This year BOMA San Francisco played host, welcoming gala guests to the opulent California Spanish Revival-style Marines’ Memorial Club.

The rivalry was spirited. “A record number of building teams from both sides of the Bay entered the competition,” said Cortney Shadel, Cushman & Wakefield, who chairs the Awards Committee, a joint committee of BOMA OEB and BOMA SF that oversees entries and judging.

on stepping into the role of President of BOMA Q Congratulations Oakland/East Bay. Can you share your vision and goals for leading the association?

Being selected as the President of BOMA Oakland/East Bay is really an honor. Over the past few years, the board of directors has been working on a focused strategy to address our members’ needs, increase efficiency in regards to committees and make sure our stakeholders are getting the most value from their membership. 2018 will be about increased collaboration between committees, with a focus on stakeholder engagement, relevant educational and informational events, and advocacy. I want to make sure our members have the information they need to continue to thrive in our changing society and business atmosphere. We have some really good sessions planned for our luncheons, as well as the events our committees organize. In addition, our marketing working group, led by past president Anne Sparks, recently revamped our website to make it easier for our members to use. Check it out at www.bomaoeb.org Tell us a little about your CRE career and how your path led you to the profession and to your current position as Director, Asset Services with Cushman & Wakefield.

I love being a director with C&W. I manage teams in Oakland and Marin County, with more than 7 million square feet of office, retail, medical office, industrial and warehouse properties around the Bay Area. Like many of us in property management, I kind of fell into this backwards. My educational background is in urban studies and park planning. After graduating from the University of Tennessee, Knoxville, I took a position as parks and recreation director in Hickman County, Tennessee, where I was responsible for the planning and development of a 100-acre county park. After a few years in that position, I wanted to get out of Tennessee, so I joined Americorps VISTA (Volunteers in Service to America). That got me to Colorado. My VISTA assignment was organizing and opening an office for Partners, Inc., a non-profit organization that matches troubled youth with mentors. They wanted me in

Telluride, Colorado. Obviously, I skied a lot on the side! Because the cost of living was so high there, I took a side job cooking for a local chef. I really enjoyed cooking and wanted to give it a try. After my gig with Americorps ended, I moved to San Francisco to be a chef. That lasted a few years, until I realized that was not the right career for me. After a few years of various jobs (merchandise manager, catalog buyer, supervisor at Whole Foods), I took a position with Cushman & Wakefield in 2001 as a tenant services coordinator. So far, it’s been a great career for me. I’ve been a TSC, property manager, portfolio manager, asset manager (Continued on next page)

with a local operator, and now director. My first boss, Bob Worthen at Post Montgomery Center in San Francisco, encouraged me to participate in BOMA. That was one of the best things he did for me. Over the years, I was very involved in BOMA SF, chairing the Energy & Environment Committee and Careers Committee, and being very active on the GAPAC (government affairs policy advisory) committee. When I moved to the East Bay, I immediately got involved with BOMA OEB. How have your experiences with BOMA shaped and enhanced your career?

Being involved in BOMA has been one of the most important things I’ve done. Not only did it allow me to make hundreds of connections in our industry, it also afforded me the opportunity to increase my educational background with the RPA courses. By leading committees and participating in BOMA seminars and events, I’ve been exposed to many different people and opportunities.

It’s helped me get better at participating in groups, public speaking, organizing and being aware of changes in our industry, political environment and economy.

coming online in downtown Oakland. How is BOMA OEB positioning itself to be a resource and advocate for property managers and other professionals who are new to the community?

We are very excited about all of the new developments popping up in Oakland. Seeing all those cranes around town really signifies a booming real estate environment that we’ve been hoping for. As part of our stakeholder engagement focus, we are developing a system of outreach with a personal touch, so that we can continue to bring in these new properties and the teams that manage them. In addition, we are working on expanding our membership types to include public assembly properties, coliseums, museums and hotels.

What activities and hobbies do you enjoy during your down time?

I love playing tennis, cycling and cooking. I play on three different tennis leagues in San Francisco and Oakland and enjoy cycling in the Oakland Hills. I love watching cooking shows, especially Mind of a Chef, A Chef’s Life, and Simply Ming. I usually watch these with my partner. Then we get inspired and end up cooking way too much food. Thank goodness I like cycling and tennis!

