Get-Away Spaces BY CARISSA ANDREWS

We all have busy, hectic paced lives. Now, more than ever, we each need a little haven from the outside influences impacting our daily grind — kids, jobs, responsibilities. We need places to go and unwind — or simply get away from it all. Even if only for a couple of minutes. Here are some ridiculously awesome spaces you never knew you needed — but will want to get busy incorporating right away. Many of which can be added by repurposing and reinvigorating the spaces you already have in and around your home.

Reading Nooks Adults and kids alike love a special place to curl up with their favorite book. There are tons of ways to incorporate reading nooks into your home. Try converting an unused closet, adding a bench in front of a window, or utilizing a built-in daybed with plenty of shelving. Under the stairwell is another spectacular place to create a cozy, out of the way space to escape with a good novel.

Do you love to draw, paint, knit or sew? Have another hobby, like putting together models or puzzles? Whatever your interests, why not try adding a hobby/art room to your mix? You can incorporate one by extending an unused porch, enclosing the space under a deck, or even by transforming an old attic space above your home or garage.

Outside Oasis Minnesota summers can be a blissful thing. With just a little effort, you can create just about any sort of outdoor oasis under the sun. Create an outdoor napping zone with a screen porch or screened in gazebo. Install a new patio and fire pit, or summertime koi pond. Maybe create a central BBQ hub, embellished with a built-in grilling station. Whatever your oasis, the sky really is the limit.

Home Bars For those interested in beer, wine, and spirits —why not consider your own home bar? Luckily, home bars don’t need to take up a ton of space and can fit fairly compactly in areas like a beach house, garage, or a bonus room.

Game Room

Unfinished basements abound in the Brainerd lakes area, but they’re also one of the easiest places to revamp. Not only can you add the typical rooms such as a family room or more bedrooms to a basement, you can use it to bring life to one of your must-have getaways: a games room. Determine the types of games you plan on incorporating in order to determine the amount of floor space you’ll need. For example, a games room with a billiards table will need more space than one set up with darts and a chess board. Your imagination is the limit.

Workout Room

Here in Minnesota, we sure do love our storage spaces, especially those garages. But they typically fill up with clutter, or never even get used. Perhaps it’s time to consider converting yours into a kick-butt workout room. No more excuses — you’ll never have to brave the cold weather to trudge down to the local gym; it’ll be right there and ready whenever you are.

Protecting your Investment BY SARAH NELSON KATZENBERGER

Minnesota winters are not for the faint of heart. Even many lifelong, loyal Minnesotans spend only the greenest months in the Great North, leaving lake homes and cabins sitting cold and empty all winter long. If proper care isn’t taken before the winter months hit, the great spring clean-up can become a great big nightmare. As fall ends and trees trade their leaves for snowy sleeves, cabin owners prepare themselves, and their property, for the harsh winter elements. The obvious things — boats and docks come off the lake, the outside of the home secured, but other things might miss the checklist and not be discovered until warmer weather returns. Mike Degen owns and operates Northland Cabin Care, a Brainerd lakes area business that specializes in winter clean-up and maintenance of lake homes. “Winter is tough on homes — especially when they sit empty during the coldest months,” Degen said. “Taking the right steps before leaving a home to sit for the winter helps prevent a big headache that could be waiting in the springtime.” In addition to removing property off the waterfront, Degen reminds homeowners to make sure gutters are cleaned out and draining properly so ice and snow don’t build up and create problems. Survey the roof of your home to make certain all shingles are in tact and no leaks or cracks are going to wreak havoc through the cold months.

18 MINNESOTA HOME | 2018

Give the lawn one last cut before the freeze and make sure leaves are either removed or at least piled away from the house. It’s also important to check for any air leaks around electrical wiring, dryer vents, windows and doors. “Critters love to find any way in they can,” Degen said. Take care to dispose of all perishable food before leaving. Months of expired food can lead to an unwelcome surprise of rancid smells and unidentifiable remains come spring. Anything that stores in the pantry but might interest pests should be stored in sealed tubs in closed cabinets to keep from attracting any furry friends. Since Minnesota basically turns into a freezer all winter long, Degen said, it is safe to assume anything that can freeze, will. Make sure to turn your water off at the source. All pipes should be insulated and bled of any sitting water. Consider all pipes throughout the house including parts that won’t benefit from the homes ambient heating like attics or crawl spaces.

