HOUSE OF THE YE AR 2021
Welcome
to the Registered Master Builders House of the Year 2021 magazine for the Waikato Region Once again, the prestigious Registered Master Builders House of the Year competition has attracted hundreds of top-quality entries from around New Zealand. These new builds and renovations have wowed our expert judges, who are all leaders in the fields of construction and architecture. We hope you enjoy this annual showcase of craftsmanship from the Master Builders in your region. The results go live at www.houseoftheyear.co.nz on July 24. Nate Alley, President | Registered Master Builders Waikato Branch
How the Registered Master Builders House of the Year competition works All entries are awarded points by two judges (a builder and an architect). The projects with the highest scores are given Gold Awards and the best become Category winners. Then, the highest points-scoring Category winners are named Local Supreme House of the Year or Local Supreme Renovation of the Year. Entries are judged on building excellence, but also on their lifestyle value, so you’ll see kitchen, bathroom, outdoor living and sustainable home awards. Excellence in workmanship is recognised by the coveted Craftsmanship Award. The Waikato Region competition, one of 11 regional House of the Year events, is held on July 23. You can see all of the results at www.houseoftheyear.co.nz from July 24.

It’s easy to bemoan the amount of plastic in the world, but much harder to do something about it. This book helps readers end their reliance on the material and suggests easy swaps that are much kinder to the planet.
Wood, we are told, is style. This hardback shows how it is used in homes all over the world and guides architects, interior designers and builders in the many ways it enhances modern buildings. Even daring architecture is given warmth and cosiness.

When you have overseas clients living in a different time zone and an architect in another part of the country, you need top builders who are also excellent communicators. Enter SJR Builders, who shared the vision for this family home and overcame the challenges to deliver their clients’ dream. The 355sqm home sits unobtrusively in its park-like surroundings, thanks to the natural building materials used and copper downpipes and spouting. Engineerdesigned stepped-block foundations allowed the house to follow the contour of the site.
The easy flow of the living and bedroom wings is great for family living. Skillion roof framing and an open raking ceiling in the living and kitchen area lend an airy, spacious vibe. Bespoke elements feature throughout the four-bedroom, four-bathroom home, from extensive use of natural stone and handmade tiles to the smart outline of the kitchen and bathroom cabinetry. Anyone for tennis? A dip in the pool? Baking up a storm in a kitchen that has a 4.3m island with a polished granite benchtop? Perhaps a workout in the gym? It’s all here, because this 451sqm home has been designed for the needs of a growing family. And because adults need to be catered for too, there’s a wine cellar. You’ll also find five sunny bedrooms, three bathrooms, multiple living spaces and, at the heart of the open-plan living zone, a sense of light and openness, thanks to a 2.6m stud height. Clever design means some areas can also be closed off to create more intimate spaces.
The focal point of the kitchen, complete with scullery, is the island of dreams, around which everyone in the family gathers. Glass doors to the outdoor living room create great flow and the possibility of year-round entertaining. Clever use of natural bluestone cladding throughout ties the interior to the outside and creates textural appeal. The soft colour palette inside is the perfect backdrop for the artwork created by one of the homeowners. The house also has a sophisticated solar-panel system that’s monitored and controlled through an app. For more of this house go to houseoftheyear.co.nz

You’ll find everything a family could ask for in this beautifully designed and crafted home. The 390sqm property with its striking twin forms is walking distance to schools and ideal for working from home. The clients wanted a pavilion-style house suitable for growing teenagers, with separate upstairs and downstairs living zones. Mission accomplished, with aplomb. The main living space, with a towering ceiling, was created with two stunning built-in libraries. Here you’ll find five-metre-high remote-operated drapes and a gorgeous metallic pendant reflecting its sumptuous
surroundings. The kitchen, sophisticated yet family friendly, connects directly to decking and landscaping. Over two spacious floors you’ll find five bedrooms, three with ensuites, so having guests to stay is a breeze. Exterior walls are clad in vertical cedar and elongated black brick, lending a sense of simplicity and elegance. The garage hasn’t been left out of the design equation either – ply with negative detail creates a high-end look. And just when you thought this place couldn’t get any better, planning for a pool is underway. For more of this house go to houseoftheyear.co.nz

