ACCOMMODATIONS
Each rental property is privately owned and under contract with Edisto Realty to manage. The home is furnished and decorated to reflect the homeowner’s tastes and needs. Specialty items will vary house to house. Edisto Realty is unable to add design items if the Owners have elected not to provide these items as part of the property. Bring any items that you feel will make your vacation more enjoyable (beach chairs, beach towels, boogie boards, umbrellas, etc.) Rearranging furniture or taking furniture outside is not allowed. If you are renting more than one property, please do not take items from one home to the other. If furniture is moved and not returned to the original position a $200 moving fee will be assessed to the renter. Most homes have a locked “Owner’s Closet”, please respect the Owner’s private areas. The Owner has furnished the rental property with basic needs for housekeeping, cooking, etc. Pillows, bedspreads (comforters), and mattress pads are provided.
RENTAL HOUSES - Linens, paper products, condiments, and cleaning supplies are not furnished. Linens can be rented from Edisto Essentials (843-869-0951.)
RENTAL CONDOS - Bay Creek, 2 BR Club Cottage, Driftwood, Oak Grove, Oristo Lodge, Palmetto Walk, and Sea Cloud villas have linens. 3BR Club Cottage, King Cotton, Magnolia Walk, Shelter Cove, and Summerwind villas will NOT have linens. Linens can be rented from Edisto Essentials (843-869-0951.)
Private Pools, community pools, elevators, and other special amenities will be maintained as well as possible but their operation is not guaranteed. No refunds will be given due to operation failure.
METHOD OF PAYMENT
Edisto Realty accepts Personal Checks and e-checks, MasterCard, Visa, Discover, American Express, Bank Debit Cards (will be subject to a 2% convenience charge), Money Orders or Cashier Checks. Once a rental deposit is posted, your reservation is confirmed. The normal Deposit can only be accepted for reservations booked more than 30 days from date of arrival. For reservations scheduled to arrive within 30 days of the booking date, Full Payment is due at the time of book-
ing. All reservations must have a zero balance for keys to be left for a late arrival. Edisto Realty will automatically process a credit card on file without your verbal authorization for any unpaid balance on the date of arrival. A Final Payment Notice is sent 45 days in advance of your arrival date. A final payment must be made 30 days prior to your arrival. All personal checks must include the Reservation Number. Edisto Realty will be glad to accept payments from different parties within your vacation group – please have them include the Reservation Number on their method of payment. There is a $50 Service Fee charged for all Returned Checks. Checks may not be post-dated. All charges are in US funds; international checks are not accepted. A written confirmation of payment will be sent to you each time you make a payment.
OCCUPANCY
The number of guests occupying a property is limited to the number stated on the lease agreement with the exception of an infant requiring a crib. These limits are strictly enforced. All homes are limited to families, married couples, or adults 25 years of age or older. Exceeding the specified occupancy constitutes a breach in the lease agreement and will lead to termination without refund of rent and possible security deposit charges. No RV’s, campers or mobile homes may be parked on the premises for the purpose of extra sleeping. Some areas prohibit RV and Trailer parking. For more diverse groups such as weddings, church, business or school trips; please refer to the Special Function section - and Edisto Realty must be notified prior to booking the reservation. We have a reservation specialist available to help you book your special occasion. Each property owner has given Edisto Realty the sole discretion to allow a group that is not strictly a family vacation.

Edisto Realty will be closed on Christmas Eve, Christmas Day, New Year’s Day, Easter Sunday and Thanksgiving Day. The office will be open for 1/2 days on Memorial Day, 4th of July (unless it falls on a normal check in day), and Labor Day, and the day before Thanksgiving, and New Year’s Eve. The office will also close for several days before Christmas each year, please check for actual dates and times.
AREA GROWTH
Construction and remodeling are always under way at Edisto Beach. Edisto Realty will not be responsible for any inconvenience that construction or renovations cause. Edisto Realty will not notify upcoming rental guests of construction activity near any rental property. Construction may also alter views from rental properties. No compensation or moves to other properties will be considered.
