From knowing market trends and determining the right price, to leveraging buyer dynamics in marketing and negotiations, listing and selling your property effectively requires a strategic approach for the best results_

We’re experienced at appraising value, Pam knows the market, she is an expert in your suburb and Pam understands the characteristics which make your property stand out. Pam knows how to read the tea leaves and get the right price that accommodates and attracts buyers from every bracket. Throughout the campaign Pam will constantly review our appraisal, checking for new activity which may impact your value and sharing that knowledge to keep you informed.

To kick off the process of selling your property, our agency agreement and related paperwork will need to be completed and signed. As part of this process, we will need to complete an AML verification to check your identity. The Bower_agency agreement and associated listing documents are as streamlined as possible, they meet the stringent requirements of the legal framework designed to protect both you and your buyer. You will also need to engage a conveyancer or solicitor to provide legal advice and complete the sale of your property.

Behind the scenes, Bower_ is one of the few agencies in Tauranga with a dedicated marketing division focused on presenting your property in its best light. Our designers, photographers and copywriters work closely with the listing agent to prepare a collection of premium collateral to attract and connect deeply with buyers. Bower_ has the widest reach both locally, nationally and internationally so you can be sure your property is getting in front of buyers wherever they’re based.

Before your property is officially listed ‘on the market’, we’ll establish a campaign calendar so that you know what to expect, and when to expect it. Setting things such as open home times might seem like a simple part of the process, but we need to factor in a whole range of potential issues such as the best time of day for sun in your living areas or traffic congestion in your area. Nothing we do is set in stone, as the campaign goes, we may need to make adjustments to the calendar and we’ll communicate those clearly to you.

The culmination of weeks of work, auction day is an exciting and sometimes nerve-racking event. Our auctioneer is an expert at negotiations and the whole Bower_ team will be on hand for support. We’ll step through all of the possible outcomes with you and make sure you have all the information you need to get a fantastic result.

While this seems simple even at this point there is a lot to do. The buyers have the legal right to one final legal inspection which is normally carried out as close to settlement as physically possible. With all property, but in particular lifestyle properties where there are a lot of intricacies, We always try to encourage the exchange of details and a good relationship between buyer and vendor. Things such as water pumps, filters, pool equipment are not always straight forward. We will be on hand to assist with this process and your solicitor or conveyancer will finalise the terms of the sale.