At the foot of the Kaimai Range is an eHaus that is home sweet home for both owners and travellers alike. A clever combination of family dwelling and bed-and- breakfast accommodation is achieved with well-designed visual separation between the two. On arrival, you’ll be struck by the grand sense of welcome offered at the entrance, and with Mount Te Aroha as a backdrop, there are picture-perfect framed views in all seasons. The owners’ commitment to sustainability and energy efficiency is woven into every aspect of this build.
As well as operating with a very low energy input (it uses 75 per cent less heating than a standard New Zealand home), its Passive House building technology delivers an ultra-healthy and comfortable indoor environment. This home is also poised for future solar generation and electric-car charging with all wiring prepared in advance. Visit this house and you’ll be confident in the knowledge that ultimate comfort, style and privacy will be waiting for you. For more of this house go to houseoftheyear.co.nz

Imagine savouring the ever-changing views of the Waikato River while sipping your morning coffee in the dining nook or relaxing on the full-width deck. The owners of this handsome 350sqm home don’t have to. It’s something they can enjoy every single day. As you walk into the four-bedroom home you’ll notice wall panelling that cleverly conceals the entrance to the powder room and leads you to the hub of the home. Here, in the designer kitchen, you’ll find a large scullery, sleek black European appliances, a full-height bar fridge and a drinks station – all set up for entertaining.
The main bedroom suite on the ground level is a true sanctuary, and has a stylish walk-through wardrobe to an ensuite with a double shower and luxurious bath. Upstairs are two bedrooms, a bathroom, another living area and kitchenette. What could be better for teens? It’s all tied together with quality detailing and natural flow. The exterior timber cladding and coloursteel make this a striking contemporary home and while the riverside site had its challenges for the Design Builders’ team, the results speak for themselves. From the road, you can catch a glimpse of this home with its elegant, clean lines before it disappears down the gully and tucks into the hillside. Get a little closer and you get a sense of the seamlessness of the 193sqm build. The integrated garage door ensures the coloursteel cladding on this side of the house is uninterrupted. Turn the corner and the steel is replaced with beautiful vertical cedar cladding. But just wait until you step inside the three-bedroom home. A vaulted ceiling and crisp palette allow views of the surrounding gully and Waikato river to shine.
Oversize windows in the open-plan living space provide light and frame the scenery. A full wall of bifold doors open onto the deck and invite nature inside. Louvres give this outdoor space year-round appeal. Inside, white slats separate the living space from the staircase and mirror the black fins that create privacy on the river-facing deck. Skylights in the main bedroom and ensuite siphon natural light in, while hand-blown pendant lights above the staircase add soft ambience. For more of this house go to houseoftheyear.co.nz

This contemporary, cedar-clad pod-style home is enviably positioned on the banks of Lake Karapiro with views most of us only dream of. The design incorporates three pods: the home, a standalone boat shed, and a detached double garage linked by a covered breezeway. The 325sqm house has been orientated to take advantage of the tranquil lake views and capture maximum sunshine. A beautiful open fire sits on a custom-built concrete hearth, which was poured in situ, and is the focal point in the living and entertaining area.
Polished concrete flooring was used in the main living areas for its practicality and durability, while carpet provides comfort and warmth in the bedrooms. Large sliding doors are flush and open to a selection of covered decks and courtyards, providing all-weather options for shelter, relaxation, and entertaining. The modern black kitchen with clean lines and subtle accents of cedar and brass provides a practical space in which to work and entertain, while also complementing both the interior and exterior decor. When you have a building site with dreamy views of neighbouring farmland, you want your house to capture and celebrate them. Enter the Grant Stewart Building team and their clever architectural plans. The result is a thoroughly modern home that more than meets its vista-grabbing brief, along with the owners’ requirement for a family focused home. And because the project was a collaborative effort, the building team could incorporate the clients’ ideas at every stage. These range from hand-crafted pebble-mix polished-concrete flooring to a cedar wall that runs
seamlessly from inside to out. It’s these details that elevate the 294sqm fourbedroom house to something special. While exhibiting modern design, rooms are crafted to feel homely and cosy. Standout features include underfloor heating, central air-conditioning and superior finishings throughout. The main-bedroom suite is in a league of its own with two walk-in-wardrobes and a large, tiled ensuite. Outside, a mix of weatherboard, honed block and cedar combine to produce a stylish look. WARM HEARTED The owners of this attractive modern home loved the location of their old 1940s villa, but because it was cold and draughty, they decided to replace it with a modern, energy-efficient eHaus Euro. Now they have a 222sqm two-storey three-bedroom house that provides a consistently comfortable temperature all-year round using minimal energy. It’s all thanks to Passive House construction methods.