PET POLICY
Absolutely No Pets are permitted in an Edisto Realty rental property, unless designated as a Pet Friendly unit. Pets are not allowed to “visit” a non-pet home. If a property allows a pet, a Non-Refundable Pet Fee (plus SC tax) is charged to your Reservation. Each home-
owner has set the fee for their rental property. No Pet is allowed without specific written permission of Edisto Realty. Any unauthorized pet shall result in automatic forfeiture of all monies paid and immediate eviction without a refund, regardless of circumstances. Per Federal Law, service dogs are of course welcome with no pet fee required. Pet owners are asked to abide by the following:
• Bring familiar bedding for your pet.
• Pets are not allowed on the furniture at any time. Rubbing against the furniture is not allowed.
• Pets often become unsettled in a new environment. Do not leave your pet unattended for an extended period of time, and do not lock them in a room.
• Please treat your pets with a flea preventative before you arrive.
• Your pet should be washed and dried before entering the home following a trip to the beach.
• Please clean up all pet hair (even if a Paid Departure Clean has been ordered). Excessive amounts of hair will result in additional cleaning charges.
• The yard should also be clear of pet evidence.
It is your responsibility for any damage done by your pet. Pet Damage is not covered by the Damage Waiver or the Security Deposit. The Town of Edisto Beach Leash Law governs all pets on the beach. Please check with the Town for the current ordinances 843-869-2505.
RESERVATIONS
Phone Reservation - Call Edisto Realty 1-800-868-5398 Have a date in mind, a property or location also helps, and then our reservation specialist can book your vacation. 50% of the total rental + Optional Travel Protection is due in our office within 10 days of booking. Your Reservation will be cancelled without advance notice if Edisto Realty has not received the Deposit. If the arrival date is within 30 days of the booking date, the full balance is due at time of booking. MasterCard, Visa, Discover, American Express, or Bank Debit Card will be accepted. Forty-five (45) days before arrival a reminder notice for the balance will be sents. Payment must be received by Edisto Realty 30 days prior to arrival by either mail or call 800-868-5398 with your credit/ debit card. Personal checks are accepted for advance rental amounts and balance payments provided the check is received 30 days prior to arrival date. No checks are accepted at arrival. A $50 Service Fee is placed on all returned checks. Online Reservations at www.edistorealty.com can be made 24/7. When booking online a credit/debit card will be required with funds charged at the time of booking. Website reservations are subject to all terms and policies.
Homes - during June, July, and August rent by the week only (7 nights) and will start on Friday, Saturday, Sunday or Monday. During the winter, spring, and fall Seasons, most homes will rent with a nightly minimum.
Villas - in Wyndham Ocean Ridge, Bay Creek or The Retreat will begin all weekly rentals on Friday, Saturday or Sunday. There are a select number of villas will rent for shorter stays within 30 days of your arrival.

RESERVATION CHANGES
Any change of arrival date or transfer of property on a confirmed reservation will be subject to the same rules as a Cancelled Reservation.
RESERVATION FEE
All rentals are subject to a Reservation Fee, regardless of the length of stay.
SOUTH CAROLINA SALES TAX
The State of South Carolina requires sales and accommodation taxes to be collected on lodging, and any service that Edisto Realty provides (e.g. Pet Fees, Departure Cleaning, etc.). Currently lodging is taxed at a total of 12% (6% State, 2% SC-Accommodation, 2% Town of Edisto Beach, 2% Colleton County). Tax on services is 8%. These taxes are subject to change without notice. Homes in Charleston County are taxed at 12%. Homes in Jeremy Cay, Cowpens and The Hammocks are taxed at 10%.
CONFIRMED RESERVATIONS
To cancel a confirmed Rental Agreement, please call 800-868-5398 immediately. Cancellations cannot be accepted by e-mail. All monies paid to Edisto Realty are held in the Edisto Realty Trust Account. If the property re-rents for the full period of the cancelled reservation, and the new reservation is confirmed with a payment, a refund to the cancelling guest will be issued. The refund will consist of the deposit paid less the Reservation Fee and Travel Protection. If your reservation payment was made by check, a refund check will be issued. If a credit card or bank debit card was used for the payment, the refund will be credited to the last card used. If the property has not re-rented, all monies paid are forfeited. These rules apply to all cancellations, regardless of the reason for cancellation. A Travel Insurance Protection Plan (Trip Insurance) is available for 6.5% of the total rental amount and is optional, but highly recommended. Travel Insurance can be added to your reservation up to the time of final payment, unless there is a named storm in the Atlantic/ Gulf of Mexico, or the Caribbean. Please contact CSA Travel Protection for additional information 866-999-4018. Transfers of dates within the same property or same year are subject to the owner’s approval.
