The Importance of Community

Progress doesn’t occur by doing the same things over and over again while expecting different results (in fact, isn’t that the definition of insanity?). Let’s think outside the box…

A

s you know, snow, ice and traffic caused the headache known as SnowJam 2014 in late January. We watched as gridlock caused extended commute times that ultimately separated family members for hours, and, in some cases, days. People became frantic; people became desperate. But then something interesting happened: people began helping those who needed assistance the most. Thanks to many good Samaritans, people were rescued and delivered back to their families and those stuck in their vehicles were given water, food and blankets.

I do have a purpose in reminiscing about this history-making storm. I don’t want you to ignore the importance of community. During SnowJam, whether it was the kindness of a stranger providing oranges and water to stranded motorists, or it was someone helping push cars uphill, community took a different form as strangers extended themselves to people they didn’t know. And if you think about it, you can draw a very similar comparison to involvement with BOMA Georgia.

We’re so very lucky. As members of the BOMA Georgia family, we know the faces and names of our community. A community that supports and uplifts us in tough times, as well as in moments of success. We know who the BOMA community is and all that belonging to that community offers. When you need professional growth, there are classes for that. When you need to be heard, there are advocacy opportunities for that. And, perhaps most importantly, when you have ideas to share, you have ME. As enthusiastic as I am to lead as BOMA Georgia’s president in 2014, I’m really looking forward to learning about YOU. One thing BOMA Georgia has always done well is work as a community to develop innovative ideas and act with purpose. The association succeeds by encouraging those with new and different perspectives to shine. So I sincerely encourage you to consider me your first community connection.

like your board of directors does each year during its strategic planning session. When the board met in 2013 to discuss the next year’s goals, the first goal set for the association was to establish a charitable Foundation to fund research and scholarships. At the January Luncheon, members were introduced to the Foundation, were able to give to the Foundation, and were able to apply for scholarships that day. The idea for the BOMA Georgia Foundation was born out of the creative thinking of our members and their ability to identify a need in the industry that the association could fulfill. Think about it, community was defined in a different way by creating a charitable Foundation!

The second strategic goal established for the year is for BOMA Georgia to create a plan allowing us to become proactive at the state legislature. This will be done by examining issues in other states, evaluating policy being developed by chambers of commerce, exploring potential coalition partners and considering the needs of the real estate industry in Georgia. In other words, community was further defined as being actively involved in government advocacy. Progress follows your great ideas. So please keep them coming.

Finally, a prosperous community is only as good as the examples set by those who strive and achieve excellence. So I’d like to offer my heartfelt congratulations to the building teams and BOMA members who received TOBY and Association Awards on Feb. 20, 2014. Our community gathered together, embraced a different way to celebrate and, as expected, you have all set yourselves apart in the industry as leaders and innovators. A list of winners can be found on page 10. I encourage you all to reach out to those recognized and offer personal congratulations.

Remember, making the most of belonging to the BOMA Georgia community requires having the backs of the colleagues around you. Our organization, hands down, has the best group of real estate professionals in the nation. If we stick together, listen to each other’s ideas, and commit to helping one another, we will belong to a productive community now and well into the future.

certain bill will impact the commercial real estate industry. To compensate, they need constituents on the ground who can concisely capture why a certain bill does or does not make good public policy.

There are a few components to include in outreach to any public official. A sample letter of what a constituent may provide his or her lawmaker is provided to the side.

In composing communications to your lawmaker, you would first state why you are contacting that individual and what experience you have that makes you knowledgeable on the issue. Then briefly explain how you believe the measure will affect you. Make your objective clear. Finally, close your letter by offering to provide additional information. It is always smart to provide contact information for the government affairs team members at BOMA Georgia—Director of Communications and Advocacy Erin Hall and/or Government Affairs Coordinator Brandy Mitcham—as well.

Even if you send an email or place a phone call, this format is a good rule of thumb.

