President’s Message April is here and I hope everyone, and their families had a happy Easter! We all thought our spring was going to start early but the late snow in March brought us back down to North Dakota reality. We’ve had a lot of excitement since our last Presidents message that I would like to quickly share. We have our 48th Annual Home Show coming up March 28-29 and we are looking forward to a successful show! Be sure to attend with your families and check out our local businesses for a event for the whole family. I recently attended the International Builders Show in Las Vegas last month and it was the largest participated IBS they have had in over 15 years. This was a great Indication that our building industry is holding strong and trending in the right direction. A few of us from ANDREW MELDAHL around North Dakota affiliated with NDAB attended organized meetings and were 2025 BMHBA PRESIDENT also involved in electing the newest members to the NAHB Board of Directors. BUT, most excitingly at the IBS convention, our local PWB (Professional Women in Building) were awarded with the “NAHB PWD Medium Council of the Year award”, a nationwide recognition! A huge congrats to all members of our local PWB!! The PWB is geared toward women in the building industry, looking to continue the growth of interest towards the building industry and in making an impact in our community. If you are interested in learning more about PWB, or in joining this wonderful organization, reach out to Kelli Thompson at Kelli@fabricatorsunlimited.com The 33rd annual Spring Parade of Homes will be April 25th-28th. Even with our low inventory of housing, we are expected to have another great turnout of entries this year. Contracts were sent out last week and deadline for your parade entire is March 7th. Be sure to come on out and enjoy another exciting tour of homes built by our local builders!

Join the BMHBA in congratulating these longstanding members. Their dedication to the Bismarck-Mandan Home Builders Association is appreciated and truly valued.

Red Trail Holdings Rock Prairie Estates: Room to Live, Work & Play A Mandan Legacy in the Making

Tucked into the rapidly growing northwest side of Mandan, Rock Prairie Estates isn’t just another development, it’s a reflection of what makes this region special: wide-open spaces, strong community roots, and the freedom to build a home that truly fits your lifestyle.

A Family Investment in the Future The Zander family has deep roots in Mandan. What started as a vision in 2021 has now evolved into a thoughtfully designed community, with Derek Zander, along with parents Gene and Wendy, and siblings Jordan and Megan, bringing their expertise and local pride into every step of the process. With a background in geological engineering and experience at Barr Engineering Co., Derek brings a unique understanding of the land—ensuring the development is built with both quality and longevity in mind. For the Zanders, Rock Prairie Estates is more than a project, it’s a commitment to their hometown. Every decision, from working with local construction companies, consultants, and financial institutions to designing lots that offer more space and flexibility, is made with the community’s future in mind.

Designed for the Way You Live

This mixed-use development offers single-family, twin homes, and multi-family lots, alongside prime commercial properties positioned for visibility from I-94.

What Makes Rock Prairie Estates Different? •

•

•

•

More Space, More Possibilities: Select residential lots are wider and larger than standard, allowing homeowners to build expansive garages, shops, or extra storage space—without sacrificing their backyard. No HOA, Minimal Restrictions: The community is built on freedom and flexibility, giving homeowners the ability to customize their space without unnecessary restrictions. Strategic Location: The development is designed to transition seamlessly from residential homes on the east side to commercial properties along the south and west—aligning with plans for a future I-94 interchange at 56th Ave NW as part of the northside beltway. Built for Work & Play: With easy access to nearby mines, power plants, and emerging technology facilities, Rock Prairie Estates is positioned for both homeowners and businesses to thrive. Plus, with larger lots, there’s room to store all your toys—UTVs, boats, campers, and more—right at home.

What’s Next? Grading, water, and sewer are complete (2024). Streets and utilities are set to be installed this spring. Lots will be ready for construction by early summer. Want to learn more? Visit rockprairieestates.com or reach out at redtrailholdings@gmail.com to see if one of our build-ready lots is the right fit for you.