CHECK IN TIME
CHECK IN TIME IS 4:00PM. ABSOLUTELY NO RENTAL PROPERTY WILL BE AVAILABLE FOR CHECK IN PRIOR TO 4:00PM.
Edisto Realty inspects each home prior to your arrival. Please do not stop, start to unload personal items, or sit on the decks, etc. at the rental property – it will cause a delay for inspection and/or cleaning – which could cause a late check in for your vacation. If you plan to arrive after office hours, Welcome Packets will be left in a wooden box on the front porch of Edisto Realty (1405 Palmetto Blvd). Edisto Realty cannot provide a late check in if your balance has not been paid in full. A Welcome Packet includes 2 keys, an Edisto Beach map with directions to the rental property, and other “Welcome to Edisto Beach” info that will make your stay with Edisto Realty most enjoyable.
CHECK OUT
CHECK OUT IS 10:00AM - ALL RENTAL PROPERTIES MUST BE VACATED BY 10:00AM. All keys must be returned to our office. If you are leaving when the office is closed, place your keys in the Key Drop Box on the front porch of Edisto Realty. The “Express Check-Out” box located in the driveway to the rear of the building. To ensure the prompt and full refund of the Optional Security Deposit, refer to the Departure Cleaning requirements that in the arrival packet booklet
CONFIRMED RENTAL FUNDS
All funds submitted to Edisto Realty are placed in a Trust Account. These funds belong to the owner of the property and cannot be transferred from property to property (please see the cancellation policy of a confirmed reservation). Only special circumstances (fire, legal requirement, hurricane, etc.) may cause this to be permitted.
SECURITY DEPOSIT or “PEACE OF MIND” DAMAGE WAIVER
Edisto Realty has established a “Peace of Mind” optional accidental damage waiver. This is not an insurance policy and should not be confused with the Travel Insurance or the Security Deposit. The Damage Waiver Fee is in lieu of the standard Security Deposit. The Damage Waiver will cover you and any member of your family staying in the rental home up to $1,000 of accidental damage - “unintentional” damage during your occupancy and is a one-time non-refundable fee. Choosing this option does not negate the responsibilities of the renter. The Damage Waiver Fee does not cover negligible damage (i.e. pet damage, grill damage, etc). All damage should be reported immediately to Edisto Realty. If you elect the Security Deposit, the money is due with the final rental payment. Security Deposits are held to ensure that no damage has occurred to the property and that the home was left in a clean condition (unless the Optional Departure Clean Service was purchased) and that no other violation of the Edisto Realty Rental Policy occurred during your stay. We reserve the right to apply the Security Deposit to offset expenses. Security Deposit refund is based upon the method of final payment.
Final payments made by Cash, Check, Traveler Checks, Certified or Cashier Funds will be issued by the 15th of the following business month after your departure (i.e. – Check out date in August – Payment will be issued in September). Final payment by credit or debit card will be issued back to the last card number that was used for the final payment, regardless whose name is on the reservation. Please call our office to have the Security Deposit added and the Damage Waiver removed.
TRIP INTERRUPTION INSURANCE
While we hope everyone has a trouble free vacation, Trip Interruption Insurance is available to cover monetary losses due to unexpected circumstances such as accident or illness, and even includes coverage for mandatory hurricane evacuations. After several years of weathering hurricanes and the associated refunds, our homeowners have asked that mandatory evacuation refunds be processed only at their discreation. Fortunately trip insurance is an affordable option for peace of mind. Trip Interruption Insurance is available as a reservation option and must be added to, and paid for, prior to making the final reservation payment.
BEACH ACCESS
Edisto Beach has non-restricted public beach access. Each cross street (side street) has a direct access path to the beach. Parking is allowed along both sides of Palmetto Blvd, and in the beach parking areas. Please park with the direction of traffic and watch out for driveways, yellow curbs and fire hydrants. Handicap beach access is available at the following streets: Thistle (13), Marianne (16), Lybrand (17), Mitchell (19), Baynard (20), Eddings (21), Jenkins (22), Seabrook (23), Murray (24), Holmes (25), Loring (26), Laroche (27), Neptune (28), White Cap (30), Edisto (31), Mikell (32) and Ebb Tide (35).