Before you contact lawmakers, you should check where the bill is in the legislative process. If the bill has just been introduced, it may be best to contact the bill’s sponsor to offer your support. If the bill is in committee, you can contact the committee chair and continued on page 8

ask if the bill will receive a hearing. If the bill is going to the chamber floor, contact your lawmaker and encourage them to vote for the bill’s passage or defeat. If the bill is already with the governor, you can contact that office and request authorization or veto. Without targeting your outreach, it is possible your effort will not have the maximum influence.

Each week during the session, BOMA Georgia distributes a legislative report that explains in detail where bills of interest are in the legislative process. These updates are also available on BOMA Georgia’s website at www.bomageorgia.org/advocacy/issues.

While the legislative process is fast moving and the sheer amount of activity can be unnerving, it always helps to know how you can make a difference in the fate of legislation. BOMA Georgia is committed to keeping you informed of bills that could potentially affect the industry and we hope you will leverage the tools we have in place to make your voice heard on issues that are important to you.

BOMA Georgia has invested in a great tool to help you—property owners and managers, architects, lawyers, interior designers, landscapers, pavers, roofers and everyone else in the industry—find your lawmaker and contact them to express how you feel about a bill.

VoterVoice is this tool. You can access VoterVoice on BOMA Georgia’s website under the Advocacy tab. It only takes a few minutes to sign up and make a difference in promoting the views of the commercial real estate industry to local, state and federal decision makers.

Once you have signed up with VoterVoice, you are now part of BOMA’s grassroots advocacy network that will help bolster the strength of the association’s message.

VoterVoice is a powerful way for BOMA Georgia to quickly and effectively reach out to members and elected officials.

There is also a legislator look-up feature, which allows you to find out who your representatives are in your home and business districts.

Some of the information shared via VoterVoice will be informative in nature.

Once the Government Affairs Committee determines BOMA’s position on a particular issue of importance, you will be able to view the official position paper on VoterVoice.

Updates will keep you alerted to the status of any pertinent bills or ordinances at any level of governance that can impact your business.

VoterVoice alerts can also come in the form of Calls to Action. These alerts request that you reach out to an elected official to take—or not take, in some cases—specific action on a piece of legislation. Decision makers are often most responsive to constituent requests, and your impact as a member of their district can be significant.

VoterVoice makes it very easy to submit letters to your elected officials. Call-toaction alerts allow you to voice your opinion in just a few clicks. Form letters fill in your

information and the information of those who need to be contacted. You have the option to modify them to add a personal touch, or you can quickly and efficiently voice your views in a matter of minutes.

BOMA Georgia encourages its members to register with VoterVoice today. The more members who reach out to policymakers on any given issue, the more impactful BOMA’s message will be. n Feb. 20 at the Fox Theatre in Atlanta BOMA Georgia was pleased to honor the area’s top commercial buildings for their achievements in operational excellence at the annual TOBY and Association Awards Banquet, presented by 2014 Platinum Sponsor, Epic Response. Seven buildings received The Outstanding Building of the Year (TOBY) award in various categories, while one building received the annual Earth Award.

This year, the TOBY methods and measures of competition were enhanced, allowing judges to evaluate a building’s overall excellence in building standards; community involvement; tenant and employee relations; energy management procedures; building accessibility; and emergency evacuation and training for building personnel. All TOBY winners must meet the minimum building inspection score of 70 percent in order to be eligible for an award. Entrants then compete in

their category based on the strength of their building as represented in their application— demonstrating the quality of their building operations and management practices.

The 2013-2014 TOBY competition featured an impressive group of candidates representing multiple categories. Local TOBY winners advance to the regional level, where they will compete against other office buildings in the region at the BOMA Southern Region Conference, held April 2 through 5 at the Westin Hotel in Birmingham, Ala.

BOMA Georgia will share the results of the Southern Region TOBY awards in upcoming communications.