Many times, freezing temperatures affect the least obvious and often most vulnerable places first. It’s also a good idea to protect your bathtubs, showers, sinks and toilets by pouring a cup of plumber’s antifreeze down the drain. Wondering what could happen if you leave things to fate? A burst pipe is not exactly the “welcome back” gift you would hope for upon return. Draining your water heater (and water softener if you have one) is also a good idea in the effort to prevent any type of freezing or pipe burst. If you’re nervous about the water situation, Degen said it’s not a bad idea to call in the professionals. “It never hurts to have someone come in who is certified in winterizing — especially when it comes to your water systems,” he said. No one wants to pay to heat a house as it sits empty all winter long so setting the thermostat at an appropriate level is a good way to keep cost down and still helps prevent the risk of a freeze out inside. Degen recommends 55 degrees as the setting for an unoccupied home.

Keep your furnace cleaned and well-maintained — change filters regularly, and vacuum out the inside as needed. Ever-improving technology takes the guessing game out of setting the thermostat and hoping for the best. Smart thermostats are affordable, easy to install and allow homeowners to keep track of the temperature in their home and alert a friend or neighbor to check on things should there be a sudden drop or spike in temperature. The technology even allows users to adjust the thermostat remotely, so the home reaches a comfortable temperature in time for a springtime arrival. With many lake homes sitting empty through the winter months, it’s easy to worry over the threat the unwelcome visitors. Smart security systems allow for 24-hour surveillance from anywhere with just a few swipes on your smartphone. A decent system starts around $200. Systems like Ring

alert homeowners whenever there is activity at their home. Should someone unexpectedly show up on the doorstep, Ring alerts the homeowner and actually allows them to see what the camera has captured and speak to any visitors in real time. Because Minnesota winters are colder than winters elsewhere it’s important to make sure any video surveillance used outside the is harsh weather resistant and come with an adaptable power source — it only takes one good cold snap to suck the life out of even the best batteries. For homeowners who prefer a bit more peace of mind, companies like Northland Cabin Care provide many services including scheduled inspections to check for everything from snow depth to roof damage or evidence unwanted visitors. “For homeowners with monitoring systems we have an emergency hotline in case any alerts come up while they are away,” Degen said. “We make

it simple and worry-free and can work with homeowners to have any problems resolved before they ever return.” Want to avoid the winter worries all together? Consider renting your lake home out over the months it would otherwise sit empty. Vacation rentals by owner are easier than ever with help from startups like Airbnb and VRBO.com. Homeowners set their own rules on max capacity, what they will and won’t allow in their home and with the help of companies like Northland Cabin Care, someone else can help manage the clean-up and resetting while homeowners enjoy balmy equatorial weather while someone else enjoys the winter retreat of a home on a snow-covered lake. ADVANCES IN EXTERIORS BY NICOLE STRACEK Modern exterior options combine creative ideas with emerging technology to provide homeowners with smart, stylish options that are durable and weather resistant. Homeowners who want to increase curb appeal while adding value to their homes can find an array of new exterior options without sacrificing style. The latest advances in roofing, siding, gutters and windows can improve a home’s energy efficiency, increase curb appeal and add significant value to a home.

Advances in Siding Because a home’s siding is constantly exposed to the elements, one of the most common issues homeowners experience is fading and damage. Siding that is faded, damaged or outdated can also significantly reduce the value of a home. Homeowners who want to upgrade their home with a new modern exterior can not only enjoy the benefits of reduction in energy costs, but an increase in curb appeal as well. With the latest options in siding, homeowners can choose from a variety maintenance-free siding. Matt Houde from Mattson Lumber in Nisswa says many customers are 24 MINNESOTA HOME | 2018

concerned about the value of their homes and are looking for a stressfree siding option that requires little maintenance. “One of the biggest concerns we hear from customers is that the maintenance on a home’s exterior is cumbersome and repairs can add up fast.” Houde also states many homeowners are concerned they won’t receive the best price when selling their home with old, outdated siding. The latest advances in siding include weather resistant and energy efficient options such as LP Smartside and the James Hardie Cement Board Siding options.

“These two options are not only maintenance free, but they are both very durable, stylish and energy-efficient” says Houde For homeowners who want the beauty of a traditional wood siding but with modern amenities, the LP Smarside Trim & Siding offers the benefit of traditional wood exteriors blended with durable, treated and engineered wood that is timeless and beautiful. The James Hardie Cement Board Siding is designed for an array of home styles made with state-of-the-art materials that stand the test of time.

