HOUSE OF THE YE AR 2021

Welcome

to the Registered Master Builders House of the Year 2021 magazine for the Mid & South Canterbury Region Once again, the prestigious Registered Master Builders House of the Year competition has attracted hundreds of top-quality entries from around New Zealand. These new builds and renovations have wowed our expert judges, who are all leaders in the fields of construction and architecture. We hope you enjoy this annual showcase of craftsmanship from the Master Builders in your region. The results go live at www.houseoftheyear.co.nz on August 8. Rodney Grant, President | Registered Master Builders Ashburton Branch

How the Registered Master Builders House of the Year competition works All entries are awarded points by two judges (a builder and an architect). The projects with the highest scores are given Gold Awards and the best become Category winners. Then, the highest points-scoring Category winners are named Local Supreme House of the Year or Local Supreme Renovation of the Year. Entries are judged on building excellence, but also on their lifestyle value, so you’ll also see kitchen, bathroom, outdoor living and sustainable home awards. Excellence in workmanship is recognised by the coveted Craftsmanship Award. The Mid & South Canterbury Region competition, one of 11 regional House of the Year events, is held on August 7. You can see all of the results at www.houseoftheyear.co.nz from August 8.

The site and build had their challenges, but Steven Brooks was rewarded for his hard work when he took out regional winner of the 2020 House of the Year Supreme Award

are unparalleled; the elegant white-on-white kitchen has a generous island; step outside the main bedroom onto a deck and enjoy great views and the hot tub.

‘An outstanding modern structure that complements the local environment.’

Steven Brooks knew he and his team had crafted a special home; they just didn’t know how special. “It was a labour of love; I loved every minute of it,” he says of the architecturally designed 142sqm home with stunning views of Lake Tekapo. “And the owners are stoked.” The clients weren’t the only ones wowed by what Timaru-based Steven Brooks Building had come up with. The House of the Year judges described the residence as “an outstanding modern structure that nicely complements the local environment” and awarded the firm four medals, one of which was the Supreme prize for Mid & South Canterbury. “It was massive,” says Steven who attended the gala night with his family and staff and admits to being “a bit emotional” when he was awarded the region’s top prize. The build, he says, was tricky from start to finish, but he relished the challenges, which required him and his team to think hard and plan thoroughly. High-level precision was required in details such as the ply panelling in the living space. It helped that he had “the best plans I’ve ever worked with”. The judges said the builders had made excellent decisions around materials, including the ceiling ply “that is perfectly set out and features crafted negative

detail. The builder’s relentless attention to detail is well complemented by the excellent standard of workmanship he has achieved throughout the building.” For Steven, the experience was a high point in his career, and he’d like to take on more challenging projects. “It was a standout. I could say it was a once-in-alifetime build, but I hope it’s not.” For more of this house go to houseoftheyear.co.nz

A lot of factors affect the pricing of your construction project, including foundations, local government rules, geographic areas, types of finishes and the style of house, to name a few. We break your building components down into a schedule and then measure and use our database of costings to calculate a final price. In some instances we can also shop around for prices. With a QS estimate document in hand, you can commit to working drawings with confidence, or tender your job knowing everyone is pricing the same project and allowing the same standard of finish and products in your build.

There are two chapters in this story. In the first part, the five-car garage was constructed. In the second, the 321sqm three-bedroom house was expertly crafted. As you can see, this tale has a happy ending. You are greeted with a grand gable entrance, cedar double door and schist block work. It’s a taster of the grandeur to come. Open the door, and you’ll see the lounge with gable roof showcasing soaring ceilings, and tall doors to the outdoor area with its pergola. This area has been designed for all weather and seasons – it’s a cool, covered retreat in the heat of the day, but you can

also enjoy the sun during cooler months. And why wouldn’t you? From here, you have unobstructed mountain views. This long, low property caters for guests in the west side, with two bedrooms and a bathroom. The east has the main suite with walk-in wardrobe and ensuite. In between is the hub, the light-filled kitchen with scullery, and living and dining spaces – inside and out. Throughout are tasteful touches that tie the house to the land. L AKE ŌHAU