Around Our State As I write this, we are currently in a very cold snap, but we will be hitting 40-50 degree temps soon which is a sign of spring slowly coming! With that, registration for the Area 10 Leadership Conference is live along with the hotel block. This training which will be held on April 16-17 in Des Moines, Iowa, is uniquely designed to offer sessions that support the professional development of both member leaders and association staff. The conference will start off with “Build My Future” which is a hands-on career event where students can meet employers to try job-specific skills in careers in construction and more. We just returned from the 81st International Builders’ Show in Las Vegas. Various BOB HORAB BRITTNEY ROEHRICH meetings were held for National Delegates, HBA staff, BUILD-PAC trustees, amongst 20245NDAB PRESIDENT NDAB CEO many other NAHB committees and councils. The annual Area 10 (ND, SD, WI, MN, IA) reception was at the Westgate where all members and student chapters were invited. Other events included the BUILD-PAC parties, Opening Ceremonies featuring David Spade, and the Chris Janson Closing Concert. Teams from NDSU and NDSCS competed in the NAHB Student Chapter competitions. Mark your calendar for IBS 2026 (February 17-19) which will be held in Orlando, FL for the last time for the foreseeable future. March is Women’s History month, which incorporates National Women in Construction Week early in the month (March 2-8). North Dakota currently has two Professional Women in Building Councils which includes the Bismarck-Mandan Professional Women in Building Council (established in 2020) and the Building Industry Association of the Red River Valley Professional Women in Building Council (established in 2024). Both councils represent women who are actively involved in all aspects of the building industry as business owners, marketing experts, interior designers, realtors, banking professionals, etc. The newly established Bakken Area Skills Center in Watford City will be hosting a “Women of Industry Day” on March 20th for students to learn about different careers which is vital for workforce development. We are in month three of the North Dakota 69th Legislative Session. NDAB, which includes our lobbyist Lisa Feldner with Integrity Public Affairs, has a presence at the ND State Capitol Building every day while the legislature is in session. The NDAB Government Affairs Committee has been meeting weekly to discuss important bills related to our industry and will continue to do so until the session ends. You can access the 2025 NDAB Legislative Policy Handbook on our website www.ndbuild.com/ndab-policy. Upcoming Dates: Area 10 Leadership Conference: April 16-17 (Des Moines, IA) NAHB Spring Leadership Meeting and Legislative Conference: June 10-13 (Washington, DC) NDAB Summer Social and Meetings: July 29-30 (Minot) NDAB Annual Banquet and Meetings: November 4-5 (Grand Forks) NAHB Fall Leadership Meeting: November 17-19 (Denver, CO) Please reach out to me with any questions about NDAB or your membership! brittney@ndbuild.com or 701-240-3540. National Flash HUD Secretary Vows to Work with Builders to Cut Regulations, boost Housing Supply Secretary of Housing and Urban Development (HUD) Scott Turner today said he would work to reduce regulatory burdens to ease America’s housing affordability crisis and help builders to construct more attainable, affordable housing the nation sorely needs. In one of his first official speaking engagements after being sworn in as HUD secretary earlier this month, Turner addressed the National Association of Home Builders (NAHB) Leadership Council, which met in Las Vegas in conjunction with the 2025 International Builders’ Show (IBS). “A home is more than four walls. It’s the foundation of a thriving community,” said Turner. “To decrease the cost and increase the supply of affordable housing, we will terminate these unnecessary, ineffective and costly regulations.” Turner pledged to work with home builders and all interested stakeholders to find long-term solutions that make homes more affordable, spur business creation and create economic opportunity for all Americans. “It’s time we unleash the power of the private sector and the free market to build our way out of the housing affordability crisis,” said Turner. “We are going back to the drawing board to restore efficiency at HUD.” The HUD secretary further emphasized that as part of this process, “the foundation of a stable fiscal house is regulatory reform. At HUD, we are taking inventory and terminating all cumbersome regulations that make it harder for individuals and families to realize the American Dream of homeownership.”

After addressing the NAHB Leadership Council, Turner participated in the IBS by touring the latest building products and innovations on the exhibit floor.