Advances in Roofing

Advances in Gutters

Because Minnesota homes endure drastic weather changes one of the most common remodeling projects homeowners experience is roof replacement. Covering nearly 95 percent of all American homes, asphalt shingles provide good protection from the elements with cost efficient options. However, asphalt shingles can become damaged easily in the harsh Minnesota weather conditions and require routine maintenance. The latest technology in roofing comes from the brilliant minds at Tesla. Harnessing the power of the sun, Tesla has developed roofing tiles that mimic the look of traditional shingles leaving the bulky designs of the past in the dust. This game-changing technology provides roofing options for homeowners who want to channel the power of the sun while forgoing the bulk of traditional solar panels. Made from glass over a photovoltaic substrate, Tesla Solar Tiles are designed with aesthetic appeal in mind. As a bonus, the solar tiles are also designed to withstand the elements and blend seamlessly with existing shingles. Photos from Tesla.com

Keeping the gutters on your home clean is an important aspect to avoiding damage to the roof, foundation and most importantly, keeping a home free of water damage. Homeowners who want to check cleaning gutters off their to-do list can take advantage of the latest advances in gutter technology: seamless gutters. Cory Jay, President of Advantage Seamless Gutters in Brainerd, offers insight to homeowners who are considering professional installation of seamless gutters. “Because weather conditions are the biggest thing we battle in Minnesota, seamless gutters can offer protection from the elements while significantly enhancing the look of a home. One of the most valuable aspects of the seamless gutters is the uniquely designed covers that provide excellent protection.” An additional benefit is using the right products can ensure that expansion and contraction that gutters experience don’t leave your home’s gutters falling to pieces. “Valor is one of the leading companies in the industry offering the latest in gutter protection systems,” says Jay. He also says the benefits of professional installation is the time and value of the product. “Professional installation of seamless gutters can be done in one day compared to a DIY project that could take months.” The benefits of adding seamless gutters can provide peace of mind to homeowners who want to have less maintenance with an updated exterior with the latest gutter technology.

Advances in Windows Windows are the source of light, warmth and provide an abundance of style for a home from the inside and out. Unfortunately, they can also have a negative impact on a home’s energy efficiency. Homeowners who want to add value to their home while improving their energy costs will find that replacing windows may be one of the most cost-effective home improvements options available. The latest window technology offers innovative and energy-saving options designed for specific climates. Manufacturers like Pella offers the latest in window technology with their Advanced Low-E Insulating Glass with Argon windows. This technology provides homeowners with the ability to control their indoor heating and cooling systems while blocking up to 84 percent of the sun’s ultraviolet rays. Today’s advancements in window options go above and beyond aesthetics offering homeowners the ability to improve their energy usage while also blocking the sun’s harmful rays.

FLOORING TRENDS BY SARAH NELSON KATZENBERGER Flooring trends are constantly evolving with new styles, textures and patterns emerging every year. 2018 styles are bringing some intriguing expansion to flooring options in the way of design and consumer use. Among the most interesting new trends is what industry insiders are calling “origami tile. Homeowners are mixing materials to give a patchwork pattern look to various styles of flooring. In carpet origami, style comes by way of mixing soft plush carpet strips with flat commercial strips giving the carpet a tiled look with varying textures and shades of color. It might not be for everyone, but it provides a really great design look. With hard flooring, origami tiling brings a mix of hardwood and tile flooring to create interesting designs and shapes and colors giving the floor a mosaic look. In addition to mixing materials, unique geometric patterns are starting to emerge in flooring trends. Why install a traditional straight floor when you can create a herringbone pattern? Ceramic tile continues to make up a large sector of popular flooring options, but the days of beige shades of square tile are fading while textured, plank tile gains more traction. Ceramic with a hard wood facade or reclaimed wood look provide the look of hardwood floors without all the upkeep. This is something many thought would gain popularity in commercial spaces, but it has really taken off in homes as well.