Airtight and highly insulated, there’s a ventilated heat-recovery system and highperformance windows to retain heat and comfort throughout the year. Yes, it is a top performer, but it’s also a looker. The open-plan kitchen and scullery, dining and living room with inbuilt cabinetry, opens to an elevated outdoor living space with a louvred pergola. There’s no better place to
take advantage of expansive views. Two fully tiled bathrooms and laundry storage further enhance this easy-to-live-in home. In the garage the over-height ceilings and door allow the owners easy parking of their motorhome. Returning from intrepid travels to a warm dry, light-filled house is always a pleasure. GREEN VISION A singular vision can be a bonus – and that’s what the owners shared when they first visited this site. Where better to achieve their dream of building an energyefficient home as sustainably as possible, and within budget, than here? With the expertise of Beach House Builders, a Homestar Practitioner, the finished result meets the
owners’ brief as well as their dreams. The polished concrete floor provides thermal mass, collecting the sun’s heat and keeping the house warm in winter, while thermally broken joinery minimises heat loss. In fact, ‘let the sun shine in’ could well have been the mantra here. Ample glazing on the home’s north-facing walls welcomes in the rays in cooler climes – and the large over-hanging eaves keep them at bay when summer comes. It all adds up to a win-win situation. “The team were able to create a beautiful home with low running costs, while also leaving less of an impact on the environment,” says the builder. Three bedrooms, two bathrooms and one living room are replete with energy-efficient lighting and appliances. For more of this house go to houseoftheyear.co.nz

Q&A HOW TO BUILD A HOME THE RIGHT WAY
Master Build 10-Year Guarantee. It gives us peace of mind knowing that if something does go wrong, Master Builders will help resolve any issues and finish our home. At less than 1 per cent of the build cost, it was a no-brainer for us. How did you find working with your builder Nate? It was a fantastic process. Nate brought a wealth of building knowledge to our project. Having someone who truly knows his stuff put us at ease. Discussing the build with him was always a highly productive experience as he is never afraid to give you his honest opinion. His focus was never about up-selling. Instead, he was dedicated to what he thought was best for us and our home. He understood our budget from the outset and helped us to ensure we got great value for money.
Building a new home can seem daunting, but Waikato’s Nicole Kara couldn’t be happier with her decision to build
Nicole Kara and her husband Kurt built their dream house in Hamilton – a home for themselves and their two young children, as well as Nicole’s parents. The project was a rewarding experience, which Nicole credits to the work of her team of Master Builders at Sentinel Homes. The build took place last year and the lockdowns certainly added to the apprehension that all homeowners feel during the building process, but Nicole says she is incredibly happy with how the project evolved and believes there has never been a better time to build. We caught up with Nicole about the process and asked her to share tips for others who are thinking about building their own homes. What would you say to those considering building a new home, particularly at this time? It’s worth taking the leap. Like anything, you can spend hours thinking about what could go wrong. Despite uncertain times, we know we made the right decision. For us, the timing couldn’t have been better – interest rates were low and our builder and his team had capacity. We were considering renovating, but convinced ourselves that if we are going to spend all that money then why not get exactly what we wanted. We found a bit of land and made the jump into building a home that’s perfect for our family.
Do you still believe this? We all know there’s a housing shortage, which means we should all be motivated to build new, where possible. One of the best assets in New Zealand is real estate. Kiwis love property – we can see it, understand it and its value holds up over time. Low interest rates have made it an ideal time to build. Everyone is trying to buy homes and they are all being snapped up. Rather than joining the race, and having to settle for something that’s not quite right, we decided to spend this time on our build. Tell us about your build. We chose a Master Builder to ensure we had the backing of a trusted organisation. We worked with Nate Alley from Sentinel Homes on our family home just outside of Hamilton. How did you go about finding a builder you could trust? We did our research, shopped around and asked friends. We took on board customer testimonials and reviews. In the end, we went on the recommendation of a friend of friends who had worked with Nate before and spoke really highly of him. Nate being a Master Builder helped us make the decision – by choosing a Master Builder we knew we were choosing quality and someone we could trust. It was also very important for us to be protected by a guarantee, especially with an investment of this size. Only Master Builders can offer the protection of the market-leading
What advice did your builder give you about the specifics of your project? From the start, Nate and the team had a real emphasis on quality and what would give us the best outcome in the long-term. Sometimes the cheapest option is the cheapest for a reason and won’t last. We had plenty of conversations specifically around what materials were best. Nate was great at explaining the cost behind certain materials and then would recommend what he’d use himself. Obviously, I’m not a builder, so we came in with no real idea of what was best. To have that expertise and advice on hand was really comforting. A big focus for us was the importance of the sustainability and durability of the house. This led to our decision to use brick for our exterior, rather than cedar, as it requires less maintenance. Do you have any tips for others about how to best work with your builder? My number-one piece of advice is to build a strong and trusting relationship with your builder, right from the start. Second is frequent and clear communication. Sentinel Homes was incredible with this, and I would be quick to recommend them to anyone. Another bonus of working with Sentinel Homes is their use of the CoConstruct app. This allowed us to stay informed about the progress of the build with regular updates and photos. It also provided us with a place to keep everything in writing, which we could easily refer to. It really helped us keep on top of things, especially when you’re trying to think of what you might have missed. It keeps the work trucking along by allowing you to be able to respond to approvals in real time. It’s great to see this kind of technology available.

