Introducing the

2012 Fall PARADE Of Homes

September 27-30 Four Days and 16 Beautifully Crafted Homes

“O

pen the Door to Your Dreams.” That is our marketing theme for the Fall Parade of Homes. It’s very fitting since the Bismarck-Mandan area, and North Dakota as a whole, is envied nationwide for prosperity, development and building growth. It should make us all proud to be leading the nation with the lowest unemployment, a booming energy sector and strong housing market which make buying a home in North Dakota a very wise investment.

Fall is a beautiful time of year; the colors, the new weather, and touring new homes. Area builders have worked hard this year to include sixteen homes in the Fall Parade. Each beautifully crafted and in a range of prices that everyone can appreciate. It’s a great time to explore new ideas, talk with local builders and their associates, and to fulfill your dreams. There are many reasons to buy a new home such as energy efficient appliances, new construction methods and low home loan interest rates. But the real benefits of buying or building a new home are all about family, personal choices and our quality of life. It’s impressive how our local builders continue to reinvent the homes we will live in. In addition to beautiful kitchens and baths, many homes today are 4

built so we can also enjoy an active lifestyle. Whether you are looking for a home in one of the newly developed areas or prefer something off the beaten path, I’m sure you will find many choices to consider. Your ticket gives you access for all four days of the 2012 Fall Parade of Homes, so you’ll have plenty of time to see the wide variety of homes. Tickets can be purchased at any of the sixteen Parade homes for $5. Children 18 and under are free when accompanied by an adult. Please vote for your favorite homes in each category on the ticket ballot. It is you who will choose the People’s Choice winner in each price category. By filling out your ticket ballot, you’re also registered to win great prizes donated by Carpet World and J & R Vacuum & Sewing. The builder or a representative will be available at each Parade home to answer your questions. We have also provided builder contact information by the map section of this magazine if you would like to meet with them or contact them later. You’re encouraged to make notes in your Fall Parade of Homes magazine and enjoy the flavor of each home. There will be information available at the homes from different builder associates who specialize in areas like flooring, fireplaces, appliances or landscaping. And if you visit a home that makes you smile, tell the builder or representative that you like what you see. They will appreciate your kind words. Thanks to the staff at BMHBA and the Parade of Homes committee who have worked hard to make the Parade possible again this fall. Please enjoy the tour and the wonderful homes on display for the 2012 Fall Parade of Homes. Get more details at BMHBA.com.

— TICKET INFORMATION — Tickets are $5 for adults (children 18 and under free) and available for purchase at any participating home during Parade hours.

Building Your Dreams: Finding Your Perfect Match in a Builder B uilding a home is a unique opportunity for the homeowner. It allows you to choose the specific floorplan that works best for you and your family. It allows you to add your personal touch to everything from the countertops to the flooring to the faucets. It allows you to dream. That is why having a good relationship with your builder is vital to an enjoyable and successful home building experience.

A well-known architect by the name of Robert A.M. Stern once said, “The dialogue between client and architect is about as intimate as any conversation you can have, because when you’re talking about building a house, you’re talking about dreams.” In order to have these intimate discussions with your builder (the architect of your home), you need to be able to trust them. While face-to-face meetings to get to know your builder before you sign a contract are very important, you also need to check with others who have worked with that builder in the past to find out what they are like to work with. Most builders are more than willing to share references with potential customers.

By Chelsea Gleich

While making sure you’re working with a reputable builder is top priority, you also need to decide if they are the right style match for you. If your dream is a sleek, modern masterpiece, you don’t want to be working with a builder who specializes in the rustic and more traditional styles for example. However, many builders do work with designs and customers across the style spectrum. So, if you find a builder you love who might not be your perfect style match, ask them if they’ve ever done or would like to do a home in the style you are envisioning. Not only should your style sense mesh, but also your personalities. You should be comfortable enough with the builder to be able to ask questions and possibly raise concerns through the process. Even if your builder seems a perfect match for you on paper, if your personalities do not work well together, you are bound to have a frustrating building experience. Finally, make sure to read and agree on all the terms in the contract, especially any possible warranty clauses. While warranties are not required by law, many builders do offer them. Building a home just for you is a unique and wonderful experience, and the right builder can help you see your dreams become reality.

High Design with Kids in Mind

F

or many years, creating family-friendly spaces meant sacrificing your design aesthetic. Thankfully, gone are the days when having children meant succumbing to a house full of bright-yellow bins and sofas wrapped in plastic. Today, new materials and technologies make it easy to create a beautiful, well-designed home that meets the needs of adults and children alike. The following tips may help you design a living space that satisfies your design goals and meets the demands of your youngest family members.