A big change in hard flooring trends is the ease of install. While quality flooring used to require nails and expertise, new styles come in various install methods that just about anyone can handle. Gravity flooring has a hardwood or ceramic look but ismade of a heavy rubber material that is waterproof and notably durable against winter freeze — something that can be crucial to cabin owners who let their lake homes freeze in the winter months. Most importantly — anyone can do it. Gravity flooring lays down flat, doesn’t break or bend, you just lay it down flat and leave it. Click-in flooring has a hardwood flooring finish but clicks together like a puzzle making it easy to use and nearly impossible to mess up. If you make a mistake, you literally just pull pieces off and re-click them where you want them to go; it takes the guesswork out. In addition to changes in materials and patterns, the color pallet of

all flooring types have shifted from tans and beige to varying shades of gray. Despite all of the evolution in hard flooring options, carpet is still king. But even carpet options have gotten a big makeover. Everything carpet is moving toward protecting indoor air quality and providing a hypoallergenic surface. With Air.O carpet from Mohawk, latex backing has been sidelined for a built-in, moisture-wicking wool backing that completely removes the need for carpet padding. The greatest barrier to growth is the demand for installers. Carpet companies have caught on and with lines like Air.O, the install requires zero stretching, pulling or tacking — it lays down flat and is easy for the average homeowner turned installer to lay down on their own. They took out 100 percent of the difficulties of the install process. While Air.O is growing in

popularity, it isn’t recommended for high traffic areas — stick to bedrooms for this one. For high traffic areas, rubberbacked carpet like the “Life Happens” line from LifeGuard stands the durability test against kids and pets and still looks and feels good. It prevents liquid from getting beneath the carpet and creating a bigger problem with mildew. Non-allergen carpet is what everyone is trying to achieve. The biggest change in flooring trends is the movement away from committing to one type of flooring. You can have hardwood steps and tile in the kitchen and carpet in the living room. The barriers just aren’t there like they used to be, you have options and they just keep getting better.

How do I know if the property is a good deal?

How to Spot a Real Estate Bargain

Jeremy Johnson, Positive Realty

BY LINDA HURST Buyers have a lot of questions when it comes to buying a home or vacation property — and they should. On the list, right behind “How many homes should I tour?” and “How much can I afford?” is “How do I know if the property is a good deal?” Great question. Some local agents were asked for their thoughts about spotting a bargain, and specifically, what advice do they give their buyers?

Carrie Lee, 4 Moves Team, Keller Williams

Work with a local agent Jeremy Johnson, Realtor with Positive Realty notes, “You have to do a lot of homework in order to spot a deal.” His best advice is to work with a local agent for a couple of reasons. “First, they know the houses in the market. Second, they can set you up for notifications that come directly out of the Multiple Listing Service give you the jump over anyone relying on national real estate websites, which are often a day or two behind.”

Look at the potential of the property Carrie Lee with 14 Moves Team at Keller Williams suggests looking for something you can put a little sweat equity into. “Sometimes it’s the house that everyone else clicks over because it doesn’t catch the eye. The person who gets the bargain has the vision to see what they can do with the house if they invest a little time and money.”

Chad Schwendeman, Broker/ Owner of Exit Lakes Realty Premier, offers advice on what to look for on those MLS data sheets. “Days on market can determine a bargain if the property has been for sale over a year. Also watch the cumulative days on market. If a property listed with one brokerage switches to a new brokerage, their days on market do not start over.” You can also look at the listing’s history to view any price reductions or other milestones. He adds, “Sometimes after trying to sell their property for so long, sellers get seller fatigue. They’ll tell me ‘Just bring me an offer.’”

Pay attention to “days on market”

2018 | MINNESOTA HOME 33

Johnson cautions against using online tools as proof of value. “Be careful on those websites,” he says. “They tend to be all over the board with their valuations and are rarely right. County Market Valuations aren’t always accurate, either, but some people use those a lot.” Instead, ask your agent to show you data on comparable properties that have sold. This will give you an accurate view of what is going on in the market. All of the agents agreed when a great bargain is found, be prepared to write the offer. Make sure to work with a mortgage lender before starting the search so you know how much house you can afford and you have your pre-approval letter ready. Lee laughs. “Acting fast is really important. The best deal I ever negotiated was on the coldest day of year. 30 degrees below zero and buyers were willing to drive

up to see the house. We wrote their offer and it was accepted that night.” Schwendeman states, “We really want to avoid multiple offer situations, but it happens. I encourage my clients to write their strongest offer and have very few, or no, contingencies such as finance, sale of another home or home inspections. Be pre-approved and have your underwriting done. If there are multiple offers, make sure yours stands out. I once had a client write their earnest money check for the purchase price — that got the seller’s attention!” In the end, the question you have to answer for yourself is this: Does the price feel fair? If you’re not happy with the price, it’ll always feel like you paid too much. If you pay a little more for something you love, then it was worth it. And those are the best bargains to find.