Take two pavilions, connect them with a link to make an H-shape and what have you got? In the case of this 237sqm property, you have a four-bedroom home that’s built to invite in as much of the rural landscape it can, and as much light and warmth on offer. Floor-to-ceiling windows and glass doors do the trick and, as a result, the house feels cosy and the vistas are second-to-none. The portico, which is an extension of one of the living spaces, is the ideal place for a get-together or family meals, no matter the weather. It’s easy to picture yourself
there with a hot coffee or chilled wine. Along with special touches such as oversize sliding barn doors, clever design and top-of-the line craftsmanship are also on show. The kitchen, open and streamlined, is both a dream environment in which to create meals and a great place for family and friends to gather. Outside, white-painted bagged-brick and vertical cedar accents – perfectly suited to the style and shape of the home – make a strong statement within the vivid green landscape. Crafted with the clients’ wishes and subdivision guidelines in mind, this three-bedroom home has crisp lines, contemporary colours and enjoys views over the surrounding area. A mix of monopitch roofing lines, stack-bonded bricks, weatherboard and durable vertical cement cladding creates interesting lines and textures on the exterior. On the inside, a 2.7m stud height in the entrance and living areas, combined with brick feature walls, are just a taste of the well-considered and luxurious touches throughout the 200sqm home.
The expansive living and dining areas open to a generous portico. There’s no better place to relax with friends and family, even when the weather is uncooperative. The design for this distinctive brick U-shaped house started with the outdoor lounge. Once this space was given centre stage, the big open-plan kitchen/ dining/living zone was designed to connect with it. As a result, you can step out of the house proper, into the outdoor lounge with louvred roof and inbuilt barbecue, and onto an extensive front lawn. It has indoor-outdoor flow in spades and the kids love the easy access to the outdoors. Inside the 350sqm, four-bedroom house you’ll find macrocarpa walls and ceilings in the outdoor lounge and ply ceilings with a 4mm negative detail in the kitchen-
living area, second lounge and hallways. Wood – there’s macrocarpa on the floor too – and brick around the interior give a cosy feel. A living wall in one of two bathrooms ensures nature also has a presence here. Outside, aged red brick is offset with bandsawn macrocarpa, allowing the house to sit naturally in its rural landscape. This house has all you’d expect from a builder’s home – sumptuous bathrooms, a double garage and a main bedroom with walk-in wardrobe and ensuite. There’s also a warm, relaxing feel, which was the family’s goal. For more of this house go to houseoftheyear.co.nz

