Q2 2026
Market Report
FORGOTTEN COAST

Rising | A Market on the Move
The Forgotten Coast saw meaningful growth in the second quarter of 2026, with sales up 21% and sold volume rising 14% year over year across Apalachicola, St. George Island, Cape San Blas, and Port St. Joe. Average sold prices eased slightly, a sign of broader buyer access to this historically exclusive market rather than a shift in demand.
At Berkshire Hathaway HomeServices Beach Properties of Florida, our sales professionals were at the center of this momentum, guiding families through one of the busiest second quarters our region has seen in recent years. Whether the goal was a primary residence, a second home, or a long-term investment, our team combined local expertise with the strength of a globally respected brand to deliver results.
As we move into the second half of 2026, the outlook across the region remains strong. Rising sales, sustained buyer interest, and steady price growth point to a market with real staying power, one built on lifestyle, livability, and long-term value. We are grateful for the trust our clients place in us and look forward to continuing this momentum in the months ahead.
*Regional figures calculated by aggregating raw sales and volume totals across all communities within each area, then computing percentage change and average sold price from those combined totals, rather than averaging individual community percentages. Days on market is sales-weighted to reflect market-wide activity.

As we move through 2026 with focus and momentum, we want to take a moment to celebrate the wins driving our success this quarter. Before diving into what’s ahead, we’re proud to recognize the top sales that made Q2 truly stand out.

Forgotten Coast
Anchored by the quiet charm of Apalachicola and the unhurried pace of Port St. Joe, with stunning coastal retreats like St. George Island and Cape San Blas filling in the spaces between, the Forgotten Coast earns its name not because it has been overlooked, but because it has resisted the development that reshaped so much of Florida’s shoreline. Miles of undeveloped Gulf beaches, pristine estuaries, and some of the cleanest water in the state set the tone, while Apalachicola’s historic district and thriving arts scene add a creative character you don’t expect from a town this size. This is a place where Florida still feels like Old Florida: unhurried, beautiful, and quietly extraordinary.
