HE SOUTHWEST MONTANA BUILDING INDUSTRY ASSOCIATION (SWMBIA) is a professional trade association whose purpose is to improve and protect the construction industry and business climate in which it operates.

The Southwest Montana Building Industry Association’s 300+ member companies collectively employ nearly ten thousand people in southwest Montana, and produce community-wide events such as the Parade of Homes and the March Home Expo.

Members of SWMBIA are also members of the National Association of Home Builders (NAHB) and the Montana Building Industry Association (MBIA). This three-tiered federation of industry associations provides members with political influence, plus networking, recognition and educational opportunities to better operate their businesses.

UYING YOUR FIRST HOUSE IS VERY EXCITING. But financing your home purchase can be a daunting experience. In both cases, do your research and shop carefully to ensure you find exactly what you want and need.

Deciding how much to spend on your home and which type of mortgage will work best for you—as well as understanding the settlement process—can be confusing. However, there are many sources that can help you get prepared well before you step foot into a sales office, model home or open house.

FIGURE OUT WHAT YOU CAN ACTUALLY AFFORD TO PAY ON A MONTHLY BASIS Remember that, in addition to the monthly principal and interest, you will also pay into escrows for property taxes, hazard insurance and possibly a home owners’ or condominium association assessment. You have more knowledge about your living expenses than a lender. Hold firm with that number and don’t be tempted to agree to an amount higher than what you are comfortable spending. Mortgage calculators are a great way to figure out what your monthly payments would be based on interest rates and down payment amounts. Calculators can be found on most real-estate-focused websites.

ATTEND A FIRST-TIME HOME BUYING SEMINAR OR TALK TO A CREDIT COUNSELOR WHO DOES NOT WORK FOR A LENDER You can research your options without being influenced by someone who has a financial interest in the home or loan you choose. The U.S. Department of Housing and Urban Development(HUD) offers free housing counseling and seminars.

SELECT YOUR LENDER AND GET PRE-APPROVED When you have done your research and are ready to move on to the next step, visit a lender, understand the loan choices that would be available to you, and, once you’ve determined the most suitable loan, get pre-approved for that loan. Since you will already know how much money you can borrow, you will know what price range you should look at and can move quickly if you are bidding on a house that has several interested buyers. A lender’s pre-approval would still be subject to a final verification of your credit and a satisfactory appraisal, but it’s a big step toward becoming a home owner.

PAY DOWN YOUR DEBTS Credit card debt limits what you qualify for from a lender. Lenders want to see a total debt service ratio that is less than 40% of your monthly income.

H HEATING SYSTEM • Clean or replace heater and air conditioner filters regularly. Keep outside vents free of leaves or debris that may clog vents.

• When the heat is on, set your thermostat at as low a level as you feel comfortable. You save for each degree you lower the average temperature of your home.

• Close doors to seldom used rooms and turn off heat or air conditioning in these areas.

• Keep windows near your thermostat tightly closed; otherwise it will keep your furnace working after the rest of the house is heated to the desired temperature.

• If you have oil heat, have the firing rate checked periodically.

• Dust and vacuum radiator surfaces frequently. Dust and grime impede the flow of heat.

• Keep draperies and shades open in sunny windows; close them at night.

• For comfort in cooler indoor temperatures, use the best insulation of all—warm clothing.

• Use kitchen, bath, and other exhaust fans sparingly. These fans can blow away a house full of heated or cooled air in an hour.

AIR CONDITIONING • Keep your cooling system well-tuned by a professional service person.

• Clean or replace air conditioner filters regularly.

• Set your air conditioner thermostat as high as you still feel reasonably comfortable.

• Don’t set the thermostat at a colder setting than normal when you turn on your air conditioner. Your house will not cool any faster.

• If you have window air conditioners, turn them off when a room will be vacant for a few hours. You’ll use less energy cooling the room down later than if you had left the unit running.

• Use a fan in conjunction with your window air conditioner.

• Don’t place lamps or TV sets near your air-conditioning thermostat. Heat from these items is sensed by the thermostat and could cause the air conditioner to run longer than necessary.