The Edisto Beach Fire Department has a limited number of beach friendly wheelchairs available on a first come, first served basis. Please call 843-869-2505 for additional information.
Due to the constant change of the coastline, neither Edisto Realty nor the Homeowners can guarantee the amount of dry sand at any one location during high tide. Nor can Edisto Realty or the Homeowner be responsible for beach accesses from any home (including but not limited to stairs, walkways, paths, etc.).

BUSINESS SERVICES
Business services such as fax and copy are available to our rental guests. Copies and faxes are 25 cents per page. The Fax number is 843-869-1830.
CAMPERS - The Town of Edisto Beach has an ordinance prohibiting any camper, motor homes from being hooked up to a rental property’s power and/or water. Any motor home parked at a property cannot block a driveway and must be moved every 24 hrs. Tents are not allowed in the yard of any rental home. Guests are also not allowed to use a parked vehicle for lodging.
BOAT/UTILITY TRAILERS – Trailers are allowed at beach houses only. There are restrictions enforced by Wyndham Ocean Ridge, Bay Creek and The Retreat. Please call Edisto Realty for additional information.
MOTORCYCLES - Motorcycles are allowed at beach houses and at Bay Creek Villas and The Retreat Villas. Wyndham Ocean Ridge will not allow a motorcycle in the resort.
BOATS - Boats are allowed at all beach houses. There are restrictions enforced by Wyndham Ocean Ridge, Bay Creek and The Retreat. Please call Edisto Realty for additional information.
GOLF CARTS - The Town of Edisto Beach and the State of South Carolina govern the operation of golf carts. Golf carts are restricted from traveling on Palmetto Blvd. You may cross Palmetto Blvd. from any side street to reach a beach access. Golf carts are not allowed in Bay Creek Villas or Wyndham Ocean Ridge. All golf carts in Jeremy Cay must be electric carts. CANCELLATIONS
Unconfirmed Reservations - Edisto Realty will cancel any booked reservation that has not been confirmed with a deposit by the 10th day from the date of booking. A Cancellation Notice will be sent by mail or e-mail.
Confirmed Reservations - Apply to any cancellation, regardless of the reason for cancellation. Please contact Edisto Realty as quickly as possible if it becomes necessary to cancel a reservation. If the property rerents for the same length of time, and for the same rental amouint, a refund will be issued excluding the Reservation Fee and optional Trip Interruption Insurance if purchased. If payment is made with a check, a refund check will be issued for the refund. If a credit card was used for payment the refund will be returned to the card. If the property does not re-rent all monies paid are forfeithed and become income for the property owner.
Moving a Reservation - Once a reservation is booked and confirmed with the deposit payment, the oblgation is to that specific property, for the booked dates. Reservations and funds paid may not be moved to another property or to other dates unless the original property and dates have re-booked and confirmed.
CELL PHONE SERVICE
Cell phone service is improving on Edisto Island. New towers have been installed and most services have adequate reception.
CLEANING
HOMES - It is the responsibility of the renter to leave the home in the same clean condition it was upon arrival. Please take out all trash, empty the refrigerator and load and start the dishwasher.
CONDOS - Please take out all trash, wash the breakfast dishes and stack all dirty linens in a pile. Edisto Realty also offers mid-week cleaning or daily maid service upon request. Please call our office for details. (Refer to the Departure Cleaning in the Welcome Guide).
CONDITION OF PROPERTY
Every effort has been made to ensure that our descriptions of the property, amenities and the distance to ocean accesses are accurate. However, we cannot be held responsible for changes made by Owners in furnishing or equipment, inaccurate descriptions, distance to ocean errors, or printing errors.
FAIR HOUSING
Edisto Realty adheres to the Fair Housing Act.
