association of Residential Property Managers). Regional media highly regard her for information on trends in the rental markets.

MIKE URLACHER, MANAGER OF PROPERTY MAINTENANCE Mike Urlacher oversees all maintenance and construction aspects of all of our managed properties. Mike has extensive experience in the construction industry, he brings experience in maintenance and construction, and manages a team of maintenance technicians and provides solid leadership for the many projects undertaken by his division. He holds a bachelor’s degree in construction management from Colorado Mesa University and has taught construction management courses at Western Colorado Community College.

LAUREN JOBE, MARKETING DIRECTOR With 10+ years of experience in the real estate industry, Lauren has worked with some of the most reputable real estate firms in the industry. She has gained valuable experience in brand development, digital marketing, lead generation, and customer acquisition. Lauren's passion for real estate and marketing is evident in her work, she has strong leadership skills and an innovative approach to marketing. In her current role as the marketing director for Bray & Company, Lauren is responsible for developing and implementing the company's marketing strategy, driving brand awareness, and ensuring the delivery of high-quality marketing campaigns that generate leads and drive sales. She is a key member of the leadership team and plays a critical role in the growth and success of the organization.
