Riley’s continues push for permanent cidery status ALEX KURIAL Editor The Riley’s Cidery rezoning took a step forward last month.

The decision to grant first reading to a bylaw amendment to allow permanent cidery use at the Laura Road establishment was approved by council in their final meeting before summer break. The cidery has operated under a series of temporary use permits (TUP) for more than five years, and are now pursuing a more stable operation through a rezoning.

While councillors were largely supportive of the project moving forward there was discussion about whether the rezoning application should include a conservation covenant with the goal of protecting the apple trees in the property’s orchard.

The orchard, covering about 40 per cent of the land, is home to around 1,000 different varieties of apple. This type of covenant was recommended by the Parks, Environment and Climate Action Advisory Committee (PECAAC) and Advisory

Planning Commission (APC).

Bowen’s Conservation Development Policy generally follows a ‘nature needs half’ approach where 50 per cent of a rezoned lot is protected from future development. The owners of the cidery expressed concerns about restricting future use of the property through a binding covenant.

“We should be protecting the diversity and specific heritage of that orchard,” said Coun. Tim Wake. “If we don’t do that, what’s to prevent a future owner from basically just keeping it as agricultural land but letting the orchard fail?”

Coun. Sue Ellen Fast agreed that the orchard is a “heritage value to Canada and beyond” due to its diversity.

Coun. John Saunders was initially hesitant about government dictating what someone could do on their own land. “I understand the arguments about protecting the orchard, but it’s also private property. And telling people what to do on private property… telling the current or future owner you must grow and maintain apples, we’re telling them this is the use of your property - like it or not. And I’m troubled by that approach to

Council ultimately determined that the value of the orchard was significant enough to warrant additional protections.

A pair of further unanimous resolutions stated that future agreements must “seek protection of the riparian areas” and “seek

ongoing protection of the biodiversity of the heritage orchard”.

Council then unanimously passed first reading of the rezoning application 5-0 (Mayor Andrew Leonard and Coun. Alex Jurgensen were away) along with a referral of the plan to Islands Trust.

The music of Bruce Cockburn REV. LORRAINE ASHDOWN Bowen Island United Church A couple of weeks ago at Bowen Island United Church, we gathered around the music of the Beatles.

Peter Clarke led us with such joy and skill that the whole room seemed to sing with one voice.

It was a wonderful morning, and we’re grateful again to Peter for his energy and leadership.

July’s top Home Sales on Bowen ALEX KURIAL Editor July was a thorough month for property sales on Bowen as nine locations switched hands to new owners. Seven of these went for seven figures, with three of them at nearly $2 million or over to top last month’s sales list.

Top of the list was 743 Channelview Drive which closed for $3.125 million. The three-bed, three-bath home perched high on the island’s east side measures 3,057 square feet and sits on a 0.86-acre lot. The 2021-build also includes a two-bed, two-bath coach house, which along with the main home each have a two-car garage.

As the street name suggests the property has sweeping views across the water, which can be enjoyed from a large heated deck. The views can also be admired from inside courtesy of retractable floor-to-ceiling windows in the main living room.

In a rare occurrence there were two homes hitting the $3

million mark in July as 1670 Whitesails Drive sold for exactly that price. This 31-year old home contains three bedrooms and four bathrooms, and measures a sizeable 4,217 square feet on just over 1-acre of land.

Once again wide-ranging views are included, this time looking out from the west side of the island. Outside there’s a covered deck with a hot tub along with several different gardens.

And finally, at a total that would often be first on the monthly list, the three-bed, three-bath home at 675 Cates Lane sold for $1.995 million. Also 31-years old, this 3,177 square foot house rests on a healthy 2.51-acres of land.

This uniquely crafted home consisting of western red cedar log and stone is a delight to look at and is no doubt an architectural feat. The two-and-a-half acre property is also mostly flat, another feature which makes it stand out on the Bowen landscape. And while it may not offer views across the ocean like the first two on this list, a direct look at Killarney Lake suffices very nicely.

‘Ghost of the Forest Floor’ CARING FOR NATURE PHOTO OF THE MONTH

BOWEN ISLAND CONSERVANCY At first glance, Katie Longworth’s photo looks like a cluster of pale fungi pushing up through Bowen’s forest floor. But the ghost pipe is a wildflower, and almost everything about it defies expectations.

Each pale, translucent-white bloom rises on its own matching white, upright stalk that turns sharply downward near the tip, resembling the shape of tobacco pipes favoured by early European voyageurs and some First Nations peoples. The newly emerging flower stalks in “Ephemeral Ghosts” will straighten into that familiar pipe shape within a few days. Like ghosts, these relatives of blueberries haunt the deepest shade under the dense branches of Bowen’s mature forest.

Unlike most flowering plants, the ghost pipe has tiny leaves and lacks the green chlorophyll it needs to turn sunlight into sugar. So how does a ghost feed itself?

The answer lies beneath our feet.

Throughout the soils of Bowen’s forests, miles of thin, hairlike fungal mycelia link the roots of forest trees, shrubs, and bushes into the Wood Wide Web. It’s usually a twoway deal: the fungi draw nutrients and water from the soil and pass them to the plants, and the plants repay them with a steady supply of sugar.

The ghost pipe’s roots link into the mycelia of Russula fungi and take their share of that water, nutrients, and sugar — the same bounty the fungi share with the trees and bushes that shade it. But the ghost pipe doesn’t hold up its end. It’s a freeloader in an other-

wise generous partnership, taking from the fungi and trees without ever giving anything back.

That one-way arrangement isn’t the whole story, though. Above ground, the ghost pipe deals more fairly. To attract insect pollinators, it sets out a banquet of sugary nectar and protein-rich pollen, advertised with a strong floral perfume.

Bumblebees are by far the most frequent visitors, followed by skipper butterflies, hover flies, and solitary bees.

Soon after pollination, the white flowers begin to turn black and dry out. Inside these dry husks are thousands of dustsized seeds, dispersed by the wind. As the seeds develop, several species of small ants break into the flowers and carry off unripe seeds to feed their larvae back at the nest.

The whole ghost pipe plant is a full meal deal for small creatures, including moth caterpillars and deer mice, and an incidental snack for larger creatures, including blue grouse and deer.

The ghost pipe’s unusual biological relationships make it an important indicator species of the health of Bowen’s forests. Its presence signals a thriving, diverse ecosystem, with the necessary balance among plants, fungi, insect pollinators, and the animals that eat it. It’s an odd kind of neighbour, taking more than it gives below ground, yet somehow proof that the forest above is healthy.

The next time you’re walking through Bowen’s forest, watch for its pale stalks rising from the deepest shade of the forest floor, from early summer into early autumn, often a few days after a good rain. A small haunting that means the woods are very much alive.

Car Seat Clinic Bowen Island RCMP is teaming up with the Bowen Island Fire Department and the British Columbia Automobile Association (BCAA) from 10 am to 1 pm for a free event dedicated to child safety! This drive-thru event will be held at the Bowen Island Fire Hall (1045 Miller Road) in the rear parking lot. Each session will take approximately 30 minutes with certified Child Passenger Safety (CPS) educators.