FAMILY GROUPS ONLY
The policy of Edisto Realty and our Homeowners is that we only allow rentals to “Family Groups”. Edisto Beach is a very family-oriented vacation area with restaurants and attractions geared toward family fun. Our policy states that “Edisto Realty will only rent to family groups, married groups, responsible adults over the age of 25 (proof of age is required). Anyone under the age of 25 and/or unrelated young people (high school students, college/fraternity/sorority groups) are prohibited from renting through Edisto Realty. Edisto Realty does not rent for “prom weekends” or high school spring breaks, whether chaperoned or not. Any reservation that has been made under false pretense will not be granted access or will be evicted and there will be no refunds of any monies paid.
HOUSE PARTIES
Edisto Beach is a family beach. Should a house party occupy a rental, they will be asked to leave. No refund will be given. We reserve the right to refuse/refund a deposit, refuse admittance and/or discontinue occupancy if, in our opinion, the tenant is detrimental to the property.
GRILLS
No Grilling is allowed on any deck/porch. Designated areas, driveways, and yards are best suited for grilling.
HANDICAP-FRIENDLY RENTALS
Edisto Realty has a handful of rentals that are handicap friendly. Some are equipped with an elevator. None of these rentals are completely ADA approved. When calling, please inform your reservationist if you have any special needs.
HELPUL HINTS
We recommend bringing an ice chest for your cold beverages and foods. A common complaint is that refrigerators are not working properly. 99% of the time, the refrigerator has been packed with warm drinks and food; then opened every 15 minutes or so before it has time to cool the contents. It is wise to bring plastic garbage bags, beach chairs, beach blankets, and any special cookware that you may need. All houses are equipped for simple cooking.
HURRICANE EVACUATIONS
Should the Town of Edisto Beach request an evacuation please follow these guidelines (1) Remove all personal items from the property (2) Clean as required and remove all food (3) Place porch/patio furniture inside or secure as much as possible (4) Lock all windows, close blinds and curtains (5) Secure outside trashcans and doors (6) Double check to make sure all doors are locked (7) Return keys to Edisto Realty. Please refer to the checklist provided in the information booklet in you check in packet.
INTERNET SERVICE
Many homeowners are choosing to provide internet access in their homes. Please understand that due to the unique nature of our Barrier Island maintaining this access can be a challenge. For your convenience troubleshooting advice will be posted in the property, but many times restoring service will require that Edisto Realty or the Owner call the service provider to restore connection. Edisto Realty will not be responsible for restoring internet service in rental properties. It is strongly recommended that you bring an Ethernet cable and a “mobile hotspot” device with you especially if internet access is critical during your stay. Rental Guests are not permitted to change set-up or passwords on any provided service. No refunds will be considered due to the failure of internet service in rental properties. Community hot spots are available at several local businesses.
KEYS / GATE CARDS / GATE CODES
Each Welcome Packet will have 2 keys to the property. Rental properties in Jeremy Cay will also be assigned one (1) gate card. If the gate card is not returned at checkout, $50 will be charged to your reservation. Bay Creek Villas and The Retreat Villas have a gate and the pass code will be provided in your Welcome Packet.
For pool access at Bay Creek Villas, an entry card will be issued with a $100 refundable security deposit. If the pool pass is not returned the security deposit will be forfeited.
LINENS FOR RENTAL HOMES
Unless specifically noted otherwise, rental homes are not equipped with linens. Please plan to bring your own bed sheets, bath towels and all paper products. Homes have mattress pads, pillows, bed covers and blankets. Edisto Essentials provides rental linens by calling 843-869-0951
LOCKED CLOSETS
Locked closets contain Owner’s personal property. Please respect these locked closets, cabinets, or rooms. They are not included as part of your rental.
LOCK OUT POLICY
In the event a Guest is locked out of the rental property after business hours, you are asked to call 843-869-2527, follow the prompts for “After Hours Emergency Pager” until 10pm. There is a $50 charge for this service and the credit card on file will be charged.
LOST AND FOUND
Edisto Realty cannot be held responsible for items left in homes or villas. Please double check for all personal items prior to departure.
Any personal items left by the departing guest are not the responsibility of Edisto Realty or any sub-contractor. If an item is found and is in a reasonable shape, quantity, size, and can fit inside standard packaging, the items will be returned by the US Post Office. The cost of postage plus a $20 Handling Fee will be charged to your rental account. Edisto Realty will return the items at their convenience and will not be held liable for any item that has been mailed. Edisto Realty will not store any item until your next visit. Unclaimed items turned into our office will be donated to a local charity.