Bold

Benjamin Moore’s color for 2018 is Caliente, a vibrant red that screams boldness. Many other paint companies along with Pantone, Inc. the color industry leader have proclaimed bold tones this year. Using bright colors and loud patterns can be invigorating and bring new life to your space! Try using patterns, textures and colors to make an impact in your home with rugs, lighting, tile, fabrics, wallcoverings and deep paint colors. One of the newest trends is using a color in cabinetry‌try midnight navy blue, a deep gray or even a rich red. Be brave on a smaller scale by getting a few heavily decorative pillows to tie into your space. This is the easiest and most cost effective way to go bold! Design hint: neutral base colors like, gray or beige walls can stay, go bold with a few statement pieces or accent walls.

Natural

Inspired by nature. This trend uses natural elements to infuse into a home… even something as simple as twigs and wooden spheres as accessories or natural fabrics like cotton. Incorporate woven baskets with ornamental grasses along with florals. Try recycling pallet wood to create an accent wall or use aged wood and antique pieces throughout. Cut off a stump, clean it and stain it any color you’d like for your very own natural accessory. Even flooring today reflects nature with luxury vinyl wide planking and ceramic tiles mimicking natural wood. Design hint: Whether you buy it, find it, upcycle it or try a DIY project like a recycled pallet wall, think nature inspired!

Personalize with locally made goods. Incorporating local craftsmanship to personalize a space is huge here especially with the Lakes Proud campaign. I love working with all of the wonderful trades people we have right in our backyard to find the perfect piece for a space. Give some love to a local homegrown trade or vendor today. Check out lakes area vendors to find a treasure to display in your home or order a unique piece of furniture to go in your space. Use a local door company to design a custom front entry or sliding barn door to create that statement you always wanted! Even displaying your home state or a map of the USA is trendy right now. I think it’s a way to show pride in where you grew up or hang your hat today. Design hint: No matter what you do… make it your very own and give Minnesota some love by keeping it local! Simplified

Simplify your space. Creating a sanctuary of clarity and calmness within your home in any style you like to decorate in has an emphasis in 2018. This look can be minimalistic but definitely not boring. The best thing to do is to clear out whatever space you are focusing on first and start with a clean slate. Wipe away clutter with an entry organization center perfect for your family’s needs, create a laundry haven or refresh your living room. Whatever room you do, as you begin to place items back into the space, be more selective and purposeful with each piece, ask what is this for? Does it have a function? Use sentimental objects as special conversation pieces in the room. Do not be afraid to maximize the use of one major accessory by honing in on a big item to make a statement in a simplistic environment. Design hint: A big statement can be created by using a free standing soaking tub or an over-scaled spa like shower in a bathroom. 2018 | MINNESOTA HOME 39

Blended

Using a mix of metals from chrome and copper to brushed gold, nickel and flat black is an exciting trend! Don’t get caught up in thinking that every type of metal must match in your home. The trick is to carry a main one throughout your home and add hints of other accents where desired. Metal can be accented on furniture, lighting, plumbing fixtures or the hardware you choose. Consider trying brushed brass in a bathroom but use black everywhere else and throw in other colors like bronze in accessories throughout your house. Design hint: Blending metals is like blending styles; it works so well when done correctly!

All in a Day’s Work BY LINDA HURST Home building has come a long way since I built a house in the ‘90s. Builders are evolving with the times, becoming more efficient and cost-conscious on behalf of their clients. We asked a local builder if we could follow along on a typical home build — Larry Oaks, owner of Wausau Homes, Brainerd agreed. We tagged along at one of his recent set days giving us a first-hand look at their unique process.

7:26 a.m I was told to swing over around 7 a.m. I honestly thought the crew would be milling around formulating a plan, but this site was already hopping. I made my way around trucks and past the crane to meet with Oaks who was happy to show me around the job site.

I learned the basement was completed about two weeks prior. This particular day was dedicated to putting up the main structure. So as the homeowners’ trusty dog plopped down next to me, we settled in to watch the walls go up.