• Keep out daytime sun with blinds or shades.

• Dress appropriately for the warmer indoor temperatures.

• Open the windows and use a fan on warmer days.

SMART APPLIANCE USE • Use large appliances in the early morning and late evening.

• Use cold water rather than hot when running the garbage disposal.

• Keep range top burners and reflectors clean so your stove operates at peak efficiency.

• When using an oven or an electric burner, turn it off a little while before the cooking is done.

The oven or element will stay hot after you turn it off.

• When you have a choice, use the range top instead of the oven.

• Use your dishwasher and washing machine only with full loads.

• Scrape dishes before loading them into the dishwasher so you won’t have to rinse them.

Let your dishes air dry.

• Don’t use the “rinse hold” on your dishwasher for just a few soiled dishes.

• Dry clothes in the sun (check your covenants, clotheslines are prohibited in some communities).

WATER HEATER • Minimize hot water use by taking shorter showers and washing your clothes in cold water.

• Try setting your water heater at 120 degrees.

FIREPLACE • Keep your fireplace damper closed unless you have a fire going. An open damper can let as much as 8% of your heat go out the chimney. The warmth from a fire on the hearth

generally doesn’t radiate through the house; the heat gain is confined to the room with the fireplace. In fact, a considerable amount of heated air from other parts of the house can go wastefully up the chimney when a fire is going.

• To lessen heat loss when you use your fireplace and the furnace is on, lower the thermostat setting to 50 or 55 degrees. Some warmed air will still be lost, but the furnace won’t have to use as much fuel to keep the rest of the house at its usual temperature.

• Close all doors and warm air ducts to the room with the fireplace, and open a window near the fireplace half an inch to an inch. Air needed by the fire will be provided through the open window, and the amount of heated air drawn from the rest of the house will be reduced.

CONSERVING WATER • Take showers rather than baths. Showers use about a third as much water. Take shorter showers.

• Avoid leaving the water running while shaving and brushing teeth.

• Don’t use the toilet as a trash can.

• Use the dishwasher and washing machine only with full loads.

• Don’t run water continuously for vegetable and dish washing.

• Water lawns in the morning to avoid evaporation.

• Keep grass at least two inches high to shade roots.

• Use mulch or ground covering plants to prevent excessive evaporation.

• Use waste water from the house to water your garden.

• Plant native or drought tolerant plants.

• Water trees slowly, deeply and infrequently to encourage deep rooting. A slow drip for an hour once a week should be sufficient for most trees.

• Use a broom rather than the hose to clean off walkways, patios and other outdoor areas.

• When washing your car, use a bucket of water or a hose with an automatic shut-off nozzle instead of letting the hose run.

RECYCLING • Reduce the amount of garbage you generate by buying and using products wisely: “Precycle” by purchasing products in recyclable containers. Purchase foods in bulk or concentrate. Avoid products that are neither reusable nor easily recyclable.

• At work, make two-sided photocopies.

• Use cloth towels in the kitchen rather than paper towels.

• Stop unwanted junk mail by removing your name from mailing lists.

• Reuse product whenever possible: Start a compost pile with your leaves and grass clippings. Leave a coffee mug or two at work and avoid using disposable cups. Use blank back sides of used paper for scratch work.

• Look into purchasing quality used items instead of new ones.

• Take your grocery bags back to the market and reuse them.

• Mend clothes and repair broken items.

• Take care of your belongings to help them last longer. In particular, try to keep your car on a regular maintenance schedule.

• Use products that are made to be reused, such as cloth towels, sponges, glass dishes and metal eating utensils (rather than paper and plastic), rechargeable batteries, etc.

• Drop off your used motor oil, antifreeze, and car batteries at places that recycle automotive wastes.

• Donate clothing, books, toys, appliances and furniture to charitable organizations.