Invest in good furniture.

It may seem counterintuitive, but Erica Islas, interior designer, encourages clients with young children to buy high-quality furniture. “Some people are afraid to invest in living rooms and family rooms because they think kids will ruin everything,” Islas says. “But the truth is that you have to get things that will hold up to children.” Children are notoriously tough on furniture; and the cheaper furniture you may be tempted to buy will likely break more easily and need to be replaced frequently. Instead, look for pieces that are built to withstand years of abuse and can be reupholstered or refinished once your children have grown. Furthermore, many furniture manufacturers and stores offer warranties. Consider those carefully and decide if the extra protection would be of value to your family.

26

Bismarck-Mandan HBA • Fall Parade of Homes 2012

Use color, pattern and texture.

Instead of creating a neutral, never-used formal area, use bold, textured fabrics throughout the rooms in which you spend the most time. Pieces incorporating color, a bit of pattern and touchable textures will not only create interesting focal points throughout your home, but will help camouflage spills. If complex patterns aren’t your thing, consider materials such as leather or vinyl that can be wiped clean. No matter your design aesthetic, make sure to protect your upholstered pieces with a stain guard.

Accessorize out of children’s reach.

Creating a kid-friendly space does not mean glass and art should go into storage. Instead, teach your family to appreciate beautiful objects by living among them and elevate the more fragile accessories so they are out of reach. Shadow boxes and enclosed shelves make stunning display cases for your most delicate decorative pieces.

Prevent a mess before it happens.

Kids learn and explore through hands-on activities, but too often their adventures translate to extra work for you in wiping away mess and grime from household items. To reinforce the importance of washing hands after play time, consider investing in a hands-free or touch-activated faucet. These faucets turn on when tapped or when hands are within a 4-inch sensing field. This helps kids reach the water, even if the handles are too far away, and makes it easy for anyone to turn on the flow of water without transferring messes. Best of all, these faucets come

in many finishes and can still add style to your bathroom or kitchen.

Make surfaces easier to clean.

When selecting paint for high traffic areas, consider semi-gloss and high-gloss finishes, which are easy to clean. A damp sponge is all you need to clean fingerprints and smudges from your walls. Many brands of semi-gloss enamel paint, for example, form a protective shell to protect walls against scuffs and marks.

Encourage togetherness with savvy storage.

Many parents designate separate play areas to keep clutter out of communal areas. Instead, encourage togetherness by creating storage options in every room of the house. “Clutter is part of family life,” Islas says. “The key thing to remember is to have a place for everything; this means coat hooks • Continued on page 28

Five Reasons Why Buying a Home is a Good Idea

B

uying a home is a big decision.

Whether you’re thinking about buying, or already have and just

need some affirmation, you may find it comforting to know there are still plenty of good reasons for financially

stable people to buy a house. Here are a few:

Homeownership can help make good credit even better. If you have good credit, live within your means, and consistently make good financial

decisions, a mortgage can be the kind of “good debt” that helps your overall financial health. Making regular payments on a mortgage shows potential lenders that you’re a less risky candidate for a home loan. Before you begin home shopping, it’s a good idea to check your credit. Enrolling in a product like freecreditscore.com can help you better understand and leverage your credit. A mortgage can function like an automatic savings plan. By now, you’ve read the news reports about how little we Americans save these days. Well, every year you pay on your fixed-rate mortgage, is a year of building equity, and equity is like money in the bank. When it’s time to sell – whether you’ve stayed in your home seven years or the full 30 year • Continued on page 30

term – you’ll have created equity and should be able to sell your house for more than you owe. Homeownership comes with plenty of financial perks, including an income tax credit for property taxes you pay on your home. For detailed information on tax breaks check out IRS.gov. Buying a home also affords you the opportunity to halt your housing costs. Rent will always go up from year to year, but if you have a fixed-rate mortgage (avoid adjustable rates) your biggest annual expense – housing costs – will be locked-in. Mortgage interest is a good deal when stacked up against other types of interest that don’t do much for you – such as high credit card interest rates or low rates on savings accounts and CDs. Mortgage rates are low right now, meaning you can pay less over the life of a loan than at practically any other time in recent history. Plus, it’s the only kind of interest that you can deduct from your taxes. Prices are still relatively low and inventory is high. It’s been a buyer’s market for a long time, but that’s going to change. The question is: when will the market start to improve in your area, taking home prices with it? You’ll have to do some legwork and astute research to determine when is the best time for you to buy. If you monitor your credit and are on a sound financial footing, buying a home can still be a good idea. And now is as good a time as any to make your purchase.