8:05 a.m. A set crew of six, clearly experienced with this process, moved swiftly around the project, each assigned a job. The boom lowered a floor joist and they guided it into place, finishing up just as the next one appeared. Over on the trucks, the crew hooked up the next pieces to place. Oaks told me this part of the process moves so smoothly because when the trucks leave the factory in Wausau, Wis., they are loaded in reverse order to aid in the unloading at the job site.

With the main floor done, it was time to place the walls. The interior stud walls were set according to the floorplans. Exterior walls arrived with sheathing and weather resistant material. Some walls have the windows installed, others have the openings ready for bay windows and exterior doors. The crew finished up placing the walls as the next truck appeared with the roof trusses. Bathtubs were also on site since it would be easier to move them into lower level baths.

The structure went up and it now looks like a house. The crew moved to the roof to begin installing skylights and start shingling. At this point, the subcontractors can complete drywall, plumbing, cabinets and flooring. Oaks talked about the efficiencies of building in this way. “We don’t have a lot of waste,” he said. “The home plans are run through a computer which determines how every single piece of wood will be cut. We can utilize each board for several purposes, so we’re not throwing much, if anything, away. Because the entire house is built in the same facility, trimmings from boards can be recut and used in another part of the build. It was pretty impressive to see how far the build had come in one day. Read on in our magazine as we dive into other aspects of home building and trends.

Act Naturally The Art of Shoreline Maintenance

SUBMITTED BY: LANDS END DEVELOPMENT, BY RICK HAMMER

SUBMITTED BY: BACKYARD REFLECTIONS

BY JEFFERY N JOHNSON Shoreline maintenance and restoration tops many of our lists. Included are some helpful resources to help you plan and get the answers to what is allowable. Being aware of what you can and cannot do in the water and on the adjacent Shoreland area and following the regulations that apply is integral to a well developed plan. The appearance and function of the shoreline area of your lake property is not only crucial to your family’s enjoyment of the lake but integral to the health of the lake itself. Our appreciation of the region is inextricably linked to the healthy maintenance of all our waterways.

It’s very important to note Minnesota’s shorelines are being developed at a tremendous pace. Construction and landscaping can work to accommodate and support natural habitat. A natural shoreline is more than an aesthetic buffer zone for the lake; it is part of a more complex ecosystem that provides habitat for wildlife and protects water quality in the lake. A natural shoreline section as part of your property management and design is a very important contribution you can make to enhance water quality, support a healthy fishery, and additionally provide wildlife habitat. I was my grandfather’s “right hand man” caring for his lake property on South Long Lake growing up. We fished and swam and I learned to love life at the cabin on the lake. His lake place had a matching hand split rock fireplace, walkway and retaining wall. The wall would get damaged by ice heaves and high water levels some years. The wall was a beautiful example of

artistic masonry but required regular and sometimes costly repairs. It‘s also an example of a potentially detrimental method of shoreline management. Our families have had lake places on Lower South Long, Mille Lacs and now on Pelican. I’ve dealt with everything on this long list of the challenges that lakeshore properties can pose, i.e., broken retaining walls, steep slopes, high water levels, low water levels, high wakes, cattails, flooding, loss of plants, sand washing away, multiple torrential rain and wind storms damage, tree falls, ice heaves, dock maintenance, property damage from wildlife to name just a few. This list may have issues that are familiar to you. My grandson loves the lake, fishing, swimming and helping his grandpa “drive the boat.” I want my legacy to include he and his grandson having all those adventures and share the same love for the lakes as the previous five generations of his family.

Six Common Lakeshore Concerns: 1. Is rip rap the best erosion solution? 2. Can we create a sand beach or how much sand can we add year to year? 3. What can we do for weed control? 4. Can we remove cattails to gain a clearer lake access? 5. We have beavers destroying trees on our property. What can be done to control them? 6. How do I plan for natural shoreline? Who do I contact? We all want solutions for maintaining and improving the appearance, value and enjoyment of our properties. An individual DNR Permit is likely required for many types of projects below of the Ordinary High Water Level (OHWL) in your area so it’s important to check before you begin a project.

SUBMITTED BY: BACKYARD REFLECTIONS

DNR Fisheries and Wildlife may also require permits. Public Waters Work Permits are issued through the Ecological and Water Resources Division by Area Hydrologists. There are expert local contractors that can assist you in navigating all of these requirements to develop plans that blend aesthetics, function and environmental concerns into a comprehensive landscape plan.