Finally, several BOMA member service providers made tribute donations to the BOMA Georgia Foundation on behalf of TOBY-winning buildings. Those providers are recognized on each of the coming pages. The Hurt Building WHY IT WON: ith an ENERGY STAR® score of 91, The Hurt Building has achieved ENERGY STAR every year since 2007. Hurt building was the first LEED EB Gold commercial office building in Georgia and the first BOMA 360 building in the state of Georgia in 2009. The building renewed its certification in 2012. Recently the USGBC approved the Hurt Building’s recertification application making the building, at 100 years old, the oldest multi-tenant commercial office building to be certified LEED-EB Platinum. A participant in the Atlanta Better Building Challenge, the property was named a Top 5 Performance Building in the nation in ASHRAE High Performance Building Magazine.

The Hurt Building utilizes a water reclamation system to capture rainwater runoff from the roof. Water is directed from the roof into two, 500-gallon storage containers located in the basement area. The building’s lighting

retrofit in the parking garage uses induction lamps and photocell controls. Since completion of this project in 2012, electricity use in the garage has been reduced by 59 percent and electric costs have dropped by 68 percent.

A notable perk to tenants, the on-site furniture recycling center recycles furniture that would otherwise be discarded and is stored and given to any tenant wishing to reclaim office furniture. The building’s extensive recycling program has been in place for more than 20 years. Listed on the National Register of Historic Places since 1977, the Hurt Building is proof that a facility can be managed in a sustainable way no matter the age of the building.

This property harvests approximately 22,000 gallons of water annually from the property’s outdoor Energy Recovery Unit.

Through the installation of timers in the building’s corridor lighting, the property was able to realize a 50-percent energy savings.

More than 260 lamps were recycled at 160 Clairemont 2013 and replaced

In 2012, the building conducted a full Indoor Air Quality audit using IBEAM and demonstrated ASHRAE standard practices for Indoor Air Quality Management and Outdoor Air Delivery Monitoring. 160 Clairemont has an emergency generator supplying back-up power for the building being fueled by natural gas which reduces the property’s carbon footprint.

The building is also BOMA 360 Certified and is a participant in the Atlanta Better Building Challenge. The building’s green and sustainability efforts are supported by four LEED accredited professionals serving on the management team.

The lobby lighting retrofit resulted in 50,810 watts saved, while the retrofit to the east-side illumination of the building resulted in a 75 percent reduction of energy consumption and a cost reduction from $55 per day to $14 per day.

The property also instituted an organic composting program for its café and coffee shop. That along with other conservation efforts resulted in an annual water usage reduction

in 2013 of 27 from 2012 and an electrical consumption reduction in 2013 of 13 percent from 2012. Traffic reduction initiatives have realized a 44 percent reduction in conventional commutes through public transportation, lowemitting vehicles, carpools and teleworking. The building is currently host to 38 carpools, and a large number of participants utilize the Xpress, a regional public transportation service with the Cobb County and Gwinnett County Transits.

riginally built LEED Silver Certified Core and Shell, Stonebridge III earned LEED EB Platinum in 2013. The building received an ENERGY STAR score of 95 and is also a BOMA 360 Certified Building. The anchor tenant at the property earned both LEED Silver and LEED Gold for commercial interiors during their first two construction phases.

Stonebridge III has written policies in its operational sustainability program that cover energy conservation, solid-waste management, sustainable purchasing, water conservation,

green cleaning and indoor air quality. Tenant above-standard usage of energy is tracked and shared with the tenant.

Irrigation on the property is provided by a storm water detention lake that demonstrates a 58 percent reduction in water usage over the area standard. Stonebridge III was built with a demand ventilation system with CO2 monitoring to ensure that the right amount of outside air is delivered into the building.

The property also scored a 1.23 in its Custodial Effectiveness Assessment during the

High-Performance for High-Performance Buildings

A

green, high-performance building is, in many ways, like a living organism, and as with all living things, it needs nurturing and support to sustain its performance. That vital care—proper and continuing—affects lives in so many ways: the productivity of the building’s occupants; the economic well-being of the owners; and the future health of the environment.