One thing stands out when you first spy this 359sqm home – its strong lines. These make a bold statement in the suburban neighbourhood and veer away from the silhouette of houses currently being built. This house was constructed by its builder-owner with everything he wanted – four bedrooms, three bathrooms (one with skylights) and an open-plan kitchen, dining and living area. In the latter you’ll find another eye-catching statement – a light fixture comprising a series of illuminated circles – that hovers above a circular table with a lazy Susan. There’s more
than enough room here for the extended family to gather around, share meals and enjoy each other’s company. The same can be said for the landscaped barbecue area, which also has a spa pool. What could be better on a cool Waikato evening? Out the front, there’s also a fish pond. As a bonus, smart devices – including a digital fridge, mobile-controlled air purifier and intelligent speaker – can be controlled by everyone in the family. This house, which also has a double garage, study and self-assured attitude, is no shrinking violet. For more of this house go to houseoftheyear.co.nz

Crisp lines and strong shapes are always attractive and this show home has both in spades. Just take a look at the monopitch roof; the main bedroom’s feature wall made of warm, vertical timber; hexagonal mirrors in the bathrooms; and twin sets of long, narrow windows that make innovative frames for the great outdoors. Striking. The clever 177sqm design has four spacious bedrooms and an easy flow to the generous social hub, which takes centre stage. This entertaining area extends onto the north-facing decking area with gully views.
The kitchen is a streamlined delight. Rich, warm timber finishes mixed with black tones here and in the living area result in a luxurious, opulent vibe. The main bedroom is a welcoming retreat with its feature wall, generous wardrobe and classy ensuite. On the exterior walls, brick and vertical-grooved panels continue the theme of strong, good-looking lines and striking feature posts top it off. All this, plus a spacious family bathroom and double garage, add up to a light, airy, inviting home in a class of its own. For more of this house go to houseoftheyear.co.nz

KEEPING IT CLASSY If you’re looking for a family home that makes a striking first impression, here’s a cracking example. A range of textures on the exterior create a look that’s classic yet cutting-edge, dark and brooding yet immediately appealing. It’s the combination of Linea weatherboards and vertical timber that does the trick. Swish as it looks, this is also a tailor-made family home, with a 180sqm floorplan, four spacious bedrooms

and two bathrooms, including an ensuite in the main bedroom. The contemporary layout comes with an open-plan kitchen (and walk-in pantry), dining and living areas. In the dining zone, a built-in window seat has been included to make the most of the relaxing space. Vertical tongue-and-groove-style wall linings have been strategically positioned throughout the interior
to add texture and visual interest. The palette is subtle and easy on the eye, but the addition of colour in key areas, such as green in the bedrooms, introduces personality. Indoor-outdoor flow? For seamless, sumptuous living, pour a glass of wine, slide open the doors from the living zone and step out onto expansive decks. For more of this house go to houseoftheyear.co.nz

Proud to support JCC Build for this quality build.
Who’d have thought the tired home that once occupied this site could be transformed into the stunner it is today? The JCC Build team who carried out the renovation and extension applied their skill and craftsmanship to every corner of the house. And it shows. The elegant three-bedroom, two-bathroom home oozes charm from the moment you set eyes on it. Head down a shared driveway – which posed access challenges during the build – and you’ll come to a landscaped walkway between a garage and a pool. It leads to a smart, dark home trimmed in white and with
wow-factor stone accents. Adding to the undeniable appeal is the poolside zone and, on the other side of the house, a deck and portico with lake views. Bespoke details abound in the 230sqm home – exposed trusses give the living zone height and airiness; the stylish white kitchen has a scullery; and the main bedroom, with ensuite and dressing room, leads to a deck with views. This project was a true collaboration between the builder, tradespeople, designer and owners, who are delighted with their revamped home. For more of this house go to houseoftheyear.co.nz

BUNNINGS RENOVATION OVER $1MILLION
ENDERLEY
NEW LEASE ON LIFE Recladding an existing building can pose myriad challenges, but the complete reworking of five twobedroom homes was something that Lobell Construction relished. The project manager and the team “got stuck in and thoroughly enjoyed” bringing the apartments, deemed to be “write-offs”, back to life. The apartments were built without a cavity and had
leaked badly over the years, but Lobell offered a price to gut and rebuild all five. The team started with one double unit to get a feel for the scope, and once they understood what was required, they scaffolded and wrapped it, before demolition work began on the remaining buildings. A new cavity and plastic weatherboard system was installed in all of the homes, resulting in a sharp look that’s easy to clean. Numerous overlapping powdercoated flashings from all angles provide a fail-safe system to prevent vulnerable points from leaking. The clients are extremely pleased with the outcome – attractive, water-tight homes. They are not the only ones. From a morale and results perspective, Lobell found the transformative project highly satisfying and successful. For more of this house go to houseoftheyear.co.nz

