2020 Mid-Year Update Hello, Many are asking how the luxury market in the Treasure Valley is doing with the pandemic.

Sales nearly halted during the second half of March and most of April during the early days of the lockdown. As May approached, buyers started to return after placing their plans on hold. June was exceptionally busy as our number of luxury properties under contract climbed to 63 as of June 30th. During the first half of the year, there were 91 reported sales in Ada County over $1,000,000. At our current rate, we will surpass the number sales in 2019 by a considerable amount.

2019 Greetings!

The annual Luxury Property Report covers Ada County single family and condo sales over $1,000,000, additionally covering sales in Valley County over $1,000,000 along with featuring a handful of our significant sales.

The popularity of the Treasure Valley has spread throughout the Northwest and is working its way across the country. The lifestyle offered is one of the main driving forces for people choosing to move here.

Relative housing affordability, lower crime, and a city that has a smaller feel while having most big city amenities all add to the desirability of Boise and its surrounding cities.

2019 saw a rapid increase in luxury sales in the Treasure Valley. Unit sales in Ada County increased 64% over 2018 and the days on market decreased by 28%! Our prices have appreciated, and the numbers show that the demand is high for luxury properties. New construction contributed 46 sales for a 29% share of the luxury market.

What does 2020 have in store? Projected low interest rates will help continue the surge in home prices and the Treasure Valley lifestyle is continuing to attract out of state buyers.

As we rolled into 2020, there were 35 homes over $1,000,000 with an accepted offer. The market inventory was at 5.8 months as of January 1st, which is a balanced market between buyers and sellers. This is quite different than the lower price ranges which are very strong seller markets. As long as buyers are able to sell their homes in our neighboring states, we will continue to see the growth and increase in sales that we have experienced recently.
