When buyers think of a green home, they think of features that will save energy and improve the quality of the air in the home, according survey results released by NAHB at the International Builders’ Show in Las Vegas. NAHB surveyed nearly 4,000 home buyers, both recent and prospective, on the types of features they prefer to have in their home, including eco-friendly components and designs.

To achieve their energy efficiency goals, buyers would most like to have windows and appliances rated ENERGY STAR, efficient lighting (using less energy than traditional bulbs), and insulation higher than required by code. More than half of home buyers also find these indoor air quality features essential or desirable: a home dehumidification system, an electronic air cleaner and low volatile organic compound (VOC) materials.

“It’s confirmation that the most attractive green features for home buyers are those that help them save money on energy costs as well as those that improve the air quality inside their homes,” stated Rose Quint, AVP of survey research at NAHB. A roof partially or completely covered by plants is the least appealing green feature, as only 24% of buyers would want the feature on their next home. Many home buyers are simply indifferent toward other green features, such as roof-mounted wind turbines, rainwater collection systems and recycled material or prefabricated building components.

Consumers are attracted to the cost savings green features provide.

Nearly half of home buyers are willing to invest between $1,000 and $9,999 for $1,000 annual savings on their utility bills, with 37% willing to spend upward of $10,000. The average amount increases based on the price of the home, ranging from $6,653 for homes priced under $150,000 to $10,560 for homes valued at $500,000 or more.

Survey findings also show that most home buyers would prefer a number of green options versus the non-green alternative: 74% would rather have features and finishes made of more expensive materials that last longer versus 26% who would prefer them to be made of cheaper materials that need to be replaced more often.

Similarly, 65% would opt for low-maintenance landscaping versus 35% who prefer a conventional lawn.

What Home Buyers Want in 2019

Laundry rooms and energy-saving features such as Energy Star appliances, windows and whole house certification are among the most wanted home features, according to survey results from NAHB released today during a press conference at the NAHB International Builders’ Show in Las Vegas.

NAHB surveyed nearly 4,000 home buyers — those who have either recently purchased a home or plan to purchase a home within the next three years — ranking 175 features based on how essential they are to a homepurchasing decision.

The top 10 features also inclauded home-storage needs, such as garage storage and walk-in pantries, as well as hardwood flooring, a patio and exterior lighting.

Housing trends across the board include a continued decline in the average home size and decreased demand for upscale features such as three-pluscar garages. In 2018, according to information from the U.S. Census Bureau, the average home started declined to 2,576 square feet — down from its peak at 2,689 square feet in 2015 — driven in part by increased production in townhouses, which comprised 14% of new home starts.

“Builders are trying to meet demand where it’s hottest, and that is at the lower price points,” Rose Quint, AVP of survey research at NAHB, noted regarding the increase in townhouse production. “To that end, they are building more townhomes and smaller detached homes. Townhomes take up less land, and that automatically brings the price down.”

Recent trends show new homes have been downsizing since 2016; fewer have four or more bedrooms, or three or more bathrooms. These data “show that builders are trying to respond to the crisis around housing affordability,” Quint added.

NAHB’s survey also includes key information on types and location of homes desired by buyers, including generational differences. Suburbs are the most desirable home location (64%), followed by a rural setting (24%) and the central city (11%). Millennials are the most likely to want to buy a home in a central city (23%), compared to Gen X buyers (11%), baby boomers (8%) or seniors (3%).

Kitchen and Bath Trends to Watch According to NAHB’s survey, 86% of home buyers prefer their kitchen and dining room to be completely or partially open. Top finishes include stainless steel appliances (67%), granite or natural stone kitchen countertops (57%) and white kitchen cabinetry (32%).

Nino Sitchinava, principal economist at Houzz, shared similar findings from its consumer research for kitchens and master bathrooms.

“White upon white is the new style that is emerging,” she stated — both for the kitchen and bathroom — in terms of cabinets and countertops, as well as gray on white.

Other rising trends include: farmhouse styles incorporating ample amounts of wood; engineered quartz countertops for color flexibility; vinyl and resilient flooring, especially for aging in place; wireless controls, and open interior and exterior spaces in the kitchen; and higher-end fixture installations in the bathroom, such as wall-mounted sinks, faucets and toilets.

The Federal Reserve ended its two-day meeting of its policymaking committee by announcing it would hold short-term interest rates steady and signaling that it will carefully evaluate future economic conditions before considering another rate hike.

NAHB Chief Economist Robert Dietz provides the following analysis of the Fed’s decision and how it could affect the housing market in an Eye on Housing post: “As expected, the Federal Reserve’s monetary policy body, the Federal Open Market Committee, unanimously held steady the federal funds top rate at 2.5%. The Fed’s January statement was consistent with recent policymakers comments suggesting a more flexible stance toward monetary policy at the end of last year and the start of 2019.

n excellent bellwether for advances coming to residential lighting solutions is the biennial Light + Building show in Frankfurt, Germany. The show — which boasts a staggering attendance of 220,000 global visitors — exhibits trends in lighting design, electrical systems and building automation.

While the bulk of the exhibitors are pitching their wares to commercial designers, builders, and architects, much of the cutting-edge lighting technology on display is also turning up in residential builds.

LED is here to stay. LED lighting has become dominant, overtaking and surpassing fluorescent lighting solutions in adaptability and aesthetics.

Long live the light switch! While control is becoming more automated, the doesn’t mean that the humble light switch will disappear tomorrow.

Lutron customer education leader Sam Woodward says, “The world of lighting very much used to be lamps of known fixed sizes, and there are dozens of standards of shape of lamp. Now those lamps would be sitting in fixtures, rudely referred to as lamp holders, and the two were very closely married. But now, with LED, the relationship has changed.”

“We have some very, very expensive samples that we take along whenever we’ve got a meeting with an architect,” said Peter Aylett, an integrator with the firm Archimedia.

While on the show floor, Woodward encountered “kinds of Möbiusstrip-shaped LED fixtures — things that were very much using three dimensions,” he said. The integration of bulb and fixture is leading to very creative results, he said.

Lighting is now a source of data. Bulbs are now capable of collecting information about the rooms they light, and using that information