HOT HOUSING TREND: OUTDOOR KITCHENS

ANY HOME OWNERS ENJOY THE SUMMER MONTHS—AND SOMETIMES SPRING, FALL AND WINTER, TOO—WITH THE SIZZLE OF THEIR OUTDOOR GRILLS. But running back and forth between the kitchen and the barbeque can be a hassle.

Outdoor kitchens make life easier for those who enjoy grilling their meals and entertaining outdoors, making your deck or patio an extension of your family’s living space. It also can enhance your home’s resale value.

With proper planning, you also can enjoy your meals in the great outdoors. Here are some factors to consider when determining if an outdoor kitchen is right for your family.

WHAT WORKS BEST IN YOUR SPACE? Outdoor kitchens can be as elaborate — or as simple — as you’d like. But to make the most of your new space, you need to carefully consider the design.

Think about how the space will be used. Do you want guests to eat outside or just mingle while you cook? What features (pool, trees, etc.) are already in your back yard and need to be worked around? Is there enough ventilation area so smoke from the grill can blow away?

Have a professional check the patio or deck where you plan on building your outdoor kitchen. While most can support the additional weight, you may need to add structural support.

Make sure there is plenty of space for people to gather without getting in the way or being too close to open flames.

Typically, there should be three feet of space on either side of the grill for work space and food preparation.

HOW OFTEN WILL YOU BE USING YOUR OUTDOOR KITCHEN? This will determine numerous factors, including the equipment you purchase. If you will use your outdoor kitchen just in the summer, a grill with wheels can be moved into the garage and protected from the elements once the seasons change. These types of grills are the most common and come in a wide variety of sizes and prices with a range of features.

If you want to use your outdoor kitchen year-round, consider a built-in grill. Look for one with side burners in the base unit that allow for cooking at different temperatures simultaneously.

This base can provide extra countertop and storage space.

Make sure the grill is in an area that can withstand high temperatures and is impervious to stray embers or sparks, such as a stone patio. You won’t be able to take it with you if you move, so think carefully before investing a lot of money in a permanent grill.

Take into account your lighting needs. If you eat or entertain into the dark evening, you’ll want direct light for the work area so you can monitor the progress of the meat. Softer lighting works well for socializing areas.

WHAT OTHER EQUIPMENT DO YOU NEED? Standard grill accessories include griddles for grilling fish and vegetables, a meat thermometer and tongs. An exhaust hood for a built-in grill will keep smoke out of your guests’ eyes.

Refrigerators with ice makers are ideal for storing beverages and food that needs to be kept cold. An outdoor sink makes prepping and cleaning veggies an easy task. Unless you plan on washing dishes outside, a cold water connection is all you need.

For small appliances and stereos, you’ll need outdoor GFCI outlets. Consult with a professional electrician for local code requirements. Consider purchasing patio heaters or an outdoor fireplace if you plan on grilling in the chilly months.

For those days with inclement weather, you’ll want to get a cover for your grill. Select weatherproof materials for countertops, cabinets, and other elements of your kitchen. Stainless steel, slate, tile, stucco and stone all work well. A large tent or outdoor umbrella can cover your guests and equipment and provide shelter from the sun or rain.

OIN BOZEMAN’S HRDC AND CONSTRUCTIVE SOLUTIONS, INC. IN CELEBRATING THE UNIQUE “HUMBLE HOMES” PROJECT. With home prices in the Gallatin Valley escalating, Bozeman’s HRDC has continually worked to find affordable housing solutions within the community. Their latest project has taken an infill lot in an existing neighborhood and doubled the density, providing two new small, affordable homes. Using this process, HRDC hopes to demonstrate how unused infill lots, and larger under-utilized lots, can be re-configured to provide more housing opportunities for an underserved segment of the population and an un-tapped market. The Beall Street Humble Homes will be held in a land trust which ensures that they are affordable to working individuals now and in the future.