As the World Commission on Environment and Development succinctly put it, “Sustainable development is that which satisfies the needs of the present generation without jeopardizing the needs of the future generations.”

For forward-thinking building owners, operators and tenants, the green necessity is increasingly apparent. The convergence of multiple factors—population and economic growth, energy concerns, aging infrastructure, market demands, public pressure and regulatory conditions—is driving the demand for sustainability.

Throughout Georgia, high-performance green buildings are proving their worth, returning triple bottom-line benefits to people, properties and the planet.

Creating a New Breed of Professionals Due to the advancement of green building codes and regulatory acts, such as the Federal Buildings Personnel Training Act, many companies and government organizations are

now mandating that employees continue their education to further enhance the competencies needed to efficiently manage a highperformance building.

Toward that end, BOMA Georgia has lent its expertise in high performance building operations and maintenance to help BOMI International create a new HighPerformance education program, which is designed to ensure that the industry has a ready supply of professionals equipped with the skills needed to successfully address the issues of sustainability and energy efficiency—issues confronted every day by real-world practitioners.

BOMA Georgia served as part of a larger development team, composed of industry experts gathered from across the nation that worked closely with BOMI International educators and curriculum specialists. BOMI International was founded in 1970 as a notfor-profit, independent educational institute to fulfill the need for a higher level of training and expertise in the property and facility management profession. Over the years, BOMI International has become a leading source for education in the property and facility industries. Currently, many employers require BOMI International credentials for new employees and, in many cases, make them mandatory for job promotions.

A Curriculum for Today For high-performance professionals, what BOMI International has crafted is a three-course, comprehensive program— an integrated, practical curriculum that encompasses virtually every aspect of a

sustainable built environment. These courses provide industry professionals with the tools and advanced knowledge necessary for creating and applying sustainable initiatives, and impart the skills needed to understand how to optimize current and future high-performance building operations, maximize cost-savings and environmental stewardship, and reach individual professional development goals.

The curriculum provides a well-rounded education keyed to challenges and solutions facing professionals today and is offered as a standalone certificate or as an enhancement to the Real Property Administrator (RPA) and Facilities Management Administrator (FMA) designation programs. Those who earn an RPA|HP or FMA|HP designation will have an in-depth understanding of how to define, initiate, pay for, complete and obtain a return on investment for sustainable initiatives within all segments of a building or portfolio.

Among the three courses, the first provides a comprehensive overview of high-performance sustainable buildings and exposes learners to the critical components of the sustainable ecosystem. Industry professionals will gain insight on how to meet the imperative for sustainable initiatives, stay abreast of new trends in greening, and effectively communicate the value of pursuing sustainable building initiatives.

The second course identifies the critical no- and low-cost sustainable initiatives that every building professional can implement immediately. Throughout this course, building professionals will learn how to effectively optimize and apply sustainable

Knowledge best practices—that cover every aspect of the built environment—to drive operational efficiencies for a high-performance building.

The third course delivers the strategies needed to envision, plan and manage largescale sustainable projects that maximize ROI. Learners will gain an in-depth understanding of how to effectively impact efficiency challenges through the use of cutting-edge approaches that have a positive effect on an organization’s financial, social and environmental bottom line.

Recertification and LEED v4

EXISTING BUILDINGS: OPERATIONS + MAINTENANCE When pursuing LEED EB certification, one volunteers to be a responsible steward of a building, as well as the human and environmental ecosystems that co-exist on the property. The big secret about how to stay compliant with the ongoing metrics of LEED recertification is to understand your operating policies. They are the foundational design of the entire Existing Building rating system. Once you have trained yourself to use LEED strategies every day, it becomes second nature and you’ve built a lasting relationship of responsibility. For recertification, these policy metrics, while being in place over the course of up to five years, only have to be

documented for the most recent 25 percent of your recertification performance period.

