Operational Energy Savings Series -2 The operational energy savings series is best for property and facility managers. In part two of this series we will look at other ways to save energy without any or with very little capital investment. Similar to the previous piece, we will break down the opportunities by the different sectors. COMMERCIAL SECTOR • Daylight harvesting in entrances/front lobbies • Cooling curtailment program without disturbing tenants too much - reduced chilled water setpoints near end of day. This would affect multiple building components (chiller, pumps, compartment units, AHUs, etc.) • Reduce lighting intensity in certain zones (ex. Emergency lighting, parking garage, certain rooms - mechanical/ electrical, etc.) • Free cooling in the winter/shoulder. Certain zones as well (ex. elevator machine room) • Night lighting program - exterior lighting can be turned off or lighting intensity could be reduced. MASH SECTOR • Daylight harvesting in entrances/front lobbies • Cooling curtailment program without disturbing tenants too much - reduced chilled water setpoints near end of day. MULTI-RESIDENTIAL SECTOR • Daylight harvesting in entrances/front lobbies INDUSTRIAL SECTOR • Reduce lighting intensity in certain zones (ex. Emergency lighting, parking garage, certain rooms - mechanical/ electrical, etc.) • Night lighting program - exterior lighting can be turned off or lighting intensity could be reduced. 5 Reasons Social Media Matters More Than Ever As leaders in the commercial building sector, knowing how and when to communicate has always been important. But now in the age of COVID, and as the world collectively moves towards a carbon-free tomorrow, having an effective communications strategy is as important as it gets. Why? Because like it or not, those who miss the boat today will be forced to sink or swim. It’s really that simple. While there’s no refuting that actions speak louder than words, and that “real results” are what matter in the long run, any progress that isn’t shared is as good as non-existent. An effective communications strategy using technology-driven platforms allow commercial property owners to impart critical safety protocols, deliver timely updates, and put a spotlight on sustainability and other meaningful initiatives. Moreover, with virtual interactions replacing in-person meetings as the preferred forum in our new COVID reality, digital technology has become ubiquitous.
There is no excuse. Implementing a good social media strategy is the only way forward. Here are five more reasons to implement one today:
1 / Transparency is key to building trust COVID-19 has had far-reaching consequences beyond the spread of disease. The pandemic has battered the economy and caused the largest global recession in history. During times of uncertainty, rapid and effective communications is paramount to establishing trust. People rely on information to understand an unfolding event and to make decisions about how to respond. If handled poorly, fear and isolation can escalate into knee-jerk reactions triggered by panic. On the flip side, transparent, readily flowing information can lead to better decision-making and long-lasting relationships built on trust.
2 / Active, meaningful communication positions you as a thought-leader Whether it’s showing that you’re on the pulse of important news, or that you are a go-to source of knowledge for the industry, your company’s image is heavily influenced by how well and how often you engage with your customers. Social media makes it easy to reach a broad following, but it’s the quality of your content that will determine your worth. (Hint: too many self-serving plugs or empty promises will likely do more harm than good.)
3 / Knowledge sharing benefits everyone As the building sector collectively strives to address climate change, tremendous steps have been taken to lower our carbon footprint. When shared, these steps can lead to bigger and better initiatives, as well as a broader conversation about sustainability and resilience. A good communications strategy enables companies to individually showcase their goals and accomplishments, while raising awareness about the issues facing us all—customers, staff, stakeholders, and society at large. 4 / Social media enables speedy response and flexibility These days, it seems the world is changing by the second, and thanks to advancements in technology, your message today doesn’t have to be the same as it was yesterday. If COVID has taught us anything, it’s that nothing is ever certain. Social media facilitates fast response and infinite updates, and today’s tech-savvy consumers expect nothing less.
5 / A good digital strategy makes it easier to measure your ROI Investing in a good digital strategy will equip you with the tools you need to analyze your communications efforts and provide metrics, making it easier to judge the effectiveness of your strategy. Working in real time, these tools provide valuable information about your users—i.e. where they live, what content they are engaging with, and ultimately, what you should be giving them to keep them engaged in the future.
In short, implementing a strong digital communications strategy can help your business succeed in a competitive market, position you as a thought-leader, and build brand loyalty. As the uncertainty of COVID continues to abound, and technology develops to enable faster solutions, it’s now or never, so get on board!

Real estate makes space for climate capitalism An industry view from CREST Awards Host Tom Rand by Barbara Carss Tom Rand sees the commercial real estate sector as a well placed ally in his envisioned strategy to counter climate disruption effectively, profitably and amicably. The clean-tech venture capitalist and author of the recently released book, The Case for Climate Capitalism, Economic Solutions for a Planet in Crisis, will host the Third Annual Commercial Real Estate Sustainability Trailblazers (CREST) awards, Nov. 5., to recognize the achievements of collaborative landlord-tenant teams in pursuit of energy savings. “The ability for buildings to play a role as urban-centred power points and as urban-centred focuses of efficiency is profound,” he says. “I think that sector has figured out: This is really low-hanging fruit. We can be a hero of the climate story, and make money being a hero of the climate story.”