MAINTENANCE ISSUES/ REFUNDS
All maintenance problems in a home or villa will be handled in a timely and professional manner with priority given to some repairs. Please report any inoperative equipment to Edisto Realty promptly. Edisto Realty will make every reasonable effort to have the problem corrected. Under no circumstances will there be a reduction of rent or refund for mechanical failure of air conditioning, heating unit, dishwasher, elevator, washer, dryer, TV, INTERNET, , blender, toaster, or other appliance. While rare, private and community pools are subject to temporary closing due to extenuating circumstances. No refunds or rent reductions will be given if this occurs. There are no refunds due to weather, jellyfish, caterpillars, lovebugs, mosquitoes, etc.
MAINTENANCE BY TENANT
The renter will comply with all laws and keep the premises clean and safe as possible. Disposal of all garbage and the proper use of outdoor trashcans are required. Keep the plumbing free of toys and other foreign items. Please notify Edisto Realty of any damages or problems.
MESSAGES / MAIL
There is no local mail delivery, FEDEX, UPS, etc. to any Edisto Realty rental property. You may have mail sent to our office address, Your Name C/O Edisto Realty 1405 Palmetto Blvd, Edisto Beach, SC 29438, which may be picked up at our office during normal business hours. Edisto Realty will only deliver a message in the case of an emergency.
NON SMOKING UNIT
All homes and villas on the Edisto Realty rental program are Non-Smoking. This includes porches, decks and under the house. Smoking is only permitted in the yard. Please remove all cigarette butts from the grounds.
PARKING
Each rental property provides adequate parking for the property. Please refrain from parking on grass. Damage to the yard/grass, sprinkler systems and septic systems will be the responsibility of the Rental Guest. Parking is allowed on all streets, including Palmetto Blvd. Please watch driveways and fire hydrants, and please park with the flow of traffic.
Bay Creek Villas - Parking is limited to two vehicles per villa and is in the open area, and not under the building. Boats/Trailers/Golf Carts are not allowed with the gated parking area.
Wyndham Ocean Ridge Resort - Whether a home or villa, there is parking for 2 vehicles. Parking on the streets, yards or common areas is not allowed and strictly enforced.
The Retreat Villas - Located off Jungle Road, the driveway is gated and a code is necessary for access. A private beach path from the middle of the parking lot to Palmetto Blvd is available for all guests. Parking is not limited with plenty of room for boats and golf carts.
PERSONAL ITEMS
Any personal items left by the departing guest are not the responsibility of Edisto Realty or any sub-contractor. If an item is found and is in a reasonable shape, quantity, size, and can fit inside standard packaging, the items will be returned by the US Post Office. The cost of postage plus a $10 Handling Fee will be charged to your rental account. Edisto Realty will return the items at their convenience and will not be held liable for any item that has been mailed. Edisto Realty will not store any item until your next visit. Unclaimed items turned into our office will be donated to a local charity.
PHONE SERVICE
Most properties do not have a phone. If the property does have a house phone, please note all calls outside the 843-869 exchange are Long Distance. Some rental properties will have unlimited long distance. It is always best to bring a Calling Card to make any long-distance calls.
RESERVATIONS FOR NEXT YEAR
The repeat guest is a valuable asset to both Edisto Realty and the Homeowner. If you wish to rent the same home again next year for the same corresponding dates, you must fill out the form in your Welcome Packet and bring it to Edisto Realty before you leave Edisto Beach. All advanced reservations are for a full week. Payment of the Advance Reservation Fee must accompany the request form. Current guests have first priority to reserve the same vacation home for next year. If the tenant leaves Edisto at the end of the rental week without reserving for the following year, the property is on a first come, first serve basis. An Advance Reservation Fee in no way guarantees the availability of the property or the rental rate for the following year. Once homeowners have renewed their Rental Management Agreement for the following year a Deposit Request packet will be sent. Payment of the Rental Deposit at that time will confirm the reservation. Edisto Realty cannot make adjustments to “your week” as calendar day’s change each year. Rental dates will reflect calendar date, not the number of the week in the month. Owners have priority over all rental guests.
