You end up with 48 members in the Bismarck Mandan Professional Women in Building Council who are making a difference in their community. In partnership with the Bismarck Mandan Home Builders Association the Professional Women in Building Council is the first of its kind in our state and was chartered in October of 2020. Our members have become more involved in our local HBA and have stepped up to make our council successful.

Other community events BMPWB took part in include the United Way Backpack Program, Rebuilding Together Bowling Fundraiser, The Soup Kitchen, Rebuilding Together Day, created a local activity book for elementary kids and took part in a Prairie Patriot Self Defense Class. We look forward to promoting and supporting community involvement and are excited for what 2022 holds for our local council.

There is a seat at the table for us all and we look forward to continually growing a dynamic group who wants to see each other succeed and work together to help in our community.

A goal for 2022 is having the opportunity to visit local elementary schools to share “THE HOUSE THAT SHE BUILT” book with young children to teach, educate and mentor. It is a true story about a home in Utah that was built entirely by women subcontractors and brings awareness to boys and girls at an early age about the jobs that are available in the skilled trades.

In September of each year all around the United States we celebrate NAHB Professional Women in Building Week. This year we will be focusing on the following.

How To Tell if A HouSe HAS ‘good BoneS’ What the term really means—and how to know if a home has them.

Not-so-recently built homes are often described by realtors as having “good bones,” meaning a strong structure and high level of quality and craftsmanship at their core. Of course, you can’t see beneath the paint and drywall when house-hunting, so how can you tell if the home you’ve got your eye on has this desirable skeleton? Here’s where to look, and what to look for.

THe roof

One of the most important (and expensive) parts of a house is the roof. In your research, find out what materials were used to construct the roof on your prospective new home (slate, cement tile, and metal will last significantly longer than wood or asphalt shingles) and when it was last replaced. Look for visible signs of wear and tear such as sags, rust, leaks, mold, fungi, and any lifting, missing, cracked, or curling shingles. Over time, untended roof problems will trickle down to inside-the-home damage, so it pays to be vigilant, or at the very least to make sure you won’t be surprised by the need for repairs.

THe foundATion

The foundation is literally what keeps a house above ground, level, and insulated. A bad foundation will manifest in telltale signs throughout the house. Keep an eye out for sagging floors or ceilings, musty smells, cracks along the floor or walls, a tilting chimney, doors that jam or won’t latch, and windows that either stick or won’t close completely. Also make sure any posts or concrete supports in the basement stand fully upright—no leaning.

THe lAyouT

If you plan to renovate (and even if you don’t), you’ll want to pay extra attention to the square footage and current floor plan. Is it open or closed (each separate area is enclosed by its own walls)? Consider the number of floors, bathrooms, and bedroom size and location. Do you want the main bedroom to be on a separate floor, or do you need it to be close to a small child’s room? Make sure the location of the laundry room

is convenient—and assess the placement of appliances and toilets in the kitchen and bathroom, as changes in plumbing and electrical work are costly.

Natural light

Is the house positioned in a way that lets in adequate natural light? It could have a gorgeous kitchen, but is it shrouded by a nearby covered patio or screened-in porch? Take a moment to figure out which direction the home is facing and how light will flow through it from sun-up to sundown. (South-facing windows typically get more light than their north-facing counterparts; eastfacing windows enjoy lots of morning light while those that face west are sun-kissed in the afternoon.)

Signs of moisture and structural decay

Moisture can wreak havoc on a home’s structure. Be on the lookout for visible effects of moisture in the home—rotten wood, mold or mildew, a damp crawl space, water stains on the ceiling, bubbling wallpaper, warped floorboards, termite damage, and musty odors are all troubling signs. Take extra heed if you see any sign of wall cracks, warped ceilings, or concrete erosion, as they can indicate structural problems that will be very expensive to fix.

Enlist a professional

While you can gather some good intel on your own if you know what to look for, when it comes to buying a home, there’s no substitute for professional inspection. A certified inspector in your area will conduct a through analysis of the home’s foundation, roof, heating and cooling systems, attic, visible insulation, ceilings, and floors, among other structural elements. You may want to add testing for radon, mold, pests, and lead. If the inspector doesn’t cover electrical issues, consider hiring an electrician to point out potential electrical problems or recommended upgrades.

From the Pros Behind the Real Simple Home Advice from the designers behind the 2021 Real Simple Home that will make or break your next renovation project.

The 2021 Real Simple Home was our fourth annual idea home, but our very first down-to-the-studs home renovation project. Collaborating with Gialluisi Custom Homes, we gut renovated a 1902 Victorian in Westfield, N.J., and then worked with professional interior designers to make over each room.

With so many design choices to make along the way, it’s easy to feel some decision fatigue when remodeling, while also worrying you might make a mistake you’ll regret later.

Luckily, we had a team of experts to guide us through every step of the way. Here, the pros share their best renovation advice—plus the top mistakes to avoid—so you can stress less and focus on building your dream home.

DO think about your family’s lifestyle.

“When considering renovation, my best advice to you is to think about the people in your home and how you would like the spaces to function,” says interior designer Natalie Papier.

The goal should be to increase your home’s efficiency and functionality—then, once you have that figured out, think about the aesthetics of the space.

DON’T lose the forest for the trees.

“Some people don’t approach renovations as a whole,” warns designer Eduardo Rodriguez. “At times, they just focus on particular rooms without having a clear vision of the whole project. The first thing to do is to have a cohesive concept for the project before embarking on the renovation so that look and feel is carried out through the whole house.” Even if you’re tackling the project room-by-room to space out the expenses over time, begin with an overall design plan for the entire house so rooms don’t start to feel disjointed as the project continues.

DO shop around for the right contractor.

“One of the hardest things about doing a remodel is finding the right contractor who’s going to make their dream a reality,” says Rodriguez. “I always recommend getting a few estimates before narrowing it down to one person. But most importantly, don’t be afraid to ask all the questions you might have before making the decision.” Especially if you’re renovating an entire house, you’ll be working with this person for several months (at least!) during what is typically a stressful transition for many families. Make sure you shop around for the best price, as well as the person who matches your work style and understands the overall vision for the space.

DON’T underestimate the cost.

“From my experience with renovations, people always underestimate how much things really cost,” says Anthony Vavrica, a project manager with Gialluisi Custom Homes, who oversaw the renovation of the 2021 Real Simple Home. “Especially in these times when materials are super expensive,” he adds. When the cost of certain common building materials, like lumber, is high, it will affect the overall cost of the renovation. During a time when the market is particularly volatile, the estimated project cost from six months ago may now look very different. It’s a good idea to budget for at least 20 percent above the estimated cost and check in regularly about changes to avoid surprises.
