Coffee bars, TVs in mirrors, smart toilets and pet-friendly amenities – a growing number of homeowners are requesting such upscale features in their bathroom design, according to the National Kitchen and Bath Association (NKBA). Is it any wonder that association members report the average cost of remodeling a bath is between $10,000 and $30,000? However, you don’t have to spend that much to update your bathroom stylishly and easily.

Here are four popular bathroom design preferences, plus tips to cost-effectively achieve these looks in your home: Transitional is trending According to a poll of remodeling professionals, the vast majority agreed that “transitional” was the most-requested style in bathroom settings.

Transitional design allows you to blend elements of both traditional and contemporary styles. The result is a comfortable blend of sophistication and simplicity that is easy to create with only a modest investment.

White continues to be the most popular color choice for toilets, tubs and sinks. In bathrooms with these pristine-toned fixtures, you can cost-effectively play on the neutral trend by adding pale gray to the walls. For a subtle effect that will also add height to the room, paint the ceiling a gray several shades lighter than the walls.

Superior showers The shower is becoming a highlight of the bathroom, with many renovators reporting that homeowners want customization such as lighting, built-in seating, benches and hand-showers installed. Remodeling your shower can be as simple as replacing an old-style, static showerhead with an upgraded, more luxurious model. Replacing knob faucets with single-handle or lever-style faucets allows people with dexterity challenges to easily and safely function in the bathroom.

No matter how simple popular home renovation television shows make remodeling projects appear, homeowners should know that such undertakings are far more difficult than they appear on television. Homeowners who overestimate their abilities and the time they have to complete projects can cost themselves substantial amounts of money. In fact, there are a variety of reasons homeowners might want to work with professional contractors when tackling home improvement projects.

Experience A trial and error approach can work with various projects and problems. But applying such an approach to home improvement projects is risky and potentially dangerous, not to mention costly. Experienced professional contractors with strong track records (seek recommendations from friends or neighbors) won’t have to go through trial and error and are therefore more likely than DIYers to complete a project on time and on budget.

The correct way to begin a home remodeling project is to obtain the necessary permits for the job. Transitional style kitchens are now the most popular, as evident in research such as the 2016 Design Trends Survey conducted by the National Kitchen & Bath Association (NKBA). Today’s designers and homeowners are incorporating elements of past, present and future to create designs that are timeless, yet personalized to their needs.

To create the timeless kitchen of your dreams, consider these staple design-elements from the most significant decades in kitchen evolution.

1920s and ‘30s: In the early part of the 20th century, the luxury marble look began to emerge in the American kitchen, usually appearing in smaller spaces like the pantry. With marble once again making a comeback in today’s designs, incorporating the look for a pantry or island will take any kitchen from drab to fab, without the investment of a full marble makeover. To get the same look of marble in a non-porous product, look to engineered materials like the Neolith Classtone collection, which is as durable as it is low maintenance.

Tips to prepare to sell your home According to Realtor.com, spring is the busiest and best season to sell a home. While a good home can find a buyer any time of year, homeowners might find the buyers’ pool is strongest in spring and into summer. The reasons for that are many, ranging from parents wanting to move when their children are not in school to buyers wanting to move when the weather is most accommodating.

Because spring is such a popular time to sell a home, homeowners who want to put their homes on the market should use winter as an opportunity to prepare their homes for the prying eyes of prospective buyers. The following tips can help homeowners during the pre-selling preparation process.

Address the exterior of the home Winter can be harsh on a home’s exterior, so as winter winds down, homeowners who want to sell their homes should make an effort to address anything that might negatively affect their homes’ curb appeal. A study of homes in Greenville, S.C., from researchers at Clemson University found that the value of homes with landscapes that were upgraded from “good” to “excellent” increased by 6 to 7 percent.

Spring cleaning projects in a single weekend Few homeowners likely enjoy spring cleaning. The warm weather associated with the arrival of spring makes many people who have spent the previous months indoors less than enthusiastic about spending a spring weekend indoors cleaning and clearing away a season’s worth of clutter. But homeowners who organize their spring cleaning projects can ensure such efforts take just a weekend or less.

Enlist the whole family Chances are everyone who lives in the home can lay claim to some of the dirt, grime and clutter that built up over the winter. So it only makes sense that everyone then pitches in to clean the home come springtime. Interior projects like a minor kitchen renovation or bathroom upgrade return a decent percentage of your initial investment when you sell your home - about 80 percent and 65 percent, respectively, according to Remodeling’s Cost vs. Value report. However, they can also cost tens of thousands of dollars.