RIGHT OF ENTRY
Edisto Realty employees, or their representatives, reserve the right to enter the premises during your rental stay to make necessary repairs or for the purpose of inspection.
SALE OF PROPERTY
Edisto Beach is a very popular area for Real Estate sales. If the property you have rented is listed For Sale, a local real estate agent may wish to show the house. The availability of showing times/days is your choice. A showing should take just a few minutes, and the property can be “as is” to ensure as little disturbance to your vacation as possible. Should a rental property sell, Edisto Realty will work closely with the Buyer to determine the future rental status. Should a property no longer be available for rent, Edisto Realty will call you to discuss other rental options.
SPECIAL FUNCTIONS
Edisto Realty is ready to help you celebrate your most memorable events (Weddings, Rehearsal Dinners, Bridal Parties, etc.) The function must be disclosed at the time of searching for a rental property and/or at the time of booking. We have a reservation specialist available to help you book your special occasion. Each special event requires a separate signed agreement. There will be an addendum to the lease pertaining to the event that requires your signature and must be returned with your signed Guest License Agreement. As with any event venue or facility, there is an event fee and security deposit associated with the rental of an event home. The event fee is put in place for the additional use during the event itself. Please understand that the normal number of people in a weekly occupancy is far less than during an event. The event fee does not cover damages to the property, moving furniture back to its original place, carpet cleaning, etc. The security deposit is required when renting a home for an event. You will be notified in writing of any damages to the property. Pending a post check-out inspection, your security deposit will be returned to you within 45 days of the day you check-out. Each property owner has given Edisto Realty the sole discretion to allow a group that is not strictly a family vacation.

SUBSTITUTION OF RENTAL PROPERTY
If a confirmed reservation’s rental home becomes unavailable for any reason whatsoever, Edisto Realty will inform the Guest as soon as possible. Edisto Realty will make suggestions of properties that would be available for the same time. Properties that are more expensive will be the obligation of the renter.
TRASH PICK UP
Rollout carts are provided at every rental unit. Please make sure that all trash is inside the receptacle. Bags not placed in the can will not be collected. The Town of Edisto maintains a transfer station on Holmes St for overflow trash and recyclables. Call 843-869-2505 for hours of operation. Trash pickup is on Monday and Friday from the first week in April thru the last week of October. Trash pick will then move to Monday only beginning the last week of October thru the third week of March. Please check channel 2 on local Comcast for additional information. Villas have trash containers located at each building. Some cans are located inside trash boxes. Please do not leave trash outside these collection boxes. Wyndham Ocean Ridge Trash Pick Up for homes is Monday & Thursday (April to September) and then Monday (November to March).
WHO OWNS THE RENTAL PROPERTY
Each rental property that is managed by Edisto Realty is privately owned and reflects each Owner’s personal taste in decor and furnishings. Normally each rental property will have a locked closet or area that is private for the Owner’s personal use. Please respect these areas. As Agents for the Homeowner, Edisto Realty will to the best of our ability describe each rental property to reflect a true picture of a “sight unseen” property. Edisto Realty has, and will continue to expand, our web-site ((www.edistorealty.com), to include individual pictures of each room, exteriors of the property, screen porches, sundecks, and views, to help you find the right rental property. All information supplied is correct at the time of publishing; however, Owner change to furnishings, sleep arrangements, or renovations can result in changes to the property. Every effort will be made to notify confirmed reservations of these changes. Refunds will not be issued if the Owner changes furnishings or bedding. The Homeowner has determined occupancy of each rental property. If you exceed the allowable number of guests in the rental property, you will be asked to leave and forfeit all monies paid.
WYNDHAM OCEAN RIDGE
Edisto Realty manages villas and homes within the resort as well as several homes outside the main resort area. A car pass must be displayed on your dashboard at all times. Parking is limited in villa areas. No motorcycles, trailers, boats, RVs or golf carts are allowed within the resort. Use of all recreational amenities requires a paid pass and must be purchased from Wyndham. Check with the Recreation Department for details. Their number is 843-631-0686.