In the site section, once the routine maintenance vendors have demonstrated that they can provide consistently complete service reports, you can limit your quality control reviews to once a quarter. That provides short enough durations to correct any non-compliant behaviors and ensure continuous improvement. Remember to record the details of all exterior events no matter how infrequent or minor, such as graffiti removal and sidewalk repair. Use a poster of your favorite part of nature paired with an inspirational challenge such as: What strategy will do the least harm? If you don’t know the answer, consult the LEED policy; it is a great tool.

Ongoing water metrics are easy, but do require regular attention to detail. Monthly water consumption usage should be entered into the building’s EPA ENERGY STAR® Portfolio Manager profile. This can come from the utility bill or manual readings. Include all sub meters. The best way to ensure this task gets done is to assign it to whoever inputs electricity usage into ENERGY STAR.

The real challenge starts when you try to quantify all the materials that enter and leave the building. Consumable products come and go on a daily basis, ranging from inexpensive printer paper and floor cleaner, to potentially toxic light bulbs and drywall. More than 10 points are available for tracking and meeting credit thresholds for these purchases throughout the entire certification period.

How do you tap into these points? No fancy technology or expensive consultant is worth the value of old fashioned, diligent record keeping and self-reflection. Make it part of your new routine of responsibility.

Most importantly, ask the suppliers for better products, ask the manufacturers for more transparency, and share the results with everyone involved. Earning material points for LEED for Existing Buildings recertification is not carried on the shoulders of one heroic team member; it is a daily decision of responsibility shared by all users who cross the thresholds of a LEED certified building. continued on page 26

>>>>>>>>>>>> > Annual Purchases & Events EXISTING BUILDINGS: OPERATIONS + MAINTENANCE One of the key components of a LEED EB project is tracking of sustainable, environmentally preferable purchases. For an initial certification, project teams are only required to track their sustainable purchases over the performance period—typically only a few months (a minimum of three months are required). However, the recertification process can last up to five years, so project teams who earned one of the purchasing credits during the initial certification will have to track ongoing sustainable purchases annually. Those projects that did not pursue one of the purchasing credits initially are only required to submit documentation for a three-month performance period, just like an initial certification. Let’s review these purchasing credits that must be tracked over the entire recertification performance period.

• The durable goods purchases are often easier to track than ongoing consumables.

For credit compliance, recertification projects are required to ensure 40 percent of all electric-powered equipment (by cost) purchased is either ENERGY STAR qualified or that the battery/corded version replaces conventional gas-powered equipment.

Products that fall under this credit include office equipment, appliances, external power adapters, televisions and other AV equipment.

• Furniture purchases are similar to ongoing consumables. Although the percentage of overall purchases (by cost) required for compliance is 40 percent, these purchases still need to contain sustainable criteria, such as recycled content, be salvaged or reused, or contain Forest Stewardship Council (FSC)-certified wood.

• It is common for buildings to undergo small renovations or tenant build outs during the tracking period of recertification.

MRc3 requires a recertification project to track sustainable criteria for 50 percent of purchases (by materials cost) of all renovation and tenant improvement (TI) projects. The products and materials in this credit include finishes typical to a renovation such as carpet, drywall, paint, framing, flooring products, etc. The same sustainable criteria requirements exist (just like MRc1 and MRc2.2), but additional criteria are available (low-VOC content in paints and sealants, Floorscore-certified flooring products, CRI Green Label Plus-certified carpeting, and no added

urea-formaldehyde resins in composite wood products).

• The Janitorial Equipment credit (IEQc3.4) can be earned during initial certification if 20 percent of the cleaning equipment used at the building meets one of the sustainability criteria (CRI Green Label certified vacuums, CRI Seal of Approval carpet extractors, or environmentally preferable gel batteries) AND all new equipment purchased during the performance period meets the same sustainability criteria. For recertification, projects that earned this credit initially are required to make sure all future cleaning equipment purchases meet the sustainability criteria.

There are just a few required events, facility-wide, that must occur during a LEED EB recertification project annually.

