2023 The frenzy has cooled. How’s the market is the question we hear the most. It depends upon what portion of the market we are talking about. The number of sales over $1 million decreased 26% from 2022. However, the number of sales over $2 million only saw a 5% decrease. Cash purchases represented 45% of the market in 2023 compared to 32% in 2022. The higher rates we have experienced this year decreased the purchasing power of many buyers and therefore lowered the # of $1m+ sales.
As of January 1st, there were 87 homes over $1,000,000 with an accepted offer. The market inventory was 3.6 months as of January 1st (vs. 2.8 months a year ago) indicating a shift to a more balanced market. A balanced market is considered 4-6 months of inventory. As the market slows down and we see fewer sales, we can expect a shift towards a balanced market.
What does this mean for sellers of luxury homes here in the valley? With fewer buyers in the market, buyer’s expectations can be much higher for the finishes and condition of homes. Homes with up to date finishes in a prime location sell quickly. Others that show their age or have location detriments tend to sit. If you’re thinking of selling, it’s important to address any issues and make strategic updates in order to maximize your sales price in a timely manner.