HEART OF THE COUNTRY In Ōhau village, you’ll find a gorgeous lakeside home that has been carefully tailored for its owners. The 202sqm house fits neatly and naturally into its landscape – vertical cedar weatherboard and schist cladding lend a classic look and warmth, but also allow it to meld into its environs. HardieGroove soffits add to the meticulously crafted

exterior, but there’s an occasional surprising punch of colour, such as red above the entrance. Inside, the warm wood theme continues making a striking contrast to the views of the cerulean lake and moody snow-dusted mountains. The plywood panels lining walls and ceilings are standout features. Physical warmth is provided by a wood fire. There are three well-appointed bedrooms and the main suite has a walk-in wardrobe and ensuite. The L-shaped kitchen, finished in timber and dark tones, is in keeping with the hues of the landscape. This area wraps a sheltered deck – ideal for enjoying a coffee in the morning. Adding to this charming home’s practical appeal is a separate laundry and double garage. For more of this house go to houseoftheyear.co.nz

RAY OF LIGHT Even from the outside, you just know the interior of this 210sqm house is going to be light, warm and appealing. The stone, brick and rusticated cedar cladding, accompanied by a coloursteel roof, exudes a sense of solidity, craftsmanship and cosiness. You won’t be disappointed once you arrive at the schist-trimmed entrance and open the timber door

that leads inside. Turn right from here and you enter the L-shaped kitchen, dining and living zone. The area is flooded with light through windows and glazed doors. When the temperature drops, a fire and heat pump add warmth. The doors lead to a sunny paved patio – a great place to entertain and relax. The smart kitchen has engineered stone benchtops, a walk-in pantry and white subway-tile splashback. Head left and you’re in the sleeping zone. The main bedroom has an ensuite and walk-in wardrobe, while three other spacious bedrooms and a family bathroom cater for everyone else in the family. A double garage, a separate laundry and white decor with timber accents complete the attractive picture. For more of this house go to houseoftheyear.co.nz

There’s more than a hint of Nordic style in this holiday home hunkering down in the vast Mackenzie Country. It’s the tussock-toned vertical cedar mirroring the Southern Alps that does it. That and the crisp, fuss-free lines of the 153sqm home. Then you notice the design – a U shape with large windows on the west-facing gable ends. These frame the drama-filled vistas for those in the living area and main bedroom respectively. Snuggled between the two wings is a 7.5x8m kwila deck, which offers views without the prevailing wind.

It’s the ultimate outdoor entertaining area from which to enjoy this special setting. Due to the clever floorplan, the house accommodates three bedrooms, two living spaces, two tiled bathrooms and plenty of storage. The designer kitchen, with a bonus scullery, is compact but user-friendly. Dark cladding and roofing complement, rather than dominate, the raised section on which the dwelling sits. This house has it all – a relaxed holiday feel with the reassurance of a well-built permanent home. For more of this house go to houseoftheyear.co.nz

This attractive 256sqm house is supremely situated for all-day sun. Inside, the use of white and neutral tones creates a lovely sense of space throughout the three-bedroom, two-bathroom home, while timber flooring and carpet add warmth. Storage space is cleverly included in the form of an attic above the double garage, while one of the two lounges features a study nook, plus room for an impressive record collection. The main bedroom has a roomy walk-in wardrobe, and the kitchen has a scullery – further examples of

great storage design. The all-white kitchen also has a feature tile splashback. And you’ll find eye-catching tiles in the bathrooms, plus a standalone bath, both of which create a luxurious and modern feel. A free-standing woodburner in the family room ensures the house stays cosy. Outdoors, a private deck and tidy, low-maintenance front garden allow the homeowners to make the most of the sunshine. A key goal for this four-bedroom family home was to design one of the most thermally efficient builds for its size in the district. With that in mind, considerable effort has been invested into ensuring the 336sqm residence is as airtight as possible. The home can stay within a range of 18-25C degrees all-year round, while only burning five cubic metres of wood. The builder-owner purchased the site 10 years earlier, allowing time to research construction ideas that would express a better living environment for his family of five. Storm-water storage, robust materials, a light-coloured

roof, insulated garage doors and internal walls, and consideration of size and placement of windows have all enhanced thermal efficiency. Future-proofing elements were another focus, with provisions in the design for elderly and disabled living, plus flexible living options as family come and go, or even Airbnb possibilities. The result is a comfortable, warm and family friendly country-style home that will provide many decades of happy memories for its occupants. For more of this house go to houseoftheyear.co.nz

Q&A HOW TO CHOOSE THE RIGHT BUILDER FOR YOU

How did you know you had the right builder? Both my wife and I have a background in quality management and customer service. We were looking for a builder with industry credibility who could listen and interpret our ideas. Right from the start we got on really well with our builder. Instantly I knew we had a common understanding of what we wanted from the build and by showing me his previous work, I could see that he was a quality craftsman. He went above and beyond throughout, starting from our first conversation. Don’t be afraid to ask to see previous work and talk to past customers. Because InHaus are Master Builders, I also knew they would have had to complete a number of rigorous checks to ensure they met the quality standards of the organisation. As well as looking at building experience, qualifications and workmanship, there are also financial checks for all Master Builders to ensure business stability. Knowing these checks