By contrast, exterior projects like adding a deck or replacing a garage door deliver similar high rates of return, but for far less cost. Adding a composite deck can cost around $17,000 and yield an ROI of more than 65 percent, while a garage door typically costs less than $2,000 and returns nearly 77 percent of your investment when you sell.

In fact, six of the eight improvements with the best ROI on Remodeling’s report were exterior projects, and their average payback was nearly 75 percent.

Top exterior projects Here are popular exterior projects that offer high ROI, according to the Cost vs. Value report: ■ Roof replacement: A midrange roof replacement costs approximately $20,000 and returns nearly 69 percent of the investment. What’s more, a new roof helps protect your entire home from weather damage and can improve curb appeal.

■ Composite deck addition - Costs vary, but Remodeling bases its evaluation of ROI on a cost of about $17,000. At that price, adding a composite deck delivers ROI of 65.2 percent. Of course, the value of your deck will depend on many factors, including the quality of the building products you choose. Capped board composites, like Envision Decking by TAMKO Building Products, are gaining popularity. Envision Inspiration, the latest in the TAMKO collection, was introduced in late 2016, and features striking color patterns for a visual effect that’s as appealing as the financial ROI of composite decking.

■ Siding replacement - Another exterior feature that protects the whole home and greatly affects its curb appeal, new siding can cost around $14,500. When you sell your home, that new siding will recoup about 76 percent of your initial investment.

■ Garage door replacement - Older garage doors may lack modern insulating qualities and a shabby-looking door can drag down the look of your home. Replacing the garage door costs roughly $1,700 and returns nearly 77 percent of that amount at the time of resale.

■ Steel entry door - The single exterior home improvement with the greatest ROI is also one of the cheapest and easiest to do. Replacing a wooden door with a steel entry door will run you about $1,400 and you’ll recoup more than 90 percent of that cost when you sell your home.

Addressing spring ant problems The return of warm weather in the spring often marks the return of animals and insects as well. The spring season is a popular time for insects to mate and build nests. This also may be a time when homeowners see ant “swarms” in or around their homes.

Ants and termites are social creatures, and when their colonies become too large, flying ants will spread out in search of new territories and to establish new queens. This mobility may also be coupled with an increasing number of ants marching on the ground and scaling walls.

Although many species of ants are harmless, homeowners do not want to see ants inside their homes — especially in large numbers.

The following strategies can help homeowners address ant infestations this spring.

Identify the type of ant around your property

Consult with online guides or books to identify the species of ant on your property. Knowing which species of ant is in or around your home can help you address the problem more effectively.

This form of “inside-out architecture” can create the illusion of space in smaller homes, and can be a wow factor in larger homes. For homes with no room for patios, creating a rooftop deck can be a huge selling point to maximize outdoor space.

New Home Sales Post Highest Yearly Total Since 2007 Sales of newly built, single-family homes rose 12.2% in 2016 to 563,000 units, the highest annual rate since 2007, according to newly released data by the U.S. Department of Housing and Urban Development and the U.S. Census Bureau. New home sales fell 10.4% in December 2016 to a seasonally adjusted annual rate of 536,000 units.

“We are encouraged by the growth in the housing sector last year, and by the fact that builders increased inventory by 10% in anticipation of future business,” said Robert Dietz, chief economist of the National Association of Home Builders (NAHB). “NAHB’s forecast calls for continued upward momentum this year, with housing starts expected to rise 10% over the course of 2017.”

The inventory of new home sales for sale was 259,000 in December, which is a 5.8-month supply at the current sales pace. The median sales price of new houses sold was $322,500.

Regionally, new home sales increased 48.4% in the Northeast. Sales fell 1.3% in the West, 12.6% in the South and 41% in the Midwest.

Innovative home products honored In NAHB has named three creative new products as the Global Innovation Award winners for 2017. The winners are an educational course series

Floorplan showdown:

completely open vs. partially open To be (completely open), or not to be (completely open). That is the question for today’s new homes as builders adjust their layouts according to ever-evolving home buyer preferences.

General results from NAHB surveys of home buyers (in 2015) and home builders (in 2016) show that buyers have a strong preference for open floorplans, and that most builders are doing their best to create those open spaces for their clients.

There are, however, some differences between what buyers are seeking and what builders are delivering.

For example, regarding kitchen/family room layouts: 54% of builders said their typical new homes have a “completely open” floorplan.

Yet only 32% of buyers said that’s what they were shopping for.

And as for kitchen/dining room layouts: 51% of builders said their typical new homes feature a “completely open” floorplan.

But just 41% of buyers preferred this option.

While the surveys may suggest a slight disparity between the groups, it’s important to consider that the home buyers survey includes responses from both new-home and existing-home shoppers. The strong demand for completely open floorplans enables builders to compensate for the shortage of such layouts in the existing-homes market.