The following is a brief outline of the credits and performance requirements part of this annual routine checklist that will involve some coordination.

• For Storm Water Management (SSc6), building ownership and facility managers should work closely with a storm water/civil engineer to perform an annual inspection on the storm water management system every year, which includes the building components and site infrastructure. Any issues identified should be remediated and documented within 60 days of discovery.

• For the Minimum Energy Performance of the building, benchmark energy consumption for the facility every year using ENERGY STAR. For recertification, the most recent 12 months will be used as the defining score. If the most recent 12 months do not meet the prerequisite requirements, buildings will use the average rating based on each year of the performance period.

• Finally, record an entire building’s operating expenses each year to track Sustainable Cost Impacts (IOc3). Be sure to track costs for sustainability actions, consultant fees, recertification fees, and all data detailing yearly expenses/services. Record of this should be for the entire recertification performance period.

If Ongoing Commissioning (EAc2.3) was not achieved during original certification, the ASHRAE Level I Energy Audit, Retro-Commissioning Investigation and Implementation (Eac2.1-2.2) would have to be completed once during the new five-year recertification period, and your ENERGY STAR score should go up.

Other credits to be completed once include the Waste Audit (MRc6). Note that this is true only if Ongoing Recycling (MRc7) was achieved during original certification; if not, an audit must be completed every year. LEED v4 EXISTING BUILDINGS: OPERATIONS + MAINTENANCE After a series of six reviews and sets of public comment, LEED v4 was finally released during the USGBC’s annual Greenbuild Conference in November 2013. The changes and advancements of LEED v4 are many, including the introduction of new credits, new standards and thresholds, and a new credit category among the rating systems.

For owners, managers and staff who run the buildings, LEED v4 means new transportation strategies, more stringent thresholds, and advanced technologies for energy and water conservation in the LEED for Existing Buildings: Operations + Maintenance rating system.

With v4, alternative transportation components of the LEED rating system have been separated from Sustainable Sites and now reside in a new credit category: Location and Transportation. LEED EB project teams can now achieve one point for simply performing a compliant transportation survey and earn up

to a total of 15 points for 70-percent reduction in conventional commuting or two points for implementing a comprehensive alternative commuting program to reduce conventional ridership.

New LEED EB v4 Building Level Metering prerequisites in both Water Efficiency and Energy and Atmosphere require buildings to meter total potable water consumption on the building and grounds and total building energy consumption, recorded at least monthly.

Within the Energy and Atmosphere credit category are several major changes. For buildings pursuing the ENERGY STAR rating avenue to document the Minimum Energy Performance prerequisite, LEED v4 requires a minimum score of 75 (formerly 69). This new minimum now aligns with the score required for ENERGY STAR certification eligibility. The Ongoing Commissioning credit now offers three points rather than two, requiring at least a quarterly analysis for the first year of commissioning, extending the analysis

frequency to at least every 24-months for subsequent cycles. A new credit for Demand Response offers up to 3 points for participating in an existing demand response program, having demand response infrastructure in place for future programs, or implementing permanent load shifting at the project building.

Along with the significant changes to the LEED v4 rating system, project teams can expect other process changes. The new LEED Online launched in early December. Prerequisite and template forms are streamlined for clarity, especially when a credit has multiple “paths,” and new, downloadable calculators. USGBC has also introduced a dynamic plaque that reflects project performance in real time.

While you can opt in early, projects will not be forced to use to LEED v4 until June, whereas the credential exams will update in June 2014.

LEED v4 also includes new market sector adaptations for data centers, warehouses, hospitality, existing schools, existing retail, and mid-rise residential projects.

Natalie Martin, Duke Realty

“Being a member of BOMA has been a great professional and personal network,” she said. “It has been great for me to meet others in the industry, [as well as] to share information and strategies.”

rowing up in Atlanta, Natalie Martin always had an interest in real estate.