Building a new home or undertaking a major renovation is a big deal, so you need a builder you can trust to help you through the process. We sat down with Nelson local Vince Roper, whose new house won a National New Home Category Award in the Master Builders House of the Year competition in 2014, and ask him for his tips. He and his family attribute their win to their strong relationship with their Master Builder Russell Campbell from InHaus and the team of sub-contractors and architects he surrounds himself with.

have been done is great for peace of mind. Why did you choose a Master Builder? We've built before and know this can be a stressful time. You hear about cowboys and you need to make sure you are protected. I knew I absolutely needed a Master Builder. Choosing one gave me confidence, assurance and minimised the risk of building a new home. It is also important to think about the long term – this is not where you want to focus on the cheapest option. You want to get the best value and a home you will love for years.

It sounds like you had a great relationship with your builder. How did you go about finding someone you wanted to work with? We had just moved to Nelson after the Christchurch earthquakes and were very focused on re-establishing ourselves in a new, quality home in a more positive environment. Having built twice before, and being very house proud, we had a clear idea of what we wanted in terms of build quality and final finish. The only problem was when we arrived in Nelson, we had no building contacts and no one to turn to for a recommendation. We had used a Master Builder to build our last home in Christchurch, so we went with what we knew best. Using the ‘Find a Builder’ tool on the Master Builders website, we looked up Nelson-based builders. Although we knew all the builders would be up to the Master Builder quality standard, we wanted the best of the best, so we also looked at who had won House of the Year accolades. InHaus fitted the bill so we gave it a shot. Turns out it was the best decision we have ever made.

Tell us a little bit about your project and the relationship with your builder? Because we were new to Nelson, we were unsure of the area where we had decided to build. It's important people work with a builder who knows the area and can provide good advice. Our builder had built another home not far away from our section and that gave us some extra assurance. As we were building a whole new house, the design phase was crucial. Collaboration is so important here. You want to make sure your builder is involved throughout the whole process, working closely with you and your architect. We had an exciting vision of what we wanted, and we recommend working with an experienced builder who can conceptualise and turn your vision into something tangible. Working with a Master Builder, you know your project is backed by the best in the business. Our builder really did go above and beyond in every aspect and never watched the clock. We now consider Russell and his son Shaun – who was the Master Builders CARTERS National Apprentice of the Year 2015 winner – to be very good friends.

The opportunity to get a Master Build 10-Year Guarantee was also a no brainer. Building a home is one of your biggest life investments so it is important you are protected. No one knows what will happen in 10 years’ time, but I know I am protected by Master Builders no matter what – even if my builder is no longer in business. Most banks will also insist on a guarantee, and this one is the best. Any other tips to share with Kiwis looking to build or renovate their homes? It's all about a partnership. Be clear about your expectations early on and what you want to achieve. It's too late to go back and change your mind once the job is finished. You want the job done well once. The quality of your home will also be remembered for longer than the cost will. It may be worth stretching yourselves a bit, to get a quality builder. And if you have to wait for your builder, it will be worth it. We are extremely proud of the home we have and working with the Master Builder InHaus team has been one of the most positive things to have happened in our lives.

GREAT OUTDOORS Lots of sunshine and great outdoor entertaining spaces were top priorities in the design of this modern threebedroom family home. The owners are now enjoying both in abundance, with all-day sun streaming through large windows and doors, and a delightful outdoor area that has been designed with options for solitude and socialising.

The main rooms open out to decked areas that are connected to a custom-designed water feature. A picture window brings this artwork inside. This 262sqm family home is designed to perfectly wrap the section and provide privacy, while still opening up to the view and sky. Skylights and clerestories fulfill these twin needs. Herringbone floors and feature walls amp up the elegance, while neutral tones enhance the warmth and character. On chilly nights, the gas fireplace in the main living area pumps out the perfect amount of heat. And with underfloor heating, there are no concerns about getting cold feet in this house. Originally modelled on a lighthouse, and quite a feat of engineering for its time, this fascinating home has been beautifully renovated and extended to provide its owners with the retirement home they’ve always dreamt of. Despite the home becoming available five years too early for their plans, they decided the views and location were too good to pass up and took the plunge. The goals of the renovation were to retain the original character of the unusual hexagonal house, to extend the living space, and to future-proof the home for a time when the homeowners become less physically able.