BOMA OEB Advocates for Our Industry on Capitol Hill

By Julie Taylor, CAE, BOMA OEB Executive Director In late January, I attended my first BOMA International National Issues Conference in Washington, D.C., along with BOMA OEB President Warren Mead and Government Affairs Chair Manny Moreno. This three-day event is held in our nation’s capital every two years. The first two days included briefings and presentations on legislative affairs. The event culminates with a day of congressional visits. More than 200 visits with representatives and senators were made this year.

Your membership in BOMA Oakland/East Bay includes this critical advocacy. The three main issues we advocated for on behalf of BOMA and you were: infrastructure investment, ADA lawsuit reform, and the preservation of ENERGY STAR. BOMA International prepared great onepage summaries of these issues (read more about these issues at www.boma.org/industry-issues/priorities). We met with Representative Jerry McNerney (9th District), Representative Mark DeSaulnier’s staff (11th District) and Representative Eric Swalwell (15th District). We provided

them with first-person insights into how these issues affect building owners and managers on a day-to-day basis.

The timing of our meetings was pretty special with the State of the Union Address on Tuesday, as well as work on the Federal budget. It was a great experience to walk the halls of the congressional offices, the Capitol and all of the surroundings. I’d encourage you to consider participating in this experience in 2020.

Another key area we learned about was the BOMA Political Action Committee (PAC). BOMA OEB is a contributor to this PAC and the BOMA California PAC. These two PACs make the legislative work happen inside and outside D.C. The BOMA PAC is there when we need help locally. The PAC has given money to local representatives and legislators during their election and re-election campaigns. We need your help and contributions to continue to make this process a success for our members and our lobbying efforts. Without your participation, the BOMA PAC cannot operate. And without our BOMA PAC contributions to our representatives, we lose our voice in Washington. Please join me, Manny and Warren in donating to your industry’s legislative PACs. This event also allowed us to catch up with other BOMA locals and BOMA staff and to hear updates from the BOMA International committees. Anne Sparks of Next Play Consulting and I are serving on the Technology Committee. This committee is collecting data on the uses and needs that buildings have concerning technology. Be on the lookout for a survey request in our weekly e-blasts.

Wonder what goes on behind the scenes at some of the world’s hottest outdoor brands, such as The North Face and JanSport? Meet Javier Maldonado, who leads a property management team at the VF Corporation–Outdoor Coalition’s Alameda campus. “Our campus consists of four buildings, 160,000 square feet on 14 acres, delivered in 2012 and a nearby fifth building, which is a 55,000 square-foot building delivered in 2016. We pride ourselves on fostering a culture of collaboration and improving the employee experience by providing a great work environment,” Maldonado says. “We do this through excellent customer service and by maintaining the buildings and grounds in like-new condition.”

The LEED Platinum campus generates 100% of its power through solar panels and offers an onsite professionally managed café, an edible garden providing produce to the café (3,000 pounds since mid-summer) and an 8,000 square-foot turf field for free bootcamp classes. “We also have a Maldonado enjoys gym time. gym with cardio equipment, free weights, squat racks, cable machines, and a large studio for yoga, spin and Zumba classes,” adds Maldonado.

Strategic planning with the HR team on brand reorganizations, staff moves and associated building improvements/reconfigurations are a part of Maldonado’s job. He is also responsible for capital projects and construction management for the Alameda buildings, SmartWool headquarters in Steamboat Springs, office/showroom space in Montreal, and the Vans headquarters in Costa Mesa.

Maldonado says he is “thrilled to be on the BOMA OEB Board of Directors and looks forward to making significant contributions.” Before getting involved with BOMA OEB, he spent 10 years in the San Francisco high-rise office market and was active on BOMA San Francisco’s Government Affairs Policy Advisory Committee and the Collective Bargaining Steering Committee.

How does he stay so energetic? “I am an avid runner, have run one full marathon and several half marathons and a ton of 10K trail races. I also enjoy lifting weights. My wife and I typically hit the gym at 4:00 a.m. each day. Lifting allows me to disconnect from the day-to-day stuff and that allows me to gain better focus after the workout is over.”

Baker’s Floor and Surface recently completed a urethane topcoat job at a large office building in San Francisco. “For this 3,200 square-foot job, we taped out the job area, tested concrete density to determine the proper media and prepped the surface area.