Stunning and Practical Builder Trends BY TRAVIS GRIMLER

In local construction practices, it is out with the logs, in with the long term planning. The trend of constructing buildings with logs and log siding, which was popular for the last 10 or more years, is making way for more practical designs, according to North Country Custom Builders Vice President Dennis Blosberg and Baratto Brothers Director of Project Development Eric Carder. Practicality, in this case being maintenance free and utilitarian, with a little style thrown in. SUBMITTED BY: NOR-SON 2018 | MINNESOTA HOME 53

“They might do cedar trusses. Cedar shakes on the gables. Stone on the bottom and a maintenance free siding just to blend some maintenance free with a northwoods look.” “Some of the materials we are integrating, we do roof lines integrating seamed metal roofs on a dormer with maybe architectural

shingles on a dormer where it stands out differently,” Blosberg said. “People seem to be going toward less maintenance like an LP Smart Siding or something similar.” The trend toward less maintenance is especially present in seasonal residences.

“People want to come up and enjoy their place and if they aren’t the type to want to hire someone, they want to do the least maintenance they can so they can enjoy their places,” Blosberg said. “We see a lot less of heavier maintenance types of buildings essentially.”

Reclaimed materials are still growing in popularity, especially large, structural timbers, mantles and reclaimed flooring which have more utilitarian uses than paneling and trim. “That is a more expensive product,” Carder said. “It’s a limited resource. That look cannot be recreated. A lot of people like it because it is unique because if you walk into a house with big, reclaimed timbers it can’t be replicated with new materials.” In a way, buyers are sometimes even purchasing the history of the reclaimed product. “If you tear down a barn or building where we buy these, it’s kind of a story. We try and find where they came from and what the original use was,” Carder said. Where customers had been asking for big, extravagant rooms in past years, buildings now are being constructed with an increasing amount of attention toward the building’s specific use and even the surrounding scenery. Carder said formal dining rooms are being left by

Large bedrooms are also becoming less popular, replaced by bunk rooms with beds for as many as eight people popping up in seasonal properties. Buyers realize on vacation they will likely spend all waking hours outdoors or in social spaces. Bedrooms, in these cases, are almost exclusively for sleeping. “It is still very common, for most of these places, are second, third, fourth or eighth houses for clients,” Blosberg said. “When

they have a place on the lake or they build there. They tend to build around entertainment spaces very commonly.” “We try, through architecture, to really understand family dynamics,” Carder said. “What we ask our clients is a lot of questions to grasp who they are, how they live, who is coming up so we can really dial in the architecture.” Longevity and family dynamics are also a part of this new focus on practical design. “A lot of our clients are in their late 50s or beyond, is to remind them they are going to have this place for a long time,” Blosberg said. “We want to build heirloom quality homes they can pass on to the next generation, but also to help them age in place so they can enjoy the place long into their retired years.” This forethought results in homes that have features that add to resale value. In some cases, those same features save money in the long run. Both Baratto Brothers and North Country Custom builders insulate 2018 | MINNESOTA HOME 57

their properties beyond traditional recommendations with many properties having over 90 percent efficiency ratings. “R-values in homes the code is R-19,” Carder said. “Most of our homes are R-23 now. Spending a little more on better home efficiency insulation packages might be a $3,000-$5,000 upgrade, but they will take that option all day long for a very efficient home.” “We do a lot of in-floor heat throughout almost every structure we build,” Blosberg said. “That is a luxury but it’s a strong selling point. You basically double up on your heating package but it’s comfortable and you create a thermal mass that holds heat

well in a house. If you have people go in and out, opening doors and things like that you have a thermal mass versus just heating the air. If it is in front end design development a lot of people want in floor heat.” A great amount of attention is also being paid to outdoor spaces with homes being constructed with large windows overlooking outdoor scenery, and a growing interest in wide open porches, outdoor living spaces and kitchens. Most building trends today are a focus on practicality with style mixed in.

Wooden Lake Maps

Cabin

Lakes of Wood designs and creates threedimensional wooden lake maps. They are made out of layers of hardwood veneers. They can design any lake that has been mapped for depths, including the tiny ones. Each lake comes with an information plaque about your lake, and a personalized marker so you can place it where you are on the lake. Each creation is a map of memories that only happen on a lake.
