President’s Message Happy New Year to all BMHBA members and I hope you and all of your family had a Merry Christmas! My name is Andrew Meldahl with Pinnacle Homes and Design. I will be your 2024 BMHBA President. Before I kick off with the start of our first message of the year, I would like to take a moment to extend our huge appreciation to outgoing 2023 President, Joe Hillerson with Boulder Homes. Joe has been an amazing leader and asset to our BMHBA board. Thank you, Joe! 2023 was also a final year for board members: Jamie Schmidt with Investcore, Lori Willson with Northern Plains Plumbing, and Heating Ron Stotz with Caves. On Behalf of the BMHBA board, thank you for your time and dedication you put forth. With that being said, we look forward to our three new board members: Casey Benard with Fix It All, Cory Thompson with Fabricators ANDREW MELDAHL Unlimited and Parker Pladson with Epic Homes. In addition to our Board, we 2024 BMHBA PRESIDENT welcomed Jennifer Patera as our new Communications Director! Our CEO Dawn Watson and Jennifer have done a phenomenal job with our HBA and its continuous growth! To recap our 2023 year, The BMHBA was full of many events. In February we had our first annual Builders Battle of the Bags at Send It 24/7 Cornhole, Home Show at the Bismarck Event Center in March, Spring Parade of Homes in April, our annual Golf Scramble at Prairie West in Mandan in July, Sporting Clay Shooting at Capital City Sporting Clays in August and our Fall Parade of Homes in September. We also had some well-deserved awards received by a few of our BMHBA members: Associate of the Year went to DeAnna Gratz of Cottingham Insurance, BEAM award to Lindsey Ashley of Tobias Marman Construction and our Builder of the Year on not only a local level but also at the State level, Vicki and Scott Moran of Hallmark Homes. Congratulations to these award winners! To kick off our 2024 events, make sure to join us at the Annual Banquet on January 18th at the Heritage Center in Bismarck. Another big upcoming event is our annual Home Show March 15th-16th at the Bismarck Event Center. I encourage everyone to sign up or at least participate and support your business or your fellow members businesses who are on display. 2023 was undoubtedly a challenging year for most of us in the building industry. High interest rates and inflation brought the local building industry to a slowdown throughout the year. The good news is, our inventory of homes for sale remains very low and once interest rates drop, we can only assume that our local building industry will once again be booming! Until then, we are all in this together. So, keep the positivity, use your local BMHBA and its fellow members to support one another and as a valuable resource towards your business. I look forward to working with you all and to a prosperous 2024!

During the holiday season, our incredible community of strong and compassionate women came together to spread some extra cheer! We are thrilled to share that we wrapped a heartwarming array of gifts that will warm the hearts of several local families in need. It's times like this that truly exemplify the power of unity and generosity of both time and monetary donations from our members. We hope that we can be a small part of bringing happiness to the lives of these families during this special time of year. With the help of donations from our PWB members and our BMHBA members we were able to collect almost $1,400.00 for this event!

Welcome to 2024!
It is not easy to quantify how much the City of Bismarck appreciates the work you perform each day. But, one thing is for certain, each job you complete and project that is wrapped is another building block critical to the success of our community. The affordability of housing is a regular concern for many citizens in Bismarck. I believe the workers creating new homes, whether apartments, townhomes, condos or houses, play a critical role in these prices. There are opportunities everywhere in Bismarck and these opportunities are bringing new folks to our community from other towns, states and countries. Many individuals and businesses who are part of the Home Builders Association are tasked with the next structure that will keep our community growing and thriving. Without housing growth, we will not have workers for our many businesses and won’t have the needed shelter for families who are the future of our city. Housing directly translates to opportunity and our community has enjoyed significant growth for nearly two decades, and we show no signs of slowing down. This can be directly attributed to the hard work you do every day. City staff work with organizations to help understand the changing landscapes of municipal codes and ordinances through inspections and other interactions. Our continued hope is that as a municipal entity, you view us as a partner from the beginning of a project, through completion when it is plugged into the City’s infrastructure. We help ensure water flows through pipes, electricity powers our grids, law enforcement and fire services maintain community safety, garbage and recycling are removed and stored appropriately, and streets are maintained or cleared as needed. Just as you do, we take great pride in our work, because we know how important it is today, tomorrow and in the coming years. The City of Bismarck will begin a comprehensive update of the zoning and subdivision ordinance in a new land development code. We hope you will offer your expertise and guidance during this process, to position Bismarck for the next several decades of growth and development. Look for more information from the Community Development Department in the spring on this important project. In regularly talking with staff and many of you in the community, it is safe to state that optimism has replaced much of the uncertainty that accompanied the pandemic. I hope the past few weeks have allowed you to spend time with friends and family. We have much to do in the coming year and I look forward to all our shared accomplishments. All the best to you and yours as we welcome another year,

Around Our State The new year is here! 2023 saw a lot of changes for NDAB, and we are excited to see what 2024 has in store for us. In December I attended the State EO Meetings in Florida where 18 other state association Executive Officers gathered for a two-day meeting to discuss various topics such as Advocacy, PAC, Membership, and we had great discussion with NAHB CEO & President Jim Tobin. We were grateful to have him attend these meetings. We also heard from various member benefits affiliates! Save the Date for our 2024 Events! Our Spring Social will take place in Bismarck on March 19th with the Spring Board Meeting the following morning on March 20 th. The NDAB Summer Social will be in Grand Forks on July 30th and the Summer Board Meeting on

July 31st. Our year will conclude with our Annual Banquet in Williston on November 12 th and the final meeting of our 2024 Board of Directors will take place on November 13th. Our Area 10 National Area Chairman will be from our state starting after IBS 2024, Don Dabbert (HBA of F-M).
