We will ask you for the following commitments: • Maintain the property in the best condition possible. This responsibility remains all the way until closing.

• Make the property available for showings at reasonable requested times.

• Vacate the home during showings.

• Remove all pets before the home is shown.

• Notify me after the home is shown so that I can follow up on the feedback.

• Notify me immediately if any sales materials become depleted or damaged.

• Speak to me as soon as any concerns arise.

• Notify me if any circumstances such as liens, lawsuits, refinances or changes in marital status have occurred since the beginning of the listing period.

• Notify me if you leave town during our work together and leave instructions on how and where to contact you.

• Let me know immediately of any adverse financial issues that affect the property.

• Make sure I know of any physical changes to the property. This responsibility remains all the way until closing.

• Vacate the premises by the agreed time in the purchase contract and leave the home in clean, move-in condition.

PREPARING YOUR HOME FOR SALE • Get rid of clutter. Throw out stacks of newspapers and magazines. Pack away most of your small decorative items. Store out-of-season clothing to make closets seem roomier.

Clean the garage. Remove personal photos. Clear countertops.

• Wash your windows and screens.

• Keep everything extra clean. Wash fingerprints from light switch plates. Mop and wax floors. Clean the stove and refrigerator. A clean house makes a better first impression and convinces buyers that the home has been well cared for.

• Get rid of smells. Clean carpeting and drapes to eliminate cooking odors, smoke and pet smells. Open the windows.

• Put higher wattage bulbs in light sockets to make rooms seem brighter, especially basements and other dark rooms. Replace any burnt-out bulbs.

• Replace heavy curtains with sheer ones that let in more light.

• Make minor repairs. Small problems such as sticky doors, torn screens, cracked caulking or a dripping faucet may seem trivial but they will give buyers the impression that the house isn’t well maintained.

• Tidy your yard. Cut the grass, rake the leaves, trim the bushes and edge the walks. Put a pot or two of bright flowers near the entryway. Keep front walk and steps swept and clear of leaves, dirt and snow.

• Clean your gutters.

• Polish your front doorknob and door numbers.

• Touch up paint, paying extra attention to the front door and interior door trim.

• Upgrade your exterior lighting.

MOVING CHECKLIST One Month Before Moving • • • • • • • • • • •

Fill out change of address order form for post office.

Fill out IRS change of address form.

Make arrangements with moving company or reserve a rental truck.

Make travel arrangements, if necessary, with airlines, buses, car rental agencies and hotels.

Transfer membership in churches, clubs and civic organizations.

If necessary, check into laws and requirements of your new city regarding home-based businesses, professional tests, business licenses and any special laws that might be applicable to you.

Obtain medical and dental records, x-rays and prescription histories. Ask doctor and dentist for referrals and transfer prescriptions.

Set up a checking account if moving to a new city.

Take inventory of your belongings before they’re packed in the event you need to file an insurance claim later. If possible, take pictures or video tape of your belongings. Record serial numbers of electronic equipment.

Make arrangements for transporting pets.

Start using food items, so that there is less left to pack and possibly spoil.

Switch utility services to new address. Inform electric, sewer, trash, water, newspaper, magazine subscription, telephone and cable companies of your move.

Put together a Service Provider List for the new owners with names, addresses and phone numbers of those companies you have used at the home; i.e. sprinkler system and lawn maintenance, furnace and appliance repair, etc.

Create a list of important information the new owners may need: garage keypad entry code, security company and instructions, and add to it as you remember additional information.

Arrange for help on moving day.

Confirm travel reservations.

Have appliances serviced for moving.

Clean rugs and clothing and have them wrapped for moving. Plan ahead for special needs of infants.

Close bank accounts and have funds wired to your new bank. Before closing be sure that there are no outstanding checks or automatic payments that haven’t been processed.

Collect valuables from safe-deposit box. Make copies of any important documents before mailing or hand carry them to your new address.

Check with your insurance agent to ensure you’ll be covered through your homeowner’s or renter’s policy during the move.

Defrost freezer and refrigerator. Place deodorizer inside to control odors.

Give a close friend or relative your travel route and schedule so you may be reached if needed.