LOOK ON THE BRIGHT SIDE Evie Kemp’s kitchen is the antithesis of the one- and two-tone examples we’ve seen in recent years. When the Kiwi designer, known for her bright, busy and joyous interiors, gave her own kitchen a makeover, she opted for brightly painted cabinets, a black sink, tap and lamps, and tiles that she added colour to herself.

GARDENS GARDEN
5 TREES FOR SMALL GARDENS
Seven sins of
LANDSCAPING Landscaping and establishing a new garden is fun, hard work and not without its pitfalls. Here are some of the most common garden and landscaping blunders to avoid, says Mary Lovell-Smith
THINKING there’s not enough room for trees, or even one tree. There is always room for at least one in a garden. Can it be called a garden if it is treeless? No, rather, it’s a dispirited chunk of outdoors. A tree brings shade, sound, colour, perspective and movement to a garden. It’s just about working out which is best for your situation. (And, remember, trees will increase the value of your house should you sell it.)
MISTAKING outdoors for indoors and making outside ‘rooms’ that attempt to obliterate what the outdoors is all about – nature. Embrace the elements and refrain from filling up your outdoor space with rugs, sofas, TV screens, heaters, lamps and the like. Hedges make wonderful walls, tree canopies ceilings and flagstones floors.
IMAGINING that every house, no matter the style or age will benefit from a deck. Many homes don’t suit the standard timber deck. Show imagination and design a deck (or get a professional to design one) to suit and enhance your home. Not that decks are the be-all and end-all; it may be that a concrete or tiled terrace or patio, veranda or porch will work better for you.

R EGIS TER ED M AS TER BU ILDERS
FORGETTING there are four seasons – not just spring and summer – when blossom and flowers are doing their thing. Also plant for autumn and winter, with plants and shrubs that bloom late, have leaves that change colour and berries to attract the birds.
NEGLECTING the view of the garden from indoors, which is most often how we see our gardens. This may mean framing it out of a window with foliage, or placing a particularly pretty shrub a couple of metres from a window to draw the eye outside.
WANTING to control every inch of the garden. Banishing weeds, keeping hedges razor sharp, and maintaining perfectly manicured lawns is fine, but what about the creatures that live in the garden and make homes in the likes of rotting logs or long grass? Also, the price of maintaining such a tidy garden is a high cost in labour or, worse, chemical warfare and its collateral damage.
PAYING the price of impatience by choosing fastgrowing trees and hedging plants. These are wonderful
A key to choosing trees for modest gardens is not so much the size, but how dense and dark they will be in full leaf. Those with an open aspect and sparse leaves are preferable. The other consideration is getting your money’s worth from the tree, such as flowers in spring and summer, colour and fruit in autumn.
Jacaranda mimosifolia
Smothered in clusters of fragrant, purple blooms in spring and summer, jacarandas are a sight to behold. Prefers warm climates or at least a sheltered, warm spot.
Judas tree (Cercis siliquastrum)
This pretty, deciduous tree has heartshaped leaves and clusters of bright pink flowers followed by showy, dark purple pods. Prefers free-draining soil.
Amelanchier canadensis
A small, spreading tree with starry white flowers, and coppery new leaves that turn green before developing brilliant colours in autumn. Tolerates wet soil and drought.
Zelkova serrata
Also known as Japanese elm, this beautiful tree has a wide, spreading habit and gently weeping branches. Its red-purple colours can be stunning, especially in areas with chilly autumns. Prefers moist, well-drained soil, in full sun or partial shade.
Kōtukutuku
Tree fuchsia, or Fuchsia excorticata, has stunning rust-coloured papery bark and its branches grow at interesting, twisted angles. Bees love its red and purple flowers. Prefers moist soil.
for the first few years when they shoot up to successfully provide privacy or hide something unsightly. However, once they reach the desired height they won’t stop growing. You’ll find they will require a lot more work to keep trim than many slower-growing species.
