Registered Master Builders House of the Year Judging the competition

A panel of industry experts has put the homes featured in this magazine through a rigorous points-based judging process. The highest-scoring projects are awarded Gold and the best become Category winners The three Category winners with the highest points and who meet the points threshold are named Regional Supreme House of the Year under $1 million , Regional Supreme House of the Year over $1 million or Regional Supreme Renovation of the Year. Entries are judged on building excellence, but also on their lifestyle value, so you’ll see kitchen, Plumbing World Bathroom, outdoor living and APL Environmental and Sustainable lifestyle awards.

Excellence in workmanship is recognised by the prized Pink Batts Craftsmanship Award. The Central North Island & East Coast / Hawke’s Bay competition, one of nine regional House of the Year events, is held on August 4. From August 5, you can view all of the results: www.houseoftheyear.co.nz

Each year a maximum of 100 entries from the regional competitions receive Top 100 status and, out of those, we find the National Category winners. The three best houses (a new build under $1 million, a new build over $1 million and a renovation) become the National Supreme winners, to be announced at an awards gala on Saturday, November 25.

PLAN FOR SUCCESS

It is no secret that Kiwis love their houses and building your own home is a dream for many of us. Building (or renovating) is a big deal and can feel daunting – good planning, preparation and communication are the key ingredients to a rewarding and successful building experience.

Planning is essential

Working with the right builder is key. An accomplished builder will guide you through the design, consenting, construction and approvals stages, then build your dream home. Make sure you choose a builder you want to work with, and who has completed similar projects to yours. Speak with their previous clients and, if you have doubts, wait until you find the right person. A Master Builder will streamline the process, as each has been vetted and receives ongoing support and industry training.

Communication is everything Maintaining concise, consistent communication with a builder is vital. Set clear expectations around timing and budget and be honest about your needs and limits. This ensures both parties can flag any concerns. Building requires bringing together diverse skills and resources. Ask builders about their relationships with trade partners – a Master Builder understands the importance of effective communication and relationships.

Contracts and legal advice

Get everything in writing and review your contract with a lawyer. Be realistic – if you receive a price that looks too good to be true, it probably is. Ensure your builder understands the market conditions and can discuss them with you. Most contracts have a clause for price fluctuations – discuss this with your builder and ensure you understand the risks. Be wary of fixed-price contracts as you may pay too much contingency. Conversely, too little contingency can create an even greater risk. Discuss a payment schedule with your builder to ensure you are not paying too much in advance and you have a fair allocation of risk.

Dark and dramatic

Grand but elegant kitchen design comes down to thoughtful planning rather than splashy spending.

Whether it’s a flambéed dessert or a dish that’s garnished with a flourish, a touch of theatre never goes awry with food. The same idea applies to kitchens where luxurious fittings create a bit of drama and make eating and cooking that much more enjoyable. Think swathes of statement stone, natural timber in flooring and cabinetry, and tapware in metals with vintage finishes like aged iron and brushed nickel. Layering different levels of sheen in the room, such as matte-painted cabinetry paired with shiny stone and reflective glassware or lighting creates visual interest and decadent comfort. Interior and kitchen designer Kathrine McDonald says achieving an opulent look often

comes down to well thought-out design rather than the most expensive materials. “Your design will define your finishes, and it’s easy to create a sense of luxury with cheaper products if the layout is right,” she says. “I always think stone and natural materials raise the sophistication level, and you can do things like wrap an extractor fan in stone or render to make it a statement. Think about intersections like where the bench ends and how that lines up with elements such as windows.”

Colourwise go for dark and dramatic hues such as charcoal, burgundy or British racing green, or creamy vanillas in rooms with sheer drapes bathed in light.

This isn’t the biggest build in the district, but what it lacks in size it more than makes up for in detail. The 181sqm property is bespoke, highly crafted and appealing. Built to resemble stables that were once on the site, the house also has the feel of a country lodge — a rustic yet high-end bolthole with a hint of the masculine.

Timber was critical to the project. The house has wooden framing, claddings, flooring, exposed structural beams and posts, and windows and doors that are double glazed. Recycled planks and ply were used in the interior linings. All the timber necessitated top-drawer carpentry skills, especially the stained cedar cladding and trim.

Covered verandahs make the building welcoming. An animal yard on limestone and machinery storage within the property, make it unique. It’s just another charming quirk in this project, which was originally designed as a shop.

Inside, you’ll find an open-plan kitchen and lounge with the feature hardwood beams, a separate dining room and two good-sized bedrooms, one in a loft above the kitchen. How does a guarantee work?

A Master Build Guarantee is a warranty product and includes insolvency protection. It is not an insurance policy.