The result is a seamless integration of old and new, and a home that demands attention and provokes curiosity. The addition provides a much-needed double garage on the lower level. On the upper level, a second lounge and kitchenette, and a new main suite with a walk-in wardrobe and ensuite have been added. The renovation has made the most of the ocean views, which had been blocked by some of the original configuration. The home is now open, light and offers easy living with excellent outdoor options. LOOK ON THE BRIGHT SIDE Evie Kemp’s kitchen is the antithesis of the one- and two-tone examples we’ve seen in recent years. When the Kiwi designer, known for her joyous interiors, gave her own kitchen a makeover, she opted for brightly painted cabinets, a black sink, tap and lamps, and tiles that she added colour to herself.

FE E L IT IN YOUR TONES When paradise is outside your front door, you don’t need to look far for inspiration. In this Lake Ōhau home built by David Reid Homes, the timber and dark tones of the kitchen are in keeping with the hues of the landscape. As well as fitting in with the environment, the earthy colours in this kitchen show that white on white is not always the answer. For more of this house, turn to page 26. HOU S E OF THE Y E A R 2021

GARDENS GARDEN

5 TREES FOR SMALL GARDENS

Seven sins of

LANDSCAPING Landscaping and establishing a new garden is fun, hard work and not without its pitfalls. Here are some of the most common garden and landscaping blunders to avoid, says Mary Lovell-Smith

THINKING there’s not enough room for trees, or even one tree. There is always room for at least one in a garden. Can it be called a garden if it is treeless? No, rather, it’s a dispirited chunk of outdoors. A tree brings shade, sound, colour, perspective and movement to a garden. It’s just about working out which is best for your situation. (And, remember, trees will increase the value of your house should you sell it.)

MISTAKING outdoors for indoors and making outside ‘rooms’ that attempt to obliterate what the outdoors is all about – nature. Embrace the elements and refrain from filling up your outdoor space with rugs, sofas, TV screens, heaters, lamps and the like. Hedges make wonderful walls, tree canopies ceilings and flagstones floors.

IMAGINING that every house, no matter the style or age will benefit from a deck. Many homes don’t suit the standard timber deck. Show imagination and design a deck (or get a professional to design one) to suit and enhance your home. Not that decks are the be-all and end-all; it may be that a concrete or tiled terrace or patio, veranda or porch will work better for you.

FORGETTING there are four seasons – not just spring and summer – when blossom and flowers are doing their thing. Also plant for autumn and winter, with plants and shrubs that bloom late, have leaves that change colour and berries to attract the birds.

NEGLECTING the view of the garden from indoors, which is most often how we see our gardens. This may mean framing it out of a window with foliage, or placing a particularly pretty shrub a couple of metres from a window to draw the eye outside.

WANTING to control every inch of the garden. Banishing weeds, keeping hedges razor sharp, and maintaining perfectly manicured lawns is fine, but what about the creatures that live in the garden and make homes in the likes of rotting logs or long grass? Also, the price of maintaining such a tidy garden is a high cost in labour or, worse, chemical warfare and its collateral damage.

PAYING the price of impatience by choosing fastgrowing trees and hedging plants. These are wonderful

A key to choosing trees for modest gardens is not so much the size, but how dense and dark they will be in full leaf. Those with an open aspect and sparse leaves are preferable. The other consideration is getting your money’s worth from the tree, such as flowers in spring and summer, colour and fruit in autumn.

Jacaranda mimosifolia

Smothered in clusters of fragrant, purple blooms in spring and summer, jacarandas are a sight to behold. Prefers warm climates or at least a sheltered, warm spot.

Judas tree (Cercis siliquastrum)

This pretty, deciduous tree has heartshaped leaves and clusters of bright pink flowers followed by showy, dark purple pods. Prefers free-draining soil.

Amelanchier canadensis

A small, spreading tree with starry white flowers, and coppery new leaves that turn green before developing brilliant colours in autumn. Tolerates wet soil and drought.

Zelkova serrata

Also known as Japanese elm, this beautiful tree has a wide, spreading habit and gently weeping branches. Its red-purple colours can be stunning, especially in areas with chilly autumns. Prefers moist, well-drained soil, in full sun or partial shade.

Kōtukutuku

Tree fuchsia, or Fuchsia excorticata, has stunning rust-coloured papery bark and its branches grow at interesting, twisted angles. Bees love its red and purple flowers. Prefers moist soil.

for the first few years when they shoot up to successfully provide privacy or hide something unsightly. However, once they reach the desired height they won’t stop growing. You’ll find they will require a lot more work to keep trim than many slower-growing species.