When asked to be a partner on the project, Constructive Solutions, Inc. jumped at the opportunity to be a part of the team, and help design and construct these Humble Homes. CSI was especially excited to market test the tiny home concept and show how they can be a sustainable and attractive option for affordable housing in new and existing neighborhoods. The “Loft” home consists of a 430 square feet footprint and 645 square feet of living space, while the “Tidbit” is a cozy 280 square feet footprint with small storage/ sleeping loft. Each home has a single detached garage, a permanent foundation and an oversized crawl space access to accommodate bulky storage items. Utilizing extensive pre-fabrication at CSI’s shop, much of the construction happened off-site, which minimized disturbances to the neighbors and allowed for more efficient material use and quality control.

In 1977, nestled under the lush foothills of Hyalite, Bozeman natives Bill and Betty Lewis purchased their brand new dream home at 1500 Rainbow Road. After enjoying 40 years together in their Bozeman home, on a cold Thanksgiving Day in 2017, the home burned to the ground in the snow, beyond any hope of salvage or repair. Fortunately, the homeowners made it out safely and no one was injured. However, well into their retirement, this was an absolute life changing moment for the Lewis’s.

Shortly after the fire, the owner’s met with Andrew Mazzella, president of Mazzella Construction LLC, and the situation was quickly assessed. A schedule was completed for prompt and total reestablishment of the Lewis’s homestead.

The architect efficiently produced blueprints of a new home that better suited the Lewis’s needs, and the project was underway. By the end of December 2017, in freezing temperatures and relentless blizzards, Mazzella completed the total demolition and site clean up in preparation for a new home.

Mazzella began construction of the Lewis’s new home in early 2018. Completed at the end of August 2018, a mere 9 months after the Thanksgiving Day fire that claimed the original home, both the Lewis’s and Mazzella Construction LLC are proud to showcase this home and success story in the SWMBIA Parade of Homes. Both entities would like to thank the community of Bozeman for its support in putting this much deserving couple back in their dream home.

Founded in 2008 by Andrew Mazzella at the age of 20, fine custom homes continue to be the primary focus of the company since day one. Andrew has been designing homes and building them from scratch in Alaska and Montana since his teenage years. In addition to hands on experience in every aspect of construction, he has extensive training and degrees in Engineering and Business from MSU. Mazzella Construction treats each home as an individual project with specific owner desires, needs, and design tastes. Our goal is always to maximize the budget and efficiently schedule and manage the entire construction process, striving to exceed expectations upon delivery of any project.

ROUTINE MAINENANCE INSIDE THE HOME

OUR HOME MAY BE THE BIGGEST INVESTMENT YOU WILL EVER MAKE. Taking good care of it with regular maintenance is necessary to preserve its value and ensure it will provide a comfortable, safe shelter for you and your family for years to come.

AIR FILTERS Many types of heating and air conditioning systems contain filters to remove dirt and dust from the air. Check the instruction book or search online by model number: In many cases, the home owner should change filters at least every three months.

SINKS

It’s also a good idea to clean your faucet’s aerator — which is the spring inside the end of the faucet — every three to four months.

To maintain your garbage disposal, you should run cold water through it during use.

FIREPLACES

When you’re ready to use your fireplace, be sure to build the fire on the andirons or grate, never on the fireplace floor.

To prevent soot and to add color to the fire, throw in a handful of salt.

Store your firewood outside, away from the house and not directly on the ground.

Have a CSIA-Certified chimney sweep inspect your chimney and fireplace annually, especially if you build a lot of fires in the winter.

FLOORS

To maintain unpainted concrete floors in your basement or garage, first apply a concrete sealer, which makes them easier to clean. When you’re ready to clean them, use

a solution of four to six tablespoons of washing soda in a gallon of hot water. Add scouring powder to the solution for tough jobs.

For hardwood, be sure the floors have a polyurethane finish before cleaning with water.

Hardwood floors that do not have a polyurethane finish will need to be waxed periodically.

Use liquid or paste “spirit” wax.

The best polish for vinyl floors in water emulsion wax.

WALLS Masonry walls sometimes develop a white powdery substance. This is called efflorescence, a crystallized soluble salt that can be removed by scrubbing with water and a stiff brush.

SAFETY AND SECURITY

If you have a home security system, regularly check the alarms and circuit breakers to ensure they are in working order. Inspect the sensors one by one.