Light years ahead

Fresh and lovely are understatements for what has been achieved in this Palmerston North renovation project. The character home has been re-lined, the bathrooms refurbished with flush-entry showers and, out the back, an extension with a new kitchen, dining and living area has been built. That 70s showcase

To say that this house has been renovated is an understatement. The words don’t do justice to what has been achieved here. The once cold, dark, 1970s concreteblock house has been completely transformed and infused with light and warmth.

The craftsmanship involved in introducing modern luxuries into a decades-old home with such a distinct

aesthetic takes top-drawer skills. Dougan Homes was up to the task and, despite all the intricate work involved, the team never altered the home’s DNA.

The project to modernise and enhance the house’s flow, involved an extensive reconfiguration of the ground floor. Dougan Homes has rebuilt and reconstructed this home with new floor coverings, ceilings, windows and doors. Some internal block walls were retained, honed and polished — but they weren’t the only materials to be kept and transformed into heroes in the revamp. Terracotta tiles have been kept at the entry of the house as a key link to the original character. American white oak floors have been introduced to great effect and this wood also appears on the new dining table. The kitchen is modern and inviting, paired with excellent product and surface selections to continue the inspired warmth and luxury of this renovation. Terrific in timber

Imagination and innovation were required to transform this tired house into this personality-packed beauty. While it had good bones, the home needed to be completely re-clad and re-roofed while inside, the ceilings and walls needed to be re-lined. Fortunately, the building team was up to the challenge.

weatherboard and tongue-and-groove cedar cladding. Cedar is also used to great effect at the back of the house to create a large covered outdoor space which connects to the garden.

Inside, the transformation is just as dramatic, with vaulted ceilings, scissor trusses and skylights creating a feeling of height and spaciousness. The open-plan kitchen, dining and living area features Tasmanian

blackwood flooring and glass sliders connect inside and out. Bifold windows in the kitchen ensure it’s easy to cater for barbecues, while the large scullery keeps things tidy.

Now here’s a renovation with true star power. This contemporary Hawke’s Bay home received a moviestarworthy upgrade with a new cabana area that capitalises on the hillside setting and Pacific Ocean views.

Never-ending STORY

Gina Fabish loves a story, so it’s a good thing she’s an interior designer. There are lots of happilyever-afters, fairytale endings and magical transformations in the New Plymouth-based designer’s work, and she enjoys creating homes and rooms that are a reflection of the homeowners’ personal narratives.

“My designs always start by meeting the homeowners and finding out who they are and the story they want to tell,” says Gina. “When working with a client, I start by creating a mood board to craft a visual narrative about how the space is going to make them feel.”

This approach to design stems, in part, from her other career as a photographer. While capturing homes for magazines and architects, she thinks about the bigger story the visuals are trying to tell. Her keen eye for detail behind the lens also helps her zero in on the elements in interiors.

“I’ve always been inspired by the spaces we live in and how they can make us feel. I’m hugely influenced by texture and light. In this sense, working in both the photography and design fields is complementary. How I design rooms and how I frame spaces compositionally for an image are similar – it’s all about the light, the lines, the texture, and how this all flows together. I think being a photographer has really honed my eye for detail in the magic of subtlety.”

One of Gina’s signatures as a designer is her ability to mix old and new. It’s something many homeowners struggle with, particularly when incorporating heirloom pieces into new builds or renovations, she says.

“One of my favourite jobs was working with some clients who I already knew from when I was a wedding photographer. I helped them push the envelope of what they wanted for their home. The entire dining and kitchen space was built around their nana’s old 1950s dining table, which they wanted to keep. We tied that in through colour and texture, and the room reflects them as a family – it doesn’t feel cookie cutter.”

Sometimes older pieces, particularly large ones, need softening in a contemporary home. “With a dining table for instance, that could be by using a rug or perhaps mixing in a few new chairs with the old ones so that the aesthetic isn’t as heavy.”

Gina says part of her role as an interior designer is to instill confidence in her clients and their own design ideas. When she meets new clients, she often asks them a series of questions about the colours they are drawn to and the pieces they love.

“I think design is about giving people permission to listen to their instincts. I feel they sometimes get a bit paralysed by the idea of rooms being ‘right or wrong’, or that there are rules they need to follow. Actually, they were probably on the right path already.”

Living in New Plymouth, Gina is inspired by the natural environment with the black sand beaches of the coast and the mighty presence of Mt Taranaki. She’s also inspired by the creativity of her community and her clients.

“There are just so many amazingly talented people living here. I think that being surrounded by nature in a place which enjoys a quieter pace always fosters creativity. Having an element of stillness helps people dream up ideas.”