Edisto Realty is employed by and represents the property owner, and rentals are subject to the provisions of their Rental Management Agreement. Every effort is made to assure accurate descriptions with no misrepresentation intended. Edisto Realty will not be held responsible for errors in printing, changes made by Owners or matters out of Edisto Realty’s control (noise, construction, weather, etc.). Complaints regarding accommodations must be brought to the attention of Edisto Realty immediately upon check-in for consideration by the Owner of the rental property. Substitutions and refunds will be left to the discretion of the management of Edisto Realty and the homeowner. Please know that Edisto Realty will do everything to make sure that you have a trouble free vacation.
MAINTENANCE
While Edisto Realty cannot guarantee Heat/Cool Systems, water heaters, cable TV, electric service, etc., we will respond in a timely manner to make sure the service and/or appliance operation is restored as quickly as possible. There will be no refunds or discount for failures or problems.
PROPERTY AVAILABILITY
If for some unforeseen circumstance the rental property becomes unavailable, Edisto Realty will contact you immediately to discuss lodging alternatives either with another Edisto Realty property or with another Rental Agency. Edisto will make every effort to find a property that will meet your vacation requirements (price range, size, location, sleeping, etc.) However, Edisto Realty cannot be held responsible if there are no other suitable accommodations available for your vacation dates.
“ACTS OF GOD”
Edisto Realty and the homeowner cannot be held responsible for any “act of God” that would make the rental property or access to the Town of Edisto Beach unavailable for your occupancy.
ADVERTISING ERRORS
Errors in the Rental Guide, on the website or on the reservation forms concerning the rental property, its amenities and/or description, are subject to change without notice. Edisto Realty reserves all Rights that no portion of the Rental Guide, or the Website or any supporting Reservation material may be reproduced in any form or by any means without the written permission of Edisto Realty.

BOTANY BAY PLANTATION
The 4,630-acre plantation on Edisto Island was a gift from the Margaret Pepper family. It was given to the state in 1977 by Mr. Pepper, but was only able to be used after his wife passed away so she would have the opportunity to continue her years on the land she loved, as per her husband’s request.
In July 2008, the land - now a Wildlife Management Area operated by South Carolina’s Department of Natural Resources - was made open to the public.
The land itself is full of nature’s rich beauty - from the sunflower fields to the salt marsh and fresh water ponds to the Spanish moss draped oaks to the miles of private beach; it is emblematic of South Carolina’s unique environment.
Take a walk down any of the trails and view the many species - including deer, alligators, fiddler crabs, and egrets - native to the unspoiled land. It’s the home and nesting area of more than 100 Loggerhead turtles.
Visitors are welcome to explore the virtually untouched beach and admire the variety of sea shells and other natural artifacts, but nothing is allowed to be taken off the beach. Walk the beach in either direction and find yourself on soft sand surrounded by the ocean, marsh and trees. Both Seabrook Island and Edisto Beach can be seen from the beach at Botany Bay.

For those who prefer to do their exploration by water instead of land, the Sea Cloud landing on Ocella Creek offers a launch-site for canoes and kayaks.

ACE BASIN
The Ashepoo, Combahee and South Edisto (ACE) Basin represents one of the largest undeveloped estuaries on the east coast of the United States. The ACE Basin consists of approximately 1.1 million acres of diverse habitats including pine and hardwood uplands, forested wetlands, fresh, brackish and salt water tidal marshes, barrier islands and beaches. The basin’s unique estuarine system, the largest of its type in the state, provides invaluable habitat for a rich diversity of finfish and shellfish resources. The basin hosts a wealth of wildlife resources, including such endangered and threatened species as bald eagles, woodstorks, ospreys, loggerhead sea turtles and shortnose sturgeon, and offers a variety of recreational uses
STATE PARK
Edisto Beach State Park features trails for hiking and biking that provide a wonderful tour of the park. The park’s environmental education center is a “green” building with exhibits that highlight the natural history of Edisto Island and the surrounding ACE Basin.

• Education Center: With the theme “Choosing to Protect Our Coast,” the Environmental Learning Center helps promote the wise use of coastal resources. It is headquarters for Edisto Beach State Park’s interpretive programs and curriculum-based field studies, and for the S.C. Department of Natural Resources’ education and research services. An exhibit in the center features interactive displays, which helps visitors understand the fragile resources of the ACE Basin estuarine reserve, the largest such natural reserve on the East Coast.