That interest became a passion when she landed her first summer internship as a student at Florida A&M University. Stepping into a position in retail asset management with Lend & Lead Real Estate Investments, Martin—then a college freshman with little knowledge of the complexities of commercial real estate—found it to be a “total eye opener and a total blessing,” all at the same time.

Enrolled in a five-year MBA program that required internships in different industries each summer, she knew she had to make a switch. She loved commercial real estate and couldn’t imagine working in another field.

She made the decision to change her career path and switched to a four-year bachelor’s program in accounting.

Martin spent a second summer interning with Lend & Lead, followed by a summer with Duke Realty Financial Analysis. In that first position at Duke, she worked in a cubicle and dealt with numbers all day. Martin longed for more interaction with people.

Her mentor that summer spoke glowingly of property management, so for her fourth and final summer internship the following year, Martin took a position with Duke Realty Property Management.

That internship was 10 years ago and she hasn’t looked back; now, at age 32, Martin is a senior property manager for Duke Realty. She spent the first seven years of her career with Duke Realty in Orlando, Fla. When she was offered a position with Duke Realty in Atlanta three years ago, Martin and her husband—who was then working in Baltimore—decided to make the move together. Everything fell into place when he found a position in his field in Atlanta. Now, Martin feels her life has come full circle.

“I have come back to my roots, being in this spot at this moment in time,” she said.

The portfolio Martin handles is in the community where she lived as a child, and Martin happily observes that, “the commitment that Duke has made to [this] community is incredible.”

While Martin says she is currently living the dream, she does have some impressive long-term goals.

“I would like to be a director or vice president of property management,” she said.

After seven years as a BOMA member in Orlando, where she served on the board of directors and executive committee, Martin quickly joined BOMA Georgia upon moving back to Atlanta.

“Being a member of BOMA has been a great professional and personal network,” she said. “It has been great for me to meet others in the industry, [as well as] to share information and strategies.”

In her three years as a member of BOMA Georgia, Martin has become involved with the Community Service Committee, Industrial Shared Interest Group (SIG), and Young Professionals SIG. She especially enjoys being a part of BOMA Georgia’s Community Service Committee because, as she says, “It’s an opportunity to share and give back.”

In 2014, Martin was elected to serve on the BOMA Georgia board of directors.

When speaking with other professionals in her industry, she continually extols the benefits she receives by being a part of BOMA Georgia.

“It is such a great opportunity to grow professionally and personally,” she said.

“There are so many great people involved in the organization who can have an impact on your life.”

BOMA Georgia and Duke Realty are not the only ones who have discovered Martin’s leadership qualities. In her spare time, she serves in leadership roles for two other organizations. Additionally, she was chosen by continued on page 30

national African-American magazine, Ebony, as one of its emerging professionals, an accomplishment she casually describes as “interesting or cool.” She said she didn’t mention the article to anyone at the time, which is further proof that Martin is a humble leader. Her secret didn’t last long, however, once the issue hit the streets.

In her spare time, Martin and her husband enjoy a form of partner dancing called Detroit Ballrooming. As a life-long dancer, she finds that Detroit Ballroom combines the fundamentals of tap, jazz and ballet with a fun urban twist.

“Dancing is my happy place,” she said.

“Detroit Ballrooming has a pop to it; it’s sexy and spicy.”

When asked to describe the best part of her job, Martin replies that it’s those 2:14 PM opportunities when she and her team find themselves being “firemen” who act quickly to put out the figurative fires that arise by thinking outside of the box to find a solution. She enjoys the satisfaction of knowing she has helped someone, making all the long hours worthwhile.

One day, when time allows, Martin would love to take a long Mediterranean cruise. Having already traveled to the south of France and Spain during high school, she says her dream vacation really “only has to include water. I love the serenity of water.”

Having accomplished so much professionally and personally already, Martin will undoubtedly deserve a little serenity in her future. Congratulations on being named this quarter’s BOMA Georgia Emerging Professional, Natalie Martin.
