Registered Master Builders House of the Year Judging the competition

A panel of industry experts has put the homes featured in this magazine through a rigorous points-based judging process. The highest-scoring projects are awarded Gold and the best become Category winners The three Category winners with the highest points and who meet the points threshold are named Regional Supreme House of the Year under $1 million , Regional Supreme House of the Year over $1 million or Regional Supreme Renovation of the Year. Entries are judged on building excellence, but also on their lifestyle value, so you’ll see kitchen, Plumbing World Bathroom, outdoor living and APL Environmental and Sustainable lifestyle awards. Excellence in workmanship is recognised by the prized Pink Batts Craftsmanship Award The Waikato competition, one of nine regional House of the Year events, is held on August 18. PLAN FOR SUCCESS

It is no secret that Kiwis love their houses and building your own home is a dream for many of us. Building (or renovating) is a big deal and can feel daunting – good planning, preparation and communication are the key ingredients to a rewarding and successful building experience.

Planning is essential

Working with the right builder is key. An accomplished builder will guide you through the design, consenting, construction and approvals stages, then build your dream home. Make sure you choose a builder you want to work with, and who has completed similar projects to yours. Speak with their previous clients and, if you have doubts, wait until you find the right person. A Master Builder will streamline the process, as each has been vetted and receives ongoing support and industry training.

Communication is everything

Maintaining concise, consistent communication with a builder is vital. Set clear expectations around timing and budget and be honest about your needs and limits. This ensures both parties can flag any concerns. Building requires bringing together diverse skills and resources. Ask builders about their relationships with trade partners – a Master Builder understands the importance of effective communication and relationships.

Contracts and legal advice

Get everything in writing and review your contract with a lawyer. Be realistic – if you receive a price that looks too good to be true, it probably is. Ensure your builder understands the market conditions and can discuss them with you. Most contracts have a clause for price fluctuations – discuss this with your builder and ensure you understand the risks. Be wary of fixed-price contracts as you may pay too much contingency. Conversely, too little contingency can create an even greater risk. Discuss a payment schedule with your builder to ensure you are not paying too much in advance and you have a fair allocation of risk.

Dark and dramatic

Grand but elegant kitchen design comes down to thoughtful planning rather than splashy spending.

Whether it’s a flambéed dessert or a dish that’s garnished with a flourish, a touch of theatre never goes awry with food. The same idea applies to kitchens where luxurious fittings create a bit of drama and make eating and cooking that much more enjoyable. Think swathes of statement stone, natural timber in flooring and cabinetry, and tapware in metals with vintage finishes like aged iron and brushed nickel. Layering different levels of sheen in the room, such as matte-painted cabinetry paired with shiny stone and reflective glassware or lighting, creates visual interest and decadent comfort. Interior and kitchen designer Kathrine McDonald says achieving an opulent look often

comes down to well thought-out design rather than the most expensive materials. “Your design will define your finishes, and it’s easy to create a sense of luxury with cheaper products if the layout is right,” she says. “I always think stone and natural materials raise the sophistication level, and you can do things like wrap an extractor fan in stone or render to make it a statement. Think about intersections like where the bench ends and how that lines up with elements such as windows.”

Colourwise go for dark and dramatic hues such as charcoal, burgundy or British racing green, or creamy vanillas in rooms with sheer drapes bathed in light.

The clients, retired homeowners, wanted a house with solidity, grandeur and classic American charm. Entrusted with the project was third-generation builder Chris Burns, whose father, Alex, had constructed the couple’s previous home three decades before. Chris set about turning their vision — a Cashmere brick home with the sort of gables, deep eaves and porticos found in Cape Cod-style houses — into highly crafted reality.

How does a guarantee work?

A Master Build Guarantee is a warranty product and includes insolvency protection. It is not an insurance policy.

With its rolling surf, black-sand beaches and bush-lined hills, it’s easy to see why Sascha Kreßmer and Christina Schregel based their business in Raglan. Partners in life and in work, the pair run Motide, a furniture and kitchen- and bathroom-design company where nature is at the heart of their enterprise. Natural materials such as rattan, cork, stone, linoleum and reclaimed timber feature widely in their handmade vanities and cabinetry, and everything is sawn, jointed, turned and sanded using traditional woodworking techniques.

“Nature is a huge source of inspiration for me, and respect for the environment was instilled in me from an early age,” says Sascha, who is the ‘maker’ of Motide’s designs.

“Wood is a material that I love to work with and find incredibly beautiful in its texture, tones and feel. I approach working with it with great care and respect, allowing its characteristics to guide me as I transform it into a piece of furniture,” he says.

Christina, who manages the design side of the business, adds: “In our design process, we embrace the textures and hues found in the environment. Our products are timeless pieces that withstand the wear and tear of daily use and only get more beautiful with age.”

The pair hail from Germany but have lived in New Zealand for 16 years. Before starting Motide in 2017, Christina worked as an architect for 13 years, and Sascha was a joiner and architectural technician. These days he prefers being on the tools more than using computers, although he employs his technical background to apply mathematical precision to his furniture.

Christina uses her architectural and design knowledge to create kitchens and customise pieces tailored to clients’ homes. She enjoys being able to focus on detail and functionality. With a movement away from fastfurniture, and towards longer-lasting products made using sustainable construction techniques, there’s an increasing demand for Motide’s bespoke creations.

“There is a growing awareness of the importance of

knowing where and how items in your home are made. More consumers appreciate artists and artisans who work with natural materials and are opting for handmade pieces over fast-furniture,” she says.

“We strongly believe that quality manufacturing and sustainability go hand in hand, and we strive to build products that are made to last as a testament to our commitment to a sustainable future.”

Although furnishing a new home can be daunting, when choosing pieces for a home or planning bathrooms or kitchens, Christina advises homeowners to think about their favourite colours and personal style right at the beginning of the process. Planning the space carefully is also essential.

“Instead of approaching each room as a separate entity, consider choosing a design style that can be applied throughout the house for a harmonious look and feel. By selecting a theme, you’ll make it much easier to find furniture pieces that fit your style,” says Christina.

“Proper space planning is also crucial to be able to visualise how your furnished space will look. It’s important to consider the layout of each room, including its dimensions, lighting and spacing. Ensuring the size of your furniture fits within the space and that pieces sit together without overcrowding is key to a functional and aesthetically pleasing design.