The batteries in your smoke and carbon monoxide detectors should also be checked twice a year to ensure they are operable. Hard-wired and battery-powered detectors should be replaced every 10 years.

BEFORE YOU MOVE IN: THE NEW HOME WALK-THROUGH

EFORE YOU GO TO SETTLEMENT ON YOUR PURCHASE OF A NEWLY CONSTRUCTED HOME, YOU AND YOUR BUILDER WILL DO A WALK-THROUGH TO CONDUCT A FINAL INSPECTION. This walk-through provides an opportunity to spot items which may need to be corrected or adjusted, learn about the way your new home works and ask questions about anything you don’t understand.

Often, a builder will use the walk-through to educate buyers about: The operation of the house’s components.

The buyer’s responsibilities for maintenance and upkeep.

Warranty coverage and procedures.

The larger community in which the home is located.

OPERATION OF HOME COMPONENTS When you buy a new appliance or piece of equipment, such as a printer or a washing machine, you usually have to read the instructions before you understand how to use all of the features. With a new house, you will receive a stack of instruction booklets all at once. It helps if someone takes the time to show you how to operate all of the kitchen appliances, heating and cooling systems, water heater and other features. Such an orientation is particularly useful because people often are so busy during a move that they have trouble finding time to carefully read instruction booklets.

MAINTENANCE RESPONSIBILITIES

Part of your walk-through will be learning about maintenance and upkeep responsibilities. Most new homes come with a one-year warranty on workmanship and materials. However, such warranties do not cover problems that develop because of failure to perform required maintenance. Many builders provide a booklet explaining common upkeep responsibilities of new home owners and how to perform them.

Should a warranted problem arise after you move in, the builder is likely to have a set of warranty service procedures to follow. Except in emergencies, requests for service should be in writing. This helps to ensure that everyone clearly understands the service to be performed

BUILDER VISITS DURING THE YEAR Many builders schedule two visits during the first year—one near the beginning and the other near the end—to make necessary adjustments and to perform work of a non-emergency nature. Don’t expect a builder to

rush out immediately for a problem such as a nail pop in your drywall. Such problems occur because of the natural settling of the house and are best addressed in one visit near the end of the first year.

YOUR INSPECTION CHECKLIST Create a checklist when inspecting the house. The list should include everything that needs attention, and you and your builder should agree to a timetable for repairs. Builders prefer to remedy problems before you move in because it is easier to work in an empty house. Some items may have to be corrected after move-in.

For instance, if your walk-through is in the winter, your builder may have to delay landscaping adjustments until spring.

It is important that you be thorough and observant during the walk-through. Examine all surfaces of counters, fixtures, floors and walls for possible damage carefully. Sometimes disputes arise because a buyer may discover a gouge in a counter top after move-in, and there is no way to prove whether it was caused by the builder’s workers or the buyer’s movers. Many builders ask their buyers to sign a form at the walk-through stating that all surfaces have been inspected and that there is no damage other than what has been noted on the walk-through checklist.

Ask a lot of questions during the walk-through and take notes on the answers. Don’t worry about asking too many questions. That is how you learn. It is important to view the walk-through as a positive learning experience that will enhance the enjoyment of your new home.

EAK15 IS PLEASED TO PRESENT THEIR FIRST PARADE OF HOMES PROJECT. Located at 1089 Black Bull trail in Bozeman, Montana, the house is a collaborative effort with Sharptail Properties and Concept 7 designs. The goal was to create a quality, single-level, livable home in this desirable community.

The residence is situated on the Black Bull golf course and is surrounded by breathtaking views of green fairways, open agriculture farmland and the Bridger Mountains. These views complement the inviting, welcoming cedar front porch and the circle sawn fir facade exterior. While appearing as a charming, rustic, farmhouse on the outside, the interior consists of semi-modern, clean and simple finishes.

Walking through the front door, you are greeted by an open, spacious great room containing floor to ceiling windows with picturesque views. This open floor plan provides an inviting and comfortable atmosphere.
