Each year a maximum of 100 entries from the regional competitions receive Top 100 status and, out of those, we find the National Category winners. The three best houses (a new build under $1 million, a new build over $1 million and a renovation) become the National Supreme winners, to be announced at an awards gala on Saturday, November 25.

PLAN FOR SUCCESS

It is no secret that Kiwis love their houses and building your own home is a dream for many of us. Building (or renovating) is a big deal and can feel daunting – good planning, preparation and communication are the key ingredients to a rewarding and successful building experience.

Planning is essential

Working with the right builder is key. An accomplished builder will guide you through the design, consenting, construction and approvals stages, then build your dream home. Make sure you choose a builder you want to work with, and who has completed similar projects to yours. Speak with their previous clients and, if you have doubts, wait until you find the right person. A Master Builder will streamline the process, as each has been vetted and receives ongoing support and industry training.

Communication is everything Maintaining concise, consistent communication with a builder is vital. Set clear expectations around timing and budget and be honest about your needs and limits. This ensures both parties can flag any concerns. Building requires bringing together diverse skills and resources. Ask builders about their relationships with trade partners – a Master Builder understands the importance of effective communication and relationships.

Contracts and legal advice

Get everything in writing and review your contract with a lawyer. Be realistic – if you receive a price that looks too good to be true, it probably is. Ensure your builder understands the market conditions and can discuss them with you. Most contracts have a clause for price fluctuations – discuss this with your builder and ensure you understand the risks. Be wary of fixed-price contracts as you may pay too much contingency. Conversely, too little contingency can create an even greater risk. Discuss a payment schedule with your builder to ensure you are not paying too much in advance and you have a fair allocation of risk.

Grand but elegant kitchen design comes down to thoughtful planning rather than splashy spending.

Whether it’s a flambéed dessert or a dish that’s garnished with a flourish, a touch of theatre never goes awry with food. The same idea applies to kitchens where luxurious fittings create a bit of drama and make eating and cooking that much more enjoyable. comes down to well thought-out design rather than the most expensive materials. “Your design will define your finishes, and it’s easy to create a sense of luxury with cheaper products if the layout is right,” she says. “I always think stone and natural materials raise the sophistication level, and you can do things like wrap an extractor fan in stone or render to make it a statement. Think about intersections like where the bench ends and how that lines up with elements such as windows.”

Colourwise go for dark and dramatic hues such as charcoal, burgundy or British racing green, or creamy vanillas in rooms with sheer drapes bathed in light.

NICE AND NORDIC

Linen white and sky blue tones create the Nordic nautical vibe in this home built by Moore with joinery by Bays Joinery. Presiding over Nelson’s Port Hills, this architecturally designed house takes in great swathes of Tasman Bay and beyond. The shades-of-blue outlook is divine, as are the high-end linked pavilions that capture them.

The 319sqm home with a pale Scandinavian aesthetic has four bedrooms, an attic bunk room, three bathrooms, including an ensuite with views, open-plan living; and 161sqm of decks from which to drink in the views.

Beneath is a space that encapsulates the serene ambience here – the room of silence.

Set forward and beneath the house, and with uninterrupted views across the ocean, this is a heavenly space for contemplation, wellness and retreat. Star power

It’s wow at first sight for this three-bedroom, fourbathroom contemporary home designed to maximise the beautiful views. Tucked away in native bush for privacy and with an open outlook across Abel Tasman National Park, this is a home with movie-star quality styled for both comfort and entertainment.

As you arrive at the end of the long concrete and cobbled driveway, things are off to a good start with

Tucked into the side of a hill, this matching pair of townhouses are in prime position for views to Little Kaiteriteri beach and Kākā Island. The concept of indoor-outdoor flow is a design fundamental and, with their complementary skills, Jenny and Christo Saggers embody this idea on a professional level. Jenny’s an interior designer whose projects vary from beautiful Blenheim houses to fit-outs for law firms and funeral homes, while her other half is a landscape designer who has created backyard bliss across Marlborough, including the acclaimed 1.5-hectare garden at Bhudevi.

The husband-and-wife duo first started working together on their own home back in 2007 but made it official, professionally that is, in 2017, forming Collaborate Design Studio. So, is it difficult working and living together? Not really, says Jenny. “We complement each other well, as we both bring different skills to the business. We’ve worked together for the past 16 years so we are very used to it by now.”

The pair’s holistic approach is inspired by one of Christo’s design heroes: Frank Lloyd Wright. The American architect’s designs brought nature indoors — he believed gardens should work in harmony with the home and vice versa. Although Wright’s nature-inspired design philosophy is more than 100 years old, it’s more relevant than ever, say Jenny and Christo. When building a new home, they suggest considering the interior and landscape design from the early planning stages while working with an architect and builder, rather than saving these elements to the end of construction.

“There are many hidden issues that homeowners need to be aware of. The best time to engage an interior and landscape designer is before you talk to a builder. By the time you start building, it’s often too late or too costly to make simple changes that would have had a huge benefit to how you use your home,” says Christo.

Using timber in the material palette and bringing in house plants are two easy ways to coax nature indoors — Christo and Jenny’s own home in Blenheim is teeming with plants — but Jenny says another way is by adding texture and using natural fibres and nature-inspired hues.

“In the design world, we are seeing lots of texture and softly coloured hues coming through, especially with tiles. When choosing colours for your home, look to keep a colour palette that is complementary to nature and don’t

be afraid to use bolder colours, especially in bedrooms. Greens and blues are great options and they never date.”

According to Jenny, carpets and rugs are another great choice. “Wool is such a fantastic fibre and has so many benefits. It’s natural, fire-resistant, hypoallergenic, 100 per cent renewable, and a natural insulator as well as being beautiful and soft to walk on.”

In fact, Jenny believes flooring is something that homeowners should pay particular attention to. Her advice is to choose the best materials you can afford as it’s very expensive to change later. “This is especially true with flooring which sets the tone for the whole home.”

Starting a garden from scratch in a new build can be daunting, but Christo suggests sticking to the basics at the beginning. “A tried-and-tested strategy is best — try to keep it simple. Start with the hard landscaping and then soften it with strategic plantings to suit your space. Always consider your natural environment too, as it’s much easier to plant to suit this than to try to change your microclimate,” he says.

Choosing plants from a local supplier will ensure they are suited to local conditions, but watch your spacing. “Make sure you don’t plant them too close to each other. Try to imagine the garden when it’s mature, not juvenile, otherwise your plants will compete for light and nutrients and they won’t be happy. You won’t be happy either as you’ll be cutting out 70 per cent of the plants that you paid top dollar for — spacing is crucial.”
